For the people who do move away, I find that they eventually do come back. There is an unspoken common bond amongst Burlingtonians and you can just feel it – like it is in the air. Burlington is continually evolving with new shopping destinations, new amenities and new housing but without ever losing its identity. There is a certain comfort, serenity and easy feeling about living in Burlington. I think if you speak to most people who live in Burlington, they will somehow share the same feelings. It was a dark and stormy day … Sarah Salesperson made an appointment with ABC Realty to show their listed property to her buyer. It was one of seven appointments Sarah made for that day, and ABC’s listed property was the last of the day. The day of the showings was a rainy, miserable day and nothing went right for Sarah. The buyer was late arriving at Sarah’s office, traffic was slow and Sarah and her buyer were a half-hour late for their first appointment. There was a lock box on the door, so no one was really aware they were late. Sarah’s buyer was very interested in the first property and took a long time to go through each room carefully, and then went through them all again. Sarah kept an eye on the time and hoped that not every appointment would take this long; she had a personal appointment later in the day, and could not be late. As the day wore on, Sally and her buyer were progressively later for each appointment, so that they left the fifth house about the time they should have arrived at their last appointment, ABC Realty’s listed property. REALinfo ● september ● 2011 Sarah was by then a bit panicked. There were still two appointments left, her personal appointment loomed and her buyer did not seem inclined to call it a day. Sarah finally made it clear to her buyer that they would have to reschedule the two appointments for the next day. Sarah drove the buyer back to the office and sped off to her personal appointment. 4 On the way, Sarah called the real estate office of the second-to-last appointment to say that she couldn’t make the appointment that day and wanted to reschedule it for the next day. Rescheduling was no problem, except that the office had to get back to her about the time. Seeing as Sarah really wanted ABC Realty’s listing to be the property her buyer saw last (Sarah thought it would really stand out and would probably be the home the buyer chose), she put off calling ABC Realty to reschedule until she heard back from the other real estate office. Sarah went on to her appointment. Sarah didn’t hear back from the other office until about 10 p.m., so decided she’d call ABC Realty in the morning to reschedule the appointment. Scout for SAFEMLS – a new way to log into MLXchange Beginning October 4, RAHB members will have a new way to log into MLXchange. Scout for SAFEMLS offers the most up-to-date security for our MLS® system, and will eliminate the need for an authenticator. Members will have three weeks, from October 4 to October 24, to change over from using their authenticator to using Scout to log in to MLXchange. On their first log in, members will be taken through the steps to convert to Scout, and from that point on they can use Scout to log in. More detailed instructions will be printed in the next edition of Bits & Bytes, scheduled for delivery to members mid-September. That`s great - I still keep all my client reports cartoon by Harold Duckett MLS ® Updates Quality of Life NEW Property Information Forms Required for joint RAHB/NAR MLS ® System Beginning in December of this year, the REALTORS® Association of Hamilton-Burlington and the Niagara Association of REALTORS® (NAR) will share an MLS® database. The system of choice is MLXchange/Fusion, making the transition an easy one for RAHB members. One of the requirements of a shared database is that the Property Information Forms (p.i.f.s) are required to accommodate both associations’ needs. Because RAHB p.i.f.s were already suited to MLXchange, they were used as the templates for the forms that will be used jointly by RAHB and NAR. RAHB members will therefore see familiar-looking p.i.f.s, although almost every form will have at least minor – and some have major – changes. There will now be a total of five different Property Information Forms. RAHB members will be pleased to learn that the Multi-Residential form is being re-introduced, and is to be used for properties with two or more residential units. The cut-over from the current p.i.f.s will take place during the second week of October and members will be required to use the revised forms from that point on. Members will be informed of the transition date and when the new revised forms are stocked and available in the Realty Shoppe later this month. Effective June 1, 2011, to ensure the quality and integrity of the MLS® database, the following policy will apply: Miscellaneous An MLS® staff person will monitor the MLS® database and all new listings will be reviewed daily. If an MLS® listing is in contravention of RAHB Rules and Regulations, staff will contact the Brokerage and advise the listing must be amended within twenty-four (24) hours or the listing will be put on information withheld. If an MLS® listing is in direct violation of an existing RAHB policy, it will be corrected by MLS® staff and the member will be notified. The one in ten listing audit policy will remain in effect. REALinfo ● september ● 2011 New MLS ® Policy 7 Statistics Update August real estate market sees increases over last year F or the third straight month, the real estate market in the Greater Hamilton, Burlington and outlying areas* experienced increases in listings, sales and average sale price when compared to the same month last year, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB). The residential freehold market saw the largest gains with a 24.1 per cent increase in number of listings and 12.5 per cent increase in number of sales. The average sale price was up four per cent over August of last year. In the condominium market, listings were up 13.1 per cent and average sale price up 2.5 per cent over the same month last year. “The three summer months that just ended were certainly strong months compared to last year,” said RAHB President Ann Forbes Arndt. “Remembering that the summer market last year was affected by the HST, we need to look at how well we did in comparison to an average year.” Based on market results over the last ten years, the residential market in August was remarkably average. The only major deviations from the norm were in the number of listings for residential properties, where listings were up over the ten-year average. Dundas was the only community with a sizeable decrease in average sale price compared to last year. Hamilton East, Waterdown and Dunnville (area 61) were the communities with the greatest increases in average sale price. “You have to use some common sense when looking at the numbers of sales or average sale price increases and decreases for some of the smaller communities,” added Arndt. “Sometimes the actual number of sales is small enough that even an increase of seven sales, as we saw in Dunnville this month, translates into a huge percentage. Likewise, a drop of only four sales from last year shows as an 18.2 per cent decrease in sales for Waterdown.” Figures quoted are for sales and average sale prices of units located in the jurisdiction* of the REALTORS® Association of Hamilton-Burlington and processed through RAHB’s Multiple Listing Service® (MLS®). Unit sales reflect “all property types” including residential, condominium, commercial property, farm, vacant land and business, unless otherwise specified.
