Overview
Upper Level
Shortly after we purchased 2140 N. Fremont, we hired architect Ken Schroeder. Ken is regarded
as the founder of the Chicago’s residential loft movement. We had seen and appreciated his skill
with renovation, and his use of space and light in interior spaces. We brought to Ken and this
project insight from our travels including a love of private English gardens (they bring green and
beauty into city homes), a passion for architecturally significant buildings in neighborhoods with
character, and a Scandinavian sense of simplicity.
There were several important considerations in our renovation:

We dug out the basement, maintaining the original foundation walls (22 feet apart) to create another full floor of living space with 8 foot ceilings. The permit process took over six months due to the innovative process of digging down vertically and using steel beams to support the walls and due to the need for caution in a historic row home environment.
We replaced the home’s back wall. The goal was to keep the rear of the home “open,” creating a transparency with our backyard garden space. Large new windows and glass doors were added and successfully bring the feeling of light and space inside.
We took the entire interior down to the studs replacing all electrical, plumbing, HVAC, a/v and wall surfaces. When we finally moved-in three years ago, our home was essentially new construction inside. The only original features left intact were the walnut banister on the main staircase and the marble antique fireplace mantle.
Steel structure was added so supporting walls could be removed, opening up the entry/living room and the kitchen/dining area. With these walls down, we were better able to take advantage of the home’s dramatic 22 foot wide interior.
We designed a “core” at the center of the main level to house a large coat closet, power room, a/v equipment, and kitchen storage. The core has floor to ceiling panels with flush mount doors on top of the line pivot hinges. A benefit of this design is that it created a circular traffic flow which works really well for entertaining.

Steel was also used to support the balcony that we added to the upper level.

Given our travel schedule, we wanted to be sure the house was worry free. To that end, we installed for the garden an underground watering system with 7 separate zones controlled by an automatic timer, a sump pump with a battery back-up, and an ADT security system connected to a central monitoring service.

We planted a perennial garden in front, and configured the backyard for entertaining and as host to several garden areas including our prized rose and fern gardens. Our passion for gardening was recognized when we were awarded 1st place in the 2008 Sheffield Garden Walk and written up in Time Out. In fact, our Fremont garden changed our life. It is because of this experience that we decided to move to Santa Barbara where we can garden all year round.
We are most excited that our warm, contemporary home achieved all our objectives: it is in an
historically significant row on an attractive Landmark block, it has award winning green space and
gardens that are integrated into the flow of the home, and it offers a light filled interior that is
uncluttered with pure intrinsic design qualities. We hope the next owner enjoys the fruit of our
labor as much as we have!

After we sold our business, we decided to downsize into a home that we could enjoy in retirement and use as a home base for traveling. We had lived nearby in Lincoln Park since the 1980’s.
When we started our search, the 2100 block of Fremont was at the top of our list, as we were
enamored with the character of the 22 homes (built in 1875) that make up the core of this charming Historic District.
