Welcome A new Premier Inn for Cockermouth A new Premier Inn and restaurant will help to attract more visitors to Cockermouth Premier Inn, the UK’s leading hotel business, is expanding due to increasing customer demand for Premier Inn bedrooms in western Cumbria. We have been searching for a suitable location in Cockermouth for some time. We now have the opportunity to develop the Shepherds Hotel on Egremont Road in Cockermouth into an 80-bedroom Premier Inn hotel and Brewers Fayre restaurant. Our plans for Cockermouth We are proposing an 80-bedroom Premier Inn hotel with an adjoining 200-cover Brewers Fayre restaurant and a 120-space onsite car park. The hotel and restaurant will create approximately 50 new year round jobs in a variety of roles, as well as attracting more people to visit and stay in Cockermouth. The site is currently occupied by the Shepherds Hotel and the former Lakeland Sheep and Wool Visitor Centre, which is now closed. Should planning permission be granted the site will be cleared and replaced with a sensitively designed new hotel and restaurant. Whitbread have performed an extensive search of available land in the local area suitable for a new Premier Inn hotel and restaurant. As part of that search, many options were explored in Cockermouth town centre and the wider area. C No viable alternative sites were identified to meet Premier Inn’s commercial requirements. The site’s current use as a hotel indicates that a new Premier Inn hotel and restaurant will be an appropriate use for this site. Above: Views of the existing site from the A66 Good access to the surrounding area The application site is within one mile from Cockermouth town centre, which can be accessed easily by foot or by car. Cockermouth town centre has many good quality shops, art galleries and restaurants, that will be of interest to our visitors. Cockermouth also hosts a number of festivals throughout the year. The site is a short drive to the Lake District National Park, a national and international tourist attraction. Our Kendal hotel is very popular with our customers, attracting new visitors to the south lakeland area each year. Our vision for the site Our objective is to create a new high-quality hotel which complements the surrounding area and supports the local economy. The site plan of the proposed hotel and restaurant is illustrated above. Brewers Fayre Restaurant The proposed plans include an adjoining 200-cover Brewers Fayre restaurant. The restaurant will be open to non hotel residents, and will be located on the ground floor of the building with an outside dining area. Height and size of the proposed hotel Throughout the design process, the development team has worked closely with planning officers at Allerdale Borough Council to ensure a sustainable design appropriate for the surrounding area. The proposed hotel accommodation will be split between three levels. The restaurants will be located at ground floor level with the majority of bedrooms located on the first and second floor. DRAFT Parking and access Vehicular access to the site will be provided from the south of the site off Egremont Road. 120 car parking spaces will be provided. These will be situated on the southern and eastern parts of the site. The site plan above illustrates how access and parking will be provided. Servicing the hotel Premier Inn hotels require a maximum of two deliveries per day. All of the proposed building materials and colours have been carefully chosen to reflect the local built environment. The proposed Premier Inn hotel and restaurant will bring many benefits to Cockermouth. Some of the key benefits include: Provide a top quality leisure facility for visitors.
