Have you considered the depth of the meaning of that word? Chairman of the Board, South Metro Denver REALTOR® Association As a REALTOR®, you have to advocate for your client. Your responsibility is driven not only by the oath you take to become a REALTOR®, but by the contract you sign with your client. It does not matter whether you are agreeing to market the home for sale, or agreeing to help the client buy a ‘new’ home, you are advocating on their behalf. You are also an advocate on the state and national level for homeownership matters for all your clients, and those who aren’t. As a REALTOR®, your RPAC contributions provide for efforts to lobby for bills which also provide for your ability to work. Some positive news came down this week to help first-time homebuyers. A first time buyer savings account can be created expressly for the purpose of purchasing 4 JUN 2016 a home providing tax savings, not unlike college savings accounts. Also, nationally, NAR has been lobbying to reduce the 50% ownership vs. investor requirement in condos and reduce to 35% the ownership vs. investors to qualify for FHA financing, thus allowing more sales. They also are working on simplifying the recertification for condos so it won’t be so cumbersome or expensive for the complex. Thus the ability to utilize FHA loans will also be expanded. This bill has passed the house unanimously. It now goes to the senate. Senator Gardner has indicated the senate session is shorter this year because of the election year. The ability for the senate to hear the bill in the 2016 session is questionable. Feel free to brag to your clients about your role as an advocate. It’s part of your job! As a thank you for your participation at our weekly Metro Market Pulse meetings, SMDRA members will now earn virtual dollars - $1 for every Metro Market Pulse meeting you attend between now and September 30, 2016. The MEMBER REWARDS PROGRAM allows SMDRA REALTOR® and Affiliate members to spend virtual money as credits towards dues, classes and puchases at the SMDRA retail store. Watch for more changes coming to Metro Market Pulse – including open forum discussions, advocacy issues, and market trend statistics! Metro Market Pulse meetings open at 7:15 a.m. with refreshments and networking provided by SMDRA’s Affiliate Business Partners. Metro Market Pulse meetings begin at 8:00 a.m. and end at 9:15 a.m. We’re more than just coffee, donuts and a few new listings. Metro Market Pulse meetings bring more than 100 new and experienced professionals in the real estate industry together to share in each other’s successes, network, refer and conduct business - and have a few good laughs! Points earned must be redeemed beginning September 1, 2016 through September 30, 2016. Members must sign in with SMDRA staff to earn $1 per meeting. Virtual dollars are awarded and tracked by SMDRA staff and attached to the member’s record. Only current active members are eligible to earn and redeem virtual dollars. I am an enthusiastic person that is passionate about our profession and the services we provide our clients. I would welcome the opportunity to serve the members of SMDRA by providing a new and different perspective in the Association Director Role. I believe I can best represent my fellow Realtors by being available and engaged. I want to be a part of the conversation with our members about what they need from SMDRA and listen to their ideas and concerns. It is imperative that those voices are represented and considered as SMDRA develops policies and programs for the future. I understand the unique challenges our industry is facing and I am confident that can I assist our association in finding new and innovative ways to help members grow and continue to succeed. As the current chair of the Young Professionals Network and a Realtor of 7 years, I am able to represent and relate to a large group of fellow Realtors. I have built my career from a broke college graduate in a depressed market and have seen firsthand the struggle and frustration of new agents. I recognize that one of SMDRAs largest struggles is the lack of member participation. I will constantly seek input from my fellow Realtors and will bring fresh ideas to better our association. I am still growing in my experience and knowledge in real estate which I believe may bring a different perspective and view on today’s challenges we face. I believe diversity is paramount to growth and success. I am passionate about this industry and all it has to offer. I’d like to help SMDRA protect the REALTOR integrity and have it be the respected and chosen way to practice real estate for years to come by engaging the members and sharing the benefits and why it’s important to be a REALTOR. I FEEL I CAN Offer a lot of prior experience after serving on the Board the past 3 years. It takes time to learn the inner workings of all of the committees and structure of the Association and Ifeel like after 3 years I’m just getting started with all that needs to be accomplished at this Association. I’m not quite finished with all that Iwant to offer in my time, talent and knowledge to help this to be the BEST association in the Denver metro area. Some of the important skills that I bring to our association are the ability to listen and to be open-minded towards the ideas of others. I feel it’s important that a Director for SMDRA understands what challenges our REALTOR® Members face in today’s environment. I believe that one of my greatest strengths is that I have a very diverse background in the real estate industry. Over the past 27 years I’ve been a selling agent, managed multiple real estate offices, have been a National Instructor, and now own a large real estate company. With this background I believe I bring several different points of view to many of the issues that our members face today. Throughout my career, I have not been as active in the Board as I would have liked to have been. I’m sure I’m not alone in that I have been pursuing my own financial goals for many years and have felt that I did not