LIBOR will host its 24th Annual
Education Conferences and Trade Show
on Wednesday, June 6, 2012 at the Crest
Hollow Country Club. This year’s theme,
“Realtors® Make it Happen,” will provide
keynote sessions and training programs
designed to help Realtors® in both today’s
market and future market as well. At the
conference, Realtors® will receive a slice
of a national convention right here at the
local level We start the day with a keynote
session, sponsored by Continental Home
Loans, with internationally acclaimed real
estate trainer Brian Buffini, live and in
person, “Make 2012 Your Best Year Yet.”

of May 17th.
The Realtors are facing 2 major
issues the first is the mortgage interest
deduction that is now under threat like
never before from congress and from
the white house. There are many congressmen who would like to repeal or
modify the mortgage interest deduction
as part of deficit reduction and tax
reform. There is no set date for action
on changing the deduction but it is constantly being targeting because of sig-
nificant national debts and deficits.
The next big issue is the 20 % down
payment that may be instituted for government backed mortgages tied to
Fannie Mae and Freddie Mac. A 20 %
down payment would price most of the
middle class out of the housing market.
Home ownership would only be available to the very wealthy. Realtors must
band together at the rally to fight and
stop the 20% down payment requirement.
This rally will show our elected officials that no one cares more about revitalizing the real estate market more than
REALTORS. An estimated 11000

April Pending Home Sales Are Up

Long Island pending home sales, which
includes Nassau, Suffolk, and Queens,
were 13.8% higher than a year ago. The
Multiple Listing Service of Long Island,
Inc. (MLSLI) reported 2,862 contracted
sales transactions in April 2012, compared
to 2,514 in April 2010. This is the highest
level of monthly contracted sales in almost
two years. The last time Long Island contracted sales exceeded this level was in
April 2010 when MLSLI reported an
unprecedented 4,187 number of monthly
pending sales for Long Island. That surge
with housing activity was due primarily to
the government support of the housing sector with a very aggressive tax credit that
was coupled with favorable affordability
conditions.
For the past six months, MLSLI market
reports have shown an increase in the number of pending contracts, which signals an
increase in consumer confidence and supports the housing market recovery. This is
turning out to be a good year for housing
activity on Long Island. MLSLI has reported 9,979 pending sales during the first four
months of this year compared to 8,564 in
the first four months of 2011. Increasing
home sales are bringing inventory down.
MLSLI reported 29,909 available residen-
tial properties in April 2012 compared to
32,466 last April. That is a decline of 7 percent.
The closed median home price for Long
Island in April 2012 was $341,500. This is
within 1% of April 2011. Closed home
prices continue to fluctuate on a month to
month basis. In March 2012, the closed
median home price was $330,000 and in
January of this year it was $335,000.
Joseph E. Mottola, MLSLI CEO says, “The
lower end of the market is moving more
actively than the higher priced markets and
this is what is being calculated into the
monthly median price. First time home
buyers are evaluating their current living
situations and are deciding that “lifestyle”
is important enough to make the commitment of buying a home.” Mottola further
says, “The decision is made easier because
financing is favorable, selection is excellent
and they too see that prices are gradually
stabilizing.”
All three counties that make up the MLS
of Long Island reported a slight decline in
home prices in April 2012, which supports
that the market is continuing to stabilize.
The closed median home price for Nassau
County in April was $397,000 compared to
$405,000 a year ago. Suffolk County
reported a closed median home price of
$285,000, which represented a 1.4%
decline from $289,000 reported in April
2011. Queens reported a closed home price
of $345,000, compared to $350,000 a year

The housing market appears to have
turned the corner. With contracted sales rising, we can expect to see prices beginning
to firm up, as the inventory continues to
decline and current housing affordability
conditions remain intact.
3rd Annual Nationwide
Open House Weekend
a Huge Success!

Thank you to all of those who participated in the 3rd Annual Nationwide Open
House Weekend, with over 4,500 open
houses scheduled April 28th and 29th, the
weekend was a huge success!
The Nationwide Open House Weekend
offered buyers a stress-free way to visit
homes for sale in different neighborhoods
where they might want to live. For sellers,
the weekend provided a high-visibility effort
to promote traffic and drive home sales.
In looking at website activity on the
OPEN HOUSE section of MLSLI.com for
the weekend of April 27th – April 29th
compared to the month prior (weekend
March 30th – April 1st), the total number of
Open House page views for the weekend
was 81,699 compared to 57, 935 reported
for the last weekend in March 2012, representing a 41% increase of open house
searches and results.
Typically, the open house section on
MLSLI.com will receive about 3% of the
traffic from the overall total number of
weekend visitor sessions on the site.
During this past weekend, when the Long
Island Board of REALTORS® hosted the
Open House Weekend Event, the Open
House section received 5% of the total
number of overall visitor sessions.
Also proving to be a big hit for the weekend was the Nationwide Open House Gas
Gift Card Sweepstakes. In an effort to motivate would be buyers to attend your open
houses that weekend, LIBOR offered a giveaway, three – $250 Gas Gift Cards to three
lucky Open House attendees. Susan
Helsinger, the Chairperson of the LIBOR
Public Relations committee, together with
Vice Chairperson, Kate Koplinka,
selected one winner from each
county.

