Twice a year (during April for Earth Day and during Greystar's “Sustainable September” event), each Greystarmanaged community updates a survey to record the green initiatives they have completed throughout the year, adding points to their score in each of seven different categories. When a community reaches the designated point level in every category, they receive the Greystar Green Award designation, a distinguished plaque for their office, and a logo to use on their website. They also are listed in the Greystar Find an Apartment search as a Greystar Green Community. The seven categories are described below: Community • Community points are earned through promoting sustainability within the property to residents, creating community events, and providing resources. Education • Education points are earned by learning Greystar’s sustainability policies, providing residents with conservation information, following and promoting Greystar’s social media posts, and incorporating sustainability topics in team meetings. Energy Conservation • Points are earned here by purchasing ENERGY STAR appliances as replacements, installing energy saving devices in common areas and apartment homes, and using high efficiency lighting. Indoor Environmental Quality • IAQ points can be earned through green cleaning policies, making non-smoking buildings available to residents, using low/no VOC paints, and more. Reduce/Reuse/Recycle • RRR points are earned through reducing paper use, offering data destruction to residents, using filtered water instead of bottled, and promoting and improving recycling diversion for residents. Required Water Conservation • The required category includes mandatory policy questions that must be answered affirmatively to complete the category. • Points are earned through the use of low-flow devices, preventative maintenance, ensuring proper tracking of consumption, and upgrading landscaping and irrigation systems to reduce water consumption over time. What have Greystar communities done to save money and save the planet? Based on the 929 of our communities that fully completed the 2015 survey: Community Education • 688 of communities promoted the use of ridesharing and/or public transportation. • 699 promoted and participated in Earth Hour or Earth Day, and 85 handed out CFL bulbs for Earth Day 2015. • 90% promoted biking by providing rental bikes, bike racks, and/or maps or information about bike riding in the area. • 85% of communities follow's Greystar's Redefining Green on social media via blog posts and/or Facebook. • 258 communities forward's Greystar's Redefining Green posts to client/residents as approritate. • 161 communties provide water and energy conservation tips at move-in. • 47% talk to at least 2 vendors each quarter about ways they help us with recycling and conservation. • 293 communities include at least one Green topic each month in team meetings. • 63% of communities read the Greystar Sustainability Policies and completed the quiz. • 131 communities had all community team members complete the Greystar Sustainability quiz. Energy Conservation • 52% of apartment homes carry ENERGY STAR dishwashers. 51% of refrigerators, 40% of clothes washers, and 42% of water heaters are ENERGY STAR certified, as are 38% of HVAC units. • 62% of units have digital programmable thermostats to help residents lower electric consumption and save money • 43% of model units have energy saving devices. • 25% of communities change out all unit incandescent bulbs to CFLs on turns, 45% use CFLs or LEDs in the leasing office, and 5% distribute them in their move-in package to residents, and 35% provide free replacement CFL's. • When appliances need to be replaced, 73% of communities always replace them with ENERGY STAR appliances. Indoor Environmental Quality • 33% of communities use low or no-VOC paint for apartment turns. • 31% have green cleaning policies for in-house and contract cleaning. • 6% of communities offer smokefree communities or a smoke-free floor or building. • 34% of communities change every air filter every 90 days or less. Reduce/Reuse/Recycle • 50% of communities offer comingled recycling to residents. • 35% require flooring vendors to recycle all carpet and pad. • 58% have eliminated all or most of their paper flyers, replacing them with electronic communications. • 84% use tap water, filtered water, or a water cooler as alternatives to single-use bottled water. • 45% use a document/data destruction (shredding) service that picks up paper for recycling. • 3% offer residents reused or reusable moving boxes for packing. • 9% switched to ebrouchers, exclusively. Required • 100% of team members are prohibited from smoking on the premises. Water Conservation • 66% of maintenance teams replace every toilet flapper on every turn for water conservation. • 49% of units have low flow aerators; 51% have low-flow shower heads (<2.0 gpm), and 44% of units have low flow toilets (<1.6 gpf). • 45% limit landscaping to drought-resistant, native planting, and 76% of irrigation systems are on timers. How have Greystar’s recycling efforts conserved resources? Greystar’s communities have made a dedicated effort to recycle. Based on a review of the recycling at Greystar’s managed communities using Waste Management: WM Sustainability Services 2014 & 2015 Recycling Benefits for Greystar In 2014 & 2015, we recycled 12,062 tons of Cardboard, paper, mixed plastics, glass and aluminum. These recycling efforts conserved the following resources: 131,171 Mature Trees were Saved Representing enough saved timber resources to produce 1,625,204,700 sheets of newspaper! 50,189 Cubic Yards of Landfill Airspace Representing enough airspace to fulfill the municipal waste disposal needs for 64,455 people for one year! 55,745,608 Kw-Hrs of Electricity Enough power to fulfill the annual electricity needs of 4,645 homes! Avoided 34,289 Metric Tons (MTCO2E) of GHG Emissions The recycling of these materials prevented these GHG emissions! 60,683,770 Gallons of Water Representing enough fresh water to meet the daily fresh water needs of 809,116 people! The award-winners represented 26% or more of Greystar’s 735 managed, eligible communities. .
