SEALOFT VILLA OWNERS’ ASSOCIATION EXTERIOR STANDARDS FOR REPAIRS AND IMPROVEMENTS December 2013 Sealoft Villa Owners’ Association Standards for Exterior Improvements and Repairs This booklet of documents and specifications contains approved guidelines for use by the owners of villas in the Sealoft Villa Community for making improvements and/or repairs to their homes. The specific purpose of this document is to provide the homeowner a reference in the planning, preparation, and execution of their improvements or repairs. It should also ensure that the quality of the workmanship and that work specifically performed would be in compliance and harmony with all the villas in the Sealoft Community In addition to the approval by the SVHOA Board of Governors, the Architectural Review Committee (ARC) of the Seabrook Island Property Association (SIPOA) has also approved these standards. OBJECTIVE Construction of the Sealoft community was begun in 1979 and completed with a number of (53) villas. Throughout the years owners have elected to modify the external visages of their villas, some with SVHOA Board & SIPOA ARC approvals/permits and some without, introducing a number of visual architectural inconsistencies. In providing these standards, it is the express goal of the SVHOA board to provide clear, consistent guidelines for the owners concerning the external appearance of their villas. These will also provide a fast track for our owners in expediting their work, providing it is in full compliance with these standards. Work differing from these standards will still require SVHOA Board approval prior to submitting a request(s) to the ARC. At some point in time, with the implementation of these standards, owners should expect that all villas would be in harmonious conformity. OBJECTIVE (cont.) What follows are the individual standards in detail. Where required, there are photographs and/or drawings depicting what are contained in the verbiage of each standard. At any point, these standards may be updated as materials and construction methods change. Any newly approved standard will also be added to this booklet. When this becomes appropriate, this booklet will contain the most recent approved update as indicated by the revision or addition date. THE APPROVAL PROCESS 1. All requests for exterior improvements and/or repairs must be submitted to the SVHOA Property Manager utilizing the “SVHOA Exterior Modification” form (see appendix). In this form the work to be performed is detailed as to construction, materials, color, etc. If the work to be performed is in total compliance with the standard our Property Manager will then approve the request and forward it to the ARC Manager. 2. Complete the SIPOA ARC “Request for Conditional Approval” form (see appendix) & with the approved Sealoft form submit both to the ARC manager at the SIPOA main office building. 3. If approved, building permits must be obtained from the Town Of Seabrook and Charleston County Building Inspectors’ Office. 4. All construction MUST comply with the Charleston County Building codes and SIPOA requirements. 5. Upon completion, final approval must be obtained from the Charleston County Building Inspectors’ Office. NOTE: As previously discussed, if the proposed request differs from the standard, approval by the SVHOA Board is required and the reason(s) for the difference detailed in the owner’s request. Villa Exterior Materials: 1. Villa siding can be either T1-11 untreated or pressure treated 5/8” x 4’ x 8’, or Hardie Plank (5/8” x 4’ x 8’) or equivalent competitive product. Mixing of materials (T1-11 and Hardie Plank) is not permitted. If using Hardie Plank, the entire villa must be sided at the same time. 2. Trim boards must be rough sawn cedar or Hardi Plank trim. Color: 1. The siding must be painted with the approved villa paint color. Standard: Roofing and Roofing Accouterments Materials: 1. Shingles: The approved shingle for Sealoft Villas is GAF-ELK Timberline Natural Shadow, 30-year shingle, Color: Shakewood. A suitable substitute is Owens Corning “Duration”, 30-year shingle, Color: Desert Tan. Any other brand or color must be checked against the approved standard. 2. Vent Stacks: The PVC venting shall be painted to match the roof color. The suggested application calls for prepping the venting with latex bonding primer (e.g. Zinsser Bulls Eye 123 water-based primer sealer) and top-coating with latex exterior paint. 