Trivia Fundraiser - April 29th
Home on the Refuge Ranch
Gather up your roping partners and sharpen your trivia skills for CAR's upcoming
Trivia Night "Home on the Refuge Ranch" to be held on Friday, April 29, 2016 at
the KC Hall (2200 Meadowbrook Rd, Springfield). Join the CAR Community
Service Committee for this fun-filled event which includes: FREE keg beer and
soda; prizes for best costume; best decorated table; 1st Place Trivia team as well as
live and silent auction items. The cost to participate is $20 per person (10 max. per
table). At the door the cost is $25.00. All proceeds from this event will be donated

CAR Salutes 2016 Leadership Academy
Graduates
In 2010 the Capital Area REALTORS® established a leadership
development program known as the CAR Leadership Academy. This unique
educational opportunity is not only about making better REALTORS®, it is also
about building our community and becoming successful leaders throughout life!
This year’s Leadership Training Academy, which began in January of 2016 and
concluded in March consisted of five half-day modules covering topic areas such
as: Governmental Affairs & Advocacy; Public Speaking &
Communications; Leadership Development; and, Association
Governance & Management. The below individuals were
recognized at the CAR Annual Awards program and received a
certificate of completion from President Kristie DeBrun and Work
Group Chair Deb Sarsany. Congratulations to all of the graduates.

CAR Names 2016 Award Recipients
At its Annual Awards Program held March 24, 2016 the Capital Area REALTORS®
honored certain individuals for their contributions to the real estate industry and community.
Mike Buscher, CRB, GRI was selected by his peer s as the 2016 REALTOR® OF THE
YEAR. Mr . Buscher has been a member since 1990 and is Managing Br oker for The
Real Estate Group in Springfield. Mr. Buscher served as president of CAR in the year 2015
as well as 2000 and was selected as the REALTOR® of the Year previously in 2001. Mr.
Buscher currently serves on the Board of Directors and as Vice-chair of the Leadership
Academy Work Group. Buscher has been active in the Illinois Association of
REALTORS® serving on a number of committees as well.

The REALTOR® COMMUNITY SERVICE AWARD is given to honor an individual who
has made outstanding service contributions to the community. This award was presented to
Steve Myers who has been a member of the or ganization since 1991 and is cur r ently
owner and Managing Broker of Myers Commercial Real Estate. Mr. Myers chairs the
Commercial Real Estate Network (CREN) and served as president of CAR in 2014.
The RISING STAR AWARD was presented to Tracy Shaw, GRI a broker affiliated with
The Real Estate Group. Shaw joined the organization in 2012 and is a graduate of the CAR
Leadership Academy. Shaw currently serves as Vice-chair of the Community Service
Committee.

The coveted HALL OF FAME AWARD is given only to REALTORS® with a history of
community service, moral and social integrity, high professional standards a minimum of 50
years of age and a minimum of 20 years exemplary service to the Capital Area

CAR Honor Roll
This year, the association unveiled a new recognition program called the “CAR
Honor Roll”. The overall intent of this program is to recognize both REALTOR®
and Affiliate members who are well rounded in their support of the organization
and involvement in the community. Both REALTORS® and Affiliates have the
opportunity to earn this recognition by amassing the required number of points for
their 2015 activities.
At least 90 points must be earned in five different categories for REALTORS® and
60 points in three different categories for Affiliates. Categories include
REALTOR® activities, networking, education, community engagement and

The Future of Smart Home Technology
How can you harness the power of the smart-home trend?

