RESORT MANAGER’S UPDATE
We’re happy to announce that all the work planned
for unit renovations has been completed for the year. We
are anticipating a different approach for 2010’s refurbishments
and, if all goes as planned, we should be able to get twice the
amount of units done.
The flooring around the Indoor Pool was resurfaced with a product
called Granitite. This product covered the existing tile making it a
safer, non-skid surface. We are winding up the replacement of
railing at the Outdoor Pool. All of the railing has been constructed
at our on-site woodshed and then installed in sections so we
haven’t had to experience any pool closures during the
construction process.

Activities Department Update
Well it’s that time of the year
again…Oakmont Resort has plenty of
new activities to share with you. We
are so excited about the new attractions
that are coming to the Pigeon Forge
area. Starting in Spring of 2010, we will
have a new attraction “Titanic”, which will
feature
hundreds of displays of priceless Titanic artifacts as
well as exact replicas of the Grand Staircase, a First-Class suite,
Third-Class cabin, and the Marconi Wireless Room. Titanic Pigeon
Forge will encompass 30,000 square-feet on three ship decks right
in the center of our gateway to the Great Smoky Mountains.

We have a wide variety of activities planned for your
enjoyment. Just to name a few, we have the Monday morning
Meet & Greet where area show representatives come to inform
you about all the shows in town while you enjoy door prizes and
coffee and donuts. Monday afternoon is the Parrot Mountain show
with Tim. He brings beautiful, exotic birds, tells a bit about each,
and gives some very important information about the wildlife
habitat in which they live.
An all-you-can-eat Pancake Breakfast sounds like some good
eatin’ so we offer it on Thursday mornings, along with all the
fixins’. We’re always coming up with new ideas…so, for our new
and improved BINGO, we have changed the rules just a little. Be
sure and come by on Thursday to participate and see what wacky
ways we have created!
Your week just wouldn’t be the same without the Tuesday night
Covered Dish Dinner. The Oaktree Boys are here to entertain and
have a good time so be sure to sign up because seating is limited.
We recently added new tables and chairs in the Clubhouse and
can hold up to 50 people now!! Tuesday afternoon we have a
very informative Photography Workshop with Jim Eastin.
Wednesday is our Dixie Stampede Special Nite for the 6 P.M
show only. Adults are $39 and children ages 4-11 are $23, but
you have to SIGN UP!
If you are looking for a unique worship service then you have to
go to Cowboy Church. This is an interdenominational service that
features your favorite country entertainers. The casual service is
held at the Country Tonite Theatre on Sunday at 10 a.m.
Don’t miss our scavenger quest! Come by the Clubhouse and
pick up a hunting list as soon as you arrive. In addition, the kids
will be happy to know that the Kid’s Corner is packed with new
and interesting toys.
We are looking forward to seeing each and every one of you
here at Oakmont. Be sure to check out the activities schedule when
you arrive to see all the fun stuff we have planned. Remember, if
you are coming to Oakmont at a busy time of year, you may call
us in advance and we’ll be happy to make your show reservations.

