Barcelona Meeting Point has been for the last eleven years the industry’s autumn meeting place, where lots of networking and business deals have been made. For those, there is no crisis because they are still fully implied with their trademark, their products and willing and ready to make new contacts that will fuel new business deals. I also understand those few ones that, for different circumstances, may not be this year with us, although I do not share their decision. Let me encourage them to keep on going forward with the professionalism and strength necessary so that next year they may be again with us. At BMP, they will always have the doors open. I am sure that this year will again be a profitable one, since we have doubled our efforts to bring over potential buyers, very especially international pension funds. Also, in our Symposium, which is an international point of reference, we will have three sessions together with Instituto de la Empresa Familiar as “family offices” are also potential buyers in our industry. After the success of Bucharest Meeting Point Presentation Rooms within the Professional Exhibition Special area devoted exclusively to Central and Eastern European companies and cities Barcelona Meeting Point’s Professional Exhibition n will have this year special exhibiting ones presentation rooms to be rented by companies, even non non-exhibiting ones, to carry out special presentations of their developments or services. For those exhibitors that wish to have a special area apart from their stand to carry out a presentation as well as for those companies that do not have a stand but want to present a development for a couple of hours, Barcelona Meeting Point puts at their disposal special rooms at the Professional Exhibition. The Arab Emirates have been experiencing in the last years an unlimited economic boom. Las year, real estate agents calculated that the investments already implemented in Dubai were close to 150 billion dollars. There is being constructed what will be the highest building in the world, Burj Dubai, with approximately 850 meters. The banking industry is booming and investors are making the best of the actual international situation in order to invest abroad. ISM and ESIC: Marketing techniques for real estate sales Barcelona Meeting Point, conscious of the difficult moment that the real estate industry is experiencing, celebrated last July 9 a one-day seminar, in association with the Instituto Superior de Marketing (ISM) High Institute for Marketing. The seminar focused on practical aspects, and on advice on how to meet the difficult challenge of reactivating sales. In difficult market circumstances like these, expert professional advice on sales techniques and marketing are very useful. Through this seminar, BMP was able to give exhibitors, as well as those that are still not exhibitors, practical methods to motivate and re-activate the commercial networks of real-estate companies. During the workshop, the following issues were discussed: • Adapting to the present situation: a saturated market and minimal financing How to reactivate sales? • Develop and practice selling skills during the buying process: going from exhibiting to discovering • Improve on commercial argumentative skills • Refute clients objections • Learn everything about economic and tax issues implied when purchasing a home, to be able to advice the clients and increase chances of success • Techniques on profiting from attending a real estate trade show. Business Lounge at BMP 2007 10 BARCELONA MEETING POINT BMP 2008 - Symposium News 11 BARCELONA MEETING POINT BMP 2008 - Symposium News The Family Enterprise Institute will collaborate with the Symposium for the first time “What will the future be like after the real estate crisis”, according to the Urban Land Institute Given the importance of the great family fortunes, Barcelona Meeting Point has signed an agreement with the Family Enterprise Institute according to which this institution will collaborate with the Symposium. On November 4th, three sessions on “family offices” will be held. The Urban Land Institute, an international association with central headquarters in Washington, has organized on November 5th a Seminar on “Beyond the Bleak Horizon. Surviving the Real Estate Crisis”. Those who attend the ULI program will come out of the room with a very good idea of what will the future be like in the years to come. The first session: “That was then and this is now” will analyze today’s critical situation, will look for similarities in the crisis’ of the 80’s and 90’s, will comment on lessons to be learned from the past, and on the challenges that await us. The following session, “A matter of perspective: Impacts of the Current Crisis in Different Sectors of The Industry” will introduce four real-estate experts to speak on the impact that the crisis has on the sector’s organizations. The first guest speaker will comment on how both the public and private sector can minimize the impact of any crisis by joining efforts in effective and innovative partnerships. The next guest will analyze the crisis’ impact on current trends and on future investment patterns. The third guest will The first of this sessions, organized by the Family Enterprise Institute, will be on “Spanish family offices and the real estate industry”. This session will gather the representatives of very renowned family offices of three great Spanish professionals that will explain what do they expect or demand from the real estate industry. The following session, named “European family offices and the real estate industry” will deal the same issue from an international point of view. The day will finish with the session “What products and services may the Spanish and the international real estate industry offer to the family offices in the current situation”. Lacalle has highlighted the importance of the agreement and the FEI’s participation, specially considering the important investment that family enterprises are carrying out through their family offices. The Family Enterprise Institute (IEF) is a non-profit making association which operates in Spain and is formed by a group of family businesses. Its members are all Presidents, Chief Executives or Board Members of the companies they own. In 2008, EU policy targeting real estate has gone into high gear and BMP is keeping pace with two major seminars on the morning of 5 November organised by the European Landowners’ Organization, the European Property Federation, the Royal Institution of Chartered Surveyors and The European Group of Valuers’ Associations: Then, after the official opening of BMP by Spanish housing minister Beatriz Corredor Sierra and PiiaNoora Kauppi, there will be a seminar on the coming EU energy and water performance of buildings Directives and the opportunities that they open up for investors and housing markets. Pirjo-Liisa Koskimäki, Head of Energy Efficiency, European Commission, will review ongoing work on the Directives and a panel of top European real estate industry experts will debate whether groundbreaking energy and water efficiency renovation and certification requirements could trigger a boom in green housing development and renovation. Moderator and panellists include Michael MacBrien, Director General, European Property Federation, Kate Brown, Group Director, Environment & Design, Grosvenor, Helen Gough, Partner, King Sturge, and Roger