Walk-Off Matting Effective Walk-Off Matting program will keep most soil types off the floor. 2. Prevents soil from damaging floor or floor finish. 3. Disinfectant for Body Fluid Clean-Up a. 4. Auto-Scrubber (Optional) Sweepers / Dust Mops / Vacuums Recommendation is to sweep floor once for every two hours of heavy activity. 2. Sweeping / Vacuuming – removes debris that can cause floor damage. 3. Removes sand and dust that can cause a floor to become slick. 1. Floor Cleaning Chemicals 1. Daily Cleaners Should Be Neutral pH. 2. Avoid Solvent Based Cleaners for Daily Cleaning (Solvents Don’t Register on the pH scale, so Solvent Based Cleaners Can Be a Wolf in Sheep’s Clothing). 3. Use Proper Dilution Rates – Not Enough Equates to Low Cleaning Efficiency – Too Much Equates to Sticky Floors That May Attract Soil. 4. Don’t Rely on Disinfectants as the Daily Cleaning Solution. 5. Consider Green Cleaners – Several High Quality Green Cleaners Available. Auto Scrubbers Mopping / Auto Scrubbing - removes body oils and other soil types that would not be removed by sweeping. 2. Auto Scrubbing is always putting fresh cleaning solution on the floor – no spreading of soil as with traditional mop bucket systems. 1. Protective Finishes Provides an Extra Layer of Protection. Increases Gloss and Enhances Appearance Scuffing and Scratching Removable with Good Buffing /Burnishing Program Coating Synthetic Floors? Most Polyurethane Floors and Some Vulcanized Rubber Floors Can Be Coated. Use the Thumb Test on Rubber Floors. Coat with Acrylic Polish, Do Not Use a True Wax. The Coating Process Heavy Scrub and Properly Rinse the Floor. 2. Utilize Acrylic Polish that Best Matches the Facilities Maintenance Program. 3. Apply 4-5 Coats of Acrylic Polish. 4. Apply Thin Even Coats – “Thin To Win!!!!!” 1. Interim Maintenance Consist of Spray Buffing or High Speed Burnishing. 2. Removes Scratches and Scuffs in Floor Polish, Increases Gloss Level. 3. Frequency Can Very – Match Acrylic Polish to Interim Maintenance Frequency. 4. Equipment Should Also Be Matched to Maintenance Frequency. 5. Spray Buff or Restorer Chemicals Increase the Effectives. 1. Renovation Cleaning Growing Market of Equipment Options Most Traditional Method is the 175-rpm Floor Machine Scrubbing. Goal is to Remove Heavily Imbedded Soil That Isn’t Removed Through Daily Cleaning. Renovation Safety 1. 2. 3. 4. 5. Only Use Cold Water for Dilution of Cleaning Chemicals. Avoid Highly Alkaline Chemicals – In Most Situations a Heavy Dilution of a Neutral Cleaner is Sufficient. Avoid Cleaners that Utilize Large Amounts of Solvents (i.e. Butyl Cellosolve, D-Limonene). Use Proper Dilution Rates – More is Not Better. Better to Use Wet Methods – For Synthetic Floors Avoid Dry Abrade Methods. Renovation Best Practices 1. 2. 3. 4. 5. Sweep Floor Before Proceeding with Renovation Cleaning. Use Scrub & Recoat Twice a Year vs. Stripping. Floor Stripping Should Only Occur Every 2 -3 Years. Only Use Strippers When Completely Removing Floor Polish, Never Use Strippers to Clean the Floor. Black Pads are Only for Stripping, Use Blue or Green Scrub Pads for Renovation Cleaning. Avoid Using Maroon Abrasion Pads on Synthetic Floors. Renovation Best Practices Auto Scrubbers Provide a High Level of Productivity and Are Extremely Effective in the Renovation Cleaning Process. 2. Floor Neutralizers or Conditioners Are Much More Effective than Water or Vinegar Rinsing. 1. Avoiding Floor Damage Most Common Causes of Floor Damage: 1. Misuse – Donkey Basket Ball, Indoor Batting Cages, Sand Volleyball, etc… 2. Use of Abrasives – Sandpaper, Abrasive Powders, etc.. 3. Misuse of High Alkaline Cleaners. 4. Overuse of Stripping Process or Using Stripping Chemicals to Clean Floors. 5. Lack of Cleaning. 6. Shoe Scuffing. An Effective Maintenance Plan 1. 2. 3. 4. 5. Preventive Maintenance in Place (i.e. Floor Matting) Daily – Vacuum Walk-Off Mats, Sweep Flooring Surface, Spot Mop as Needed. Weekly – Minimum of One Wet Cleaning per Week, Can Occur Daily. Periodic Maintenance – Frequency Can Vary from Once a Year to Quarterly. Deep Renovation Scrub Cleaning. Floor Polish Coated Floors – Receive Interim Maintenance. Only Stripped Once Every 2-3 Years.