Be Proactive
As we enter into the summer season
there appears to have been a burst of
activity over the past 4 months with continued double digit increase in the
amount of contracts. This is a great sign
to an improving market. With the activity there are also some issues, situations,
and concerns, that we need to be aware of
on the horizon.
The first issue is the 2012 NAR
Quadrennial Ethics required of all
Realtor® members. As of today almost
half of our 19,600 members have yet to
complete the training, with a many of
them being the owner brokers of the
office. Many assume that because they
are exempt from continuing ed, they are
not required to complete the ethics.
Unfortunately, they are mistaken. All
Realtor® members are required to complete the ethics, even if they are exempt
from Continuing Ed. If the broker fails to
complete the Ethics, the entire office may
lose MLS Stratus.
IGNORE, REACT, or be PROACTIVE! The second issue/concern is that
many Realtors® have chosen to
IGNORE what is going on legislatively
that will affect their business. If some of
the proposals go through, they will likely
REACT by going out of business. We are
a very powerful voice and must be
PROACTIVE. Our RPAC dollars are
used to make our voice even louder to
prevent the elimination of MID and the
property tax deduction. We had a tremendously successful event called “Day at the
Races,” where over 150 Realtors were
PROACTIVE in their support of RPAC.
Issue/Situation 3, is a result of the many
Open Houses that are being conducted,
where buyers attend without an agent, and
then ultimately make an offer on a property through another agent, who has never
shown the home, is not a “Buyer’s Agent,”
and is trying to get paid simply because
they have a license. The Preamble to our
code of ethics finishes with the Golden
Rule, and perhaps we as Realtors® should
more closely adhere to it. Unfortunately
not enough agents understand agency
relationships, Buyer Brokerage, and the
ramifications of a breach of fiduciary
duties to their client, and less than honest
dealings with the customer. LIBOR has a
number of courses that can help you to
better understand the responsibilities and
advantages of being a buyer’s agent.
And finally, we are in the process of
preparing the 2012 Budget. Cutting costs
without cutting member services is the
key component. There are many people
involved in the process, and eventually,
the Board of Directors (elected by the
membership) will decide on the final
budget. Look for more information next
month.

Do you know that MLS and LIBOR are
on foursquare? Not only do we connect
with you on Facebook, Twitter, LinkedIn,
and YouTube, but now on foursquare too!
What is foursquare,
you may ask? Well
foursquare is a location-based social networking application for
your mobile device. Whether it’s a smartphone, like the iPhone, Blackberry, or
Android, or it’s a tablet, like the iPad or Galaxy
Tab, you can download the application right
onto your device and begin checking into
venues around you. foursquare users "check
in" at venues by selecting from a list of venues
the application locates nearby using the GPS
built into your device. Each check-in awards
you points and sometimes “badges”. If you’re
a frequent visitor to a venue, you can earn the
title of “mayor” of that specific venue.
So while this all sounds fine and dandy, you
may find yourself saying, “Why would I want
to do this?” Well besides the fun factor, you
can actually use the service much to your
advantage. Many venues run foursquare-only
specials which you can unlock with your
check-in. For example, restaurants, like
Chili’s, will give a free order of salsa and chips
each time you check-in. American Express has
launched a campaign where you can register
your AMEX card with
foursquare and checkin into local small businesses and save money.
For example, you can check into any Redbox
location and when you spend $2, you get $2
off if you use your AMEX. Your card gets
charged the $2, but American Express will
credit your account at the end of the month.
So, are you thinking about checking out
foursquare now? Well you can download
the application and create an account for
free. Once you’re signed up, be sure to start
checking into venues to unlock the savings!
And remember, the next time you’re at any

