INTRODUCTION
“THE PRINCIPLE OF SUSTAINABILITY
FORMS THE HEART OF OUR DECISION-MAKING
CULTURE.”
SES Spar European Shopping Centers unites all the shopping center activities of the SPAR Austria Group in a
single company. SES is a young enterprise, but is backed by many years of experience. Accordingly, our malls offer
a unique shopping feeling and are the leading address in their respective regions, as confirmed by both numerous
national and international awards and daily feedback from our visitors.
People, consisting of visitors, consumers and our shop partners, form the focus of our thinking and actions and it is
for them that we develop and operate our shopping centers. We are driven in these endeavors by our retail origins.
We are inspired by the spirit of retailing and it is this that differentiates us from the rest. Such sensitivity
imbues us with retailing flair and intuition regarding the people who shop and work in our shopping malls.
Moreover, in this concert of success, all of our employees play their parts with bravura.
A shopping center planned on a holistic and sustainable basis possesses outstanding ambient quality and
atmosphere, which support the achievement of social, ecological and economic sustainability in the best possible
manner. It creates a public amenity that possesses both ambient and atmospheric quality, attracts its customers,
and is characterized by timeless state-of-the-art architecture. Such shopping centers have become extremely popular, as evidenced by the fact that SES operates shopping centers with excellent revenues and sales area productivity, and is the market leader in Austria and Slovenia.
Excellent retail properties virtually constitute a type of “living organism”. The longevity and life cycle of which are
also determined by the philosophy of the developer and the operator from the moment of inception. The foundations for exceptional success are provided by urbanity, functionality and a holistic and sustainable approach,
which explains the trust of our shop partners and clients. Our mission statement is “ Doing the right thing right” in
the sense of effectiveness and efficiency. And sustainability represents the only viable path to achieving this goal.

05
PHILOSOPHY
OUR PARTNERS PROFIT FROM OUR
KNOW-HOW.
THIS IS PART OF OUR PHILOSOPHY.
SES Spar European Shopping Centers is the largest developer, builder and operator of shopping malls in Austria.
At present, the company manages a total of 28 shopping centers in five CEE nations and is one of Europe’s top
development enterprises. Indeed, SES is the leading shopping center operator in both the Austrian and Slovenian
markets.
SES history
SES was founded in 2007 as an independent group company within SPAR Austria Group. As a result, all the group’s
prior shopping center activities were combined in a single firm with the aim of concentrating its successful real
estate undertakings in the shopping center business area and pushing them forward from a strategic perspective.
SPAR Austria Group is one of the most successful Central European retail groups.
SES philosophy
SES has the objective of attaining the sustained development and efficient operation of shopping centers with
people as its constant focus of attention. The cornerstone for SES and its holistic philosophy was formed by SPAR’s
long-term experience and unique range of expertise as a shopping center retailer, developer, builder, investor
and operator. Many SES Shopping Centers have evolved from traditional hypermarket sites and as a promoter of
regional development, SES creates concepts that are tailor-made to match individual locations.
07
DEVELOPMENT
“Every one
of our centers
is tailor-made.”
CONSTRUCTION
MANAGEMENT
“For us, architecture
is always directly concerned
with people.”
“We offer long-term
partnership.”
“We listen.”
ASSET
MANAGEMENT
“Authenticity and
humaneness must also click
with our customers. This is an absolute priority.”
CENTER AND
FACILITY MANAGEMENT
LEASING
PRODUCTS & SERVICES
THE SES COMPETENCIES.
As a shopping center and retail property group, SES Spar European Shopping Centers has the task of developing,
building, leasing, managing and placing first class retail real estate. SES offers services on a one-stop-shopping
basis and also provides third parties with this expertise.
Development
SES is an expert in the successful development of retailing locations with different formats. When creating concepts for completely new facilities, SES prepares individual solutions that correspond with local conditions and
have a special focus on town and city center development. Every project is approached from a holistic standpoint
and we also see optimum traffic planning as part of our assignments.
Construction Management
In concert with leading, international architects and experts from the fields of engineering, business, sociology
and dramatics, SES project teams design, plan and build the most innovative solution possible for each respective
location. A special architectural focus is placed on energy-saving and optimum realization from an environmental
perspective.
