Dear Partners and Supporters, This was a year to celebrate. As you’ll see in this report, we opened two new buildings, added 188 units to our portfolio of housing, employed 150 people through our social enterprise Solutions SF, raised $200,000 during our annual benefit A Night With The Stars, and fought for and passed the Fair Chance Ordinance to give many people in San Francisco a new chance to find gainful employment. We couldn’t have done it without the outstanding support of the funders, donors, volunteers, and the Community Housing Partnership (CHP) staff. We also looked toward the future and codified an ambitious set of long-term goals. We pledged that by 2020: • Ten percent of CHP’s tenants will utilize the housing ladder, increase their income, and move to less service enriched housing. • Fifty percent of CHP’s tenants who remain in CHP housing will no longer need ongoing case management/service support to manage their lives. • We will develop and privately fund a "moving beyond” program to support our tenants on their way up the housing ladder to nonsubsidized housing and income growth. Community Housing Partnership is a dynamic organization that will prove through data-driven outcomes that a housing ladder is possible and our tenants can reach self-sufficiency. We are committing to achieve these goals with your help and the help of the greater community. We will continue to improve our performance, and we will continue to innovate. In Partnership, Gail Gilman Executive Director Through its collaborative, integrated housing design process and services provision approach, Community Housing Partnerships builds vibrant, sustainable and healthy communities in which all residents may live, work, learn and thrive. Community Housing Partnership maintains an active development pipeline and identifies new housing opportunities on an ongoing basis. The 5th Street Apartments represents an important step towards San Francisco’s goal of securing 400 units of new housing for vulnerable youth by 2015. The building provides supportive housing for 44 formerly homeless youth who now have the stability and resources they need to successfully transition into young adulthood. The Rene Cazenave Apartments was the first of several planned developments in the new Transbay Redevelopment Area, and now houses 120 formerly homeless single adults, all of whom were referred by the San Francisco Department of Public Health. As one of many Community Housing Partnership developments to do so, the Rene Cazenave Apartments incorporates two ground-floor commercial businesses that will support ongoing community development efforts. Supportive housing has been proven time-and-again to be the most effective intervention available to stabilize the most vulnerable segments of the citizenry; it also happens to be the most cost-effective. Through combining safe and stable housing with onsite support services, residents not only have access to the resources they need to maintain their housing, but to rebuild their lives and maximize their greatest potential. Twenty-five years since its formation, Community Housing Partnership remains the only nonprofit public benefit corporation exclusively dedicated to securing, developing and managing supportive housing for formerly homeless San Franciscans. Based on Learn & Earn model whereby clients earn marketplace wages as they develop the tools to re-enter and thrive in the workforce, Solutions SF provides full-service job readiness, on-the-job training and job placement services to formerly homeless individuals with the most significant barriers to employment. Demonstrating its social/business value proposition, Solutions SF posted nearly $1.5 million in sales last year, while delivering cost savings of $36,378 / participant to society at large, per third-party evaluation conducted by industry experts Mathematica Policy Research. With a fully operational technology and training lab housed within the ground floor of its 5th Street Apartments, Community Housing Partnership will greatly increase the number of clients receiving workforce development services. As Community Housing Partnership’s signature fundraising event, A Night With The Stars captures, highlights and shares with more than 700 audience members the unique talents of Community Housing Partnership’s tenants and clients. Six performers, each of whom has experienced and overcome homelessness, are selected through a formal audition process. To support performers in honing their skills and maximizing their routines, Community Housing Partnership pairs each performer with a volunteer arts professional who provides tailored mentorship in the months leading up to the April event. A Night With The Stars is much more than a fundraising event—it is an opportunity to unite the diverse San Francisco community in celebrating positive transformation and enjoying artistic excellence. Community Housing Partnership’s Community Organizing and Resident Engagement (CORE) Program provides concrete opportunities on an ongoing basis for tenants to become educated on and participate in issues relating to organizational governance, in addition to ensuring that San Francisco remains an affordable, equitable and vibrant City for all residents, particularly those often left languishing on the margins of society. CORE provides two principal training programs throughout the year, which include teaching tenants about waste diversion practices they can incorporate within their communities to support San Francisco’s goal of zero waste by 2020; and educating the next generation of tenants to advocate for themselves and their communities in the civic space. In 2014, CORE played a pivotal role among a broad coalition of partners in helping to enact the Fair Chance Ordinance, which removes criminal background information requests from applications to affordable housing and most employment opportunities, thereby ensuring a level-playing field. This victory won Community Housing Partnership the San Francisco Human Rights Commission’s Hero Award and the National Low Income Housing Coalition’s Resident Organizing Award. When I entered Solutions SF, I had been unemployed for two years – on my resume I looked unhireable. The program gives you experience and equips you with everything you need to find a full-time job. “I stopped using alcohol as an outlet for problems; I go to the gym instead. I’ve learned how to take care of myself and make healthy decisions. “The staff is so willing to help you. They give you all the tools, but you have to put in the work. You have to take a good look at yourself and be willing to change and embrace the future.” “I was in the Lobby Services program, then hired as a full time desk clerk, and eventually promoted to Assistant Lobby Supervisor. I now supervise the clerks that go through our program, mentoring them and helping them find their strengths. This position is a chance to give back to a program that has given so much to me. I want to help others reach the same level of success I have reached. “To anybody who feels like they’re stuck in a rut: all you need to do is find that one open door, and stick with it. There will be times where you don’t want to do it, where you don’t want to get out of bed. What kept me going was my daughter. When I found out I was having a child, I told myself it was time to grow up.