3. Chimney Flue Caps: Flue caps/termination covers shall be installed according to current Charleston County building code. All flue caps/covers shall be designed to cover top of chimney flue and prevent rain, snow, and animals from entering while allowing smoke to escape. All flue caps/covers must include a spark arrestor screening. The chimney flue caps/termination covers may be kept in the manufacturer’s finish. Color: 1. Shingles: GAF-ELK Timberline Natural Shadow, 30-year shingle, Color: Shakewood OR Owens Corning “Duration”, 30-year shingle, Color: Desert Tan 2. Vent Stacks: Painted to match approved villa color 3. Chimney Flue Caps: May be kept in the manufacturer’s finish Details: 1. Following the ARB manual (revised 2/14/2011), “roof material must be architectural grade, (30) year minimum. All roof accessories such as vent stacks, roof vents and vent fans should blend with the roof and be located, if possible, on the rear side.” Standard: Support Posts Size: 1. Support posts or columns installed under main beams (trusses) of villas shall be constructed of 6” x 6” ground contact pressure treated solid wood 2. Footings for the posts (or columns) shall be no higher than grade level. Materials: 1. 6” x 6” pressure treated solid wood. No hollow framing shall be permitted. 2. All posts must be ground contact pressure treated solid wood Construction: 1. Details of the construction must be provided by an engineered drawing or written specifications and the builder/contractor must contact Charleston County Building Inspection office for specific requirements. Color: 1. Posts (or columns) shall be painted the same color as approved for the villa. Standard: Address Plaque Location: 1. Address plaques with the street number shall be affixed to the exterior of the villa. The location is the lower corner of that portion of the villa that extends over the driveway facing the street. Materials: 1. The numbers shall be routed on a wood plaque 3” high x 6” wide. Color: 1. The routed numbers must be painted white, while the remainder of the plaque must be painted to match the exterior paint color of the villa. Standard: Exterior Workable & Fixed Windows Location: Villa Exterior Workable Windows: To Include: Dining Room—all; Living Room—all windows to include stationary/fixed center windows as well as small side windows; Master Bedroom (2 windows); 2nd Bedroom (2 Windows); Loft—center rectangular window above kitchen. Fixed Windows: To Include: Living Room—two middle center windows AND small side windows facing entry deck and master bedroom deck—(Optional sliding or casement windows may be used to replace center windows; casement windows may used to replace side windows), Loft: Windows above French gliding/hinged door AND triangular windows above kitchen. (Optional fixed or awning may replace rectangular window). Optional Closing of Loft Window: An option to remove the loft workable window and replace with siding is approved. Materials: 1. Sliding (Glider) windows OR Casement Windows may be used for workable windows.(*) 2. *Optional: Workable windows may be used to replace current fixed side windows and center windows in the living room AND rectangular window in the loft above kitchen. * (See Figure 1, 3 & 4). Fixed windows in living room--facing entry deck and master bedroom deck—may be casement windows. Center fixed windows in Living room may be sliders or casement windows. (Figure 1 & 3) 3. *Optional: Sliding/glider rectangular window in loft above kitchen may also be a fixed window or an awning window. (Figure 1, 2 & 4) OR may be removed and replaced with siding. Color: 1. The Exterior workable (sliding/glider, casement or awning) and fixed windows must have the similar trim color of (e.g.) Pella—Brown OR Andersen-- terratone®. (Other manufacturers may be used with approval of color). Details: 1. Workable--sliding full-view windows (gliders) (Figure 1 & 2) were incorporated into the architectural design of the Sealoft Villa at the time of their construction. Replacements must be made with the same type of sliding/glider windows OR casement windows (Figure 3) or an optional awning window in loft above kitchen (Figure 4). 2. Fixed windows were incorporated into the architectural design of the Sealoft Villa at the time of their construction. Replacements must be made with the same type of fixed window with the exception of two long windows (casement—Figure 3); the center living room windows (sliders or casement); or the loft rectangular window (sliders or awning). 3. Vinyl, fiberglass, or aluminum-clad wood windows may be used. 4. In no case should the window rough openings be modified. 5. Replacement windows must be the same size as the original windows. 