person’s life. Deciding to buy
a home often indicates buyers are ready to establish firm

they can see themselves living

search for a home, carefully examine your finances to determine how much is coming in
and how much is going out of
your household each month.
Figure out how much debt
you are currently carrying, be
it student loan, automotive,
consumer or any other types of
debt. Order a credit report so
you can see how prospective
lenders are likely to see you,
and address any errors you
find on the report before meeting with any lenders. Peruse
past bank statements to track
your spending habits, looking
for areas where you might be
able to scale back if need be.
n Be prepared when visiting
lenders. Prospective borrowers can make the home-buying
process go smoothly by having all of the necessary documentation ready when visiting
potential lenders. Many mortgage lenders will want to see
some recent pay stubs (from
both borrowers if buying with
a spouse or partner), a couple
years’ worth of W-2s and tax
returns, as well as your recent
bank statements. You can always call ahead and ask lenders
what they need to see when applying for a loan. Having these
materials ready in advance
means you will spend less time
at the bank and more time finding the right home for you.
n Secure financing before
you begin house hunting.

lets buyers know how much a
bank will loan them, meaning
they won’t spend time looking
at homes they can’t afford. In
addition, pre-approval means

Buying a home is simultaneously exciting and stressful.
Part of that stress stems from
the terminology associated
with home mortgages. Following are a few terms buyers can
familiarize themselves with to
facilitate the process of buying
their own homes.
n Closing costs: Buying a
home is expensive, and part
of that expense is the closing costs. Any time a real estate transaction occurs, that
transaction is accompanied
by certain expenses, which
are known as the closing costs.
Closing costs may include attorney fees, loan origination
fees, title insurance and escrow payments. Buyers can
sometimes negotiate with the
seller so the seller will agree
to pay the closing costs, or the
costs can be shared by the buyer and the seller. But buyers
may also pay the closing costs
in their entirety on their own.
n Escrow: Escrow is a bond,
deed, document or money
kept in the custody of a third
party until a real estate transaction has been completed.
In addition, escrow accounts
are used to hold the property tax and insurance fees that
are collected via your monthly
mortgage payment.
n Fixed-rate mortgage: A
fixed-rate mortgage, unlike
an adjustable rate mortgage,
is one in which the interest
rate on the mortgage remains
the same for the life of the
loan. Buyers typically prefer a
fixed-rate mortgage because
they know exactly what they
will be paying for their home
each month. An adjustable
rate mortgage, often referred
to as an ARM loan, is one that
typically comes with a lower
interest rate than a fixed-rate
mortgage, but that lower rate
is usually only locked in for a
relatively brief period of time.
n PMI: PMI, which stands
for private mortgage insurance, must be purchased by
home buyers who are financing more than 80 percent of
their homes. The standard
down payment when purchasing a home is 20 percent,
but some buyers cannot afford
such a down payment. As a result, the lender then mandates
that such buyers purchase
PMI, which protects the lenders if the borrower defaults
on the loan. The cost of PMI
will be added to your mortgage payment, and once you
have 20 percent equity in your
home you can cancel PMI.
n Title insurance: Title insurance is a tool that protects
both the buyer and the seller
against legal issues that may
arise as a result of the home’s
title. It protects buyers and the
lender from the possibility that
the seller was not legally permitted to transfer ownership
of the property to the buyer.

when downsizing

many opt to downsize their
homes. Such a decision can
save older adults substantial
amounts of money while also
liberating them from the hassle of maintaining large homes
they no longer need.
Downsizing to smaller
homes or apartments is a significant step, one that homeowners should give ample

n Get a grip on the real estate market. Downsizing is not

consider the real estate market before putting their homes

and mortgage payments, but
those savings may be negated

Preparing your home for prospective buyers
Selling a home can be exciting. Homeowners who made
considerable financial commitments when buying their
homes may be anxious when
the time comes to get returns
on their investments, but
selling a hope need not be so
nerve-racking.
Buyers’ tastes often dictate
their interest in a home. For example, no matter how immaculate homeowners may keep
their colonials, such homes
won’t appeal much to buyers
looking for a traditional Cape
Cod cottage-style home. But
while you might not be able to
change your home’s architecture to appeal to the masses,
there are steps you can take to
make your home more appealing to buyers whose dream
home more closely resembles
your own.
n Address curb appeal.
Curb appeal goes a long way
toward creating a lasting first
impression, so homeowners can start by driving up to
their homes and looking at
them through the eyes of prospective buyers. Address the
landscape if it needs some
TLC, and power wash siding
if it’s appearing a little dirty.
Examine your driveway for
cracks and consider installing
a new surface if the existing
one is more of an eyesore than
eye-catching. Finally, clear the
yard of toys and tools before
nailing the For Sale sign into
the ground, as a cluttered yard
will give buyers the impression that you did not prioritize
keeping a clean and presentable home.
n Clear out the clutter.
Some sellers stage their homes
when putting them up for sale.
But staging might not be an option for sellers who are still living in their homes and intend
to do so until they find buyers.
If you can’t stage your home,
then do your best to remove
clutter, including extra pieces
of furniture you might have accumulated over the years that

