ABOUT THE SHOPPING CENTER OPPORTUNITIES GUIDE
This document is to be used as a reference for locating vacant space in the retail shopping
centers in the City of Chino.
This document is intended to serve as a guide only. The City of Chino shall not be held liable for
any errors or misinformation contained in this survey. All information in the survey was obtained
through personal contact between the City’s Community Development Department, Economic
Division and the leasing agents/owners of the respective center.
This document shall in no way imply or guarantee approval of specific land uses without
proceeding through the required review process of the City’s Planning Division and the Planning
Commission, if required. Any questions regarding zoning, if the intended use is allowed, or if
there are any special permits or requirements needed, please contact the City’s Planning
Division at 909-334-3253.
The Shopping Center Guide & Vacancy Survey also includes the market population of the center
within a specific drive-time radius, the leasing agent, site plan (if available) or photo, number of
storefronts, and tenants of each retail center. Please note that a tenant can occupy more than
one storefront. The Shopping Center Location Map provides an overview of the approximate
location of each retail center within the City of Chino.

BACKGROUND
The City of Chino, set amidst a lush backdrop of the picturesque San Gabriel
Mountain range, is a thriving retail center with nearly 4.0 million square feet of retail
space in 28 power and neighborhood shopping centers. The 230,000 square-foot
Rancho del Chino, North, anchored by JCPenney and Home Depot opened in Fall
2007. The City’s population base is approaching 80,000 with a market area of over
1 million people within a 10-mile radius (Central Ave/60 FWY). The City’s daytime
workforce population is approximately 46,000 people employed by about 3,700
businesses. Planned residential development in the master communities of the
Preserve and College Park will bring an additional 35,000+ people into the Chino
Valley over the next several years. The City offers many advantages to retailers
including a high quality of life, low crime rate, close proximity to executive housing
and a strong work force.
TWO RETAIL MARKETS
Chino’s North Central Avenue Market Place commercial area serves the
communities of Chino, South Ontario, Pomona, Montclair, and other surrounding
cities and is located near the 60 (Pomona) Freeway at Central Avenue. Tenants in
the 11 centers include Target, Burlington, Ross Dress for Less, La Curacao,
PetsMart, Staples, and JoAnn’s Fabrics & Crafts. Major restaurants in the area
include Marie Callenders, Keoloha’s Hawaiin Restaurant and Olive Garden.
The second major retail market area is the Hwy 71 (Chino Valley Freeway)
Corridor at Grand & Edison Avenues. The market area provides shopping
opportunities for the residents of Chino, Chino Hills, Corona, Diamond Bar and other
surrounding cities. The 620,000 square foot Spectrum Marketplace is home to
Target, Michael’s, Old Navy, Marshall’s, T.J. Maxx Home Goods, Ross Dress for
Less, Dick’s Sporting Goods and Staples, with Mimi’s Cafe, Applebee’s, and Islands
among the many restaurants. Adjacent to the Spectrum Marketplace is the
Spectrum Towne Center. Tenants in the 820,000 square foot center include Sam’s
Club, Wal-Mart Superstore, Best Buy, Pier 1 Imports, Nordstrom Rack, Marshall’s,
Tilly’s, and Kohl’s department store, with restaurants including Johnny Carino’s,
Wabi Sabi, and Red Robin.
TRANSPORTATION
Chino is ideally situated where Los Angeles, Orange, Riverside and San Bernardino
Counties meet and our convenient location near the 60 and 71 freeways offers
excellent access to the entire Southern California region. The 10 (San Bernardino),
91 (Riverside), 57 (Orange) and Interstate 15 Freeways are all nearby. The Ontario
International Airport is less than 8 miles from Chino. Public transportation is
available throughout the City by Omni Trans.
