27036_MHP NL 6/22/10 3:52 PM Page 1 BUILDING COMMUNITIES www.MHPartners.org SPRING-SUMMER 2010 301-622-2400 67-Unit Halpine Hamlet Added to Real Estate Portfolio Garden Apartments Within Walking Distance of Twinbrook Metro Station MHP has purchased Halpine Hamlet, a 4.67-acre garden apartment complex in Rockville near the Twinbrook Metro. The $5.9 million acquisition from the Slavin Family was financed by M&T Bank, The Housing Partnership Network, NeighborWorks Capital and MHP equity. The 67-unit apartment community is located near the Twinbrook Metro Station, federal office buildings, and the Rockville Pike retail shopping district. Citi Foundation awarded MHP a $25,000 grant for predevelopment costs on the 67-unit development. Minor renovations on the 43-year-old complex, which was financed by Montgomery County, began in January. The work included concrete repairs, replacing old roofs on all the buildings with architectural shingles and TPO flat roofs with insulation, and replacing older HVAC units in half of the apartments with new, energy-efficient models. 20th Anniversary Celebration Raises the Bar! The 20th Anniversary event at the Bolger Center in Potomac on March 18th was a true testament to MHP’s ability to bring together the business partners needed to build 23 successful communities and sustainable neighborhoods. The event, MHP Is Going Platinum, raised $175,000. The audience of 500 included partners and supporters, business leaders, politicians, current and former staff and board members, and affordable housing advocates. The congratulatory praises were interspersed with moving tributes from current and former residents. U.S. Senator Ben Cardin (D-MD) served as the keynote speaker. Follow Us on: 27036_MHP NL 6/22/10 3:52 PM Page 2 Spring—Summer Events for Community Life Programs Record 66 Students Graduate Preschool The 2010 Preschool Graduation at Arcola Elementary School saw a record 66 students receive certificates of completion from MHP’s four bilingual Preschools. They are: Amherst Square Pembridge Square Great Hope Homes Greenwood Terrace Pictured, graduates perform the opening song for 200 family members and friends. Health Empowerment Workshops at Great Hope Homes MHP hosted a Women’s Empowerment Workshop for the residents at Great Hope Homes in Silver Spring in April. Topics included HIV/AIDS, Life Skills Strategies, and Building Self-Esteem. The program was developed in partnership with LoJa Health Specialist, Inc., a nonprofit that provides education and awareness programs to promote healthy lifestyles. Youth Health Seminar Features Peer-to-Peer Mentoring A two-part youth training session, entitled “A World of Choices,” was held at Great Hope Homes in May and June for teenagers to teach them to be peer-to-peer mentors. The training covered HIV/AIDs, the dangers of sexually-transmitted diseases, alcohol and drug abuse, violence, and other health-related problems affecting teens. Mother’s Day Breakfast at Pembridge Square Preschool Students at Pembridge Square Preschool in Wheaton performed a special song during the Mother’s Day Breakfast, which was attended by 25 parents and family members. 27036_MHP NL 6/22/10 3:52 PM Page 3 MHP News and Notes New Staff MHP is a private, 501(c)(3) that develops affordable housing. It is the largest nonprofit housing developer in Montgomery County, MD and has developed 1,169 units of affordable apartments and homes. MHP is a chartered member of NeighborWorks® America. For more information, visit www.MHPartners.org. Welcome to Lesia Bullock who joined MHP as the Communications and Volunteer Manager in February. Lesia has worked in real estate and financial services for 15 years, including marketing and communications stints at Fannie Mae, the National Credit Union Administration, and Weichert Realtors. Strategic Plan MHP has begun the process to create a new 5-year strategic plan to guide the organization through 2015. Stoner Crawford & Associates has been retained to lead the process. MHP Board The Board of Directors has approved the installation of three new board members, effective June 30. Joining the board are: Caroline E. Blakely, Vice President at Fannie Mae; Vicki Davis, President of Urban Atlantic Development; and Linda A. Kelly, CPA. Norman Christeller Golf Classic Hosts Youth Clinic The Annual MHP Golf Classic hosted its first Youth Clinic at Hampshire Greens Golf Course in May. The 15 youth, ages 1116 from nearby Great Hope Homes, received instruction on golf course etiquette, putting and driving. More photos are available on the MHP website. Real Estate Development Glenville Road Addition MHP SSI has acquired a 4-unit building at 8807 Glenville Road, bringing the total small buildings owned on this cul-de-sac in the Long Branch community to four. The purchase adds three 2-bedroom and one 1-bedroom apartments to the portfolio, and brings MHP’s total number of units to 1,169. First Home Energy Efficiency & Weatherization Expo In Wheaton MHP hosted its first Home Energy Efficiency & Weatherization Expo for the Wheaton and Glenmont neighborhoods on a beautiful Saturday morning in late February. The 65 residents who attended learned a variety of strategies for taking control of their energy bills and improving the environment. The 11 exhibitors that participated included: All Eco Center, Ecobeco, Green Home LLC, Habitat for Humanity, Metro Insulation LLC, Montgomery County Dept. of Environmental Protection (DEP), Montgomery County Dept. of Housing and Community Affairs, Montgomery County Rental Assistance Program, Montgomery County Residents turned out on the first sunny Saturday Solid Waste Services, PEPCO, and Wheaton Door and following the massive snow and ice cleanup in February.
