Actions Items from MLS Users
A. It was moved, seconded and PASSED to select Smarter Agent as our MLS mobile app
provider. Once product approval is obtained, contract negotiations can then be completed.
This subcommittee recommendation is based on the following agreements with Smarter Agent:
i. Price will be .25 per MLS member per month.
ii. The successful implementation of the features outlined in the attached document
“Features of MLS PRO App 3-7-14”.
iii. Implementation will take approximately 3 months.
B. It was moved and seconded to accept a 3 year contract with Realist, increase the minimum threshold
to 4500 and include the flood map report. PASSED
C. It was moved and seconded to investigate improving Flood Zone visibility in Rapattoni by
implementing the following: 1. Make the Flood Zone field searchable, 2. investigate if Rapattoni can
automatically pull the flood zone code from Realist to display in Rapattoni and 3.ensure the timely
update of flood zone data within Realist. PASSED
D. It was moved and seconded to implement the Facebook and Twitter posting options in Rapattoni,
provided it is only available to the listing agent of the subject listing. PASSED

MLS and Association Dashboard, previously available in a beta version, as well as a

(FPCs). The release also marks the completion of a migration to a new data center.

Realist® Release 1.11
The upcoming 1.11 release focuses primarily on improvements in Realist response time and performance, but also
contains numerous usability enhancements requested by MLS organizations. Key new benefits in this release include:
1 | Launch performance improvement
Performance related to the initial launch of Realist is significantly improved by the upcoming release. We applied several
methods to accomplish this result. One key is that non-essential components of Realist are now loaded in the background
after the application is already launched and available to users. Another key has been utilization of local browser cache to
enhance performance. We hope you and your members will reap considerable benefits from our efforts in this area.
2 | Enhanced property selector navigation
Navigation buttons have been added to the top of the property selector to allow users to more easily navigate through
their list of search results. Click the left arrow to see the prior property on the list; click the right arrow to see the next
property. As a user clicks up and down the list, the property will also be highlighted on the list itself.
3 | Improved modify feature
The dialog to modify report sections now remains open so that users can make multiple selections more nimbly and
quickly. Simply check or uncheck each section to display or suppress. When all selections have been made, simply move
the mouse off the dialog window to close and save the revised settings.

4 | Enhanced photo support and workflow
The number of photos supported by MLS systems has increased considerably over time. Consequently, we’ve increased
the maximum number of photos available via Realist from 25 to 35. This change will be reflected for new listings captured
within Realist, as evidenced through Realist’s photo viewer and photo reports.
The 1.11 release also includes improved report workflow to package photos with other Realist reports. Whereas users
could only print a stand-alone photo report in the past, now they will be able to include photos with other reports by
using Realist’s “Customize” workflow for printing, saving or emailing reports.
5 | Enhanced subdivision search dialog
The subdivision search dialog has been further enhanced to automatically execute a “contains” search. As shown in the
example below, searching “horse” returns all subdivisions that contain the word. Additionally the search limit has been
increased from 50 to 100 entries per search.

Features of MLS PRO App
Sample features available to Members upon logging in:
Users will see the below options but will be asked to login if they have not already initiated a MLS
member session – again this is based on MLS providing Smarter Agent access to the data. Additional
data can be added per the MLS


Property Status Look: Options to search all property statuses by MLS#, address city/state, Zip
code or GPS as well as refine search by beds, bath, price, SQFT and lot size to find the current
property status as well as property details and photos.
Professional Member property specific data: The property details page has all available
property data with the addition of a dynamic heading that is only shown to MLS members. “PRO
Property Details which is linked single source login and session control manager to insure
security.
o While viewing a single property details page the 1st item in the details area is “PRO
Property Data” which has Quick View and Full Details view which provides access to all
the nonpublic MLS data elements for each property.
o PRO Property details - Quick View
 Listing Price History: All price changes for the listing
 Days on Market MLS #: - listing date for this specific listing, and how many days
have passed since then
 Days on Market Property: cumulative DOM if the property was listed, expired,
and re-listed based on the Address not the MLS #.
 Property Listing History: this will show the date for the last time the property
was sold as well as taken off/on the market
 Listing History MLS #: Listing Date, Status changes/dates, Price changes/dates
and previous/new price for this specific MLS #/listing
 HOA and Condo Fees: Individual fees and frequency
 Taxes: Last 3 year tax amounts
 Distressed Property: Foreclosure, Short Sale, REO, etc.
 Listing Agent: Name, Email, Office Phone, Cell Phone, Address