SELLING YOUR OWNERSHIP
Although we hope you are happy with your ownership
at Oakmont Resort, we understand that circumstances
may cause a need to sell your property. To aid in that
process and as a courtesy to our owners and future
owners, you may advertise your week “For Sale by
Owner” on our website. You will find all the facts and
other important information about this service at
WWW.TREEMONTRESORTS.COM .
There are commercial resellers for timeshares but be
very careful if you use one. Many ask for upfront fees
of $300-$700 or more! Do not be fooled by promises
from these companies. History has shown over and
over that companies charging $100 or more upfront to
list the property tend to do little or nothing to promote
the sale.
Also, it has come to our attention that some of our
owners have been solicited to attend a meeting or
seminar regarding the “disposal” of their timeshare
interval. These meetings often present the owner wit h
an extremely negative view of timesharing and offer to
“relieve” the owner of their “burdensome” timeshare
by charging a one time fee of $3,000 or more!
Please be aware that there is no need to PAY someone
to take your valuable ownership. If you have bee n
approached by one of these unscrupulous companies
and are willing to pay someone to take your property,
please contact us first at (865) 428-6039. We may be
able to help and it won’t cost you thousands of dollars!
RESORT POLICY REMINDERS
Flex Week Reservations- If you are a flex owner, have a 2010 week
reserved, and do not pay your 2010 maintenance fee in full by February 1,
2010, your reservation will be cancelled. Once you have paid your dues in
full, you will be permitted to re-schedule your flex week, subject to inventory
availability.
In addition, it is not necessary to prepay your dues in order to schedule a
flex week unless you are depositing the week with an exchange company.
Prepaying Maintenance Fees- At any time during the year, you may prepay
your maintenance fee in full or by making monthly payments for any amount
you wish. You may pay at the current year’s assessment and, if there is an
increase, you will be billed for the difference in December. Please make
your check payable to Oakmont Resort Condominium Association and note
your contract number and the year you are prepaying on your check. Mail
your check to the Maintenance Fee Department at Oakmont Resort
Administrative Offices, P. O. Box 4960, Sevierville TN 37864-4960.
Credit Cards- You will be assessed a $5.00 convenience fee when paying
your maintenance fee by telephone or mail with a credit card. If you own
more than one unit/week, you will be charged only one $5.00 fee if you pay
all maintenance fees at the same time. If your credit card is declined three
times, you will be assessed an additional $25.00 service fee.
Returned Checks- You will be assessed a $25.00 return check fee if your
check is returned to us for any reason.
Exchanging Your Week / RCI Points- If you are depositing your week with
an exchange company or borrowing RCI Points, you are required to pay the
maintenance fee in advance for the year you are exchanging or borrowing.
Parking- There is a two vehicle per unit limit. In order for all guests to have
adequate parking, we are unable to accommodate campers, RV’s, or trailers.
The resort has very limited parking and must enforce this policy
Smoking- All units at the resort are now smoke free. Smoking is only
permitted outdoors and in open air common areas. Violators will be fined
$200.
Check-in- All owners, owner guests, and exchanges will be required to
show I.D. upon arrival at the resort. If you are sending in a guest, we require
written notice from the owner. If you are unable to do this prior to check- in,
please send the confirmation with your guest with the necessary information
filled out.
CONTACT INFORMATION & OWNERSHIP CHANGES
It is the duty of each Owner to maintain their current contact
information within the Oakmont Resort Condominium
Association database. Oakmont Resort will mail any required
communication to the name(s) and address that appear in this
database and will assume that the information is current.
You may submit a change of address to the Resort by mailing
the correct information to the Administrative Offices at PO Box
4960, Sevierville, TN, 37864, or send via fax to 865-428-8930.
No Pets Allowed- No pets are allowed on premises or in units. Violators will
be fined $500 and required to remove the pet from the premises.
Maximum Occupancy- Six persons for a two bedroom and four persons for a
one bedroom, regardless of age.
Reservation Fees- All rental reservations require a seven day cancellation
notice in order to receive a refund. There is a $15.00 charge for cancelling or
changing a rental reservation. Changes to flex week reservations require a
$25.00 change fee.
Vacation Calendars- Just a reminder to always verify your arrival dates with a
vacation calendar, as arrival dates change from year to year. If you need a
calendar, you may print one from our website, www.treemontresorts.com.
You will find the calendar link on the “Owner Information” page. You may
also contact the Reservation or Check-in Office and request that one be
mailed to you.
Early Arrivals- If you will be having a guest arrive before you to check into
your unit, please call the registration office and give them your guest’s name.
In order to protect our owners, we will not allow any unauthorized guest to
check into your unit. If we already have your guest’s name, this will make the
check in process a better experience for everyone.
Owner Guests- When sending multiple guests to use your unit, please mark
on your confirmation if the unit needs to be cleaned between visits and which
party is responsible for paying the cleaning fee. If you do not wish to have
the unit cleaned between occupants, please note this on your confirmation as
well.
Rental Agreements- When submitting a rental agreement, all parties on the
deed or contract must sign the rental agreement. Your unit will not be placed
on the rental program without all signatures. Please allow us time to receive
the rental agreement and then call to verify that we did receive it and that all
information is correct. Rental Agreements can be printed from our website,
www.treemontresorts.com
We hope these reminders will help you to help us maintain Oakmont Resort
as a special vacation destination.
ARTWORK FOR SALE!
Due to the interest from several owners, we have a few of the
“Old Mill” artwork prints that used to be displayed in the units
for sale. All prints are professionally framed, matted, and signed
by the artist. The winter scene by artist Paul W. Brown is $125
and the summer scene by artist Ney Park is $75, plus shipping.

Changes in ownership require that the Resort receives a copy of
a recorded deed in the new owner’s name, their address and
telephone number, a statement indicating the new owner’s first
year of occupancy, and a $75 transfer fee payable to Oakmont
Resort Condominium Association.

LETTER FROM THE PRESIDENT
Dear Oakmont Homeowners:
Greetings and I hope this letter finds you all well. With the help of our wonderful staff and your continuous support of the Resort, we have
had another great year at Oakmont. I believe we have the best group of homeowners and staff in the industry, some of whom have been
with Oakmont for over twenty years!
Oakmont continues to be a Silver Crown resort. Congratulations to our staff for their great efforts in maintaining this status. This year is the
first I have even a hint that the Silver Crown award could be in jeopardy. RCI has recently informed us that several exchange guests from
other resorts have had some negative comments regard ing the unit interiors. We constantly try to keep the units fresh and new, but with the
average age of fifteen-p lus years per unit it becomes diffic ult to keep up. It is extremely important for us to keep the S ilver Crown rating fo r
you to exchange your unit and for ownership value.
From the inception of Oakmont, we have tried very hard to keep maintenance fees as low as possible and will continue to do so. Since the
first maintenance fee assessment in the mid-80’s, we have raised maintenance fees an average of $11.58 annually, or an average of 4.25%.
This s imp ly takes care of the normal expense increases that we all can relate to in our personal lives. This year, maintenance fees will have
to increase by $20.00, of whic h $10 will go straight into reserves. Our reserves are adequate for the remainder of this year, but because of
the age of the resort we are beginning to experience expenses larger and faster than normal. My fear is we could deplete our reserves to the
alarm rate or leave no alternative but to face large assessments in the years to come unless we address the issues now by increas ing the
maintenance fees. We are exp loring ways to be more effic ient in several areas so that costs can be kept down.
You are the greatest owners any resort could have. You have always supported Oakmont Resort and we pray you will continue. Thank you

