It’s one of the most popular ways to cook food. But, a grill placed too close to anything that can burn is a fire hazard. They also can be very hot causing burn injuries. Parkfairfax’s dense canopy of trees and woodlands need to be considered when grilling. Please follow the simple tips below and you will be your way to safe grilling. SAFETY TIPS • Propane and charcoal grills should only be used outside • The grill should be placed at least 15 feet away from the building and out from any overhanging branches. • Check for leaks using a light soap and water solution. Apply this solution to your hose and connections and a leak will release bubbles. If you detect a leak, turn off the gas valve. The same goes if the grill will not light. If by chance the leak does not stop, clear away from the grill and call the fire department. • Keep children and pets at least three feet away from the grill area. New Access System and Cards Management sent out an RFP to several companies and after reviewing these we have decided on ADT-Tyco as our new provider. This system is Cloud based meaning that it be backed up automatically off site. We have completed the installation of the new panels and will now begin the process of issuing new ID Cards to the entire community. We understand that this is a large undertaking but it will make the property more secure and give us greater flexibility in operating and controlling the system. Please come by the management office at 3360 Gunston Road to receive your new cards. Owners, please remember to have your renters bring a current copy of their lease if they are planning on getting a card(s). • Keep your grill clean by removing grease or fat buildup from the grills and in the trays below the grill. • Never leave your grill unattended. • Always make sure your gas grill lid is open before lighting it. CHARCOAL GRILLS • There are several ways to get the charcoal ready to use. Charcoal chimney starters allow you to start the charcoal using newspaper as fuel. • If you use lighter fluid, use only ones that are approved for charcoal. Never add fluid or any other liquids to the fire. • Keep charcoal fluid out of the reach of children and away from heat sources. • Use can also use electric charcoal starts, but be sure you are using an outdoor rated extension cord. • When you are finished grilling, let the coals completely cool before disposing in a metal container. Never use a paper or plastic bag. No matter how adorable and cuddly they may be, or well behaved. Even if your pet is trained to heal and always stay at your side it is still unlawful to have them outside unleashed. Shirlington has a wonderful dog park just around the corner to give your Dog all the exercise they crave and need. There are also several others nearby. And don’t forget to always pick up after your pet. Employee of the Quarter Parkfairfax held its annual Employee Luncheon on Friday, April 24, 2015. During the luncheon we were pleased to announce the two employees of the quarter. Duane Knight not only celebrated his 25 year anniversary as part of the maintenance crew here at Parkfairfax but was also titled employee of the quarter for his hard work and dedication. Ed Davis joined the Parkfairfax maintenance crew in September 2014 and has demonstrated his willingness and ability to get the job done. Please join us in congratulating both of these Parkfairfax employees on a job well done. PARKING RIGHTS: There are two types of parking areas in Parkfairfax: Association controlled and City of Alexandria controlled. • Association controlled parking areas are located in common elements (a) on streets with names ending in “Lane’’ (including Holmes Lane, Lyons Lane, Fitzgerald Lane, and Coryell Lane), (b) in cul-de-sac parking lots between building, and (c) in the Association parking Jot on Valley Drive, maintenance yard parking Jot, Martha Custis Pool parking lot and building 401 parking lot. • Parkfairfax residents are entitled to use available Association controlled parking areas. The Bylaws permit only one vehicle per residence to park on the common element parking spaces at any given time. The parking area, is on a first-come-first-serve basis. An approved vehicle shall be defined as any conventional passenger vehicle, motorcycle, van, truck, or commercial vehicle less than six feet in width and 18 feet in length. Vehicles must be parked so as not to block ingress and egress to the sidewalks, parking lot, or roadway. • Residents and guests may park on City of Alexandria controlled parking areas along the curb of all other streets in Parkfairfax. Use of the City of Alexandria controlled parking spaces are detailed in Alexandria City Code and careful attention should be paid to Code Section 10-4-8 (No parking on city streets for more than 72 continuous hours) and Section - I 0-4-37 (Penalties for failure to procure and display current city license plate, windshield tag or decal). Parkfairfax Forum ♦ June 2015 ♦ 5 • We have installed new energy efficient LED flood lights at the main office and all focal points. This was completed by our staff. Manager’s Corner • Management is in the process of performing a community wide lighting survey in conjunction with Dominion Power and USA LED Corp. We are eligible for several rebate programs. • Staff completed the re-building of our greenhouse located in the yard. We will now return to sprouting our own flowers and plants to be used throughout the property. • Sidewalk and walkway repairs. Busy times at Parkfairfax With the recent opening of the pools I wanted to thank our dedicated staff in the annual preparation prior to opening. Our pools are just one of our many amenities here and I think everyone should know what goes into getting them