6. The only window trim color allowed will be the similar color of (e.g.) Pella-Brown, or Andersen-- terratone® (Other manufacturers may be used with approval of color). 7. Sliding screens or removable screens will be approved on workable windows. Villa Exterior-first level, main entry way Materials: 1. A full-view glass door made of vinyl, fiberglass, steel or aluminum-clad wood may be used. 2. An optional outer storm door with full view glass or with a center divider may be used. **Refer to Storm Door standard. Color: 1. The main entrance door must be painted to match the villa siding color per the exterior painting standard Details: 1. A full-view clear glass style door to allow entry into the villa was incorporated into the architectural design of the Sealoft Villa at the time of their construction. Replacements must be made with the same type of full glass door –clear glass. 2. 3’-0” x 6’8” vinyl, fiberglass, steel, or aluminum-clad wood door may be used. 3. Internal blind systems are permitted. 4. In no case should the door rough opening be modified. 5. Replacement doors must be the same size as the original door. 6. The door must be painted to match the approved villa siding color. Owners may install an outer storm door. **Refer to Storm Door Standard. Figure 1 Entry Door Full glass Standard: Storm Door Location: 1. Villa Exterior-first level, main villa entry way 2. Villa Exterior-ground level, pedestal entry way Materials: 1. An optional outer storm door made of vinyl, fiberglass or aluminum with full view glass OR with a center divider may be used. Color: An optional storm door must match the window frame trim color (e.g., Pella--bronze, Andersen--terratone®) Details: 1. Owners may install an outer storm door as depicted in Figure 1 or Figure 2. 2. The storm door must have a full glass light, which may be removable to allow installation of a screen for airflow or have a center divider and integrated screen. 3. Storm door must have a minimum of 75% glass area. 4. The storm door must match the approved window frame trim color (e.g., Pella--bronze, Andersen--terratone®). (Other manufacturers may be used with approval of color). Villa Exterior-First level--master bedroom; Second level-- loft Materials: 1. A full-view French Sliding/glider glass door OR a full-view French hinged glass door made of vinyl, fiberglass, or aluminum-clad wood may be used. Color: 1. The full-view French sliding/glider glass door OR the French hinged full-view glass door must match the window frame trim color (e.g., Pella--brown, Andersen--terratone®). Details: At the time of their construction, Sealoft Villas had one type of sliding/glider glass door, which was incorporated into the architectural design. Replacements may now be made with a full-view French sliding/glider door OR a full-view French hinged glass door. 1. 6’-0” x 6’8” vinyl, fiberglass, or aluminum-clad wood door may be used. 2. In no case should the door rough opening be modified. 3. Replacement doors must fit the same space as the original door. 4. The full-view French Sliding/glider door OR the full-view French hinged glass door must match the window frame trim color (e.g., Pella--brown, Andersen--terratone®. a. *(Other manufacturers may be used with approval of color). 5. French Sliding/glider doors OR French hinged doors with divided lights; panes or decorative inserts will not be approved. 6. Internal blind systems are permitted. 7. A full-view French sliding/glider door is reflected in Figure 1. A full-view French hinged door may be hinged as in Figure 2 where the hinges are located on the outer edges of doors; OR the full-view French hinged door may be hinged in the center as in Figure 3 where one door is operable and the other is inoperable/stationary. 8. The bottom “rail” of the French sliding/glider or French hinged door must be approximately 8” in width. 9. Sliding screens or retractable screens will be approved. Villa Exterior-ground level, pedestal entry way Materials: 1. A flush style door made of vinyl, fiberglass, or aluminum-clad wood may be used (Figure 1); OR a full glass door matching the main entry door (Figure 2) may be used. 2. Internal blind systems are permitted. 