Leasing
When leasing shopping space, SES uses the know-how derived from more than 40 years of shopping center history
for its partners on a daily basis. SES is represented with its own retailing concepts in the shopping centers and
therefore has an identical interest in their success. Know-how regarding the correct branch mix is a major factor in
determining whether or not a shopping center makes the grade. SES’ leasing managers possess a comprehensive
knowledge of regional markets and are fully informed about current retail trends.
Center and Facility Management
In addition to its architecture and excellent branch mix, a successful shopping center stands out primarily due to a
management that operates with a quality and cost orientation, understands the needs of customers and tenants
and acts accordingly. In other words, customers are offered far more than just a place to go shopping. The SES
center management teams achieve all this in masterly fashion and thus ensure that the malls become innovative
meeting points.
Asset Management
The performance of every SES Shopping Center is subjected to constant monitoring. SES Asset Management
focuses on the constant further development of its portfolio and hence sustained increases in value.
09
PROJECT DEVELOPMENT
TODAY, THIS IS STILL A
BUILDING SITE.
TOMORROW, THE PRIME LOCATION.
As one of the leading shopping center developers in Central Europe, we have a sure
touch with regard to the best locations. Our aim is to find sites that will increase
the value of the whole of the surrounding area. And irrespective of whether new
developments or center enlargements are involved, we use innovative concepts
to create destinations that are focused on regional requirements. This produces
employment and maintains local purchasing power. Moreover, we provide marketplaces, which also turn smaller towns into shopping magnets and breathe fresh life
into entire urban districts.
11
WORKING WITH SES HAS BEEN ONE OF THE MOST
INCREDIBLE AND ENJOYABLE EXPERIENCES OF MY
ARCHITECTURAL CAREER TO DATE.
MASSIMILIANO FUKSAS, STAR ARCHITECT
EUROPARK Salzburg, Austria
ARCHITECTURE & INFRASTRUCTURE
GOOD ARCHITECTURE MUST
BE MODERN AND TIMELESS.
BUT IT MUST ALSO BE FUNCTIONAL.
Aesthetics and wellbeing have a major influence on our quality of life and hence
our shopping culture. Accordingly, we make demands upon architectural aspects
that are as stringent as those relating to the functionality of our retail real estate.
We regard easy and barrier-free accessibility, comfortable parking and simple
orientation as being of equal importance as high-quality materials, excellent air
quality, pleasant acoustics, daylight and real plants in the centers. We thus create
the superlative ambience that encourages customers to spend time in the malls
and makes them to feel at ease. Smoothly functioning traffic concepts are vital in
this connection and therefore individual solutions are drawn up in teamwork with
the authorities.
15
SUSTAINABILITY
FOR MANY, PROFIT IS
WHAT COUNTS.
HOWEVER, THE ENVIRONMENT
IS WHAT COUNTS FOR US ALL.
Social, ecological and economic sustainability are the determining parameters for
our company and not merely in theory. We are highly conscious of our social
responsibilities and are an active proponent of an unspoiled environment. In the
course of many of our projects, we use the support of innovative technologies in
order to employ natural resources and renewable energy. Excellent links to
pedestrian ways, cycle paths and public transport networks, comfortable bike
parking spaces and e-service stations are also part of this approach. We invest in
quality and build for coming generations. A philosophy that has already been
confirmed by numerous national and international awards.
17
URBANITY & INNOVATION
BUYING THINGS IS A CHORE.
SHOPPING IS PURE PLEASURE.
We not only develop and operate large-area retail properties, but also create urban venues that become
inspirational leisure and adventure worlds for the entire family. In this connection the location is irrelevant, as our
centers are always the leading address for people who wish to enjoy life to the full and delight in the pleasures of
shopping.
As a first mover, we employ fresh and inventive ideas to generate added value for both customers and shop
partners. For example, with the “Zehner”, a voucher for SES shopping centers in Austria, as well as the
successful “Desetak” SES shopping currency in Slovenia, which could both be exchanged on an inter-center
basis within their countries. Therefore, whether on a large scale or in details, our innovativeness commences
in the parking areas and extends to the operation of the shopping centers. We are well aware of our
responsibilities with regard to the design of public spaces.

TENANT MIX
MAJOR BRANDS ARE
OUR BUSINESS. THE LATEST TRENDS OUR PLEASURE.
