I have been a resident of the area for over 20 years and have a deep passion for helping to improve the communities in which we live. I have many years of business experience and also many years of community involvement acting in numerous different functions within my own community. With my experience in community business and combining my experience in business outside the community I look forward to serving Winona Lakes Property Owners Association and to help it grow and meet its every day and future needs. Strategic planning and communications will be the key to our success. Being successful in my positions within my community can be attributed to the fact that you will not find me just sitting at a desk, but out and about within the community. I will work hard for you and your community. There is a lot of work to be done and I look forward to the challenge. The Board of Directors did a great job let’s recap: The Clubhouse was painted, the parking lot was paved and the lines painted doubled the amount of cars that could park. Contracts were reevaluated for legal, insurance, and garbage pickup. All in all we ended the year with a significant surplus which can be used for roads, drainage, recreation, safety and clubhouse improvements. The Board needs to keep going forward on this path and not get mired down with red tape. We need to spend our money on infrastructure not litigation. What I would like to see for the community going forward is an upgrade to the school parking lot area which is one our most used common ground. An area for parents and children to stay dry on rainy days, bike racks, uniform lines painted to utilize the area efficiently and make a plan to keep a smooth flow for the safety of the children; this should be our main priority. Also I would like to come up with a plan to allow our children to walk safely to the bus stop which would include better lighting. Additional changes I would like to see would be to move the mailboxes to the corner of Clubhouse Drive and Alpine Drive. Avoiding the hill will save wear and tear on your vehicle. Also, I would like to see our unused ski slope utilized for bike and hiking trails. Please get more involved in the community, remember it is your investment. At the very least we need you to vote in our elections for the people with common sense. Together we can build a beautiful place to live. I would like to thank Jim Ritter for filling in as interim Community Manager here at Winona Lakes. He stepped up and did a great job. On Saturday, February 2, 2013 the board met and voted on a permanent Community Manager and I want to welcome Gene Tick on board. I am confident he will do a great job. The St. Patrick’s Day Celebration will be held on Saturday, March 16, 2013 from 6pm to 11pm. Please come and enjoy the fine food, Irish dancers and dance to the DJ. Come out and meet your neighbors and have fun. Contact the office for more details. The Breakfast with the Easter Bunny will be held on Saturday, March 23, 2013 from 10am to 2pm. The board moved to adopt the fence ordinances of Middle Smithfield and Lehman Townships as of January 19, 2013 as the ordinance of Winona Lakes Property Owners Association. PLEASE NOTE: Middle Smithfield and Lehman Townships require a Fence permit. Please contact your township to obtain a copy of the ordinance. Call to order Ken Anders (President) called to order the regular meeting of the WLPOA at 10:03am on 17th of November 2012 in the Clubhouse. II. Roll call Jeff Reichl (Secretary) conducted a roll call. The following persons were present: Greg Daniels (Treasurer), Tom Fels (Vice President), Robert Fenlon (Director), John Kobiela (Director), Stephanie Przebieglec (Director), Lou Seneca (Director), Oscar Woerlein (Director), and Ken Anders (President). Guest: Jim Ritter (Community Manager) and Attorney Nick Haros. III. Approval of minutes from last meeting 1. Ken Anders moved to approve the Regular Meeting Minutes of 9/15/2012 as written. Seconded by Jeff Reichl. Motion carried 6-0-3 November 17, 2012 2. Ken Anders moved to approve the Emergency Meeting Minutes of 10/6/2012 as amended. Tom Fels seconded the motion. Motion carried 6-0-3. 3. Jeff Reichl moved to amend the Emergency Meeting Minutes of 10/6/2012 to include motion to appoint pro temp secretary to certify election under New Business. Open issues a) Attorney Report: No report. b) Treasurer’s Report: Greg Daniels reported on select September balance sheet items: All numbers presented are unaudited. As of month end the Associations total assets equal $1.5M; Net Accounts Receivable was $775,000. Net Operating cash for the period ending 9/30/12 was $436,000 and Capital cash was $216,000. Month-to-date income on an operating basis totaled $3,400 and on an accrual basis totaled $17,000. Yearto-date income on an operating basis totaled $97,000 and on an accrual basis totaled -$116,000. Year-to-date collections on a cash basis totaled $686,000 and on an accrual basis totaled $930,000. c) Manager’s Report: See attached. d) Committee Reports: 1. Committee Appointments: a) Ken Anders moved to recommend the following individuals to be approved onto the Architectural Committee: Foster Cramer, Franklin Smith, Judith Wiegand, Ken Anders (President) and James Ritter (Community Manager). Seconded by Stephanie Przebieglec. Motion failed 3-5-1. Jeff Reichl moved to direct the Management and Communications Committees to work together to formulate a policy with respect to appropriate content for the WinonaGram, for review by the attorney and Board of Directors. Seconded by Lou Seneca. This year’s event was a huge success! The recreation committee and their volunteers worked together to manage an epic event that happens every December 31st.