3. An optional outer storm door with full view glass or with a center divider may be used. **Refer to Storm Door standard. Color: 1. The pedestal door must be painted to match the villa siding color. Details: 1. A flush style door to allow entry into the pedestal was incorporated into the architectural design of the Sealoft Villa at the time of their construction. Replacements must be made with the same style of door or a full glass door matching the main entry door. 2. Vinyl, fiberglass, or aluminum-clad wood doors may be used. 3. Replacement doors must be the same size as the original door. 4. The door must be painted to match the approved villa siding color. a. **Owners may install an outer storm door. **Refer to Storm Door Standard. Figure 1 Flush solid door Figure 2 Full Glass door Standard: Decks, Railings, Balusters, Staircases, Hand railings, and Trash Enclosures Size: 1. Deck materials must be 5/4” x 6” decking board. 2. A minimum of 1/8” spacing between floorboards to facilitate water run off is required. 3. Railings are 2” x 4”. 4. Balusters are 1 1/2” x 1 1/2”. 5. Baluster spacing of 3 ½” is required between each pilaster. 6. Staircase steps are (1) 1” x 12” or (2) 1” x 6” or (3) 1”X4”. Note: If 1”x4” steps are used (4) stringers will be necessary 7. Staircase risers are 1” x 6”. 8. Hand railings must be crafted of wood & installed per code (see photo) Materials: 1. Deck materials must be 5/4” x 6” decking board of pressure treated pine or Ipe. 2. A waterproof product may also be used as loft deck material. 3. Railings are 2” x 4” pressure treated pine. 4. Balusters are 1 1/2” x 1 1/2" pressure treated pine. (Fig. 1) 5. Staircase steps are (1) 1” x 12” or (2) 1” x 6” pressure treated pine. (Fig. 5 & 6) 5. 1” x 6” staircase (full) risers are required. (Fig. 5) 6. Staircase risers are pressure treated pine. (Fig. 5 & 6) 7. 4” x 4” pressure treated wood in post-base anchors are required to anchor staircase support stringers and railings. 8. Hand railings must be crafted of pressure treated wood & installed per code (Fig. 3&4) 9. Trash can storage area should be made from 3/4” x 1 1/2” pressure treated lath with an approximate 5 1/4” x 5 1/4 “ grid pattern (from mid lath to mid lath). The inside must be lined with a zinc coated hardware cloth. Color: 1. The railings, balusters, staircase stringers, risers, hand railings and trash enclosure must all be painted to match the approved SVOA paint color that matches the approved body color of villa. 2. The decking (i.e. deck floorboards) should be sealed with a clear coating or Sherwin Williams Woodridge Stain SW3504. Details: 1. Trashcan storage gates must have minimal clearance for ease of opening and be secured with a latch. Trash gates must be closed and latched at all times. (Fig. 2) 2. Deck floorboards may be nailed or screwed with stainless steel fasteners to prevent rusting and fastener failure. 3. Staircase stringers, railings and balusters must match deck railing and baluster standards. (Fig.1) Railings Baluster, Railing and Trash Enclosure Examples only. All must be painted to match the villa color. The shower is to be located no less than 36” from either end of the villa pedestal. 2. The orientation is the greater dimension (length) to be parallel with the rear of the pedestal. Size: 1. The enclosure must be 52” wide x 92” long x 72” high. Flooring Materials: (also see patio standard) 1. Brick/stone pavers 4. Treated wood (stain must be Sherwin Williams Woodridge Stain SW3504) 5. Ipe Siding: 2. The siding must be 1” x 6” overlapping boards OR T1-11 as per the villa siding. 3. The sidewalls should begin 12” up from the floor and be 60” tall for a total height of 72”. Color: 1. The exterior shower enclosure must be painted to match the villa color. Standard: Mailboxes and Posts Location: 1. Must be in same position as existing owner mailbox Materials: 1. Mailboxes must be kept straight and in good condition. Color: 1. The post, arm and plaque are to be stained Ebony Gray. This stain can be obtained from the SIPO maintenance department. 2. Mailboxes that are badly rusted and/or faded must be replaced and/or repainted upon request of the ARB Details: 1. The approved design for the mailbox installations is located in Appendix O of the ARB manual (revised 2/14/2011). 2. Mailboxes and post may not normally be decorated. However, tasteful decorations appropriate for the significant holidays, such as Fourth of July, Halloween, Christmas, etc. are acceptable. These must be removed within seven (7) days after the holiday/event has passed. 3. Planters may be hung from the mailbox post provided they do not interfere with postal delivery. 