ANNUAL INSPECTIONS

OUR PROCESSES EXPLAINED FURTHER:
ADVERTISEMENTS - PM2T advertises on the Realtor
MLS system, which filters out to multiple websites
including Realtor.com, Emerald Coast Homes online,
Trulia, Zillow, Hotpads, and AHRN.
PROCURING AND SCREENING OF OCCUPANTS
Every prospective tenant fills out a tenant application
that includes a credit check, National criminal
background check, work verification, and rental history
verification. PM2T also has a specific Pet application that
must be filled out and approved by you before we accept
any pet(s) into the home. A non-refundable Pet Deposit is
required for any tenant bringing a Pet into your home.
VIDEO INITIAL & RE-ASSESSMENTS
PM2T conducts an Initial Assessment on your home
(preferably, while the home is vacant to ensure
thoroughness). The Initial Assessment captures the visual
condition of your home before any tenant occupancy
with a series of video clips that are loaded onto an
unlisted specific you-tube playlist that only PM2T and
you will have access to so that you can view your home.
Re-Assessment videos will be taken after each tenant
vacates during our Annual and/or Move Out Walk
Through and shared with you so that you are able to
view the condition of your home.
CORRESPONDENCE & COORDINATION
No need to worry about getting phone calls at all hours of the
night or coordinating back and forth between tenants and
vendors for any maintenance or home project repairs! PM2T
handles all of the scheduling of appointments and coordinating
between all parties. You will be notified via email and/or phone
of all repairs in excess of $100 that needs to be made to protect
your asset. Cosmetic Repairs WILL NOT be approved without
first having your signed consent. It is our job to ensure you are
being provided inexpensive, yet quality work on your home.
HOME PROJECT MANAGEMENT
PM2T project manages any and all repairs including any
painting, dry wall repairs, carpet replacement, roof replacement,
or all repairs/ renovations involved in either preparing your
home for the rental market or made simply to protect your asset.
PAPERWORK, DOCUMENTS, & NOTICES
PM2T prepares all Lease documentation, Amendments, Late
Notices & Security Deposit Refund Notices. We also
hand deliver 3-Day Pay or Vacates & Eviction
paperwork. Lease Agreements and any documentation
and/or forms needing your signature will be sent for
your electronic signature via DocuSign for your
convenience.
PM2T conducts a Re-Assessment at the end of
every Lease term. Videos of the re-assessment
are uploaded to your account and shared with
you via email for your review. At the end of
every tenant’s lease term, if they are not
renewing their lease, tenants are given a MoveOut packet with strict Move Out cleaning
instructions. If they do not comply, they
authorize deductions to their security deposit per
their executed lease agreement. PM2T makes
video and written notations for you to keep for
your records.
SECURITY & RENT DEPOSITS:
Part of our unique process is that our tenants
make all deposits automatically directly into
your specified bank account through electronic
transfer. No Middle Man – No unnecessary
delays! You, the homeowner, hold the Security
Deposit for the entire lease term. You make the
decision regarding deductions from the Deposit
based on the thorough Re-Assessment videos
that are sent to you for your review. We also
make recommendations for any cleaning and/or
repairs that may be necessary during our
inspections.
