In fact, installing a steel door is the No. 1 home improvement project with a 96.6% return on investment, according “Remodeling” magazine’s annual “Cost vs Value Report.” What’s more, if you choose an energy-efficient exterior door, you may trim up to 10% off your energy bills. But how do you know which door is right for you? Make your decision by comparing the three main materials available for exterior doors: steel, fiberglass, and wood. Steel If you’re looking to save money, a steel door may be a good choice, particularly if you are a DIYer. A simple, unadorned steel door can sell for as little as $200 (not including hardware, lock set, paint, or labor) and typically runs as much as $500 at big-box retailers. Steel offers the strongest barrier against intruders, although its advantage over fiberglass and wood in this area is slight. Still, the attractive cost of a steel door comes with an important caveat: Its typical life span under duress is shorter than both fiberglass and wood. A steel door exposed to salt air or heavy rains may last only five to seven years. Despite steel’s reputation for toughness, it actually didn’t perform well in “Consumer Report’s” testing against wood and fiberglass for normal wear and tear. With heavy use, it may dent, and the damage can be difficult and expensive to repair. If your door will be heavily exposed to traffic or the elements, you may be better off choosing a different material. Fiberglass Fiberglass doors come in an immense variety of styles, many of which accurately mimic the look of real wood. And if limited upkeep is your ideal, fiberglass may be your best bet. Fiberglass doesn’t expand or contract appreciably as the weather changes. Therefore, in a reasonably protected location, a fiberglass entry door can go for years without needing a paint or stain touch-up and can last 15 to 20 years. Although it feels light to the touch, fiberglass has a very stout coating that’s difficult for an intruder to breach; and its foam core offers considerable insulation. Fiberglass generally falls between steel and wood in price; models sold at big-box stores range from about $200 to $600. “Remodeling” magazine lists the cost of a fiberglass entry-door replacement project at around $2,800. Although a fiberglass door doesn’t generate as high a return as a steel door, it recoups about 71% in home value. Wood Wood is considered the go-to choice for high-end projects; its luxurious look and substantial weight can’t be flawlessly duplicated by fiberglass or steel. If your home calls for a stunning entry statement with a handcrafted touch, wood may be the best material for you. Wood is usually the most expensive choice of the three — roughly $500 to $2,000, excluding custom jobs — and requires the most maintenance, although it’s easier to repair scratches on a wood door than dents in steel or fiberglass. Wood doors should be repainted or refinished 3-4 years to prevent splitting and warping. (“Remodeling” magazine’s “Cost vs Value Report” doesn’t include a wood entry-door replacement project.) A final note on choosing a door based on energy efficiency: Because efficiency depends on a number of factors besides the material a door is made of — including its framework and whether it has windows — look for the Energy Star label to help you compare. Here are the top reasons to go solar: The Price is (Getting) Right As solar panels and installation methods get more efficient, the price of residential solar electricity has dropped a whopping 46% since 2010. Meanwhile, the national average cost of an entire household system — one big enough to power the everyday needs of a family of four — has fallen from about $36,000 in 2010 to around $24,000, factoring in permits and installation. That still puts solar in the range of a new car — and out of the reach of many — but there’s much more to the cost story. Rebates, Incentives, and Credits Rebates and incentives offered by the local, state, and federal government can total as much as 50% of a system. The biggest is the tax credit from Uncle Sam. Until Dec. 31, 2016, you’re eligible for a tax credit of 30% of the price of your installed system. Payback Times are Shortening As system prices fall, payback times — the number of years it takes to recoup your investment — are shortening. Payback times are now about half of what they used to be just five years ago; the average payback time is now around 11 years. Local electrical rates determine how much money you’ll save, and how long it’ll take your energy savings to pay back the cost of a system. After your payback is complete, years of pure energy savings add up. With annual savings averaging about $600 (and going up 2% to 3% each DG DON GLEIM A U C T I O N S & R E A L E S TAT E LLC 740-574-2700 Portsmouth year), you’ll save thousands of dollars over the 25-year lifetime of a system. You Don’t Need Lots of Sun Annual energy savings from solar is much more about your local electrical rates than how sunny your locale is. Ohio averages about 175 sunny days a year. Areas with the highest rates enjoy more savings