February 2014 Newsletter
February 2014 Newsletter of the Minnesota Commercial Real Estate Women I www.mncrew.org Opportunities with MNCREW n spite of record low temperatures, wind chill factors that make you shudder and snow falls that create havoc during rush hours, the new year is off to a nice pace! There have already been several opportunities to network, get informed, get inspired and even get aligned. 2014 MNCREW President Claire J. Roberts, SIOR Vice President NAI Everest croberts@naieverest.com P: 612.424.8458 M: 612.991.2255 The year opened with the CREWCAST program featuring panelists Andrea Christenson of Cassidy Turley, Anna Coskran of Nelson Tietz & Hoye and Tony Phelps of Opus Development; Julie Yeazle moderated the panel. One hundred and fifty-three people were in attendance for this program, including a Finance & Commerce reporter whose article was on page two the following day. The PR & Marketing Committee hosted a Networking Mixer on Tuesday, January 28, at Figlio Restaurant at the Shops at West End in St Louis Park. Ten MNCREW members enjoyed an afternoon of post-holiday networking and building relationships. A MNCREW@SITE event was held at the new Mill & Main Luxury Apartments at St. Anthony Main on Tuesday, February 4th. This event not only gave MNCREW members a tour of this amazing residential development (developed and constructed by Doran Companies), but offered an informative session by Dr. Chris Hanson of NE Community Chiropractic, who discussed how to keep your spine and your life in perfect alignment. Have you renewed your MNCREW membership? Do you know of anyone who would benefit from membership in MNCREW? The strength of this organization is in its members. MNCREW members represent every aspect of the commercial real estate transaction—one stop shopping, so to speak. Invite a friend, colleague, client or co-worker to attend the next program on February 19. They will be intrigued and inspired! This program is based upon Facebook COO Sheryl Sandberg’s book Lean In, which presents the idea that women face invisible, subconscious barriers in the workplace from peers, supervisors, and in large part, themselves. At the February program we will continue a discussion about women in leadership with a panel of women at varying stages of their careers. Stay warm, stay safe on the roads and take advantage of the opportunities that your MNCREW membership presents to you! February Program Sponsors MNCREW — Successful Deals. Quality Relationships. After all, it wasn’t even part of her initial career path. Plus, I’m not stuck at a desk. I get to be outside,” says Julie Bjorkland, who also is a 25-year appraiser for BCL Appraisals Inc. in Minneapolis, where she specializes in residential real estate. As the association’s new president, one of her goals is to spread the news about her profession’s perks and thereby encourage new blood to join what she describes as a “graying profession.” Though appraisers typically are employed by lenders to estimate the value of commercial or residential real estate involved in loan transactions, they also provide opinions in litigation cases, tax matters and investment decisions. The North Star Chapter has about 480 members, most of them from Minnesota but also from North Dakota, South Dakota, Wisconsin and Manitoba. The chapter is part of the Appraisal Institute, which includes nearly 23,000 appraisers in almost 60 countries. Members join to learn, network, advance professionalism and ethics within the industry and more, all so they can provide the best answer to the ageold question: “What’s it worth?” A few years into the job, she wanted to learn more so she joined the Appraisal Institute and started working on various committees. Fifteen years after joining she earned her SRA designation (once known as Senior Residential Appraiser), signifying that she fulfilled educational and experience requirements beyond those required of licensed appraisers. As it turns out, Bjorkland’s road to becoming a designated appraiser fits with her 2014 goals for the North Star Chapter: inspiring new people — especially women — to join the profession and encouraging current members to become designated through the chapter’s candidate program. Candidates are supported by mentors such as Bjorkland, who currently advises four people going through the two-year process. Appraisers typically concentrate on either commercial or residential real estate. Bjorkland prefers residential because she likes to focus on certain types of neighborhoods and properties, including those in the north metro and those with acreage. She also enjoys non-mortgage-related work, such as appraising estates for probate purposes. commercial real estate, but a lot of long-term members are SRA designated, so her perspective on the residential market will be really good,” said Ron Lachenmayer, president and owner of BCL. “They will have her as a role model to become more involved in the institute.” Industry outlook According to an Appraisal Institute survey conducted in mid-2013, real estate appraisers generally thought their real estate markets — particularly local residential markets — were stronger than they had been a year earlier. Bjorkland said that top issues for the local residential market include rising interest rates, higher qualifying thresholds for new mortgages, an increase in property values and a trend in people moving from the suburbs to urban areas. Within the commercial market she expects rents to remain stable, construction to move toward more build-to-suit properties and a continued demand for rental housing. Maribelle Cushman, executive director of the North Star Chapter, thinks Bjorkland is up for dealing with these issues and more. “She will provide the organization with a fresh, new, vibrant approach because she is extremely organized, well-grounded and has great plans for the coming year,” Cushman said. “She will not only encourage growth within the organization, but also help members realize the value of becoming designated.” Reprinted with permission of Finance and Commerce, Inc., published Tuesday, January 21, 2014 “This industry is heavily focused on MNCREW — Successful Deals. WOULD YOU RECOMMEND IT TO OTHERS? aNGELa FEULNER, aIa, LEED aP BD+C CMA I am currently reading The Dinner by Herman Koch. I don’t know yet if I would recommend it, I’m about half way through it and so far it’s only ok—hopefully the ending is amazing! TaSha KIRK Ameriprise Bank The handbook of Commercial Real Estate Finance. I’m currently in pursuit of my Certified Mortgage Bankers designation through the Mortgage Bankers Association. Highly recommended reading – especially if you find yourself confined in the house for 5 days straight due to a polar vortex (insert sarcasm). ChRISTy MENNEN, ESQ. Guaranty Commercial Title I just started reading have a New husband by Friday by Dr. Kevin Leman. It’s kind of starting out like Dr. Laura’s The Proper Care and Feeding of Husbands, and puts the focus on what wives need to do if they want that new husband. So, I’ll have to see whether I finish it, and whether I’d recommend it to others…check with me after Friday! DaRLENE PERSONIUS Greywolf Partners I’m currently reading The First Phone Call From heaven by Mitch Albom. The book is both interesting and thought-provoking. Out of 5 stars I’d rate it a 3.5. aMy SIMONS Interstate Parking Company I am not currently reading any books but I’d love to hear some recommendations. EMILy SEMO Stinson Leonard Street Billy Lynn’s Long halftime Walk by Ben Fountain. I would definitely recommend this. It is an interesting mixture of comedy and drama that deals with some very timely themes. It also was a National Book Award finalist. MNCREW — Successful Deals. Quality Relationships.
