Chief Custom Homes are constructed with devotion and pride, ensuring your home is better built. ® “ I wish we’d built with Chief 111 GRANT STREET AURORA, NE ® Custom Homes.” 402.694.5250 2 | WWW.CHIEFCUSTOMHOMES.COM T H E C H I E F® C U S T O M H O M E S D I F F E R E N C E “They say it’s just a better way to build.” I f a 60-foot single-wide is your idea of what a home built in a factory looks like, it’s time you learn about Chief Custom Homes. ® For one thing, once it’s finished, it’s virtually impossible to tell one of our homes from a house that was built entirely onsite. The basic construction techniques are the same, the materials are comparable or superior and components such as windows, doors and cabinets are indistinguishable. The difference is that Chief Custom Homes are built in modules inside an environmentally-controlled building and then shipped to the jobsite where they are placed on a prepared foundation or basement. The roof system is secured in place as technicians make plumbing and electrical connections and provide the final onsite finishing. ® C H I E F® C U S T O M H O M E S | 3 4 | WWW.CHIEFCUSTOMHOMES.COM TABLE OF CONTENTS Table of Contents 3 The Chief Custom Homes Difference 5 Table of Contents 6 Chief Custom Homes Benefits 8 Chief Custom Homes Details ® ® ® 10 Systems-Built Design Advantages 12 Building & Buying 14 Top-Quality Materials 15 Cabinets 16 Faucets, Tubs & Sinks 17 Fireplaces & Tile 18 Lighting 19 Doors 20 Windows & Trim 21 Energy Efficiency 22 Exteriors & Siding 24 BonnaVilla Series 26 BonnaVilla Standard Features 28 BonnaVilla Elevations & Floor Plans 50 Custom Select Series 52 Custom Select Standard Features 54 Custom Select Elevations & Floor Plans 66 How to Get Started 67 Floor Plan Index ® ® ® C H I E F® C U S T O M H O M E S | 5 Reasons to choose Chief Custom Homes ® The benefits of Chief Custom Homes include: ® • Chief Custom Homes cost less. You get to choose materials, colors, trim, cabinets, doors, windows, appliances, faucets, knobs - you can have everything just the way you want it. • Faster occupancy. Because the foundation work can progress simultaneously with the rest of the house, Chief Custom Homes can often shave weeks off the construction schedule. ® • Environmentally friendly. By shortening the construction time, reducing the number of workers driving to the jobsite, recycling, cutting back on material waste and using other highefficiency building techniques, Chief Custom Homes can mitigate the overall carbon impact of a homebuilding project. ® 6 | WWW.CHIEFCUSTOMHOMES.COM The sensible option Chief Custom Homes’ controlled environment and assembly line methodology, in addition to rigorous quality control inspections and strict adherence to national, state and local building codes, means you get a quality home in a fraction of the time. Experienced construction specialists ensure quality is maintained at a consistently high level throughout the house, from framing to plumbing, electrical and HVAC. The price we quote you at the beginning is the price you pay – systems-built means there are no cost overruns. ® ® About Chief Industries, Inc. ® Chief ® Custom Homes is a part of Chief Industries, Inc.®, one of Nebraska’s largest manufacturers. At Chief Industries, Inc. ®, our team’s primary goal is your total satisfaction. We know our success depends on creating products that are worthy of the hardworking people who use them. Today, our diverse group of divisions and subsidiaries are guided by our commitments for success. • Commitment to the customer The envy of the neighborhood • Commitment to manufacturing excellence • Commitment to strength and stability Our family of businesses Much of the strength and stability of Chief Industries, Inc.®, is due to the extraordinary diversity of our family of businesses. Throughout our many divisions and The design, quality and features might make your neighbors burst with envy…but that’s something you can get used to. Before you spend time and money you don’t need to spend on a siteconstructed home, look into Chief Custom Homes. It really is a better way to build. ® subsidiaries, our workforce of approximately 2,000 skilled, imaginative and dedicated employees produce a wide variety of products, many of which are used around the world. C H I E F® C U S T O M H O M E S | 7 C H I E F® C U S T O M H O M E S D E TA I L S “They say the place to look for quality is in the details.” Although Chief Custom Homes offers multiple levels of trim and finish details, we have only one standard of quality: the highest. Whether you choose from our luxurious Custom Select series or the practical and affordable BonnaVilla series, you can be assured that every home we build is tight, sound, straight, true and built to last for generations. ® ® For example, we don’t have to make top-quality brand names such as Kenmore and Moen standard—plenty of builders don’t. We don’t have to include details that you probably won’t notice until you’ve lived in your home for a few years—things like the 100-pound drawer systems in our cabinets or the hidden hinges. To save money, some builders use inexpensive trim on baseboards, doors and windows; we use solid ash, oak and pine throughout because we wouldn’t think to offer you anything less. ® ® Consistent quality throughout Chief Custom Homes offers consistent quality that homes built onsite can’t hope to match. Not only are homes built in a controlled environment following strict procedures, they are constructed by an experienced workforce of carpenters, electricians, plumbers and others, some of whom have spent decades in their jobs. Quality is rigorously controlled and inspected at every step of the process. ® A wide variety of styling details are available to give your home that special, custom feel, as are a full range of state-of-the-art appliances and fixtures. Take a look at some of the custom details that will lift your home out of the ordinary. 