Many analysts now believe that growth is much more sustainable in 2014. In fact, construction spending rose 1% in November to a seasonally adjusted annual rate of $934.4 billion, the U.S. Commerce Department reported. That’s the highest volume reported in more than four years. One of the economy’s inherent risks to confidence and growth in 2014 was recently subdued with the passage of the federal budget and debt ceiling. However, the future impacts of increasing energy and oil costs and the unknown implications and costs of the nation’s Affordable Care Act have yet to be determined in the coming year. The build-to-suit will provide office and warehouse space to support the University’s maintenance services and personnel. The new facility will feature a 24' clear height, drive-in doors, one depressed dock, a full-building sprinkler system and employee accommodation areas including locker rooms, conference rooms and a breakroom. Designed to meet LEED-Silver certification, the facility will feature sustainable elements including a geothermal heating and cooling system, green roof, low VOC finishes, permeable pavers and electric car charging stations within the building’s parking lot. Exterior finishes will compliment a contemporary design utilizing tinted precast panels accented with a light sandblasted treatment, a decorative metal canopy at the main entrance and specialty lighting sconces artfully positioned around the perimeter. Upon final completion in May 2014, Golden State Foods will relocate its operations from Lemont, Illinois into this new, modern Regional Headquarters. ❏ McShane Awarded Senior Affordable Housing Residence in Atlanta, GA 2 McShane Construction, in partnership with IBG Construction Services, LLC, was selected by Integral Development to provide construction services for the Oasis at Scholars Landing, a new 60unit affordable assisted housing residence for seniors. The three- and four-story, 65,193 square foot complex will be located on a 2.1-acre site at 134 John Hope Drive in Atlanta, Georgia. The residence will feature 60 one-bedroom units and numerous tenant amenities including a fitness center, beauty salon, commercial kitchen and dining room, two activity rooms and a covered patio for outdoor entertainment. Exterior finishes will incorporate a classic design scheme utilizing a combination of brick and fiber cement panels. Sitework will also be completed by the project team including landscaping, parking for 30 vehicles and public improvements to the portion of John Hope Drive where the building will be situated. The multi-family assignment has received partial funding through the Georgia Department of Community Affairs Low Income Housing Tax Credit program. The project is being constructed to meet EarthCraft Certification through the incorporation of several sustainable features such as low VOC and Energy Star appliances. McShane Completes 51-Unit Residence for IHDC in Oak Park, IL On behalf of developer, Interfaith Housing Development Corporation (IHDC), in association with the Oak Park Housing Authority, McShane recently completed the renovation and new construction assignment for the Grove Apartments. The 51-unit mixed-income residential development is located at 442 South Grove Avenue in Oak Park, Illinois. The building previously served as a two-story office facility and was transformed by McShane utilizing skillful renovation and new construction into a four-story, mixed-use residential complex. The development was also constructed to meet LEED certification through the incorporation of numerous sustainable features including a geothermal HVAC system, Energy Star appliances and low-E windows. The reconfigured residential building provides 51 one-bedroom apartments, with 12 handicapped accessible units. A 5,230 square foot retail component and large community center comprise the ground floor space. Weese Langley Weese provided the architectural services for the project. ❏ McShane Construction Completes 150-Unit Eden Supportive Living Eden Supportive Living is a new 150-unit supportive living development that was recently completed by McShane Construction for owner/operator Mitch Hamblet, President and Founder of Eden Supportive Living. The project incorporated both extensive renovations and new construction and was developed to provide residences for individuals with physical disabilities between the ages of 22 to 64 years who can live independently yet benefit from support services and resources. The completed 117,000 square foot residence incorporates 150 units in studio and one-bedroom configurations with specialized amenity spaces. Residents can enjoy lounges, a waterfall cascade and a reflection pond near the main entrance, full-service kitchen and dining room for daily meals, library, theatre, cyber café, activity center, laundry facilities and a medical suite where 24-hour emergency support and wellness programs are offered. Architectural services for the new construction and renovation assignment were provided by Absolute Architecture, PC. ❏ McShane Completes High-Tech Assignment in Indianapolis, IN In certain circumstances, the adage ‘out with the old and in with the new’ does not fully reflect the composition of a construction assignment. The challenge involved completing extensive upgrades and portions of new construction while maintaining the uninterrupted operations of the client, a global telecommunications company. McShane’s past experience in providing a hybrid of upgrade and new construction services to this valued client and in working within the client’s operating and occupied facilities, required McShane’s project team to incorporate skilled scheduling and phasing of the work to successfully achieve this