2140 N. Fremont Exclusively offered for sale for $1,425,000 312.440.7525 | jenny@jenniferames.com www.liveandplayinchicago.com | www.jenniferames.com Coldwell Banker Residential Brokerage n n n This historic row home was built in 1875; it is located among two rows on Fremont’s west side that include 22 homes. The block was designated a Landmark in 1996. This home has been completely renovated inside including digging out the lower level, and replacing the home’s rear wall. The interior is 22 feet across, and the ceilings are 10 feet high on the main and upper levels and 8 feet high in the finished lower level. Ken Schroeder was the project architect. The home includes award winning front and rear gardens, easily maintained with the help of an automatic watering system. A glorious Dogwood tree blooms throughout the summer, espalier Asian pear trees produce real fruit to harvest, the much loved fern garden transforms the walkway from the yard to the alley, and a Corylus Contorted Hazelnut Walking Stick scrub has a mind of its own and that is only the beginning. The owner’s “Garden Book” includes photos of each area within the front and rear gardens, with each plant numbered and the botanic name typed on the reverse page. The home’s two-car brick garage is older, and was possibly once a stable or carriage house. Features include high ceilings, a spacious storage loft, and a work bench. Main Level n n n You enter the home into a comfortable living/family room. Rather than your typical tight Victorian parlor, this wide, open space offers a perfect balance of historic character and modern design. The room is wired for surround sound with a plasma television over the marble antique mantle. The top-down blinds are by Hunter Douglas, and the curtains are an imported wool silk blend from Italy. Recessed halogen spots illuminate the space. The coat closet is nearby in the home’s central core. The stylish kitchen was designed to accommodate the needs of a serious cook. Highlights include extra tall, birds-eye custom maple cabinets, marble countertops in muted sea green natural granite with a honed matte finish, reverse painted glass backsplashes, a buffet wall and a breakfast bar. A computer monitor or television can be hidden behind a “garage door.” Both the microwave and Thermador ovens have convection as well as conventional capability. The Thermador cook top includes a downdraft exhaust. There is a SubZero refrigerator, and a warming drawer. The guest bathroom off the kitchen features an onyx bowl on a “floating vanity” with grass cloth wall paper to add texture. www.JenniferAmes.com | © Copyright 2009 Information deemed reliable but not guaranteed. 2140 N. Fremont n Overview 2140 N. Fremont n Located at the front of the home, the master bedroom includes a wall of closets and an alcove ideal for a seating area or desk. The oversized Victorian windows have top-down Hunter Douglas blinds, as well as separate blackout blinds. The master bath features pillowed white subway tile in Carrara marble and 12 inch square grey slate floor tiles. There is a double vanity with marble top, a medicine cabinet, a whirlpool tub, and a separate shower. You can see stars on a clear night through the bath skylight. The west wall in the second bedroom has two large windows and a pair of French doors that open up to a balcony that offers sunset and backyard views. There are two walk in closets with custom organizers. n The hall bath features Toto fixtures, micro-mosaic century floor tile and a wall mounted vanity. n Stacking laundry equipment is located in a hall closet. Lower Level n n n The lower level includes a spacious front bedroom with pocket doors and a wall of walk in closets. This room was pre-wired so it could also be used as a media or play room. The center closet was wired with electricity and cable in order to accommodate the future installation of a built in desk. The roomy hall bath includes a double vanity, a tub, and a separate shower with Italian tile. The hall includes a built-in, custom work station designed for wrapping, sewing and projects. It includes a countertop, storage and work lighting. The rear of the lower level includes a laundry room, a utility room, and a storage room that could be converted into a small bedroom, a workout room, or a wine cellar. There is also exterior access to the backyard. Financial n The 2008 real estate taxes were $12,831 and include a home owner’s exemption. Exclusions n The chandelier in the dining room is not included in the sale. www.JenniferAmes.com | © Copyright 2009 Information deemed reliable but not guaranteed. 2140 N. Fremont n Overview Upper Level Shortly after we purchased 2140 N. Fremont, we hired architect Ken Schroeder. Ken is regarded as the founder of the Chicago’s residential loft movement. We had seen and appreciated his skill with renovation, and his use of space and light in interior spaces. We brought to Ken and this project insight from our travels including a love of private English gardens (they bring green and beauty into city homes), a passion for architecturally significant buildings in neighborhoods with character, and a Scandinavian sense of simplicity. There were several important considerations in our renovation: n n n n n We dug out the basement, maintaining the original foundation walls (22 feet apart) to create another full floor of living space with 8 foot ceilings. The permit process took over six months due to the innovative process of digging down vertically and using steel beams to support the walls and due to the need for caution in a historic row home environment. We replaced the home’s back wall. The goal was to keep the rear of the home “open,” creating a transparency with our backyard garden space. Large new windows and glass doors were added and successfully bring the feeling of light and space inside. We took the entire interior down to the studs replacing all electrical, plumbing, HVAC, a/v and wall surfaces. When we finally moved-in three years ago, our home was essentially new construction inside. The only original features left intact were the walnut banister on the main staircase and the marble antique fireplace mantle. Steel structure was added so supporting walls could be removed, opening up the entry/living room and the kitchen/dining area. With these walls down, we were better able to take advantage of the home’s dramatic 22 foot wide interior. We designed a “core” at the center of the main level to house a large coat closet, power room, a/v equipment, and kitchen storage. The core has floor to ceiling panels with flush mount doors on top of the line pivot hinges. A benefit of this design is that it created a circular traffic flow which works really well for entertaining. n Steel was also used to support the balcony that we added to the upper level. n Given our travel schedule, we wanted to be sure the house was worry free. To that end, we installed for the garden an underground watering system with 7 separate zones controlled by an automatic timer, a sump pump with a battery back-up, and an ADT security system connected to a central monitoring service. n We planted a perennial garden in front, and configured the backyard for entertaining and as host to several garden areas including our prized rose and fern gardens. Our passion for gardening was recognized when we were awarded 1st place in the 2008 Sheffield Garden Walk and written up in Time Out. In fact, our Fremont garden changed our life. It is because of this experience that we decided to move to Santa Barbara where we can garden all year round. We are most excited that our warm, contemporary home achieved all our objectives: it is in an historically significant row on an attractive Landmark block, it has award winning green space and gardens that are integrated into the flow of the home, and it offers a light filled interior that is uncluttered with pure intrinsic design qualities. We hope the next owner enjoys the fruit of our labor as much as we have! - Nan and John www.JenniferAmes.com | © Copyright 2009 Information deemed reliable but not guaranteed. 2140 N. Fremont After we sold our business, we decided to downsize into a home that we could enjoy in retirement and use as a home base for traveling. We had lived nearby in Lincoln Park since the 1980’s. When we started our search, the 2100 block of Fremont was at the top of our list, as we were enamored with the character of the 22 homes (built in 1875) that make up the core of this charming Historic District.
