PRESIDENT’S MESSAGE
The 2013/14 edition of the Kerby Centre Housing Directory has been redesigned to present a
more contemporary look and feel to the housing options for Older Adults in the Calgary Area.
This new format also provides enhanced living accommodations information to better inform
the home seeker about non-traditional housing options available to them.
Kerby Centre is pleased to partner with many of the organizations and companies that are
listed and advertised in this directory—partnerships are the cornerstone of Kerby’s philosophy
while assisting older adults to secure housing in and around the Calgary area.

DEFINITIONS
Alberta Health Services Personal Care Homes
• Typically single-family dwellings where five to eight residents receive support services
• Meals, housekeeping, personal care and support services are provided
Alzheimer
• Alzheimer disease is the most common form of dementia
• Symptoms include difficulty in remembering recent events
• Symptoms can also include confusion, irritability and aggression, mood swings, trouble with
language, and long-term memory loss. As the sufferer declines they often withdraw from family
and society
Apartment
• A dwelling situated above or below one or more other units (residential or nonresidential)
• The “apartment” dwelling unit may share common hallways and access to the outside with other
units
• Included in this category are following types of units: duplexes, triplexes, stacked townhouses,
and apartments above a non-residential unit
Assets
• Bank Accounts—Savings Accounts, Chequing Accounts
• Investments such as: GIC’s, pensions, trust funds, mutual funds, stocks, bonds
• Equity in Property—Own a home but not living in it, receive rental income, or own land
• Equity in a Motor Vehicle
Bachelor apartment (Also known as Studio)
• A small apartment usually consisting of one main living space, a small kitchen, and a bathroom
Dementia
• Is a serious loss of global cognitive ability in a previously unimpaired person, beyond what might
be expected from normal ageing
Designated Supportive Living
• Private supportive facilities that have a contract with Alberta Health Services to provide on-site 24hour non-professional supportive residential services to clients
• Health and personal care supports are on-site for seniors with complex and significant care needs
Hospices
• Nursing care of people who are living with and dying from a life-limiting illness along with equal
supportive care of their families
Independent Living Adult Lifestyle Apartments
• Privately owned buildings with self-contained apartments that have 20% or more seniors living
there
• Rent is at market level
Independent Living Non-Profit Housing
• Non-profit agencies and/or organizations that provide housing for seniors or all age groups
• Rents are lower than market level and income tested
Independent Living Seniors Citizens Subsidized Apartments
• Apartments are jointly owned by the Alberta Government and the management group
• Rents are 30 percent of one’s gross income
Independent Living Condo or Life Lease
• Condo: a form of property ownership where the purchaser buys a suite
• Life Lease: a contract between a resident and an organization which grants the resident the right
to occupy a unit for the balance of his/her life

DEFINITIONS
Long Term Care Centers (also known as Nursing Homes)
• For a small number of seniors who have highly complex health needs and whose care can not be
safely provided in their own home or in supportive living
• Under the direction of a family physician, an on-site Registered Nurse supervises care with the
support of Licensed Practical Nurses, Health Care Aides and other health-care providers
Mental Health
• A mental disorder or mental illness is a psychological pattern or anomaly, potentially reflected in
behavior, that is generally associated with distress or disability, and which is not considered part
of normal development of a person’s culture.
• Mental disorders are generally defined by a combination of how a person feels, acts, thinks or
perceives
Non-Profit Independent Assisted Living
• Lodge style housing for seniors 55+ years who have not been able to successfully access seniors
housing in Calgary
One (1) Bedroom apartment
with a room for sleeping
Person with developmental disabilities
• Developmental disability is a term used in the United States and Canada to describe lifelong
disabilities attributable to mental or physical impairments
Point System
• The point system is a format used to evaluate the applicant who has the greatest need in a fair
manner
• Building Management, take into account and allot a set number of points for: the rent paid/income,
eviction or special circumstances, overcrowding, housing detrimental to health, shared housing
and utility responsibility
• Building Management deduct points for assets. The more points, the greater the need
Private Personal Care Homes Licensed and Unlicensed
• Small privately owned residences that provide a home-like atmosphere
• Supports and services vary.
• Contact management in listing directly.
Private Supportive Living: Supportive to Assisted Living
• Privately owned facilities that charge market rates for apartment style suites (most with modified
kitchens)
• Meals in a central dining room, recreational activities, bus service for medical appointments and
housekeeping
Row (also known as Townhouse)
• A ground-oriented dwelling attached to two or more similar units so that the resulting row structure
contains three or more units
Semi Detached
• Two ground-oriented dwelling units which are attached by means of a common wall, and adjoining
no other structure
• Each unit in the structure is called a semi-detached unit. Include in this category: a unit built to
attach to a “single” or to a non-residential structure