Messenger, Chairman of TEGoVA. In the first seminar, Piia-Noora Kauppi MEP, Member of the European Parliament’s Economic and Monetary Affairs Committee, will speak on “REITs and open ended real estate funds: the new frontier for EU legislators?” and the EU REIT Coalition will present for the first time ever their blueprint for an EU legislative framework for REITs and debate the plans for REITs and OEREFs with the public. Moderator and panellists will be Piet Eichholtz, Professor Bill Kistler, President Europe, Urban Land Institute John Carrafiell, who already participated at BMP in 2006 and 2007, will be the opening speaker at the ULI Seminar on November 5th speak on the possible consequence that the crisis may have on the buildings currently projected, and the crisis’ impact on the sales market. The fourth guest speaker will review the requisites for getting financing in a world where lending and credit possibilities have been drastically reduced and capital is being rationed out. The closing session “Keeping Green Out the Red – Sustainability in a Volatile Market” will also include four experts that will speak on the following themes: “Green capital: new financing resources for a sustainable development.” How new financial resources such as pension funds, banks or equity investment funds define, asses, support, invest and finance “in green.” “Creating wealth worth having” How significant amounts of capital could become solutions to the climate change issue. “The Mark of Sustainability.” The Leadership in Energy and Environmental Design (LEED) Green Building Rating System and the BRE Environmental Assessment Method (BREEAM) are the two main systems for assessing sustainability. A critical look into the effectiveness of these systems; do we need to change it and how should the new system be? “New markets, new challenges, old problems” will examine how the new markets meet the demand for more investment and development with the demand for sustainability. Multilateral banks’ financing for private projects The morning of Thursday, November 6 will be dedicated to how public funding- for example the European Investment Bank or Multilateral Banks, can finance private projects, divided in three sessions. The first session will be on “EU funds for urban regeneration: How private developers can benefit from public financing” The second session will look at “Urban Development Funds: A new concept to foster public-private partnerships for the creation of sustainable cities.” The role of the European Investment Bank in the recuperation of urban centres will be analyzed. Gianni Carbonaro, Financial Consultant, European Investment Bank, will be present during both sessions. The last session “The Multilateral Development Banks: A new alternative for the financing of RE companies all over the World.” Here, the focus will be on the forgotten or unknown financial resource for the development of a wide variety of projects: from residential to commercial centres, offices, commercial space, hotels and tourism. During this session issues such as the exact nature of these banks, who can approach them, their investment criteria, and other practical matters will be thoroughly explained. The Welcome Session will have Bill Kistler, President Europe, Urban Land Institute, and Josep Miquel Piqué, CEO, 22@BarceloBill Kistler Josep Miquel Piqué na as speakers. Afterwards will take place the session “Cities, Development and Investment: the new challenge.” Chair Greg Clark, Senior Fellow, Urban Land Institute EMEA will analyze the imperatives that challenge European cities in relation to investment and development in today’s current economic situation. He will explain how cities, investors and developers can work together in an effort to ride out the storm and come out stronger and better prepared for the unpredictable future. The second session, “Investing in the Knowledge Economy: Cities of the future” will be moderated by Alfonso VegaGreg Clark ra, Director, Fundación Metrópoli, and will have as guest speakers Antonella Broglia, Partner, Infonomia, Aurora López, Director of Urban Planning, 22@Barcelona, and Juergen BrunsBerentelg, Chief Executive Officer, HafenCity. They will focus on urbanism and cities in the 21st century. The speakers will debate on how cities should integrate new patterns relevant to an economy based on knowledge. Alfonso Vegara will explain how cities are getting ready and will comment on Alfonso Vegara international methods on intelligent or creative domains. Aurora López will analyze the project 22@Barcelona, the innovative city district that is turning Antonella Broglia old city areas into the new Knowledge Economy Centre. As a last resort, it is the beginning of an idea which is processed once and again until the form is found to create new livable spaces for the enjoyment both of individuals and families. Architecture has never ceased to be the aesthetic reason within humanity’s ideas all along its history, besides becoming the expression of functional spaces where single people or social groups solve their lives and coexist. Both an Art and a Science, Architecture seems not to have limits about the expression of a technology that renovates its potentials and possibilities, giving new meaning to a volumetry which is not a hostage of the past but a debtor of the epoch’s new desired targets. The architect’s challenge grows together with the extent of the necessities, where cities break arithmetic rules and where the demands for services, new infrastructures and equipments get mixed up with everyday problems as a sample of the requirements for the huge changes being experimented by the urban man, changes that are not always considered into the government agendas. Parallel to this, a greater centralization of Ministries and other public offices should be planned. Urban Operations in the City of Sâo Paulo In 2001, under the title of Federal Law, was created the city statute, that defined the obligation of writing a Directory Plan of Urban Policies for all the cities surpassing 20 million inhabitants. This meant the opening in Brazil of a new phase in the urban planning area. However, the city of Sâo Paulo, as a pioneer in Brazil, developed the first Directory Plan in 1971, the year of the creation of the Urban Planning Municipal Company (EMURB). One year later, in 1972, the first law of city areas was defined, in a moment when the city had high growth rates. With regard to the first urban operations, they were gathered at the “Covas Plan”, presented in 1975. Also, in 1990 the first initiative was specified in Sâo Paulo, the urban operation Anhangabaú, that revitalized the Anhangabaú valley transforming it in a space for interaction and solving a very serious traffic problem by diverting the flow through a tunnel constructed under the valley. Once the “city statute” was created, urban operations have been properly ruled, appearing the modality of urban operations developed through consortiums, with a specific model of societies with mixed capital between the public and private sector. If, until then, the public authority was the only administrator of urban policy, in the consortiums participate groups of companies and individuals in the definition as well as in the execution of the projects. This is how the “Certificates of Additional Potential in Construction” (CEPAC) were born, that are bought by companies that wish to build in a specific place.