goal. McShane constructed a new steel frame around the existing building, clad that structure with precast panels, and also incorporated a new roof, mechanical, electrical and fire protection systems. Enhanced seismic bracing, the addition of a loading dock, mechanical room and expanded parking were also completed. McShane’s project team assisted with the building’s exacting commissioning standards to ensure continual operation of this strategic telecommunications facility. Madden McMillan Architects provided the architectural services for this assignment. ❏ McShane Awarded Phase II of The Lodge of Northbrook for Essex Communities Developer, Essex Communities, selected McShane Construction to complete the Phase II component of The Lodge of Northbrook that will add 20 additional independent senior residences to the existing 58-unit development (shown above) in Northbrook, Illinois After successfully completing the construction of the 58-unit Phase I at The Lodge of Northbrook, McShane was selected by developer, Essex Communities, to complete the second phase of construction at this luxury active senior living community. Located at 2220 Founders Drive in Northbrook, Illinois, the 37,880 square foot expansion will incorporate 20 additional fully-featured one- and two-bedroom units and two-bedroom with den configurations complete with upscale finishes and fixtures. Constructed on the southwestern portion of the existing property, Phase II will offer direct access to the main building and to the integrated underground parking garage completed by McShane in the first phase of development. Phase II will feature a separate entrance, additional elevator, beauty salon, resident storage units and a guest suite rentable for short-term stays by family and friends of the residents. Phase II will seamlessly integrate into the existing building utilizing the same masonry façade, window systems and color scheme. All three industrial facilities are equipped with ample office space and are suitable for single- or multi-tenant users. Powers Brown Architecture provided the architectural services for this multi-building industrial construction assignment. ❏ Richardson ISD Selects Cadence McShane for 13-School Assignment Richardson Independent School District (Richardson ISD) recently selected Cadence McShane to serve as Construction Manager at Risk for another portion of its significant 2011 Bond Program. Cadence McShane recently completed work for the ISD that included renovations, improvements and additions at 13 educational facilities within the District. The new assignment involves various upgrades, renovations and expansions at 13 schools within the school district, working in concert with various notable architectural firms. With Perkins + Will, Cadence McShane will complete renovations at Brentfield Elementary School and additions and renovations at White Rock and Richland Elementary Schools. With architect, PBK, renovations and upgrades to Big Springs Elementary and an addition and improvements to Wallace Elementary School will be completed. Cadence McShane and Corgan Associates will work together to complete auditorium renovations at Berkner and J.J. Pearce High Schools, and additions and renovations at Forest Meadow Junior High and Dover, Merriman Park and Mohawk Elementary Schools. With Reed, Wells, Benson & Co., Cadence McShane will provide MEP upgrades to Richardson Heights, Northrich and Dover Elementary Schools. Architectural designs for this assignment are complete with construction already underway on three of the projects. The majority of construction will occur in Summer 2014 in advance of the new school year. ❏ 4 Cadence McShane has been awarded a multi-school construction assignment from Richardson Independent School District that includes upgrades, renovations and expansions at 13 different schools. Previously completed by Cadence McShane on behalf of Richardson ISD is the Richardson High School, shown above. Three-Building Industrial Development Completed for The Carson Companies Cadence McShane recently completed the construction of a new three-building speculative industrial development in Pasadena, Texas on behalf of owner/developer, The Carson Companies. The three facilities, totaling 365,462 square feet, are located within the Carson Commerce Center as part of its new 20-acre industrial development at 3700 Highway 225. The assignment included the construction of various industrial facilities featuring a front load, a crossdock configuration and a crane-served building to meet the needs of a variety of users. The front load facility, situated at the west end of the development, features 118,500 square feet, 30' clear height and 18 dock doors. The 185,168 square foot crossdock building, positioned directly east of the front load facility, provides 30' clear height and 30 truck docks. The association recently presented Cadence McShane with its 2013 TEXO Construction Safety Excellence Award within its Building Division in the category of 100,001 to 250,000 Man Hours worked in calendar 2013. Presented at its Annual Awards Ceremony in December 2013, Cadence McShane’s receipt of this prestigious award stands in recognition of its development and implementation of an outstanding safety and loss prevention program achieved through its management commitment, the involvement of its employees and program innovation. Cadence McShane’s Safety Director, John Schmidt, compiled the comprehensive submittal and also represented the firm in the final interview that determined the winner within the category. Cadence McShane recently began the third phase of classroom renovations that will add a new administration area in March and will renovate the library, kitchen