ready each season. Please remember that although the staff works diligently to correct any problems, we still appreciate that you, the residents, in calling in any issues or problems you may encounter to the office (703) 998-6315. We are looking forward to a great summer season and hope you are too! Mark Miller General Manager • Pre-inspections are done in April, all items that need replacing or repair are noted. • Locker and restrooms are opened and the stored furniture is removed and placed outside. • The furniture is cleaned and inventoried and any furniture that cannot be repaired is replaced. • Pool houses are painted, then cleaned and sanitized. • Pool repairs are made. (Pool B was completely white coated this year). • Pumps and all related equipment are removed from storage, serviced, connected and tested. • Decks are power washed. June USP Special: Toilet Replacement (white, water saving) Includes new seat, wax ring, supply tube, & bolts • Gerber Toilet – $200 • Aqua Source Toilet (water saving model) – $210 • All safety equipment is checked, i.e. (first aid kits, eye wash stations etc.). We will begin and complete many other seasonal tasks such as: • Pressure washing the tennis courts. • Installing new nets and wind screens at the tennis courts. • Squaring up the volleyball courts, till and replenish the sand and install new nets. • Paving to begin: Drive into Pool A to the yard slated to be milled and repaved and relined and striped. • CLS completed the seasonal flower rotation at the focal points. • PKFX staff will clean and plant the beds at each pool. • All PKFX focal signs will be cleaned, caulked and repainted. Parkfairfax Forum ♦ June 2015 ♦ 9 Covenants Corner – General Reminders Just a friendly reminder that we all as residents of Parkfairfax must do our part to maintain the cohesive, pleasant appearance of our community. Owners and tenants are asked to be sensitive to the appearance of items that are visible to surrounding units when planning changes to the exterior of a unit and placing items on a stoop, porch, or anywhere around your unit. •Rugs/carpets Listed below is a portion of Administrative Regulation #2 which provides guidelines regarding the outside of your unit. If you do not have a copy of the Administrative Regulation #2, please stop by the office and obtain one. You can also find it on the website at http://www.parkfairfax.info/about/governingdocuments/administrative-resolution/. It provides a multitude of information regarding Parkfairfax rules and regulations. • Bicycles, motorcycles or mopeds Common Elements, Stoops, Porches, Porticos, and Breezeways Items left overnight on the General Common Elements (which does not include the limited or reserved common elements) shall constitute a violation and will be removed by the Association, with notice, at the expense of the unit owner. Nothing may be placed on the common elements which will present an eyesore, hazard, cluttered appearance, or would otherwise be disharmonious with the common elements. Any items which are not properly maintained or are improperly stored on the common element may be removed by the Association, with notice, at the expense of the unit owner. Any material or items that may be considered a hazard may be removed immediately by the Association without notice. Except for an express few, no items may be placed on the common or limited or reserved common elements without first obtaining approval. The following are examples of items that will not be permitted to be installed or to be left on any part of the general, limited, or reserved common element, unless otherwise expressly approved by the Board of Directors. Such Items will be removed by the Association, with notice, at the expense of the unit owner. • Permanently installed outdoor barbecues • Monolithic concrete slab paving • Empty flower pots and other gardening supplies and equipment not in use • Storage sheds • Playhouses, dog houses or similar structures • Free standing flag poles •Campers/RV’s • Boats (including canoes and kayaks) •Tents/awnings •Appliances • Trash cans and recycling bins • Furniture (other than outdoor lawn furniture) • Excessive or poorly maintained outdoor lawn furniture • Building materials • Electronic insect traps • Solar collectors • Flammable materials, including gas, kerosene, or propane tanks unless attached to a grill, etc. • Wading pools • Motorcycles or mopeds, except on lanes and cul-de-sacs • Fire pits All exterior changes or additions not specifically prohibited in Section IV.B.2, require written application and approval. Written specifications for most changes are available at the Association Office. The following are permitted without approval, on the stoops, porches, breezeways and porticos: • Potted plants. • Statuary (natural, ceramic, unpainted, no more that 24” in height). • 1 grill per unit (not to exceed 45”in height and 27’ in width) can be placed on the common element immediately adjacent to a stoop, porch or portico when not in use, provided that a grill cover is used or that the grill is concealed with shrubbery. When in use such grill may be placed directly on the stoop, porch or portico. • Chimineas are permitted, but cannot be within 10 feet of combustible materials and cannot be placed within 15 feet from the building and 4 feet from shrubs and trees and must comply with City ordinance, subject to change by the City of Alexandria. • On stoops, outdoor furniture of a size appropriate to the stoop. (Indoor furniture is not permitted on the stoops overnight.) • On breezeways, porticos and porches: 1 free standing swing, or 1 bench, or 2 outdoor chairs and a table not to exceed 24” in diameter are permitted for each unit. The swimming pools are for the enjoyment of the residents and occupants of Parkfairfax, who have a current facilities pass. The Association accepts no responsibility for any accident of injury in connection with such use or for any loss or damage to personal property. 