GRAND ENTRANCE to ALI SUL MARE When your guests enter your Penthouse, you will welcome them into the entrance foyer decorated with four splendid Corinthian columns. They will admire the 16-point navigational star on the floor with embedded marble and brass. Above them is a delicate silk lamp imported from Venice within a vaulted ceiling. The eye takes them on to an art gallery in a promenade that frames something very dramatic: a sculpture of St. Michael the Archangel. This large bronze with his wings spread wide out inspires the name of the penthouse: Ali Sul Mare (Italian for Wings Over the Sea). SHOWS BIG. GREAT ENTERTAINMENT SPACE. This penthouse was completely gutted and rebuilt by acclaimed interior designer, Annabella Buchelli. It is a masterpiece of architecture and design - totally unique and exquisite. The space was very cleverly redesigned by moving the kitchen, moving the second bedroom, expanding and reconfiguring the living/dining room. As a result more than 50 feet of floor to ceiling, wall to wall windows are seen from the living room. Additional design reconfiguration was done to create a unique master suite including a romantic bedroom, a generous luxury dressing room, and a very unique bathroom. This penthouse is very spacious for a two bedroom, two and a half bath at 1,635 square feet (152 square meters). There is also a comfortable terrace of 129 sq. ft. (12 sq. m.). All in all, there is 1,763 sq. ft. (164 sq. m.). Like most penthouses, the ceilings are high (about 9 feet or 2,75 m.) and the windows are floor to ceiling, wall to wall, with amazing views. Like in other grand and well-designed places, the view is unveiled slowly. After your guests admire the beautiful foyer, they then walk up a couple of steps into the elevated art gallery. Next, they see the sculpture and then step down into the living room and dining room to finally see the broad 180 degree view: the beach on the right; the Ritz-Carlton and the Delano in the center; and Biscayne Bay on the left. They can admire the Jackie Gleason Theater and the New World Center with it’s gigantic outdoor screen, where you can see the movies they are showing right from the terrace. After they are overtaken by the view, allow them to take some time to observe the details and quality seen throughout the penthouse: the coral keystone from the Keys that surround the doors and ceiling; the brass inlays in the marble; the marble-on-marble inlays on luxurious 24 inch squares of marble; the walls hand-painted by Fellini's set decorator; and the warm fabrics of the lavish tapestries and drapes. The living room expresses luxury with its over-sided L-shaped leather sofa with customdesigned bilevel coffee table. This amount of detail is not available in penthouses of this price. This penthouse is great for entertainment, as guests can circulate easily between the library, living room, dining room, bar and terrace since each room has more than one entrance. The art gallery is raised a couple of steps providing a platform if you have a speaker for events. You will have no problems fitting 50 or so people in the space. On one occasion there were more than 100 guests here. This space has been used to host a US Senator as well as a famous Congresswoman. Enjoy high-fidelity music as you entertain with a top-of-the-line system of Magnepan flat speakers, a Conrad-Johnson tube pre-amplifier, and two Outlaw amplifiers (all included in the sale). DINING IN STYLE Dinner for up to eight is set in a spacious dining room with the illumination of the Ritz-Carlton, the Delano, the National, the Ritz Plaza and the bridges of Biscayne Bay as your background. The intimate dining lighting is provided by an alabaster chandelier with matching sconces imported from Spain. Since the view includes much more than just the ocean, your guests won't be looking out into the empty dark at night. The unique kitchen, with elegant absolute black granite counter tops and custom mahogany cabinets, also serves as a bar. It does this so well, that some guests do not know that it is actually the kitchen. It is a great space for your bartender and caterers while entertaining with a convenient service entrance. And cooking at home is a pleasure in this kitchen, with ample cabinets and the right flow. Plus it has an ocean view! YOUR PERSONAL OASIS Connected to the living room via double doors is the extraordinary mahogany library with its own private bath, also in mahogany. This library is spacious, yet intimate, and because of its diversity in design, it can be used as a sitting area, overflowing dining room, second or guest bedroom, or a home office. It has a hand painted cove ceiling with gold leaf accents. A built in desk with file cabinets and an electronics station hidden behind cabinet doors make this an ample work station. The library's bathroom is very luxurious. While it may look like a powder room, it does include a concealed shower made entirely of absolute black granite from floor to ceiling. YOUR OVERNIGHT GUESTS You can easily accommodate a couple of guests overnight. Whether they are coming to stay with you for a few days or just one night because they don’t want to drive back home after a great night on the town, they will appreciate the privacy afforded by an ensuite bathroom. The library has a convertible sofa and has dedicated built in closets, ample