Adding your listing to a caravan
A caravan is an organized tour of new listings, designed to familiarize agents and brokers with
newly listed properties. Caravans may alternately be called "MLS tours," or another label of your
MLS's choosing. Caravans are usually managed by the MLS. In some cases, an office may set up a
caravan for its agents only.
To add your listing to a caravan
1. From the Listings drop-down menu, choose View/Revise Your Listings.
2. Click theRevise icon
next to the desired listing number.
3. In the Revise Listing menu (under Listing Information), click Caravan Dates.
4. Use the Caravan drop-down field to select a caravan. You can enter a comment if desired.
5. Click the Save button in the MLS toolbar.
Post listings to Twitter® and Facebook®
To post listings to Twitter® or Facebook® directly in the MLS:
1. Go to the Listing Detail page for the Listing you want to post. Please note that only the Listing
Agent can post links to Twitter and Facebook from the MLS.
2. Click the
icon to post the listing to Twitter®. Click the

3. A new page will open. If you are already logged onto Twitter® or Facebook® on your computer, it will take you directly to the post editor. If you are not logged in, it will ask for your credentials.
4. The public link for the listing, as well as a description as determined by your MLS, will be
entered in the post editor. You can change the information you wish you include in your post
manually, if desired.
Due to conditions on the part of Facebook®, users cannot post listings to a business page.
Note: This feature may not be available for all MLSs.

Broker Request: I would like you to consider changing the MLS dues from dropping the Company for an
agent who does not pay their dues to just dropping the agent and billing the Broker. When you drop a
whole Company for one agent, you penalize the other agents and that isn’t fair.
Reference 7.8 and this explanation:
Let me briefly review our collection process for the CABR and MLS billing.
1) After the dues invoices are sent out to each licensee (and office for MLS), everyone has 30 days to
make their payment before the due date and before a fine is issued. Keep in mind that CABR and
MLS bill their respective dues every 6 months, not quarterly.
2) Before and after the due date, CABR and MLS staff are in contact with the respective brokers (or
admins) letting them know who has outstanding amounts. This communication goes on multiple
times during the dues billing cycle.
3) For CABR, each licensee with an outstanding dues amount appears on the Designated Realtor’s
billing statement, notifying the DR of amounts that are past due. So, the DR is billed for any
outstanding licensee amounts. The designated Realtor is responsible for the payment of all licensee
dues. The DR can either contact the licensees encouraging payment, pay the outstanding amount or
send the licenses back to the State of Ohio.
4) The DR is the responsible party for their entire company. Since the DR has an outstanding balance of
dues to be paid (for any licensee who yet to pay), there does exist that possibility of the company
being suspended. Has this ever happened? Maybe to a smaller company, but not to our large
brokerages. CABR staff is in constant contact with, in your case, Susan Trefilek, to make sure that
outstanding amounts are generally resolved timely.
5) In the case with MLS, after the first due date, 15 additional days go by with a second due date. If at
that time there are outstanding amounts, a second fine is issued and the MLS and Supra services for
those outstanding licensees are suspended. 15 additional days go by with MLS staff in constant
contact with the office manager / broker and their admin. The office manager / broker is responsible
for the payment of outstanding amounts for agents in their office. At the end of 15 days from
suspension of licensee services, those offices (including licensees within those offices) could / will be
suspended if there are any outstanding amounts. Once again, this generally happens to a smaller
company, but RARELY to our large brokerage offices.

A report, by office, will be generated and distributed to those offices, listing the users whose access
was turned off and the amounts owed. These offices are given 15 calendar days from May 1 or Nov. 1 to
either pay the outstanding user dues only (no late fees) or show written proof that the outstanding user
licenses have been sent back to the State of Ohio. If the individual users pay during these fifteen days, the
late fees must still be paid to have services restored. On the 15th day, offices with outstanding user dues
(not including late fees) shall have their services inactivated. MLS services shall not be reinstated for
users, whose dues were paid by the broker after May 1 or Nov.1, until the late fee is paid in full.

Broker Request: to be able to put a Lease Property in Pending status during application verification and
credit check instead of having to stay active.
If I have an agent that has a rental listing that the owner is already looking at applications, and is not going
to be accepting anymore applications. Are we able to mark that as a pending status in the MLS? By this
screen shot I see that brokers are utilizing this status for rentals, but I was under the assumption that we
weren’t allowed. If we are indeed not allowed then I believe this needs to be revisited by the powers at be.
Being that we are now seeing more rental listings entered into the MLS we need to have a better system
implemented that will not cause such confusion and frustration for our agents, and our clients.

The statuses of Active, Cancelled, Expired, Withdrawn and Leased shall be used for Lease / Rental listings.
At no time shall a Lease / Rental listing be entered into a Pending or Sold status. When a Lease / rental
listing is rented or leased, the status of the listing shall be changed to Leased.