• A dwelling place or home considered as a refuge from the elements: Everyone’s basic needs
are food, clothing, and shelter
Single Detached
• A building containing only one dwelling unit, which is completely separated on all sides from any
other dwelling or structure
• Included in this category ia: a single house which is not attached to any other dwelling above
ground, but may be attached below ground
Studio Apartment (Also known as Bachelor)
Subsidized Supportive Living Lodge Program
• Private room and bath with the services of housekeeping and meals in a central dining room
• Rents are a percentage of one’s gross income
Two (2) Bedroom Apartment
with two rooms for sleeping

be partially funded by the government.

• Apartments are for independently living seniors who have limited incomes.
• Apartments are fully equipped bachelor/studio and one bedroom units.
• There are limited numbers of two bedroom apartments which are reserved for couples.
• Most seniors housing is for ages 65 or older. Some building owners have decided to accept
applications from 65 and older first, and then if apartments are still vacant they will accept people
aged 50–64. The age requirements are in each listing.
• The Point System is used for all subsidized housing. (Please see definitions on page 7 for more
information)
• Rents are calculated at 30% of the applicant’s gross income (line 150 of the Notice of
Assessment). For couples both incomes are taken into account. Extra costs will be electricity,
cable, phone, internet and parking.
• To be eligible, applicant must have a yearly income less than $36,500. There is also an asset (see
definition on page 5) restriction of $7,000.
• An immigrant senior who is sponsored to live in Canada is not eligible for Subsidized Housing until
they have lived in Canada for 10 years.
These buildings have waiting lists. It is important to apply as early as possible and remain in
contact with the apartment managers. It is best to start applying several months in advance.

INDEPENDENT LIVING: CONDOS/LIFE LEASE
• A CONDO is a form of property ownership where the purchaser buys a suite, which includes a
share in the common property of the condominium. Owners are responsible for the upkeep of their
own suite plus monthly condo fees for the upkeep of the common property.
• A LIFE LEASE is a contract between a resident and an organization which grants the resident
the right to occupy a unit for the balance of his/her life. On entering a life lease, an individual
pays part or all of the market value of the unit and agrees to pay a monthly fee. The monthly fee
is calculated based on ongoing costs such as maintenance plus the amount of the original cash
contribution. The higher the initial payment, the lower the monthly payments.
• A BUYBACK POLICY exists for all LIFE LEASES. This means the organization will buy a unit
back from an owner minus a fee for refurbishing and resale. Buyback provisions vary greatly and
need to be looked at carefully before entering an agreement.
• Amenities and services vary greatly. Some developments provide wellness centres, optional meal
service and activities. Others target mature adults who wish to share a safe, secure building with
others of a similar age and lifestyle.
• In both CONDO and LIFE LEASE residencies, rules and regulations regarding the outside of the
unit or common area are often firm.
• The age to be eligible for purchase/life lease may be 50 years of age or greater depending on the
development.

