Resort Information – The Gastein Valley is only 70minutes from Salzburg airport
Located at the foot of the Hohentauern National Park Bad Gastein was once visited by Kings and the rich and famous and with its stunning
architecture and spa baths you can see why. This Belle Époque town is situated high in the Gastein valley with a natural waterfall

The Gastein valley lies within the Salzburg province of Austria and is formed by three towns Bad Hofgastein, Bad Gastein (Bad being
German for spa) and Dorfgastein. Bad Hofgastein is only 70 minutes drive from Salzburg airport and these resorts are also easily
accessible by regular direct trains from Salzburg and Munich.
You can fly directly to Salzburg from London, Birmingham, Bournemouth, Bristol, Coventry, Doncaster Sheffield, Dublin, East Midlands, and
Manchester.

All chalets are built to order to your own specification so you can choose the style of your fitted kitchen and Siemens fittings. It is also
possible to choose from a selection of bathroom fittings and tiles to personalise your chalet. Flooring choices include wood, tiles or carpet.
Optional furniture packages are also available and the developers have appointed interior designers to provide every comfort for owners
should you want your chalet to be fully furnished on completion. These packages are extremely flexible and affordable and include
everything you will need to make your purchase as smooth as possible including sofas, wardrobes, cutlery, and crockery. This service is
available at a cost of 17,000 euros for chalets Birne and Apfel, and 18,000 euros for chalet Kirsch, Marille & Pflaume. Other optional extras

This price list shows the gross purchase price and net purchase price for your chalet but If you wish to rent your property out on a
commercial basis so that it pays its way, there are tax advantages as you may reclaim part of the VAT after purchase and receive a refund
of almost 10% of the value of your property (ultimately paying only the net price). If you prefer to keep your property for your own exclusive
use then you can do so by paying the gross price. Please note all prices are shown in euros and are gross of tax. Prices do not include

Rental Obligation? – complete flexibility!
Every EU citizen can have permanent residence in Austria and you can elect to use your Blumenwiese Chalet as your main home if you
choose. If you do not want to live in your chalet permanently you are obliged to make it a ‘holiday home’, as opposed to a ‘second home’.
There are two ways you can do this:
Private Holiday Home – For owners wanting to make the maximum use of their chalet and have complete flexibility, they can rent their
chalet privately to friends and family.
Rental Holiday Home – For owners wanting to maximise the potential income their chalet could generate by renting through a tour operator
whilst it is unoccupied. There can be tax advantages to this, please see our Austrian fact sheet for further information. If you would like to
rent your chalet in this way we have several tour operators we can recommend to you.
Which ever option you choose, the dedicated management company can deal with the hand-over of keys for your guests, and a laundry
and cleaning service will deal with the change-over when your guests have departed if you require.

Purchase Costs
Purchase costs for buying an apartment work out about 6.5% of the gross purchase price. The Purchaser will be required to pay the notary
fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are
calculated as follows:




Purchase Tax ‘Stamp Duty’ is 3.5% of the gross purchase price
Entry to the Land Registry is 1% of the gross purchase price
Notary’s fees – 2% of the gross purchase price plus VAT
Court costs, administration fees – approx 150 euros
Bank Finance
Austrian banks will fund up to 60% of the gross purchase price (70% of the net price) and can usually lend up to a period of 25 years.
Variable interest rates are currently at around 3%, although it is possible to have 1-year or 5-year fixed rate mortgages too.
If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set
up fee of around 2%, an appraisal fee of 0.5% and you will also need to pay a 1.5% mortgage registration fee. All the financing fees can be
incorporated into your mortgage if you like.