longer fit on bookshelves, and
try to keep common areas like
family rooms, hallways and
kids’ playrooms as open and

living in caves that are void of
natural sunlight. When show-
ing your home, make sure all

the blinds or shades are up. If
trees or shrubs outside windows are blocking natural light
from getting inside, consider
trimming them so your home
appears sunnier and more inviting. Bright homes tend to
feel more spacious, so fix any
light fixtures that need fixing
and even add small lamps in
rooms that could use some extra light.
n Tackle that to-do list. It’s
easy for a home’s residents to
grow accustomed to certain
minor problems, such as a
doorknob that always sticks or
a creaky kitchen cabinet door.
But buyers might be turned
off by too many of these minor
problems and wonder if any
larger and more expensive issues also went ignored. Before
showing your home, address
all those minor repairs on your
to-do list.

Who is responsible for repairs during a sale?

Many questions arise
during the home-buying
process. Buyers looking at
homes that require a good
deal of TLC may wonder who
is responsible for the home’s
repairs, particularly if such
repairs are needed to secure
a certificate of occupancy.
Depending on the situation,
there is no clear-cut answer.
There is no perfect home,
and things that are acceptable to the current owner
may not be acceptable to the
buyer who is looking to become the next owner.
The home-buying process
is typically a careful cooperation between buyer and seller to find a middle ground.
The buyer may have to make
some concessions, as will the
seller. Ultimately, it is this
cooperation that often determines if the sale goes through
or is terminated.
Before any negotiations
can begin regarding repairs,
it is advisable for a buyer to
have an independent inspector come out and look over
the home and property. Most
real estate agents will suggest
this be done as a first priority — even before a contract is
entered on the home.
An inspection will unveil
any potential problems in
a home and indicate things
that the buyer may not be
aware of, including items
that do not meet with code or
could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause.
This may mean the lender
will deem problems unsafe
and refuse to fund the mortgage until repairs are made.
A copy of this inspection
report should be sent to the
home seller to review with his
or her attorney and real estate agent. The buyer working with his own real estate
attorney and agent can petition for certain repairs to be
made.
Many sellers will make
such repairs to ensure the
purchase goes through, or
they will accept a lower purchase price to compensate
for the needed repairs, which
the buyer will then make.
Buyers might want to hire a
good real estate attorney to
write clauses into the contract to protect their interests. This allows the buyer to
forfeit the sale and walk away
from the contract should an
issue arise.
The rules often change
when buying a home that is
a short sale or in foreclosure.
A home that is in distress
is typically in this situation
because the current owners
cannot afford to pay their
mortgage, and thusly, are not
able to afford repairs.
According to Think Glink,
a money-management website, buyers may try to negotiate repairs with the seller,
but they shouldn’t assume
that sellers (or lenders in
the event of a bank-owned
home) are responsible for the
repairs.
Generally speaking, most
short sales and foreclosures
are sold “as is” and may even
specify that repairs and requirements for the certificate
of occupancy are the buyer’s
responsibility. A buyer also can ask to have the home
price reduced to cover the repairs. But foreclosures are often already deeply discounted.
Buyers should know that,
for a home that is not in foreclosure, there are some repairs that should ultimately
be the responsibility of the
seller.