ELIGILITY REQUIREMENTS:
• Seniors 65 years and above
• Couples, one partner must be 65 years of age or older and the other 60 years of age or older
• Applicants must be a resident of Canada for ten consecutive years
• Applicants must be able to manage their own self-care including dressing, getting to meals without
assistance
• Some Home care support is acceptable
• Minimum rent in affect
ROOMS are private and can be semi-furnished if required. Some communities have shared bathing
facilities.
SERVICES:
• Services include meals, weekly housekeeping, clean linens etc.
• 24-hour non-medical personnel
• Organized activities and outings provided
RENT:
• Rents calculated at a percentage of an individual’s gross annual income (line 150 income tax
return)
• For couples, both incomes are taken into account
• Extra costs are cable, phone and parking
• No Pets Allowed
• Smoking allowed in designated areas only
Short stays (respite) may be available to individuals who meet the lodge requirements. An interview
is necessary. The costs for respite is $55/day for an individual and $110/day for a couple

• For adults and seniors with moderate care needs who require 24-hour on-site availability of
personal care services, but who do not require continuous access to professional RN services
• Personal Care Homes are staffed by one personal care attendant at all times who provides
assistance including personal care, home making, medication assistance, health monitoring and
liaison, assistance to access recreational activities and assistance with other activities of daily
living.
• Personal Care Homes are typically single-family dwellings where five to eight residents receive
support services. Residents pay accommodation fees and are responsible for personal effects,
as well as co-payments for medications, and aids to daily living. Basic bedroom furnishings are
provided.
• RN, on-call and intermittent scheduled professional services are provided and coordinated by
a client coordinator, who also provides professional case management for each Personal Care
Home resident.
• The majority of Personal Care Homes are wheelchair accessible and capable of accommodating
residents dependent on mobility equipment and assistance.

• Privately owned and operated homes that provide a distinctly personal alternative to long term
care within a comfortable and home-like setting.

well as meals featuring your favorite foods and familiar dishes within dietary needs.
• Services may include special diets, recreational programs, diabetic care, personal care
assistance, e.g. bathing and dressing, laundry/housekeeping, medications assistance, peritoneal
dialysis care, companionship, shopping and spiritual care.

good. They always wave and say hello. The kitchen staff
looks after me too. I’m not supposed to have gluten in
my diet. They know and will not serve it to me. It’s a
good thing we are here.”
Some children of aging parents think that assisted

LONG TERM CARE CENTRES
Long Term Care Centres, also known as nursing homes, provide housing and health care for those
whose care exceeds the amount of support available in their own home in the community or in other
types of housing due to chronic illness or other medical conditions.
• Services offered are:
– 24-hour nursing and personal care
- Physiotherapy, occupational and recreational therapy
- Oxygen therapy
- Pharmacy services
- Social services and pastoral counseling.
• Rates include:
– A semi-private or private room with a private or shared bath depending on health concerns
– All meals and snacks
– Personal care
– Nursing
– Medical management
– Social activities.
• Costs are (as of January 2013):
– $50.80 per day for a publically funded semi-private room
– $58.70 per day for private room.

Who are they?
• Calgary Housing Company is a City of Calgary owned corporation providing safe and affordable
housing to citizens of Calgary.
What do they do?
• Calgary Housing Company operates and manages over 10,000 subsidized and affordable housing
units.
• It has a variety of housing options for low-income households including duplexes, townhouses and
high-rise apartments.
• Calgary Housing Company accepts pets in some of its rental units.
Calgary Housing Company offers three distinct programs designed to deliver subsidized
housing solutions (or options) depending on the needs of people accessing its services:
• Rent Supplement Housing—assists households in need by providing rent subsidies in eligible
rental projects.
• Progressive Housing—short-term housing with small subsidies for customers who wish
to eventually own their own home and desire a “hand up” so they can move into market
accommodation within one to four years.
• Deep Subsidy Community Housing—long-term housing with larger subsidies for customers
requiring permanent and stable housing assistance.