4. Mailbox post can have one (1) small “cocktail” flag at any one time. Standard: Patio, Walkway, and Ground Level Improvements Location: 1. All ground levels areas of Sealoft Villas within the building drip line which would include under the decks. It would also include the area on the pedestal door side and extended past the kitchen wall drip line to the inner staircase/trash cage wall. Size: 1. Patios and walkways can extend to the building drip line under the 2nd Bedroom (next to the kitchen). Known as the front side. 2. Patios and walkways can extend up to 4 feet from the pedestal wall under the Master bedroom. Known as the side. 3. Patios and walkways can extend to the building drip line under the decks and living room, plus can be extended past the kitchen wall drip line to the inner staircase/trash cage wall. Known as the back side. 4. Any improvement should not exceed 12 inches in height from existing ground level. 5. Benches or seating may reach normal sitting height from structure base and can only be installed on the back side. Materials: 1. Acceptable materials are treated wood, Ipe, and brick/stone pavers and must be semiporous. All materials must be approved by the Sealoft Board and be in compliance with SIPOA ARC, the Town of Seabrook set back requirements, and the DHEC Office of OCRM (Ocean and Coastal Resource Management) requirements. Color: 1. 2. Brick/stone pavers must be earth tones, which blend into the surrounding natural area. Stain for wood deck floor must be Sherwin Williams Woodridge SW3504 Details: 1. No vertical structures such as closed sheds, boathouses, bike sheds, etc., are permitted within this standard area with the exception of shower/changing room which is covered under Sealoft Villa Owners Association Standard 1. 2. No walls or enclosures that impede the sightline of the original 4 walls of the pedestal are permitted. 3. Improved areas cannot be used for additional car parking needs. 4. Improvements to ground level cannot impede or deter normal drainage or normal ground percolation requirements. Standard: Exterior Paint Color General Comments: This Standard provides Sealoft Villa Owners Association (SVOA) approval for painting Sealoft Villas. Because of the variety in how each villa has been constructed and/or maintained, it is important to adhere to this standard as it specifically relates to Trim painting. All villas must comply to the new color scheme by May 31, 2016. NOTE: It is the responsibility of the owner and/or their contractor to determine compliance with all applicable codes. Definitions: 1. Villa Body - refers to the T-111 siding or Hardie Plank siding, plywood sections, support joists, support posts and chimney box of the Sealoft Villa. 2. Villa Color – refers to the 4 approved colors (see Colors section below) 3. Roof Trim – refers to the 2 fascia trim boards aligned next to the roof. 4. First Floor Trim – the trim board that is equal to the first floor level of the villa. There are two sections (bedroom areas) that extend beyond the villa body which will not have any first floor trim. 5. Window Trim - the trim around the windows and must be in consistent width even if the trim board is wider on the villa body edge trim. 6. Gable Window Trim - at the peak of the gables of the villa, there is a grouping of 2 triangular windows and 1 square window. The gable window trim will refer to the trim board below these windows and parallel to the kitchen roof line. 7. Door Trim – refers to the trim around the widow set within the door and the trim around the outside of the door. 8. Trim Color – refers to the 1 approved trim color (see Colors section below) 9. Stringers – structural member that supports the treads and risers. 10. Railings – are the rails that are designed to be provide support while ascending /descending stairways. 11. Spindles/Balusters - a wood shaft used to support the handrail. 12. To provide painting guidance to the Sealoft Villa Owners. 2. To adhere to Seabrook Island Property Owners Association and Sealoft Villa Owners Association regulations. 3. To protect the aesthetic appearance of Sealoft Villa. Location: 1. The villa body, stringers, railings, and spindles/balusters must all be painted the same villa body color. 2. The roof trim, first floor trim, window trim, gable window trim, and door trim, MUST BE painted the same Trim Color (see Colors section below). 3. The Pedestal MUST BE painted the Trim Color. 4. The decking, treads (stairs) and risers must be left the natural pressured treated pine or Ipe. 5. Pictures for reference: 1. The villa body (siding, support joists, support posts and chimney box, railings, and spindles/balusters have all been painted the same Villa Color. 2. The roof trim, first floor trim, window trim, gable window trim and pedestal have all been painted the same Trim Color. 