7. You must take a cleansing shower before entering the pool or after using the toilet. No one will be allowed to swim who has a cold, inflamed eye, a cough, infection, or is wearing bandages. Only swimming suits may be worn in the pool. Cut-off jeans and similar clothing may not be used. 2. By using the pool, you agree not to hold the Association liable or responsible for any damages or injuries which you might sustain and, furthermore, hereby agree to indemnify, reimburse and hold the Association harmless from any and all costs, expanses, damages, or injuries sustained by you or incurred by the Association as a result of your use of the pool. Pool users agree to be bound by all provisions of the Association, including those related to the use of the pool, and subject to the Association's enforcement authority. All owners, residents, and guests are responsible for their behavior and that of their tenants, residents, occupants, lessees, invitees, children and guests. 8. Glass containers and breakable objects are not permitted in the pool areas. Non-alcoholic beverages in non-breakable containers (plastic bottles, cups made from paper, plastic or Styrofoam, or metal cans) in sizes not larger than sixteen ounces (16 oz) will be allowed in the pool area during regular pool hours. Containers for the storage of such beverages (such as portable coolers) are permitted. Intoxicated persons will be denied access to the pool area at all times. No facility to prepare or serve food is allowed on the pool deck. 3. A current facilities pass is required to use the pool. Unaccompanied guests must also present their sponsor's facility pass to gain access to the pool. 10. No pets will be permitted in the pool or on or within the pool area. 4. Lifeguards are in charge of the pool and pool area at all times when the pool and pool area is open and/or operational. All persons using the pool must obey the lifeguards at all times and comply with all instructions, directions, orders, and commands issued by the lifeguards designed to promote the health and safety of the pool users or to enforce compliance with the Associations rules and regulations. Non-compliance with the lifeguards or violation of the Association's rules and regulations shall subject any pool user to immediate ejection from the pool and pool area. There may be other enforcement actions by the Association. The pool is open for use only when the lifeguards are on duty and at their stations. Pool users are to stay clear of the guard stations, and should not lounge around the stations or obstruct the guard station or the check-in desk. 5. If you cannot demonstrate to the lifeguards that you can swim, you will not be allowed in water over your head. The lifeguard may test your swimming ability. 6. For safety reasons, children under the age of sixteen (16) years of age must be accompanied by a resident sixteen (16) years of age or older to be admitted to the pools and tennis courts. A children’s card (no photograph) shall be requiredfor children between the ages of twelve (12) and sixteen (16). Diaper age children must wear plastic pants to be permitted in the pools. 9. Street shoes are not permitted on the pool deck. 11. Trash must be placed in approved containers. Please keep the pool, deck and bathhouse areas clean. 12. No running, pushing, dunking, rough play, or profane language will be allowed in the pool area. Standing or sitting on someone's shoulders or spouting water and similar unhygienic actions are not permitted. 13. The use of kickboards, tubes, water wings, balls, or other items will be allowed only if the lifeguard determines that such use will not endanger the users of the pool. Only the lifeguard can make this decision, based on the size and character of the crowd. 14. Suntan oil is not permitted in the pool. Please use a towel to cover your lounge chair, especially if you are using tanning oils or sunscreens. 15. Anyone who is asked to leave and does not is guilty of trespassing and subject to prosecution. 16. Any person who continues to violate a rule after being warned by a lifeguard is subject to having their facilities pass withheld by the lifeguard and forwarded to the General Manager, who will return it only after the matter of the offending resident is discussed with the General Manager. The rules and regulations of the Association will be enforced by the Manager, violators will be subject the enforcement authority of the Association. Parkfairfax Forum ♦ June 2015 ♦ 11 Swim Lessons Parkfairfax in conjunction with High Sierra Pools is offering swimming lessons this summer. General Information Each session is composed of eight lessons taught over two weeks; Monday through Thursday, with Fridays reserved as make-up days. Each lesson lasts 30 minutes. All children must be at least 3 years old to enroll in any swimming lesson. The deadline for signing up is one week before the start date of the session. Payment will also be due by that time. HSP offers the following types of lessons each session: GROUP LESSONS - There is a minimum of four children needed in order to organize a group and run group lessons. The maximum number of children per group is seven. The cost is $80 per child. SEMI-PRIVATE LESSONS - Semi-private lessons are offered for two students in a group. These groups must be pre-arranged by parent(s). HSP unfortunately cannot organize these groups. The cost is $140 per child. PRIVATE LESSONS – One-on-one lessons for a single student. The cost is $280 per child.