and more rapid payback on their systems. You Don’t Have to Pay Up Front One of the latest innovations in home solar is the leasing plan. With leasing, you pay nothing up front for your solar array. A crew comes over, sets you up with panels, a converter, a connection to the grid, and you’re good to go. You sign a long-term lease agreement of 15 to 25 years and pay only for the solar-generated electricity, which is typically priced 10% to 25% lower than the cost charged by a local utility provider. You’ll still pay your utility company nominal monthly maintenance fees to keep the grid up and running, plus charges for any electricity you use in excess of what your solar system can provide. Some solar leasing companies guarantee that whatever you spend — combined — will be less than your old monthly electric bill. Leasing is a good way to go if you’re interested in adding solar but the upfront costs are a deal breaker. With leasing, you won’t own the system and won’t be able to reap the benefits of free electricity when the system is paid off, but you’ll still trim your monthly electric bill. Big Box Home Improvement Stores are on Board Solar panels and systems are no longer exotic specialty items. In fact, you’ll find them at major retailers about as cheap as they can be found. For the DIYer determined to shave up to $5,000 from the cost of solar installation, off-the-shelf panels and converters are available. Net Metering Net metering is the term for what happens when your solar panels generate enough electricity to send the excess back to the grid — in effect, making your meter run backwards. The regular, grid-produced electricity you use, minus whatever you generate from your rooftop panels, equals the “net” — what your utility company ultimately charges you. If you make more juice than you use, you typically get a credit that rolls over to next month’s bill. It’s a terrific benefit for owners of solar installations and one way that solar helps pay for itself. Soft Costs are Lowering As prices for panels fall, solar energy is increasingly affordable. But prices will only fall so far. Today one of the biggest hurdles are soft costs – the price of obtaining permits, connecting your system to the grid, and having everything inspected (whether your installation is pro or DIY). On average, soft costs add more than $2,500 to the price of home solar. Trimming soft costs is an initiative of the U.S. Department of Energy, which has a stated goal of reducing the 2011 costs of solar energy 75% by 2020. Solar Adds Value Studies by the Appraisal Institute, a worldwide association of real estate appraisers, say a home improvement that leads to documented energy savings can yield up to a 20-to-1 valuation. At that rate, if your solar energy system saves $1,000 per year, you can expect a $20,000 increase in your home’s value. An actual valuation increase depends on the location and condition of your house. The good news is, small changes can make a big difference in the way your guests will feel about their temporary digs. Here are 10 quick fixes for your guest room. Tired bedside tables? Make easy updates with paint in a trendy color like gray or blue or hit Target for some inexpensive swap outs. Update your duvet cover. Or all your bedding. A bed in a bag is an easy way to update the whole room inexpensively. Just make sure you check the fabric first to make sure it’s not scratchy—and then bring it home and wash/dry with a few fabric softeners to help even more. Upgrade your lampshades. Give an old lamp a lift with an easy fix and add some trendy flavor to the room. 60611827 Affordable Homes Bring in some fresh flowers. They’re easy to pick up and surprisingly effective at making a space feel inviting. A small bouquet in a vase on a side table can make your guests feel welcomed and appreciated. Add some new art. A piece or two can create visual impact and take the eye away from other pieces that may be in need of freshening up. For a nice personal touch, blow up and frame family pictures that include your guests. Go for a new headboard. A decorative headboard can finish off a room with panache. You can make your own upholstered headboard or pick one up cheaply at any home goods store. Paint paint paint. Twenty bucks, a trip to Home Depot, and a few hours of family time can turn a drab white-walled room into one with personality. Accessorize! A few fluffy pillows here, a lush throw there and you’ve created a warm, inviting environment. Get cable in your guest room. Your guests will appreciate being able to flip on the news to wind down at the end of the day. Stacking a couple of books in a variety of themes (travel, romance, historical) on the side table is another nice touch. Creams and soaps and toothpaste Create a care package including essentials they may have forgotten (tooth brush, hairspray, Q-tips) plus a few little luxuries like rich hand cream and a sleep mask. Allowing your guests to retreat at the end of the day to a spa-like environment will surely have them coming back for more (if that’s what you’re after, of course).
