CAA Code of Ethics:
We, the members of the Chattanooga Apartment Association, recognizing our duty to the public and to our fellow
members, do hereby adopt and pledge ourselves to the Code of Ethics and the procedure for the enforcement set forth
below.
1. We shall promote, employ and maintain a high standard of integrity and performance to all oblications and services in
the operation of our properties and business.
2. We shall operate and maintain our properties and businesses in a fair and honorable manner ever mindfull of the
existance and intnent of the Chattanooga Apartment Association, and recognize and comply with this organization’s
by-laws.
3. We shall seek to take no unfair advantage over any other member of the Chattanooga Apartment Association, and we
shall conduct our business in such a manner to avoid controversies, discontent and unrest with and among the members
of the Chattanooga Apartment Association, and we shall support and facilitate the membership of the Chattanooga
Apartment Association.
4. We shall strive to continually promote the education and fraternity of the membership and to promote the progress and
dignity of our industry in creating a better image of itself in order that the public may be better served.
5. We shall refrain from all schemes designed to mislead or defraud the public through advertising, marketing or otherwise.

The Tennessee Apartment Political Action Committee supports candidates for the
Tennessee State Senate and Tennessee State House who adhere to the
principles of good government and understand the concerns of the Tennessee
multifamily housing industry.
TAA Legislative Summary May, 2012
The Uniform Residential Landlord and Tenant Act (URLTA) Technical Corrections Bill
corrected the three day eviction for violent behavior and unsanitary conditions. The “and”
was changed to “or”.
TAA passed a Bill to clarify that the towing company is responsible to call the police when
towing a vehicle.
TAA failed to defeat the Bill to limit the rate of interest on Judgments to 2% over the
published prime rate of interest. The present interest rate on Judgments is 10%.
TAA defeated the Domestic Violence legislation to void a lease if the victim is stalked or
abused. The victim was required to have a letter from a qualified agency or an order of
protection.
TAA defeated legislation requiring Landlords to keep documentation on file for proof legal
immigration status. The Bill required a registration fee of twenty dollars.
TAA failed to defeat legislation increasing the population to 75,000 from 68,000 in which
counties would be under URLTA. This exempted Greene and Putnam counties which
grew into URLTA as a result of the 2010 census.
TAA defeated legislation making it illegal to “Harbor” an undocumented person for the
purposes of drug activity, prostitution or contract labor.
TAA defeated legislation to require Landlords to inventory personal effects at the writ of
possession.
TAA was unable to pass the Bill that would exempt Low Income Housing held by LLCs
and LPs from property taxes.
TAA defeated the Bill to require Landlords to give the Tenant an energy audit of the unit.