Spend Only One Hour a Week
on Social Media
Streamline your social media time with these time-saving tips.
In an era of unrelenting Twitter streams
and Facebook posts, engaging with social
media can seem like a time-sucking
endeavor. Between producing content
and engaging with your followers, how
are you supposed to have time to conduct
business? One hour of dedicated social
media time per week can bring in 15 to
20 sales a year according to some real
estate professionals. Here are a few tips.
Condense your feeds. Online platforms such as HootSuite and TweetDeck
allow you to sign into one console and link
your various social media profiles so you
don’t have to log into each social media
application to engage with followers.
Automate your posts. Through these
consoles, you can schedule posts for the
week. Think about doing this up each
Sunday night. You can then schedule all
your posts to Facebook, Twitter, and
LinkedIn for the week. Schedule posts to
appear in the morning and late at night.
Make sure you check your social networks once a day to respond to followers.
This is important.
Let others do your work. Don’t spend
time you don’t have crafting original
items. Your daily updates should be easy
to produce. Post news about your market
or home remodeling trends from
HouseLogic.com, for example. Trending
topics usually gain the most traction, anyway, and will go viral with your branding
when others share your posts.
Reach a greater sphere. Consider setting aside a budgeted amount to spend
each month for Facebook ads to gain
more attention and attract new fans. You
can target different groups, such as those
who’ve listed their status as engaged and
who live in your market area.

Janis Palermo
Smith of SAS Real
Estate in Wantagh and Janis Palermo of
Coldwell Banker M & D Good Life in
Patchogue, in recognition of their work
with Multiple Sclerosis and the Cooley’s
Anemia Foundation respectively.
The REALTOR® Spirit Awards program has been revamped this year, to
showcase all the good that REALTORS®
are doing throughout the year. Six
REALTORS® will be selected bimonthly to receive a $500 donation to the charity/organization of their choice. The
Spirit Award recognizes REALTORS ®,
individually, as an office or team, who
have made a difference and have had a
positive impact in their local community
through their volunteer work, charitable
efforts, youth related or other activities
that demonstrate outstanding commitment to community service.
In memory of his late wife, Cheryl
Manne, Tony Smith is an avid supporter in the fight against Multiple
Sclerosis. Cheryl lived courageously
and inspired those that knew her to live
life fully with dignity and humor
despite the challenges she and others
face while living with Multiple
Sclerosis. He has worked tirelessly in
this crusade, most recently to support
the “Wantagh Walkers” team, a group
of over thirty individuals suffering from
MS, who meet monthly to help each
other by discussing such items as,
symptoms, treatments, health care and
other topics that may assist with the
daily battle that they live through.
On May 6th the Wantagh Walkers team
(pictured) joined hundreds of walkers at
Jones Beach to partake in “Walk MS.”
With Tony’s help, the group has raised
over $5,000 to date. Participation in Walk
MS means working together to support
programs, services, and research sponsored by the National Multiple Sclerosis
Society, and that makes a huge difference
to the people who must fight MS every
day of their lives. The National Multiple
Sclerosis
(MS)
Society is dedicated
to creating a world
free of MS. The
National
MS
Society simultaneously funds research
for a cure while also
helping people who

currently live with
MS lead more fulfilling lives.
Janis Palermo has been an active member and supporter of the Cooley’s Anemia
Foundation (CAF) since 1973; after her
daughter Michelle Palermo Dimaggio
was diagnosed with thalassemia, a fatal
genetic blood disorder. Michelle lost her
battle to this illness on March 6, 2011 at
the age of 33, leaving behind two beautiful children and many family and friends
who loved her dearly
CAF is the nation’s leading advocate
for people with thalassemia, who must
endure lifelong blood transfusions as
often as every two weeks and who battle
a wide range of complications, including
heart and liver failure, diabetes and
hepatitis. The Foundation provides valuable patient service programs, funds
important medical research and educates
the public, the medical community and
elected officials about thalassemia.
Through the years Janis’s incessant
devotion has included running, coordinating and chairing numerous fundraisers, such as fashion shows, walk-athons, masquerade and Halloween parties to name a few; all of which raised
thousands of dollars for the Cooley’s
Foundation. Recently the Cooley's
Anemia Foundation together with the
Palermo Family and Sharon Farrell
Radonis, hosted the 2nd annual
Cooley’s Anemia Care Walk and Picnic
on Sunday, May 6th at the Bellport
Village Marina, to help raise awareness
and funding to find a cure for thalassemia major. For more information