1. The window trim MUST have the same trim measurements around the windows. Some of the trim boards may not be the same width, so a simulated trim must be painted on any trim boards that would exceed the standard 4” (3.5”) trim board. 2. The door MUST be painted the villa color while the door trim (around the interior window and exterior frame of the door) MUST be painted the trim color. 3. The living room window side first floor trim will be painted with the villa color and not the trim color. Materials: 1. MUST use the Sherwin Williams Duration or SuperPaint paint with the designated paint colors listed below for all Siding and Trim 2. MUST use the Sherwin Williams Loxon product for the pedestal 3. MUST use the Sherwin Williams Primer prior to painting any wood surface and more than one coat of primer may be required for any new surface. 4. MUST use the Sherwin Williams Loxon Primer prior to painting any cementatious surface (siding or pedestal) and more than one coat of primer may be required for any new surface. Colors: 1. Villa Color - There are 4 approved Sherwin Williams paint colors for the villa body that have been approved by the SVOA and SIPOA effective in April of 2012. Those body paint colors are: SW6156-Ramie, SW6177-Softened Green, SW6178-Clary Sage, and SW6176 Livened Green. The homeowner may choose anyone of these colors for the villa color, but MUST USE either Sherwin Williams Duration or Super Paint. 2. Trim Color - There is 1 approved Sherwin Williams paint color for trim and pedestal that have been approved by the SVOA and SIPOA effective in October of 2010. Trim and Pedestal Color is SW6385-Dover White Details: Exterior Paint : 1. In order to maintain consistency and standard appearance throughout the Sealoft Community, it is STRONGLY RECOMMENDED to use the Sherwin Williams Duration product for the Villa Body and Trim. 2. In order to maintain consistency and standard appearance throughout the Sealoft Community, MUST USE the Sherwin Williams Loxon product for the Pedestal. 3. In order to maintain consistency and standard appearance throughout the Sealoft Community, MUST USE the Sherwin Williams Loxon primer product for all Cementatious products (Hardy Plank), before apply the Sherwin Williams paint products 4. Painting contractor/SVOA owner should take the approved SVOA Repair/Modification Form to the Sherwin Williams store and they will receive a discount for the duration product. Exterior Schedule : 1. Masonry Pedestal Base (Stucco or Cementatious Substrate) a. First Coat: A24W00451 - Loxon® XP Extra White - SW6385 Dover White. When the painting application is complete, the work will be inspected using a “color board” (boards painted with the approved colors). This inspection will be done by the regime manager and/or SVOA Board representatives. This inspection MUST BE COMPLETED on the last day of work. 4. Contractor must contact Charleston County Building Inspectors Office for final inspection and approval. 5. SVOA and regime manager will conduct regularly scheduled annual inspections using a “color board” (boards painted with the approved colors). This inspection will be done by the regime manager and MUST BE COMPLETED on the last day of work. Standard: Exterior Lighting – Post &Deck, Pedestal, Spotlight and Staircase Lighting General Comments: This Standard provides Sealoft Villa Owners Association (SVOA) approval for exterior lighting replacements provided the installation also meets all applicable codes. As of December 2010, our current lighting standard for the exterior post and wall lighting has proven to be very difficult to find full replacements as well as replacement bulbs/parts for the fixtures. In addition to these concerns, the current standards do not meet the new “Dark-Sky” requirements as stated by the Seabrook Island Property Owners Association. NOTE: It is the responsibility of the owner and/or their contractor to determine compliance with all applicable codes at time of installation. Definitions: 1. Original Post Location - refers to the location where the Post Lamp was installed when the villa was initially constructed which is near the entrance staircase. 