We employ the expertise derived from over 40 years of shopping center history
on a daily basis for our partners in combination with absolute trustworthiness.
From the outset, the focus is on our shared interest for the respective location . A
balanced branch and shop mix with the strongest regional, national and international suppliers, ensures top sales revenues and floor space productivity. To the
great satisfaction of our tenants, who appreciate high visitor frequencies and a
clientele with sizeable purchasing power, our malls provide top brands with the
perfect stage for success.
23
GASTRONOMY
THE FINEST INGREDIENTS ARE
VERY IMPORTANT. BUT TICKLED PALATES EVEN MORE SO.
Food and drink not only serve to keep body and soul together, but also form the heart of a shopping mall. For here,
the quality and diversity of the restaurants has a decisive influence on public acceptance levels. So whether in
connection with slow or fast food, regional specialities or international delicacies, SES selects its tenants with great
care. This gives our customers something to savour.
25
REGIONALITY
OUR CENTERS CONSTITUTE
REGIONAL PLATFORMS.
THEREFORE EACH IS UNIQUE
AND INCOMPARABLE.
For us, “all business is local” is a statement that represents far more than a mere truism. Regional anchorage is
one of SES’ fundamental, genetic elements because it not only affects business, but also the complete concept and
realization of our shopping centers. To name but two examples, this is evident in the cooperation with regional
tenants, as well as local institutions and associations. Our shopping centers must not only be attractive per se,
but should also raise the value of the entire surrounding area. A concept, which out of respect for local
individuality, assumes a different form in every region.
27
MODERN SHOPPING CENTERS REPRESENT A NEW
AND IDEAL PLATFORM FOR PRESENTING ART TO
LARGE NUMBERS OF PEOPLE FREE FROM THE
CONFINES OF THE TRADITIONAL ART GALLERY.
JASON BROOKS, FASHION ILLUSTRATOR
CENTER MANAGEMENT
OUR KNOW-HOW LEAD IS
WORTH A GREAT DEAL. AND ALL OUR PARTNERS REAP THE PROFITS.
Our involvement in center management extends way beyond the general norm. Moreover, as far as
facility management issues such as cleanliness, security and utilities are concerned, our number one
priority is precision, cost-efficiency and professionalism.
We are available directly in every center as a partner for discussion with an excellently trained team and
we also look after all center marketing in a process that wherever possible involves our shop partners.
Here too, innovative thinking plays a central role and irrespective of whether classic communications,
center magazines, web pages or social media are involved, we set the pace. For example, with the
illustrations of the British star designer, Jason Brooks, which appear as much-admired leitmotifs in one
of our center campaigns.
29
EVENTS
EVENTS ARE ORGANIZED. OUR FESTIVITIES ARE CELEBRATED.
One can buy in complete events, or one can organize things oneself, which in many cases is precisely what the
SES Shopping Centers do. Programs are created that relate to the location, are typical of the region and, in
connection with the architecture, underline the individual personality of each and every center. This applies to
events aimed at raising visitor levels or supplementary offers to the standard shop mix such as weekly or farmers’
markets. As a result, spectators become visitors and customers turn into friends.
31
FACILITIES & SERVICES
WITH US EVERYONE IS
IN GOOD HANDS.
JUST ASK OUR TINY TOTS.
SES Shopping Centers are places of great practicality where one also feels at ease. For example, due to own-brand,
adventure worlds for children. Or in some locations with company kindergartens, which are open throughout the
year and offer a positive work-life balance for both the personnel of our shop partners and our employees.
SES Shopping Centers are places that customers enjoy, whatever their age. This is because our visitors, guests and
staff receive the service that they would expect in an urban environment, from a post office and a police station, to
family and senior citizen advice centers. All in combination with exemplary safety standards and resultant benefits
for each of our customers and all of our tenants.
33
OVAL – The stage of EUROPARK.
ART & CULTURE
ART IS FREQUENTLY ELITIST. WE INTEGRATE IT FULLY.
We are not satisfied to merely beautify our shopping malls with art. In fact, in our projects art assumes its truest
form, whether in the design and fittings of our shopping centers, works from leading artists on some of our center
premises, our style of advertising, or cultural events. Not to mention the first theater and concert hall with a full
program of performances to be built in a shopping center.
