GENERAL
Greystones is located in the popular and historic market town of Peebles which is well known for its excellent
amenities. The town has a broad selection of independent shops, professional services, supermarkets, restaurants,
sports facilities, a theatre, arts centre, library, banks, cottage hospital, health centre and dentists. There are three local
primary schools and senior schooling at Peebles High School, which are all highly regarded and within walking
distance from Greystones.
Greystones is well placed for commuting to the central belt, with Edinburgh only 24 miles to the north. Glasgow Airport
is some 53 miles distant from the property. Both Edinburgh and Glasgow airports have a growing number of flights to
many domestic and international locations. There are regular bus services from Peebles to the centre of Edinburgh.
Peeblesshire is one of the most beautiful and accessible parts of the Scottish Borders with rolling hills, farmland and
woodlands. The area is well renowned for its outdoor activities. The River Tweed is one of the most prolific salmon
rivers in Scotland and shooting can be arranged on nearby estates. There are a number of golf courses at Peebles,
Cardona and Innerleithen. Peebles Hydro, Stobo Castle Hotel and the Cardona Hotel all offer excellent leisure facilities
and Glentress Forest is a fabulous facility for mountain bikers.
The Royal Burgh of Peebles is renowned for its close knit community with numerous clubs and societies. It is also
home to various festivals throughout the year including Peebles Arts Festival, Peebles Food Festival and Peebles
Beltane Festival.
DESCRIPTION
Greystones is a substantial Victorian house built from traditional whinstone with sandstone bays and sits under a slate
roof. Dormer windows, one of which is turreted, combined with a climbing hydrangea creates a most attractive front
exterior. The property sits in an elevated position on the southern edge of Peebles with easterly views over the Tweed
valley and hills beyond. The house has been very well maintained over the years and retains many of its original
features. The period features include mosaic tiled floors, decorative glazing, ornate cornicing and high ceilings
throughout. Due to its open aspect, Greystones benefits from a wonderfully light interior.
The twin aspect drawing room has a beautiful fireplace with a carved mantelpiece, and coupled with the formal dining
room makes a lovely space for entertaining. The sitting room to the rear links directly into the dining kitchen and
benefits from a wood burning stove and a door leading directly to the patio outside. The main bedrooms are very well
proportioned with generous sized children’s bedrooms on the second floor. It should be noted that the dressing room
on the first floor could be converted to create a third bathroom, subject to the necessary planning consents being
obtained.
The accommodation over three floors comprises:
Ground Floor: Entrance vestibule with mosaic tiling. Hallway with pitched pine staircase. Drawing room with bay
window and open fireplace. Dining room. Sitting room with wood burning stove and direct access to the garden. Under
stair storage cupboard. Cloakroom with wash-hand basin and WC. Dining kitchen with fully fitted floor and wall units
and integrated study area. Pantry. Utility Room with fully fitted units. Rear vestibule.
First Floor: Spacious landing. Master bedroom with double aspect. Guest bedroom with en-suite bathroom. Double
bedroom with dressing room. Second double bedroom. Walk-in cupboard. Airing cupboard.
Second Floor: Two bedrooms with dormer windows to the front of the property. Landing with two press cupboards.
Attic storage room.
Outbuildings: The coach house comprises: garage, store room, stable box and hayloft with external ladder access. The
coach house offers development potential subject to obtaining the necessary planning consent. There is a further
timber stable box to the side of the coach house. In addition there is a greenhouse with a power supply.
Gardens and Grounds: Greystones is accessed via a private driveway with parking to the front for several vehicles.
The driveway extends beyond the house to the coach house. Surrounding the house is a sheltered and enclosed
garden with well stocked herbaceous borders, patio and ornamental pond to the rear with perimeter stone walling.
Beyond the main garden wall there is vegetable garden, greenhouse and manége. There is also an orchard with
productive apple trees.
Paddock: There is a gateway set in the perimeter beech hedging marking the western boundary, which leads to a pony
paddock extending to approximately 0.34 acres (0.13ha).