2. Original Front Deck Location - refers to the location where the Wall Lamp was installed when the villa was initially constructed, which is located to the left of the front door. 3. Original Bedroom Deck Location - refers to the location where the Wall Lamp was installed when the villa was initially constructed, which is located on the chimney box. 4. OPTIONAL Pedestal Door Location - refers to the location where a Wall Lamp can be installed, which is located directly above the door, centered between the first floor of the villa and above the pedestal doorway and centered by the width of the door. 5. OPTIONAL Spotlight Location – refers to the location where a motion-sensitive light may be mounted on the ceiling in the “carport” area under the villa. (#3 under materials) 6. OPTIONAL Stairway ROPE lighting – refers to the location along the underside(s) of either or both sides of interior face of the stairwell where tiny warm white bulbs connected by different wiring options and surrounded by a clear flexible tube may be installed. (#4 under materials) Location: 1. The original post location is near the entrance staircase to the Sealoft Villa and may not be relocated. The Quoizel GLN9010 Imperial Bronze (see below) must be installed on top of existing post with which must be painted black. Board Approval is required if post is relocated. 2. The original front deck location is near the front door entrance to the Sealoft Villa and may be not relocated. The Quoizel GLN8409 Imperial Bronze must be installed at the same location as the original/existing wall fixture. Board Approval is required if wall mount is relocated. 3. The original bedroom deck location is on the chimney box and may not be relocated. The Quoizel GLN8409 Imperial Bronze must be installed at the same location as the original/existing wall fixture. 4. The OPTIONAL pedestal door location is located directly above the door. The Quoizel GLN8409 Imperial Bronze may be installed at this location. 5. The OPTIONAL spotlight motion sensor light may be mounted on the center of the ‘ceiling’ of the ‘carport’ using 40 watt light bulbs or less to avoid light intrusion to neighbors. An acceptable motion sensor option is shown below, but such items often go out of stock, in which case, similar products can be submitted to the SVOA Property Manager for approval. 6. The OPTIONAL stairway rope lighting may be located along the underside(s) of either or both sides of interior face of the stairwell with tiny warm white bulbs connected by different wiring options and surrounded by a clear flexible tube. Materials: 1. Post light- Quoizel-Galen Collection, GLN 9010, in Imperial Bronze; Single Light post Mount Lamp—15 Inches in height; 2. Front deck, bedroom deck and Optional pedestal door entrance- Quoizel –Galen Collection GLN8409, in Imperial Bronze—10 inches in height; 3. Optional motion sensor spotlight— Bronze energy star 16” 2-light sensor (example only). Motion sensor floodlights must point directly downward, and be located on ceiling of carport area. The protective light shields help to avoid intrusion to neighbors. 4. Optional Stairway Rope lighting - 1.2. Rope light must be installed such that no part of the light source may be seen from a horizontal perspective when viewed from the street. The rope light must be installed within a channel under the handrails. Standard: Heating, Ventilating, and Air Conditioning Location: 1. Packaged Heat Pump units and/or “Split-Systems” may be allowed by all applicable codes, in the original location if allowed per the elevation certificate specific to that villa. 2. In the event that an allowed replacement unit (as indicated in 1 above) cannot be installed in the original location due to code compliance, the owner/contractor may install a “split-system” Heat Pump condenser on an external platform constructed in the corner formed between the two main floor bedrooms. NOTE: This location MUST BE approved by the SVOA Property Manager. If the installation is approved to be placed over SVOA property (outside the owners drip-line), this does not convey said property to the owner, but permits the owner to locate the HVAC unit over SVOA property. Should that permission result in any tax or property consequence, the owner shall make whole the SVOA. Size: 1. The external platform (constructed in the corner formed between the two main floor bedrooms) shall be built to match the Sealoft Villa HVAC Stand Drawing Detail, which can be obtained from the SVOA Property Manager. 2. The external unit must fit within the platform and be obscured from view utilizing deck railings and pilasters to match existing design. Refer to the Decks, Railings, Pilasters, and Staircases SVOA standard 3. Any adjustment to the size or changing the design of the platform must be submitted to the SVOA Property Manager for approval. Materials: 1. Acceptable material is treated wood. Color: 1. The platform must be painted with the approved SVOA body paint color. Details: 1.