to accommodate overnight guests. MORE SPACES The powder room is simply charming, unique in its character, and is well-located away from the main entertainment areas for more privacy. It is accessed through an elegant side foyer that serves as an antechamber. Another unique thing at this price: you can control all the lights electronically creating multiple scenes at the press of a button. Ready for dinner? Just push a button and all the lights in the living room, dining room and kitchen change to the proper intensity for a romantic dinner. Want to show a photo album after dinner? A push of a button brings all the lights up at once. When leaving, you can turn off all lights at once right at the door without worrying something in a back room was left on. From the living room your guests can go to the terrace for fresh air or a smoke. This penthouse has always been non-smoking inside. Similarly, it has never been rented, though the building allows monthly rentals for your convenience if you choose to rent. The terrace is great for a quick lunch or a drink at night. It is worth noting that it is completely private from the view of any of the other neighbors in the building. The terrace is accessible from both the living room and the master bedroom. YOUR INTIMATE SPACE This penthouse home is ideally sized to serve as your pied-a-terre or as your primary residence. In either case, it provides not only a great entertainment space with an amazing library, but also a grand master bedroom. When you are ready to retire for the night, or for a siesta in the afternoon, open another set of mahogany double doors. Beyond those doors, you see the bed surrounded by doric columns, dramatic shears, and a romantic painting of part of a famous Italian sculpture --- custom painted especially for this space by artist Joseph Regan. From the master bedroom you can enter the elegant dressing room dominated by an inviting Jacuzzi for two. From this bath, enjoy a gorgeous ocean view in the daytime, or a view of the city's several landmark hotel towers at night. The perfect lighting for a spa-like experience, or for a romantic interlude, is just a single button away. The master bathroom is incorporate in the dressing room. It is equipped with double under-mount sinks in a marble counter top, a built in dresser, several built in cabinets, an over-sized shower, and a private toilet room. A washer and dryer is conveniently situated behind yet another set of double doors. THE BUILDING The Decoplage feels like a resort, with a large beachfront pool located high enough to get an ideal view of the beach. Relax there with high-quality lounge chairs. The attendant will help you with any needs you may have. Next to the pool, there is a gym, with top of the line equipment and a great view into the pool area and the ocean beyond. The building is secured with staff that roams the property and welcomes and registers your guests at the front desk, 24 hours a day, 365 days a year. The whole building has discrete cameras in all corridors with video recording which is saved and stored. The penthouse floor is additionally secured with a dedicated elevator key required to access it. The building has valet parking. The company has been with the building for over 15 years. They know the owners very well and know how to welcome and treat VIP guests. This penthouse comes with two very well located covered parking spaces if you want to self park your cars. In addition, there is space for valet parking for one car for the owner at no charge. With a modest charge, your guests can park in valet when visiting you. The penthouse floor is designed luxuriously as well. Since the corridors and lobby were designed by Anabella Bucheli, who also designed this penthouse, you can appreciate the harmony of the two spaces. This private penthouse floor can only be accessed by keyed elevators. FACTS ABOUT THIS PENTHOUSE • • • • • • • Two bedrooms (a master and a library), two ensuite baths and a powder room. Keeping the A/C running all the time (even when not there), the total cost of electricity is around $75 to $100 a month. The owner has chosen to never rent his penthouse, and he has constantly maintained it in mint condition, which is why it still looks new. COMPARE WITH OTHER PROPERTIES We welcome your comparison with any other properties. Listing contact: Location, location, location: There is no other walking venue with so much to offer in South Beach like Lincoln Road. The top hotels are located around Lincoln Road. You do not have to drive or even take a taxi. This penthouse is in a privileged location: on Lincoln Road, on the beach, and across from the Ritz-Carlton. Juan M. Jover, Real Estate Licensed Sales Associate FUN Investments Realty Group, LLC Cell: 305-924-1515 juanjover@the-beach.net Agent is the spouse of the seller Check: www.miami-luxury-penthouses.com Penthouses: In real estate, penthouses are rare, and they are for individuals who value uniqueness. The Decoplage penthouses are well-regarded, yet still under priced considering their quality. Maintenance: Compare the monthly maintenance fees with other buildings. In the Decoplage, the cost of water, cable and the chilling for A/C are included (which in Florida should be always on to prevent mold, even when you are not there). This makes maintenance here relatively low. MLS # A1758401