and cafeteria this summer. At J.M. Daffron, Cadence McShane is performing 67,676 square feet of extensive renovations and adding 17,000 square feet of new space. Construction of the new administration area and renovations of two of the classroom wings are complete,and the final portion of classroom renovations has begun. Renovations to the library, gym, kitchen and cafeteria will commence in early June. Located at 1520 Katy Gap Road in Katy, Texas, Cadence McShane began the construction of this two-story, 64,281 square foot residence in April 2013. The construction progress reflects the completion of the structural framing, exterior sheathing, roof trusses and metal roof decking with the installation of drywall, windows and roofing currently underway. Upon its final completion in May 2014, the new senior living facility will incorporate upscale finishes within 22 residential units designed for memory care and the development’s 60 units designated for assisted living. The complex is designed around a central corridor that will incorporate amenities such as a movie theater, spa, restaurant, gymnasium, retail store and sports bar. Sitework is also being completed by Cadence McShane that includes landscaping, sidewalks and convenient surface parking for 43 vehicles. Three Square Design Group is providing the comprehensive architectural services for this new assisted living and memory care community. ❏ Cadence McShane Completes Scottsdale Crossing Building One for TIG Real Estate Services Scottsdale Crossing Building One, a new 27,500 square foot light industrial/office/flex speculative development for developer, TIG Real Estate Services, Inc., was recently completed by Cadence McShane in Cedar Park, Texas. Cadence McShane Construction recently announced the completion of its comprehensive construction assignment at Scottsdale Crossing Building One, a new 27,500 square foot light industrial/office/flex speculative development on behalf of developer, TIG Real Estate Services, Inc. The new facility is located on an eight-acre site at 5900 Highway 183-A within TIG Real Estate’s Scottsdale Crossing Commerce Park in Cedar Park, Texas. Cadence McShane constructed the single-story facility utilizing a tiltwall panel exterior accented with attractive glazing elements. The building also features aluminum windows, overhead dock doors and a 5:1,000 parking ratio. With tenant space available from 1,560 to 27,500 square feet, the building offers the flexibility to support either a single- or multi-tenant environment. Cadence McShane also completed the sitework for the assignment, including the construction of the building’s parking and sidewalk areas, service drive, retaining walls, a water quality pond and low impact landscaping. Positioned on a prominent nine-acre site within the Val Vista Square Business Park acquired by McShane Development from master developer, Park Corporation, the two-story healthcare facility is being readied to replace an existing VA clinic that provides healthcare services to over 19,000 area veterans. Utilizing the design/build expertise of McShane Construction and REES Architects, Inc., this 60,000 usable square foot, Under development by McShane Development Company, the new 60,000 usable square foot U.S. Department of Veterans Affairs Outpatient Clinic in Gilbert, Arizona, is scheduled for a February 2014 turnover as the final phases of construction are rapidly being completed. LEED for Healthcare designed facility is expanding the VA clinic’s services to include audiology, radiology, dental care, mental health and physical therapy, among others. The facility will also boast spacious public areas, conference and training rooms, treatment rooms, staff support areas and phlebotomy. McShane Construction has been finalizing the sophisticated interior finishes throughout this comprehensive healthcare facility and is currently completing the final testing and commissioning of the facility’s building systems including electrical, HVAC, water and gas. Following the completion of the facility, the clinic will begin welcoming patients in early Second Quarter 2014. ❏ On-Time Delivery Slated for Orbus Exhibit & Display Group BTS The fast-track completion of Orbus Exhibit & Display Group’s new corporate headquarters and warehouse facility continues on schedule in spite of this season’s harsh winter conditions in Chicago. Located at the Union Pointe business park in Woodridge, Illinois, the build-to-suit development is currently taking shape and will be turned over to Orbus in Second Quarter 2014. Orbus will be consolidating its current two locations in Bolingbrook and Niles and relocating approximately 300 employees to the new buildto-suit where it plans to optimize its design, manufacturing and corporate operations to support its modular exhibit and display business. After completing the shell construction of this 347,400 square foot build-to-suit facility in late December 2013, the construction team poured concrete flooring throughout the building, starting with the second story of the 55,000 square foot office component, following with the first floor office and warehouse space. As the concrete setting process permits, the team will focus on interior work including the mechanical, electrical and plumbing systems. The new warehouse facility is under construction by the design/build team of McShane Construction Company and Ware Malcomb Architects. ❏ Cherry Logistics Center Poised for Spring Occupancy The new 575,000 square foot, LEED-Registered Cherry Logistics Center located in Newark, California, under development by a joint venture between Conor Commercial Real Estate and American Realty Advisors, will offer an April 2014 shell building completion.