Long Island Realtors® Bring Free
Echocardiogram Screening Program to
Long Beach School District
The Fourth Annual Free Echocardiogram
and EKG Screening Program were held on
Saturday, May 5, 2012 at Long Beach
Middle School. The free screening was
open to all eighth grade LBMS students
planning to participate in district sports to
identify any heart/cardiac abnormalities.
The event drew 55 students, along with
their parents, who were all treated to a continental breakfast provided by Carrie Bleck
(Max Bialystok) of Long Beach.
Over 200 students have now been
screened over the past four years in Long
Beach, with fifteen lives saved. Over the
past decade almost 100 reported sudden
deaths in athletes have occurred from undiagnosed cardiac abnormalities.
The program at Long Beach Middle
School was administered by Dr. Rubin
Cooper, Director of Pediatric Cardiology at
Cohen Children’s Medical Center of NY
and sponsored by Realtor® Susan Gruen
Helsinger, Founder and President of the
Jason F. Gruen Research Foundation.
Liaisons for the program are Long Beach
Realtors® Neil Sterrer and Joe Sinnona as
part of the local “We’re More than
Realtors®” initiative, which supports
numerous programs and charitable community organizations.

condition
known
as
Idiopathic
Hypertrophic Subaortic Stenosis and
Cardiomyopathy. In the spring of 2007, the
Foundation’s efforts culminated in a unique
project to offer echocardiograms to 8th
grade students interested in participating in
sports programs within in the BellmoreMerrick Central School District. Since
then, hundreds of children have been
screened with more than 20 detected abnormalities, and all were treated.

Scouts of
America
The Long Island Board of Realtors ®,
Inc. participated in the 4th Annual
Hispanic Heritage Community Leaders
Award Luncheon on April 28th. The
event, held at Chateau Briand in
Westbury, was well attended with over
100 people in attendance.
The event was hosted by the Boy
Scouts of America Nassau County, with
Carol Silva of News 12 as mistress of ceremonies. Carol introduced this year’s
honorees that included: Eric F.
Hernandez, VP of Investments at Wells
Fargo Advisors, George Maragos, Nassau
County Comptroller and Angelo Zuffante,
United Health Care Regional Plan
Manager (pictured).
Also in support of the Boy Scouts and in
honor of Earth Day on April 22nd, LIBOR
distributed book-mark seed packets in the
shape of a home to thousands of Boy and
Girl Scouts in Nassau, Suffolk, and Queens
Counties. By joining forces with the Boy
and Girl Scouts of America it enables us to
make a positive impression in thousands of
households across Long Island when the
scouts bring home their packets of seeds to
be planted this spring. This initiative was
made possible through LIBOR’s “We’re
More Than REALTORS®” campaign.
Rebuilding Together LI and LIBOR Join
Forces Again — Volunteers Needed
LIBOR is in the process of recruiting 15
volunteers (skilled and unskilled labor is
welcome) to participate in a wheelchair
build in conjunction with Rebuilding
Together Long Island, in June. The work
day will begin at 9:30am and will end no
later than 3:00pm. The exact date and location is yet to be determined. If you would
like to volunteer for this Realtor® build
day, please respond via email to
pr@mlsli.com (note, all volunteers must be
16 years of age or older). Specifics will be
given as soon as they are received.
Rebuilding Together Long Island is dedicated to restoring the homes of economically
disadvantaged homeowners who are elderly,
disabled, and/or single-parent families, so
they may continue to live in comfort with
dignity and independence. Earlier this year
LIBOR made a $2,500 donation to RTLI to
be used towards this volunteer project.
LIBOR is a proud supporter of this organization, helping them fulfill their mission to help
rebuild the homes and lives of people in need.

I recently had the pleasure to speak at
one of our Zone Director meetings. We
took the opportunity to review with the
brokers many of our MLS Rules,
Automatic Fines, and we also went over
many of the MLS Products that are available. Our MLS is based on the spirit of
cooperation, and I think it is wise to know
the Rules that we must follow. The MLS
Rules can be found on mlsstratus.com.
They are located on the Info Center Page
under Info Center Options. You will also
find in the Options Section the Rules that
if violated will create an Automatic Fine
ranging from $50 - $250. A violation of
our Rules could cost up to $15,000. The
rules are there to protect all of our members, and to help insure cooperation
amongst the agents and brokers.
Your MLS has many products offered
to you for Free! One of our exciting products can be found on the Info Center
Page. It is called “FIND National
Property Research”. This product allows
you to search properties nationally. It is
useful in your own backyard as well. You
can bring up any property and it will give
you Own vs. Rent percentages,
Population percentages by age groups,
Top Employment Industries, Flight Plans
for the airports, Property outlines, history
of
Hurricanes,
Tornadoes
and
Earthquakes. You have the ability to customize your pages with your photo and
contact information. This product is only