SLATE FOR BOARD OF DIRECTORS OAKMONT RESORT CONDOMINIUM ASSOCIATION
RICHARD H. ALVERMAN, SR.
Mr. Alverman res ided in Florida where he served with the Ft.
Lauderdale Police Department until 1980 when he relocated to Sevier
County. He and his wife owned and operated The Farmer’s Daughter
Restaurant until 1995 and have since been involved in the tourism
industry throughout their 27 years in Pigeon Forge.
He and his wife, Beverly, have three married children, seven grand
children and three great grandchildren. They have been members of
Smoky Mountain Christian Church s ince 1981, where he presently
serves on the Board of Elders and chairman of the long range Planning
and Build ing Committee.
H. CHARLES ANDERSON
Mr. Anderson is originally from West Palm Beach, Florida. He
attended Palm Beach High School and Palm Beach Junior College.
Being involved in the build ing industry in Florida s ince 1967 and
owning his own construction company, A & K Homebuilder’s since
1969, Mr. Anderson was heavily involved in planning, zoning and
construction of res idential and multi-family real estate.
He moved to Gatlinburg, Tennessee in 1981, where he undertook
the development of Tree Tops Resort. That successful project was
followed by Oakmont Resort of Pigeon Forge in 1985.
Mr. Anderson founded the Tennessee Resort Developers
Associatio n, which has been an important vo ice in the regulation of
the State’s vacation ownership industry. He is an active member of
First Baptist Church of Gatlinburg and the Gatlinburg Gateway
Committee. Mr. Anderson and his wife, Gale, live in Kodak,
Tennessee. They have three gro wn children and three grandchildren.
JERRY W. BRADFORD
Mr. Bradford was reared and received his education in Michigan
before serving in the United States Army overseas. Mr. Bradford
began his marketing and sales career as a territory manager for a
national corporation.
He worked in key positions in other
corporations before serving ten years with Bristo l Myers of New York
City. After his interest turned to real estate, he accepted a vicepresident position with a major South Florida real estate firm for three
years prior to joining Tree Tops in 1981 as partner and senior vicepresident.
Mr. Bradford and his wife, Alice, have two children and three
grandchildren and have a home in Kodak, Tennessee. He now travels
extens ively for pleasure and missionary work. He has served as elder
and trustee for twenty-seven years in a local Sevierville, Tennessee,
church.
DONALD L. DENNEY
Mr. Denney is originally fro m Somerset, Kentucky.
After
graduating from high school, he served four years in the military. Mr.
Denney retired in 1994 after thirty-three years with Polk Publis hers,
where he served as programmer, systems analyst and administrative
services manager.
Mr. Denney is active in his church and also serves his community
as a board member of the Sevier County Council on Aging, a member
of the Sevier County Health Improvement Council and a Sunday
School teacher. His hobbies include Bible study, golf, bowling, and
hiking. Mr. Denney and his wife, Bonnie, currently reside in Pigeon
Forge, Tennessee, and have two children and s ix grandchildren. They
have been homeo wners at Oakmont Resort since 1994.
GEORGE F. DOYLE, JR.
Since 1984, Mr. Doyle has served as Contro ller of Tree Tops Real
Estate, Inc. and the accountant for both Oakmont and Tree Tops
Resort Condominium Associations.
A Certified Public Accountant, Mr. Doyle has a Masters degree in
Business Administration from the University of Tennessee.
In his spare time, Mr. Doyle enjoys hiking, scuba diving and
playing the piano.
NEIL C. MULLEN
Mr. Mullen attended the Univers ity of North Caro lina, C hapel Hill,
where he received his BA in Economics. He obtained his MS in
Bus iness Education fro m Troy State Univers ity in Troy, Alabama. He
served twenty years active duty with the U.S. Air Force as a
Lieutenant Colonel. Among his duties in the Air Force were
Command Pilot, Squadron Operations Office and Commander,
Commandant of NCO Academy and AF Level Division Chief.
After his service with the Air Force, he was emp loyed by
Natio nsBank Corporation as a Personal Trust Officer, Benefits
Manager and Relocation Manager, and most recently as the Corporate
Vice President and Director of Relocation. His was responsible for
relocating 3,000 employees, buying and selling over 1, 000 emp loyees
homes annually, as well as managing a budget of over seventy million
dollars.
Mr. Mullen is active in his community and church. He is a member
of the Lincoln County Tax Board of Equalizatio n and Review,
Linco ln County’s Delegate to the North Caro lina Senior Tar Hee l
Legislature, and Chairman of the Deacons and Nominating Committee
at Southside Baptist Church in Linco lnton.
He and his wife, Martha, have three children, six grandchildren
and four great grandchildren. They have been homeowners at
Oakmont since 1998 and presently have two weeks. He and Martha
reside in Lincolnton, North Carolina.