8 | WWW.CHIEFCUSTOMHOMES.COM Kitchen All our kitchens are designed to make cooking a pleasure with ergonomic workspaces and plenty of storage. To make your kitchen special, optional features can include a double oven, work islands, raised oak cabinet doors, recessed lighting and convenient Lazy Susans in corner cupboards. Bath The bathroom will have constant use and must be designed to give you durability in a layout that suits your lifestyle. While the bathroom is a modern day necessity in every home, it also is a place to escape from the stresses of life and relax. Some of the features that can give your bath a “practical elegance” include a 5-foot tile shower, Air Jet tub, linen closets for extra storage, raised oak cabinet doors and Moen brass-nickel faucets. ® Living room The living room sets the tone for the whole house. Chief Custom Homes can offer you features such as coffered ceilings, wood or gas fireplaces, arched entries and stained wood ceiling trim to give it the elegance and focus it deserves. ® Exterior The distinctive designs of Chief Custom Homes can be enhanced by three different styles of siding, including Craneboard Vinyl and James Hardie Siding, as well as 4-1.2" and 8" lap siding, Owens Corning duration shingles and roof pitches from 3/12 and up, including full-hip and vaulted roof options. ® ® ® C H I E F® C U S T O M H O M E S | 9 S Y S T E M S - B U I LT D E S I G N A D V A N T A G E S “When you think about it, building houses in a factory makes sense.” 10 | WWW.CHIEFCUSTOMHOMES.COM Systems-built design When you consider the numerous advantages to the systems-built method of home construction, you begin to wonder why all houses aren’t built this way. To begin with, our homes are built in a climatecontrolled factory so our materials are protected and readily available, which enhances our speed of production. Plus… • We can achieve substantially greater efficiencies in both buying and utilizing materials. • Quality control inspections are relatively uncomplicated and therefore much more consistent than onsite construction. • We utilize the strictest building codes – the Uniform Building Code (UBC) and the International Residential Code (IRC); our inspections are readily accepted by virtually all building departments. • Because site preparation and foundation work can go on concurrently with the construction, you can be living in your systems-built home a good deal sooner than one that is conventionally built. • While many construction crews are put together as needed from whoever is available, the crews at Chief Custom Homes are regular, long-term and highly-skilled employees; many have been with us for decades. ® • If you compare the overall carbon footprint, a systems-built home will be substantially easier on the environment than a conventional sitebuilt home. When you add the fact that we can build virtually anything in our factory, from a mountain ski lodge to an urban estate, a dozen condominiums or a small office building, it makes you think, “Maybe Chief Custom Homes does have a better way to build.” ® C H I E F® C U S T O M H O M E S | 11 BUILDING AND BUYING “Getting our new home turned out to be easier than we thought.” Going from the idea of owning a new home to actually living in it can be faster and easier than you imagined—if you approach the process in a logical step-by-step manner. Our network of qualified Chief Custom Homes builders is ready to guide you through the entire procedure. Some of our customers prefer to act as their own general contractor for the onsite work; others even do the work themselves and save substantially on the overall cost. We’re fine with that. ® In most cases, however, the Chief Custom Homes builder in your area is the ideal choice for site preparation, foundation work, porches, sidewalks, garages and the completion of onsite construction and hookup of utilities. He or she will also assist in coordinating with Chief Custom Homes and make the entire operation practically painless. ® ® 12 | WWW.CHIEFCUSTOMHOMES.COM Assuming you already own the land where the house will be sited, the building process will go something like this for most people: Set the budget We recommend you start by visiting your bank or other financial institution to pre-qualify for a loan. Choose your new home Working with your builder, choose a design, colors and materials, make alterations as needed to the floorplan and discuss the production schedule. Apply for a construction loan Once the order for your home has been prepared, you’ll have an accurate figure to take to your lender for a bridge or construction loan. You’ll want to start this process early because construction loans can take time. Prepare the jobsite As work on your home is progressing in our factory, the utilities can be installed, and grading, foundation, driveway and other work can be completed. Delivery and completion When the foundation and jobsite are certified and ready to go, we’ll make arrangements for the delivery of your home modules. These are connected by a certified installer. The preassembled roof system is installed, and interior finishing is completed. Porches, decks, garages and other exterior construction is also done at this time. Putting the final touches on your house typically takes two to six weeks. Quality check When everything is complete, we’ll provide a punch list that will aid you in thoroughly checking all of your home’s details for quality to ensure everything is just as you designed it. Relax – you own a new home When the home is complete, you can obtain an occupancy permit from your local building department, convert your construction loan to a long-term mortgage and move in. Then just relax—you’re living in the pride of the neighborhood! C H I E F® C U S T O M H O M E S | 13 Top-Quality Materials M AT E R I A L S “Top-quality materials plus top-quality construction equal a top-quality house.” We don’t cut corners on Chief Custom Homes. While some builders use the cheapest materials they can find, we use some of America’s top brand names to help ensure that your home will give you satisfaction for years to come.