We have been specialising in Alpine property for over 20 years and
in our experience buyers always look for three things when
choosing a resort to buy a ski property. They want a lively dual
season resort with a large ski area or access to high altitude skiing
and it must be within one and a half hours of an international
airport. Bad Gastein ticks all three boxes and is the perfect choice.
The Gastein Valley is made up of three attractive towns:
Bad Gastein - The stunning belle époque town of Bad Gastein is
situated high in the Gastein valley with a natural waterfall cascading
through the very heart of the town. Its thermal spas are famous
throughout Europe and Bad Gastein retains its imposing grandeur
that made it hugely popular at the turn of the 20 th century.
Nowadays not only the spa, but also the great skiing, fantastic
scenery, luxurious casino, and fine restaurants which draw in the
sophisticated traveller seeking a resort in a romantic period setting.
Bad Hofgastein - Bad Hofgastein is just ten minutes down the road
and is a busy metropolis with fashionable designer shops and fine
restaurants. The town boasts some of the best spa hotels in Europe
including the superb 5 star Grand Park Hotel. It is also home to
another super Alpine Thermé complex (see below) there are plenty
of charming coffee bars, a beautiful park and outdoor ice skating in
the pedestrianised centre of this charming town.
Dorfgastein – At the entrance to the Gastein valley this charming
village is famous for its solar baths and fairytale stalactite cave.

Bad Gastein is more than just a ski
resort: it is stunning spa town and
therefore it has a particularly long tourist
season. Bad Gastein is a well respected
ski resort with modern lifts and an
extensive and high altitude ski region
(offering more skiing than Kitzbuhel,
Obertauern, Schladming or Zell am
See). It also has natural thermal spas
which are famous throughout Europe for
their fun, relaxation and healing qualities.
The Gastein region is a pleasure to visit
not just in winter or summer but also well
into the autumn so higher than average
occupancy rates are achievable.
As far as capital investment is concerned
Bad Gastein was very popular in the
1960’s and attracted stars such as Liza
Minelli. Now it is on its way up again with
millions of euros being invested into the
town. Many of the old hotels are being
renovated or redeveloped by Dutch,
Danish,

developers. An Italian hotel group is
investing in a cool boutique hotel, and
16.8 million euros is being injected into
the ski region. If you are looking for
capital appreciation, Bad Gastein is a

Winter & Skiing
With 200km of piste the Gastein valley offers a fantastic skiing area with 60 km of easy, 117 km intermediate and 24 km difficult runs and
includes family-style hills, carving hills, deep-snow and moguls runs. There is also 90km of cross-country skiing, floodlit tobogganing, ice
skating, curling, ice climbing, horse drawn sleighs and winter hiking. The skiing goes up to an altitude of over 2,600m. Bad Gastein is the
highest of the towns and its increasing popularity and superb ski conditions make it the ideal host for the 2008 Nokia Snowboard FIS

An ambitious investment program of around 16.8 million euros for 2008 is currently under way. A new 8-person gondola cable car (The
Senderbahn) has been completed from ski-centre Angertal to Stubnerkogel, new pistes from Stubnerkogel and from Schlossalm to
Angertal. Improvement of snow-making facilities on Stubnerkogel and Schlossalm, replacing of snow-grooming-equipment like snow cats,
and the Children’s zone in Angertal has also been completed.

Summer
The Gastein Valley has plenty to offer in the summer months as it is ideally located at the foot of the Hohe Tauern National Park
www.hohetauern.at There are numerous cycling and hiking routes - you can even take your bikes in the cable car and cycle down
stopping at any of the 55 mountain inns and restaurants scattered throughout the valley. As well as all the spa facilities with their indoor
and outdoor pools there is an and eighteen-hole golf course, horse riding, tennis, squash, volleyball, basketball, football, fishing,
skateboarding, and paragliding.

The spa pool in Bad Gastein

In addition to the many spa hotels in the valley there are also several fantastic public spa facilities fed by the seventeen thermal springs
that emerge into the Gastein region (Bad being German for spa). These thermal pools are great for both fun and relaxing with themed
pools with waterfalls, geysers and big water slides to keep the children (and adults) happy! The mountain location means that in addition
to the usual steam and sauna rooms most resorts offer, Gastein also has many cave based saunas and steam rooms. Bad Gastein has a

Golf – 18-hole, Par 71 Golf Course in Bad Gastein
The Gastein Golf Club (Par 71) was founded in 1960; it is one of the oldest golf clubs in Austria and occupies a beautiful position between
Bad Gastein and Bad Hofgastein. Picture perfect fairways guide you graciously through the natural landscape at the foot of the Gastein
Mountains. The driving range and the putting green are in the immediate vicinity of the clubhouse which, with the cosy golfer's pub and the

All our developments are within 1hr 30mins driving time from Salzburg airport but it is also possible to fly to Munich as an alternative. It is not
