Part of that stress stems from the terminology associated with home mortgages. Following are a few terms buyers can familiarize themselves with to facilitate the process of buying their own homes. n Closing costs: Buying a home is expensive, and part of that expense is the closing costs. Any time a real estate transaction occurs, that transaction is accompanied by certain expenses, which are known as the closing costs. Closing costs may include attorney fees, loan origination fees, title insurance and escrow payments. Buyers can sometimes negotiate with the seller so the seller will agree to pay the closing costs, or the costs can be shared by the buyer and the seller. But buyers may also pay the closing costs in their entirety on their own. n Escrow: Escrow is a bond, deed, document or money kept in the custody of a third party until a real estate transaction has been completed. In addition, escrow accounts are used to hold the property tax and insurance fees that are collected via your monthly mortgage payment. n Fixed-rate mortgage: A fixed-rate mortgage, unlike an adjustable rate mortgage, is one in which the interest rate on the mortgage remains the same for the life of the loan. Buyers typically prefer a fixed-rate mortgage because they know exactly what they will be paying for their home each month. An adjustable rate mortgage, often referred to as an ARM loan, is one that typically comes with a lower interest rate than a fixed-rate mortgage, but that lower rate is usually only locked in for a relatively brief period of time. n PMI: PMI, which stands for private mortgage insurance, must be purchased by home buyers who are financing more than 80 percent of their homes. The standard down payment when purchasing a home is 20 percent, but some buyers cannot afford such a down payment. As a result, the lender then mandates that such buyers purchase PMI, which protects the lenders if the borrower defaults on the loan. The cost of PMI will be added to your mortgage payment, and once you have 20 percent equity in your home you can cancel PMI. n Title insurance: Title insurance is a tool that protects both the buyer and the seller against legal issues that may arise as a result of the home’s title. It protects buyers and the lender from the possibility that the seller was not legally permitted to transfer ownership of the property to the buyer. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer. There is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. The home-buying process is typically a careful cooperation between buyer and seller to find a middle ground. The buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that often determines if the sale goes through or is terminated. Before any negotiations can begin regarding repairs, it is advisable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority — even before a contract is entered on the home. According to Think Glink, a money-management website, buyers may try to negotiate repairs with the seller, but they shouldn’t assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold “as is” and may even specify that repairs and requirements for the certificate of occupancy are the buyer’s responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted. Relocating to a new city or town can be a life-changing event that requires planning and maybe even a little luck to make it work. n Examine your finances. Moving is expensive, and it can be even more expensive when moving to an entirely new city. If you are moving to pursue career opportunities but don’t yet have a job offer in hand, examine your finances and work out a worstcase scenario in the event that your job hunt takes longer than you hoped for. Unless you have a benefactor who can help you pay your bills and avoid debt while you look for a job, make sure you have several months’ worth of living expenses saved up before moving. n Research the job market. Certain cities have more opportunities for people in certain fields than others, so make sure the city you plan to relocate to is a place where you will have ample opportunities in your chosen line of work. Otherwise you might find yourself settling for a career you don’t like or relocating again to a job market more accommodating to someone in your field. n Research the real estate market. Before hitting the road and heading for your new home, research the real estate market in that area. Try to find out the average rental price via online forums or even online newspaper classified sections. The National Association of Realtors joined with the nonprofit American Student Assistance to conduct a survey of only those student loan borrowers who are current in their repayments and therefore mostly likely to be financially ready to make a home purchase. Seventy-one percent of those surveyed said their student loan debt is delaying them from buying a home.
