LOOKING TO RENT PRIVATE-SECTOR HOUSING? HERE’S HOW IT WORKS YOU ARE INTERESTED IN A SPECIFIC RENTAL HOME. WHAT SHOULD YOU EXPECT NEXT? STEP 1: Respond Respond to the specific home via the website STEP 1: Confirmation After you have responded, you will receive an invitation to view the home (assuming you meet the requirements as listed in the ad). Confirm your intention to come view the home by e-mail. STAP 3: Checklist Make sure you have your paperwork in order. See the checklist on page 4. STAP 4: Viewing Arrive on time for your appointment to view the home. ! STAP 5: Decision Please note! You will have priority over other interested parties who do not have their paperwork with them. STAP 6: Credit check € Woonstad Rotterdam will check: • Your income and call your employer(s) • All the paperwork you submit • Validity of proof of ID • Your place in the queue (to be determined by time of response and completeness of documentation) • Woonstad Rotterdam will check your details with Experian (www.experian.nl) STAP 8: Rental contract • Make an appointment, preferably at the home • Record the meter readings • Inspect the home • Explanation and payment of deposit/initial fees • Sign the rental contract Tip: make sure all utilities are in your name on the day you sign the rental contract! 2 You wish to rent the housing: Turn in all necessary paperwork to the rental employee. You do not wish to rent the housing: Woonstad Rotterdam is eager to hear why the housing doesn’t suit you. STAP 7: Reservation Option on housing If you have said ‘yes’ and your paperwork is in order, the home will be reserved for you. You will be required to pay a fee of €250 for administrative costs. STAP 9: Getting the key Congratulations! You are now the official tenant and will receive the key to your private-sector rental home from Woonstad Rotterdam. WHAT DO WE NEED FROM YOU? I AM MOVING OUT OF HUUR KOOP An owner-occupied home Copy of: A rental home Landlord statement from current housing Statement of good conduct from bank or mortgage lending company Annual summary of your mortgage Purchase agreement Agreement on terms of financing for residual debt (if applicable) I AM Employed Copy of: Self-employed Recent copy of Chamber of Commerce (KvK) Annual statement for previous year registration (both incomes, if applicable) Annual reports for the last two fiscal years Last three salary statements Statement of income from Dutch Tax Authority Bank statements showing salary (Belastingdienst) deposit from the last three months Signed statement from accountant Original of employer’s statement(s) (incl. joint income and official stamp) Copy of bank statements from the last three months, showing withdrawals of personal means ! Please note! If you have been self-employed for less than one year, you are not eligible for private-sector rental housing.
