How close is the rock to the surface in this area? Soil borings have not been taken for this site. We believe at this time that the stratified bedrock will not interfere with the placement of footings. However, removal of bedrock is normally excluded from the contractor’s base contract. Verification of soil bearing capacities will be confirmed by the owner’s testing agency. Are there any requirements as to what has to be removed from the existing building and how it is to be backfilled? Floor slab, foundations, footings, etc. The existing Toyota building to be removed (including slab, foundations, footing) in its entirety. All debris and unsuitable soils are to be removed from the site. All backfill to be suitable engineered fill to provided and compacted to meet the specifications. Please clarify as to where the existing sanitary sewer is and where the site contractor is to pick up the line and run it to the new building? We believe that the exact existing sanitary line location is unknown at this time. For the purpose of bidding, we believe the existing sanitary is located approximately 60’ from the west side of the existing building (that is to be removed) running north to south and approximately 60’ of the existing building (that is to be removed) and running north to south. The site General notes on page C005 say to provide 1" service form the existing 1" service with a shut off in a curb box at the building. The plumbing page P101 says that there is to be a new 2" waterline. Please clarify what is to be done. Revise plumbing drawings to provide 1” line. Page 3 of 5 Q. A. Q. A. Q. A. Q. A. Q. A. Q. A. What is to be done with the "Areas to be resurfaced and/or paved for grading purposes regular duty?" Are we to remove the asphalt, remove the stone, regrade the sub base, restone, and repave the area? Are we to install an overlay of asphalt? Please clarify so that everyone bids accordingly. Remove asphalt as required so pavement thickness and spec match the pavement profile on sheet C006. Who is to provide the refrigerator(?) in the Training/Break Room #110? If GC, then what is the specifications. The owner will provide the refrigerator. Is there anything special about the exposed CMU? I can not find any details on what it is to be? Is it just a standard hollow core 2" wide unit in standard color? What is the watertable noted at the Portal Entry Element on the elevations page A201? Provide penetrating sealer on color pigmented CMU veneer and mortar. Color to match T-2 on the finish schedule. Do you have any specifications for the signage, interior & exterior? Who is to provide the exterior signage? Any restrictions on who can do it? Exterior signage is provided by the owner and installed by the vendor. General Contractor is to coordinate electrical connections and access panel quantity and locations with exterior sign vendor. The existing to remain exterior site signage to be recruited per electrical drawings. Provide new conduit and wiring to Van Camp Road entrance for future directional and secondary brand sign per electrical drawings. Interior signage is supplied by the owner's vendor. The schedule on this project seams to be very aggressive and some of the ACM panel installers are unwilling to commit to a possible 16 week schedule. They are telling me they need 10 weeks after measurement of actual walls to make and install the ACM. Will there be any extension of the completion date? Exclude the installation of this system from the schedule and state your proposed completion date on these factors as a separate line item. S101 shows the top of foundation at 96'8" and below the cut it says see architectural for further details. Details on A302 then show top of foundation at 96. Which is correct? Top of foundation to be 96’-8”. Q. A. What is the vertical rebar spacing in the foundation for the CMU walls? Vertical reinforcing are #5 bars spaced at a minimum of 24” c/c as shown on typical wall foundation detail on Drawing S101. Q. A. Will the below grade CMU need dry-block additive? Yes. Provide dry-block cmu and mortar system to all masonry work. Q. A302 calls out for a metal drip flashing at the base of the CMU walls. The specs call out for perm-a-barrier but this is not shown on the cut only the metal drip. Please clarify the type and how they would like it installed. Perm-a-barrier system not required, refer to note below. A. Q. It calls out for a parge coat over the exterior grade sheathing. (it looks like it extends up 1' into his metal panels) Will the masonry flashing be sealed to the wall system with a termination bar and sealant or will the vapor barrier extend down to cover this transition? Dampproof coating to extend over prefinished metal flashing at base of finish floor and extend 8” BFF. Building wrap to extend over flashing at base of ACM. The building elevations indicate (GP-1) for the entry portal front and back, which we assume stands for (Glass Panels). Is this by the signage vendor? If not, could you provide a basis for design similar to what you did for the ACM panels shown on A201 to further clarify. The entry portal is provided by the owner and installed by the general contractor. The design and construction (i.e. glass panels, ACM, etc.) is provided by the vendor. Q. A. Are there any Automatic door operators or Automatic sliding glass doors No. Q. A. Is the substitution request for YES45tTU and YCW750 approved?