Home automation technology is currently one of the fastest-growing technology
segments in the world. There is no question that integrating aspects of home
automation into your daily life can add convenience and elegance to even the most
mundane task, such as turning up the heat or locking your front door.
Most home automation triggers stem directly from setting preferences inside of an
app on your smartphone. Even the most sophisticated home automation solutions
depend on various inputs from the originating user’s smartphone. Some of these
inputs and triggers include set profile preference, location queues, Bluetooth
proximity, adaptive learning of user habits, adapting to external information (such
as weather), and direct feedback from the user.
Smarthome technology takes all of this information and learned behaviors and uses
it to activate technology related to the home. Currently, the most common
applications of smart home technology include thermostats, security cameras,
lighting solutions and home-entry systems, such as smart garage door openers and
locks.
However, there are more sophisticated systems that can recognize preset entries
from a smartphone to set into motion customized events. An example of more
evolved smart-home technology includes a full smart bathroom. In this scenario,
when one brings his or her phone into the smart bathroom in the morning, his or
her shower will start at a preset temperature, favored music will play, and the lights
will automatically set to a color and level selected in the user’s preferences.
Smart home technology is relatively young, and relies heavily on supporting
technologies to execute properly, such as a smartphone. The future of smart home
technology will gradually shift away from being able to recognize and cater to a
phone’s needs and users’ preset inputs and instead recognize an individual’s needs
on an immediate and adaptive basis.
Real life examples of this next generation smart home technology include the
ability of your thermostat to read your temperature and heart level and adjust the
temperature accordingly to best suit your needs at that moment, rather than to pull
its temperature from a schedule or repetitive learning activities. Another example is
being able to have smart home technology music systems provide you music to fit
your mood based on face and body queues.
The future is bright for home automation, and smart homes and their technologies
will continue to become more intelligent. Intelligent enough to read you as an
individual, rather than read what your smartphone is saying? Only time will tell.

using the service to schedule showings. It will only take a couple of
minutes. Also, if you haven't entered the Showing instructions for your listings
please do so. Please note that not ALL listings have been set up in the system in
which case you would follow the showing instructions on the listing detail
sheet. To find out if a showing has been set up in the system click on the
ShowingTime link at the upper right portion of the listing.
Previously, we informed you that the service was ONLY available to residential,
apartment income and manufactured and mobile home property types and
that commercial, farm and land were not included. In response to your feedback
we have made arrangements with ShowingTime to include commercial MLS
listings as well (Note: This does NOT include CREN). Property status' included
are active, pending-continue to show and pending no-showings.
The service can be used to schedule appraisals as well as inspections. Since
inspectors do not have access to the MLS they are unable to schedule inspections
online and would need to call the 800 number. If it is your company policy to use
the service to schedule appraisals and/or inspections please let those entities know
and share with them the 800#. That number is 800-SHOWINGS (800-746-9464).

5 Reasons Your Sellers Will Love You For Using An
Appointment Center

Residential real estate agents sometimes say they prefer handling the showing appointment
scheduling process themselves. That they prefer a personal touch vs. outsourcing the work to an
appointment center service that specializes in scheduling showings. Here's a question worth asking:
What do your sellers say?
If you've got one or two listings, handling the scheduling process yourself may be a sound business
decision. If you've got five or more listings, though, things can get hectic fast. It can be chaotic
keeping showings straight.
Even so, what about your sellers? What's their opinion? Their number
one goal is to get a lot of showings so their home will sell quickly.
With that in mind, here are five reasons your sellers will love you for
using an Appointment Center:
1. More time for you to spend marketing the listing for a quicker sale
2. Better chance of getting feedback from showing agents
3. Requests answered 24/7, 365 days a year (when using the ShowingTime Appointment
Center)
4. No interruptive calls - sellers can use the mobile app or confirm via 2-way text message
(when using ShowingTime)
5. Automatic emails to previous showing agents if you lower the price (when using
ShowingTime)
If the seller's goal is to get lots of showings to sell the home quickly - which, of course, is the listing
agent's goal, too - it makes sense that listing agents would spend the bulk of their time marketing their
listings.
It's the classic 'high-payoff' vs. 'low-payoff' choice we all make every day: which task should I spend
time on that will have the highest payoff? Some refer to this decision as 'HIPO' vs. 'LOPO'. It's worth
using a thought process such as this when you think about how to spend your time as a listing agent.