Basic steps to help with approval for a mortgage
Real estate professionals say
the market is rebounding, and
many would-be home buyers
are eagerly awaiting their opportunities to purchase their
own homes. Fresh data indicates that the inventory of
properties is quickly drying up
and soon the market is poised
to point in the sellers’ favor.
Now could be the time to get
a good deal on a home, provided buyers are able to secure
mortgages.
No matter how many affordable homes are available,
if a buyer cannot get approved
for a mortgage, then his or her
chances of owning a home are
slim. In the wake of a tumultuous economy, many lenders tightened restrictions on
mortgage lending. And even
though the economy has rebounded, many lenders have
continued to follow strict
guidelines before lending
money.
Many things can impact a
mortgage application. Here
are the ways to overcome liabilities and improve your
standing with prospective
lenders:
n Know your credit rating.
Your credit rating is a score
that lenders rely on when deciding whether or not to approve your mortgage application. The higher the credit
rating, the more attractive you
look to prospective lenders. It
is vital to find out your credit
score. You can request a free
copy of your credit report,
which includes your credit
score, once a year from the
three major credit reporting
agencies: TransUnion, Experian and Equifax.
n Address any issues on
your report. Once you know
your score, you can take steps
to address any issues on the
report. Pay down revolving
consumer debts, such as credit
card balances and auto loans.
Report any errors so they can
be adjusted. Pay bills on time
and address any notices of collections before they make it
onto your permanent record.
n Maintain steady employment. Having a job is often
vital to getting a mortgage.

better to make a switch after
you have been approved for a
loan.
n Save, save, save. Having
more money in the bank lowers your loan-to-value ratio.
This will make you appear less
risky to lenders. Individuals
who have saved for a considerable down payment on a home
are also seen in a better light.
n Make sure you have a
credit history. Some people
are too cautious with their
credit and think closing accounts or avoiding credit entirely will make them more attractive to lenders. But lenders
will want to see a strong credit
history that indicates your
ability to pay your debts.
n Get a cosigner. If you are
uncertain about your ability
to secure a loan on your own,
then consider a cosigner to
make you more attractive to
prospective lenders.

A few ways to make relocating less difficult

People relocate for various reasons. Many relocate
for professional opportunities, while others relocate to
pursue their educations. And
while some may relocate to
enjoy a lower cost of living,
others may find themselves
relocating to satisfy their
sense of adventure.
Regardless of why a person
is relocating, doing so without preparing for the move
can make the transition that
much more difficult. According to data from the U.S.
Census Bureau, roughly 19
percent of the 35.9 million
people one year and over
who moved between 2012
and 2013 did so for a job-related reason. Relocating to a
new town for a job is different than moving from one
home to another within the
same community. Relocating to a new city or town can
be a life-changing event that
requires planning and maybe even a little luck to make
it work.
n Examine your finances.
Moving is expensive, and it
can be even more expensive
when moving to an entirely
new city. If you are moving to
pursue career opportunities
but don’t yet have a job offer in hand, examine your finances and work out a worstcase scenario in the event
that your job hunt takes longer than you hoped for. Unless you have a benefactor
who can help you pay your
bills and avoid debt while you
look for a job, make sure you
have several months’ worth
of living expenses saved up
before moving.
n Research the job market. Certain cities have more
opportunities for people in
certain fields than others,
so make sure the city you
plan to relocate to is a place
where you will have ample
opportunities in your chosen
line of work. Otherwise you
might find yourself settling
for a career you don’t like or
relocating again to a job market more accommodating to
someone in your field.
n Research the real estate
market. Before hitting the
road and heading for your
new home, research the real estate market in that area.
Try to find out the average
rental price via online forums or even online newspaper classified sections. Find
out if people tend to live with
roommates or go it alone in

Student debt keeps

Nearly three-quarters of
people repaying student loans
say their debt is hindering
them from buying a home, according to a recent survey.
The National Association
of Realtors joined with the
nonprofit American Student
Assistance to conduct a survey of only those student loan
borrowers who are current in
their repayments and therefore mostly likely to be financially ready to make a home
purchase.
Seventy-one percent of
those surveyed said their student loan debt is delaying
them from buying a home.
More than half said they expect that delay to last longer
than five years.

If you are moving to a city
where you know very few
people or no one at all, consider becoming someone’s
roommate. The right roommate can provide an instant
social network and help you
learn the ropes of your adopted home. If you plan to
live alone and rent, recognize that many landlords will

n Don’t be shy. Unless you
are moving to a place where
you already have a built-in
social network, you should
expect to encounter some
loneliness upon arriving in
your new location.
Resolve to make the most
of all your new home has to
offer by joining a social organization, connecting with
your university’s alumni
group or volunteering with
local charities. If you have a
job lined up, sign up for company-sponsored outings or
teams.
Relocating can produce
mixed feelings of anxiety and
excitement. Planning ahead
and doing some homework
can help you as you transition to your new home.
