I
t had been raining in Lahaina and the
winds were cool and blustery as they
swept across the 27-acre beachfront
location of the Royal Lahaina Resort creating white
caps upon the face of the ocean. Sunlight and clouds
sent shadows running down the sand and a pale
refreshing mist created silent rainbows that drifted
above the West Maui Mountains.
Across the water, seemingly almost within touch
were the islands of Moloka’i and Lana’i. This was the
site of the planned Villas at Royal Lahaina; a low
density 126-unit development of private residences
being sold for $2.5 million to $10.9 million, depending
on the number of bedrooms and the ocean or golf
course view.
A fee simple development, the Villas range from
two-bedroom, two-and-a-half bath residences at
2,300 square feet (including lanai) to four bedrooms
and more than 9,000 square feet. The project is part

of an overall effort by the long-time family owners
of the Royal Lahaina Resort to remain competitive
on Maui and to reposition their property to provide
greater opportunities for access to upscale visitors
and homebuyers.
Pleasant Holidays
Many people have enjoyable memories of visiting
Hawaii and Maui through travel plans made by
Pleasant Travel Service, opened by Edward J. Hogan
and his wife Lynn in 1959. Three years later they
moved the family business to the west coast to better
serve the destination of Hawaii. Today Pleasant
Holidays LLC, which the Hogan’s sold in 1998, enjoys
total revenues of approximately $500 million annually.

that focuses on the hotel properties, the Royal
Lahaina Resort has been undergoing renovations and
a significant make over.
The $30 million renovation included conversion
of the resort’s 343 rooms to 310 rooms and 20 suites.
The next step is the building of eight new three-tofive story buildings that will house the planned villas.
The project should be completed in 2010.
The Hogan family has owned the Royal Lahaina
since 1982 and at one point almost sold it to a major
hotel chain. “After 18 months of negotiations, we
decided, let’s keep it in the family and develop something we could really be proud of, said Gary Hogan,
Edward Hogan’s son and the President of the Royal
Lahaina Development Group LLC which is spearheading the villa project.
The project has recently opened a 6,300 square
foot, $2 million sales center for the Villas at Royal
Lahaina on Ka’anapali Beach. The new facility is now
open to answer all the questions of potential homebuyers visiting the property. The center houses a
complete Villas living room, kitchen and lanai, plus a
detailed scale model of the entire 126-unit project,
video presentation, sample materials and interactive
computers to view all available floor plans for the
private residences.
Once all the residences are sold the Villas sales
center will be transformed into a new ‘Barefoot Bar’
for Royal Lahaina Resort hotel guests and Villas
residents to enjoy.

The Villas are in a prime location, next to 36
championship holes of the Ka’anapali Golf Courses
and just minutes from the open-air excitement of
Whalers Village and the restaurants, clubs, shopping
and art galleries of historic Lahaina Town, once the
capital of the Hawaiian Kingdom.

developed responsibly and to the highest standards
and located on one of the world’s finest beaches will
sell itself,” said Hogan.

Hogan believes many buyers are looking for
vacation homes and retirement retreats on Maui.
Others he says are looking at property here as an
investment to pass along to their children. “For the
savvy investor, the Villas offer an exceptionally rare
opportunity in Hawaii these days. The homeowner
can actually hold title to the land, which accelerates
appreciation of the unit for sale at a later date. This
‘fee-simple’ opportunity is an incredible incentive for

mission of the Foundation is to “promote a greater
understanding of the importance of the entrepreneurial spirit thorough the creation and operation of
educational, civic-minded and humanitarian programs
designed to encourage a more productive and contributory society.”
Since it’s founding the Foundation has invested
approximately $50 million in educational and charitable
programs. The Foundation’s contribution to education
has funded entrepreneurial studies programs at
Gonzaga University in Spokane, Washington and
Chaminade University in Honolulu, Hawaii.
Humanitarian programs include the Hogan Angel
Flight Program, assisting in travel arrangements for
needy medical patients, and “My Bag,” Children’s
Foster Care Support Program. The Hogan Family
Foundation has also made cultural contributions
with the building of Gardens of the World, a 4.5-acre
community park in Thousand Oaks. California,

In 2005, the Foundation built Rancho St. Francis
in Hidden Valley, California, a 22-acre facility home
of 15 Hands Rescue Sanctuary, providing shelter for

The Foundation opened a second
ranch in 2007; a 14-acres facility called
Rancho Nuevo in the Santa Rosa Valley.
There, the focus is on horse rescue and
rehabilitation. Currently, both ranches
care for over 50 horses. Other animalwelfare programs operated by the
Foundation include Lifeline 4 Paws and
Big Paws 4 A Cause. Both provide medical assistance and adoption service for
abandoned and abused dogs.
For the Hogan’s, the Foundation is
a way to meet their desire to “give back”
to the community and society as a
whole as a gesture of gratitude for the
success they have enjoyed in their lives.