InnoVia Tip - Configure Your Email Signature
To access and edit your email signature for outgoing emails in
InnoVia:
 Access your agent profile by clicking on your name in the
upper left corner of InnoVia. You can also go to Maintenance
> Agent Maintenance and sear ch for your pr ofile ther e.
 Scroll to the bottom and find the "Email Signature" section.
 Type in your signature in the available text area.
Options available include:
- Format the text style, font, and size.
- Text and background color.
Insert your existing agent photo or firm logo. If you do not
have these uploaded, this can be done from the Maintenance menu. Be sure to
save your changes by clicking the Save button on the left side of the page. The
custom signature is included in any manual emails that you send from your
searches, any manual emails from Prospect Manager, and automatic prospecting
emails as well.
SentriLock Tip - How to Lock the Keypad
When your lockbox is not on a listing, you probably store it in your office. Before
you store the lockbox, you should lock the keypad. This will prevent unintended
activation of the keypad which could prematurely run down the battery. When
you're ready to use the lockbox on a listing, you need to unlock the keypad. To
unlock the keypad, all you have to do is insert a SentriCard® into the lockbox.
1. Insert your SentriCard® into the lockbox. Wait until the CODE light displays, then
enter your PIN and press ENT. Do not remove your SentriCard® from the lockbox.
2. When the READY light displays, pr ess FUNC + 6 + 7 + ENT. The READY light
will display. Remove your SentriCard®. The keypad backlight will flash for several
seconds, indicating that the keypad is being locked. You can test to see if it's locked
by holding down any key for at least one second. Nothing should happen, indicating it
is successfully locked and ready for storage. 

Work Continues at the State and Local level
State Issues:
The Illinois General Assembly has returned to Springfield, and has cleared the first
committee deadline. Unless granted an extension by leadership in each chamber,
legislative measures needed to have been approved by their substantive committee
by Friday, April 8, 2016. The next deadline, by which House Bills will have had to
pass the House and Senate Bills will have had to pass the Senate is scheduled for
April 22, 2016.

Many thanks to the more than 30 members of the Capital Area REALTORS® who
took time out of their busy schedules to join nearly 600 REALTORS® from
throughout Illinois to participate in the 40th Annual Illinois REALTORS® Capitol
Conference. It was a great opportunity to the meet with members of the General
Assembly, and to promote our positions on matters of public policy and the future
of the real estate industry.
Local Issues:
In Springfield, work continues on a pair of ordinances introduced by Alderman
Proctor. The Governmental Affairs Committee has appointed a subcommittee that
is working with the legal counsel and governmental affairs staff resource of the
State Association to analyze the impact of these proposals and to recommend
improvements to these two initiatives

The first, Ordinance 2016-099, limits defenses to code violations by limiting the
defense option of “removal or remediation” to individuals who have not had an
Administrative Court judgement entered against them in previous 24 months, and
provided that the alleged violator has not been cited for a code violation more than
3 times in the previous 24 months. It is aimed at preventing landlords from
“gaming the system” by neglecting property maintenance until forced by an
administrative process may require additional refinement. The second and more
potentially disturbing, Ordinance 2016-100, adds language to the code of
ordinances creating categories for chronic nuisance properties and chronic nuisance
landlords. As drafted, it could create a host of unnecessary burdens to landlords by
regulating people instead of property. CAR continues to be a willing partner with
the City in efforts to clean up problem properties, however we have concerns that
the proposed language goes far beyond what is needed, and could result in
unintended negative consequences.
Both ordinances have been introduced but held at the request of the sponsor
pending further review by CAR and the Springfield Area Landlords Association
(SALA). Meetings are ongoing. 

Future Chapter Leader
Any Chapter member who has any interest in serving in a leadership role for the
coming year (effective October 1, 2016) is asked to contact Chapter President
Jackie Turner or President-elect Dena Turner. See relevant excerpts from the
bylaws below:
Section 4. Chapter Leadership. The Chapter shall elect one of the Chapter’s members to serve as
Chapter Vice-president. The Chapter Vice-president shall be elected for a term of one-year and shall
be a primary REALTOR® member as defined in Article V Section (1)(a) and in good standing. The
Chapter Vice-president shall automatically become the Chapter President, effective October 1st of the
following year. The Chapter President shall upon assuming office become a voting member of the
Association’s Board of Directors for the duration of the Chapter President’s term of office.
Section 5. Election of Leadership. The Chapter Vice-president shall be elected by the members of the
Chapter in August of each year for a one year term of office beginning on October 1 of that year. Any
vacancy in the office of the Chapter President during a term of office shall be filled by the Chapter
Vice-president. Any vacancy in the office of the Chapter Vice-president during a term of office shall
be filled by a vote of the Chapter membership at the next regularly scheduled Chapter meeting
following the event which caused the vacancy in the Chapter Vice-resident’s office, until the next
annual election. 