RPAC UPDATE

RPAC Event Update
The REALTORS® Political Action
Committee (RPAC) has had the most
successful Day at the Races event ever.
We raised almost $17,000 and we also
had the most attendees ever at 150. To
date this year — we have raised $40,500
dollars with a total of 675 “investors.”
Last year at this time we were at 27,500
dollars with 550 investors.
One of our top goals this year is to meet
with the top 20 largest brokers and get
their support to spread the word about the
Realtors® Political Action Committee in
order to get all their agents to invest in
their future. Many of them have agreed
to have us back come dues billing time in
order to speak to their respective agents
again later in the year.
The RPAC Committee will be hosting
a movie night in all 3 counties, a karaoke
night in all 3 counties, and the YPN will
be hosting a bowling night on August 7th
to raise money for the Realtors® Political
Action Committee.
RPAC is crucial to invest in due to legislation that our industry is facing. We
face the threat of the MID being repealed
and the federal government mandating a
down payment of 20% on government
back mortgages which would price the
middle class out of the housing market.
We are also pushing to crack down on
coop discrimination at the state and local
level by pushing for coop legislation in
the City of Glen Cove, the Village of
Hempstead and the Village of Freeport.
Please help us continue these efforts by
investing in RPAC.

Fair Housing Questions Received
on the Legal Helpline
Q. The landlord and his wife, who are
elderly, live in the first floor apartment
of a two family house and they are
renting the second floor. They do not
want children running overhead and
told me that they can refuse to rent to
families with children since they live in
the house. Is that true?
A. Yes and no. One exception to the Fair
Housing Laws does apply to a landlord
under the following circumstance: If a
homeowner lives in a two to four family
dwelling and does not advertise anywhere,
does not hire a broker and does not discriminate regarding race or color, relying
only on word of mouth to find a tenant, he
may legally decide not to rent to families
with children. Once he puts and ad in any
medium, however, or calls in a broker to
help him find a tenant, that exception to
the fair housing laws falls away and he can
no longer refuse to rent to families with
children! In other words, the exception to
the law exists only for the landlord and,
once he calls you in, it no longer applies!

Q. A tenant called and asked me to
show him some rental properties but
told me he is a sex offender. I am
uncomfortable showing him apartments and do not want to deal with
him. What can I do?
A. Just say ,"No!" Sex offenders are

Q. Can a landlord refuse to rent to anyone with a FICA score under 700?
A. Yes
Q. Can a landlord refuse to rent to a
person on Section 8 in Suffolk County?
A. Presently, Source of Income is not
protected in Suffolk County, so a landlord may refuse to rent to a person on this
or any other program. New York City
and Nassau County protect Source of
Income, so you may not refuse to rent
because the tenant is assisted by a program, although the landlord may refuse
to rent to someone who doesn't pay his
bills and has terrible credit even if he is
on a program.
Q. Can a salesperson refuse to do
rentals altogether?
A. Sure!

Mortgage Applications for Home
Purchases Tick Up 3.4%
Home buyers and refinancers are looking
at cashing in on record-low interest rates,
sending mortgage applications higher for
the week.
Mortgage applications for purchasing a
home increased again in early May, rising
3.4 percent for the week ending May 4, the
Mortgage Bankers Association reported in
its weekly survey.
Overall, mortgage applications rose 1.7
percent this week compared to the prior
week. Applications for refinancing, which
make up the biggest bulk of mortgage
applications, increased 1.3 percent.
Home owners refinancing at today's lower
rates are seeing savings, according to a refinance analysis of the first quarter by Freddie
Mac. Home owners who refinanced are, on
average, seeing a reduction in an interest rate
for a 30-year fixed-rate mortgage of about
1.5 percentage points, or a savings of about
27 percent in the interest rate. It’s the largest
percentage reduction in interest rate recorded for refinancing in the 27 years that
Freddie Mac has been compiling data.

Tier VI Retirement Plan as Key
Step to Mandate Relief
After the enactment of the historic property tax cap in 2011, NYSAR made a commitment to seek and support mandate relief
efforts including pension reform. NYSAR
applauds Governor Cuomo and the members of the Legislature for coming to an
agreement on a new Tier VI retirement plan
that brings New York pension benefits in line
with other state retirement systems. The
agreement will result in upwards of $80 billion in savings for New York local governments over a 30-year period. New York's
REALTORS are hopeful this agreement represents the first step toward meaningful
mandate reform for local governments and
school districts, which will ultimately result
in lasting property tax relief for New York’s
homeowners and businesses.