MENTAL HEALTH AND HOUSING
Like people of any age, seniors may have mental health issues. These include mental health conditions
that started at a much younger age or are new to a person in older age. Often the mental health
condition will make it difficult to find or keep appropriate housing.
Steps to Help an Older Person with Mental Health and Housing Issues
1. Ensure the person is connected with mental health services. Help is available 24 hours a day at
the Mental Health Help Line 1-877-303-2642.
2. Housing supports are available through Alberta Health Services. These supports include:
a. Approved contracted family homes
b. Satellite homes
c. Outreach to help maintain housing.
These will normally be for people with a severe or persistent mental health diagnosis. For
information, contact Geriatric Mental Health Consulting Service located at Sheldon M. Chumir
Health Centre. Phone: 403-955-6994.
3. For people who do not fit into traditional seniors’ housing, try Peter Coyle Place. Age eligibility is
55+. Call 403-252-6000
4. If the person is homeless or at risk of being homeless, please refer them to the Kerby Rotary
Shelter at 403-705-3250. Temporary shelter may be available.
CALGARY HomeSHARE
Calgary HomeSHARE helps seniors remain living in their own home by sharing their home with a postsecondary student or other adult. They gain quality of life benefits, emotional and financial stability, a
sense of safety, and companionship. Sound good? Read on!
HomeSHARE is a cost sharing exchange of services. The senior provides safe, affordable space in
their home. Their housemate helps 4–10 hours a week with simple household tasks. This might include
yard work, snow shoveling, lifting/carrying items, vacuuming, or taking out the garbage.
• HomeSharing is not renting. It is not a landlord/tenant relationship; it does not affect zoning.
• It is not Home Care; housemates do not provide personal or medical care.
Housemates contribute an agreed amount each month to the cost of shared expenses such as utilities.
This is not income to the senior and does not affect their benefits. Each person is responsible for their
own food.

In addition to traditional housing options for older adults, people with developmental disabilities have
additional options available to them:

Assured Income for the Severely Handicapped (AISH)
AISH is a living allowance for people aged 18-65 if they have a severe handicap that prevents them
from earning a living. The money is used to pay for basic living expenses, such as: rent, food, clothing,
transportation, utilities, etc.
Medical documentation required, and the individual must meet a specific eligibility criteria. Income and
assets of the applicant, their spouse or cohabitating partner are assessed when determining eligibility.

CALGARY AREA HOSPICES
Hospices are available to patients within the Calgary zone who require end of life care. People admitted
to hospice have a life threatening illness where cure is no longer possible and goals of care are focused
on quality of life, care and comfort.
When being at home is no longer possible, or an acute care admission is no longer required, the
specialized teams of health care professionals and volunteers at hospice provide 24-hour care and
support for patients and families. The interdisciplinary team focuses on easing the physical, emotional
and spiritual suffering that often accompany advanced, life-threatening illness. In the peaceful hospice
environment, friends and families are encouraged to spend time with their loved one. Accommodations
for family overnight stays are available if required.
Alberta Health Services (AHS)—Calgary Zone provides hospice care through six contracted service
providers and one AHS Hospice throughout the greater Calgary area. All hospices meet high standards
and provide similar care. The priority is to ensure all patients have timely access to hospice care.
An assessment by a member of the AHS Palliative Consult Team is required to determine
eligibility for Hospice care
Process:
• From an acute care facility: The attending doctor or nursing staff can initiate a palliative care
consult
• From home: The family doctor can fill out a referral to general Home Care who can then initiate a
referral to palliative Home Care or to a member of the palliative consult team
• From Long Term Care and Supported Living: The attending doctor or nursing staff can request
a palliative care consultation
• Rural areas including hospitals and Home Care: The family doctor, attending doctor or nursing
staff can initiate a referral to the rural palliative care consult team

• Assistance to families afflicted by homelessness to find shelter, safety and support at the centers
• Help relocating the client into housing and providing them with the necessary supports after
entering a new home
• Programs for children residing at Brenda’s House, may involve any combination of story reading
or telling, music, drama, art or creative movement
• Short term supportive housing available with rental payment required
• Emergency beds where clients can stay up to 14 days with no payment
• Advocacy, counseling and referrals
• Transition possibilities to permanent housing