have the time to volunteer for the Board. I’m fortunate that I’m now at a stage in my life where I can commit my time and energy to an industry that has given me so much. It’s my goal to help ensure that our members continue to enjoy the rewards that this amazing industry has to offer and to continue raising the level of professionalism and expertise in our industry. SO, THIS EDITION IS THE FIRST EDITION OF OUR 30TH YEAR AS THE LEADING TRENDS PUBLICATION IN THE RESIDENTIAL BROKERAGE INDUSTRY. by Steve Murray, publisher Things have changed—and not changed—since that first edition, which covered the formation of a new network of independent brokerage firms called AmeriNet. That network ultimately morphed through multiple ownership changes into a part of the Leading Real Estate Companies of the World. It’s funny to think how the world has stayed remarkably similar over the past 30 years. Independent brokers sought their own network and made it come true. In 1987, there were over 800,000 Realtors® in the United States and that year, the industry would close 4.1 million new and existing home sales. Essentially, when you look at the numbers, the total number of Realtors has increased about 50 percent in that time, as has the number of closed housing sales. We don’t know whether there is something useful in this small piece of data, but we found it curious. In that same issue, it was announced that Amway was entering the real estate industry. So, crazy new threats were happening even then. The Sales and Marketing Management Institute said that online shopping for homes through television was the hot, new trend. Prudential announced its entry into residential brokerage. The ten least affordable markets in the 18 JUN 2016 country included New York and Boston (average prices were $163,900 and $163,600 respectively), but the most expensive market, with an average price of $169,800, was—you guessed it—Salt Lake City, Utah. Amazing. NAR had commissioned the Arthur D. Little Consulting firm to do a long-term study of the residential brokerage market. Here are a few of their conclusions: “As much as 80 percent of the volume of residential brokerage business in major metropolitan areas will be controlled by national, regional or local cooperative organizations, including relocation cooperatives, whose names are advertised on the signage of affiliated firms, or national and regional franchise firms or large publicly held real estate firms.” Well, that one didn’t quite pan out! “Electronic advertising almost certainly will be tried and very likely will be economically viable.” They got that one right, although some would argue as to whether they are economically viable. Even in the late 1980s, someone saw the Internet or something like it coming. It’s fun and interesting to take a look back once in a while. Over the next year, our 30th, we will examine some of the hot trends of years’ past to see just how much actually came true. This is home. It’s a place called confidence. JUN 2016 23 RECRUITING SECRET The Platinum Rule TREAT OTHERS THE WAY THEY WANT TO BE TREATED. By Larry Kendall, chairman of The Group, Inc. and author of Ninja Selling Top sales people come in all shapes, sizes, and personalities. A one size fits all recruiting strategy is doomed. For many managers, their strategy is to recruit the way they want to be recruited. In essence, they are practicing the Golden Rule: treat others the way you want to be treated. We find the most successful recruiting managers practice the Platinum Rule: treat others the way they want to be treated. You can discover a recruit’s personality, motivation, and decision strategy by asking questions and observing his or her behavior and body language. Notice whether he seems to be outgoing or more reserved. Is she more people (relationship) oriented or task (bottom line) oriented? These two dynamics form the four basic personality types as shown below. Power People are task (goal) driven. They want to know if you have a system to help them achieve their goals. They like staff support and systems. They are bottomline, results-oriented sales people. They are focused on their future and impatient to get there. They do not like a long, drawn-out, multi-interview process. When they are ready to go, you better be ready to hire them. Party People are all about the relationship. Do they like you? Do they have friends in your company? Their key driver is fun. Will your company be a fun place to work? They often comment that their old company is no fun anymore. Meet with them at a bar, restaurant, or golf course. Have fun with them. Perhaps bring along their 24 JUN 2016 friends who work in your office. Focus on your culture, people, parties and activities. Party people are not detail oriented and will appreciate your staff systems, so focus on your support for them. They love attention. They are impulsive. If it feels right, they do it. Peace People are risk avoiders who don’t like change. As a result, they are the most difficult to recruit. In your office, they are also your most loyal team members. They want everyone to get along and are a stabilizing influence as they work hard to keep the peace. They want stability and a manager/owner they can trust. They are very slow decision makers and move away from their existing company rather than moving toward a new company. They leave their current company because of instability or their loss of trust. Be their choice (stability and trust) when they are ready to move. Perfection People are seeking the perfect company. The space where you interview them needs to be neat and perfect. Any printed material needs to be perfect. Your emails with them need to be perfect. They will ask a lot of questions about your numbers and systems. They are slow decision makers and may build a spreadsheet comparing various companies. They love data and want to be the source of real estate knowledge for their clients. If you can help them do this, they will want to join you. As you can see, one strategy does not fit all the personality types.
