COLDWELL BANKER WARD REAL ESTATE, INC. The Online Tools You Want… The Experienced Agents You Need! Our Company History In 1941, a few days after Pearl Harbor, Robert and Carl Ward enlisted in the U.S. Navy. They were the first father and son to enlist together in the Navy in World Ward II. Following his discharge in 1945, Carl founded the Carl C. Ward Agency, located on Main Street in Ashland. In 1965, the offices were relocated to the Professional Building on Second Street. Son, Robert, joined the firm in 1947 and became the owner in 1968 when Carl passed away. The company name was then changed to Ward Real Estate, Inc. In 1974, the company moved to 600 East Main Street, renovating the interior to accommodate the expanding Ward Real Estate staff. The staff has grown from the original 3 sales agents to 21 sales agents and 4 staff members. In 1994, the building was remodeled to its current appearance. Robert G. Ward, II, and Polly Ward Chandler became the third generation of family ownership, following the death of their father in 1991. Rob and Polly are proud of their family's tradition of leadership and support to the Ashland community. They are pleased to add their own contributions and experience to strengthen that tradition. Ward Real Estate, Inc., has been successfully affiliated with the Coldwell Banker franchise since 1984. In understanding the market value of your property, we must deal with some factors that we have no control over. •The Competition The number of similar properties for sale Their prices, financing terms, location and physical condition •Physical qualities of your property Location Age Size of house and lot Floor plan and architectural style •Market Conditions Interest rates and availability of financing Buyer demand Prices of recently sold properties State of the economy Seasonal demand Some factors have no effect on the current value of your property: Original price What you originally paid for your house Needed proceeds The cash proceeds you want or need from the sale Opinions What people say your property is worth Pricing Your Property • The price of your house must attract enough attention among buyers and brokers to generate showings and offers. • Pricing your property higher than comparable listings may actually help sell another property more quickly than yours. • Overpricing may attract the wrong buyers. • Sales Associates will miss showing your property to potentially qualified buyers because your home is out of their client’s price range. If a property fails to appraise at fair market value, it will either force the buyer to make up the difference in cash or cause the sale to fall through. Since mortgages are based on fair market value, not the sale price, more buyers will be able to consider your property when it is priced competitively. If your property is priced right, more buyers will be interested when it first hits the market. Home Enhancement Checklist • Exterior Keep grass mowed, shrubs trimmed Pick up lawn tools, toys, sweep front walkway Clean up after pets • Interior We will develop a plan to enhance your property’s ability to attract buyers Pick up toys and shoes; make beds, put clothes away Prepare tables with flowers and place settings; set out a game or “coffee table” book Turn off the television; play soft background music Tidy up bathrooms; set out show towels Open drapes and shades, turn on lights, make house look bright and cheerful Set a comfortable temperature Do a quick dusting and give the carpets a once-over with the vacuum; straighten rugs; empty wastebaskets Open windows to freshen rooms Keep pets out of the way; make sure all pet areas are clean and free of odor • Special tips for showings Secure jewelry, cash, medications and other valuables Leave while your house is being shown If people who are not accompanied by an agent ask to see your property, please refer them to us; we will pre-screen them Please save business cards of all agents who show your property Home Warranty When you’re selling a home, you want to find ways to make your home more attractive to potential buyers. A home warranty can make your property stand out simply by giving buyers the boost of confidence they need to make a decision in your favor. What is a home warranty? A home warranty is a service contract that covers the repair or replacement of many of the most frequently occurring breakdowns of home system components and appliances. It can help protect your buyer while helping you avoid putting money into repairing or replacing items in the home that you’re selling. There are a lot of compelling reasons for you to include a Coldwell Banker Home Protection Plan, administered by American Home Shield, on your listing: A Coldwell Banker Home Warranty can help: •It may discourage downward price negotiation •It can help distinguish properties from other listings •It can help boost buyer confidence •It can help reduce your liability in post-sale issues
