Whitfield Estates - Bradenton’s best kept secret
T
he Whitfield area
in South Manatee
County just might be
Bradenton’s “best kept secret” when it comes to real
estate. The area is centrally located between Bradenton and Sarasota, has its
own country club, and features everything from exclusive waterfront estates to
historic Spanish-style bungalows.
“It’s unique in that it has
that ‘neighborhood’ feel,”
said Judy Holderness of SaraBay Real Estate Inc. “At any
time, you can see people jogging along the waterfront on
Westmoreland Drive, pushing strollers, walking dogs, or
simply out for a stroll.”
The boundaries of the
Whitfield area are Braden
Avenue on the south and
west of U.S. 41, and Bowlees
Creek to the north and west
of 41. Garfield Avenue, north
of the airport is its southern
boundary. Neighborhoods
include Ballentine Manor,
the Woods of Whitfield, the
Brookside Addition and Whitfield Country Club Heights,
and mini-subdivisions like
Sara Bay Woods, the Woods
of Whitfield, Whitfield Country Club Heights, and West
Isles, each with a character
all its own, said Judy Hold-
erness.
“There are many completely different neighborhoods that make up the canvas known as Whitfield,” said
Judy Holderness. “The area
offers something for everyone - convenient location between Bradenton and Sarasota, a variety of style and
price ranges and the prestige that only comes with
history.”
Whitfield Estates is an
area rich with history and
historic dwellings. According to newspaper archives,
the land once belonged to
the federal government until purchased by Dr. Lavinius
Dunham in 1876. Developers Louis Broughton Whitfield, D.Greenwood Haley,
E.S. Delaplane, and Edgar
H. Price bought some of that
same land from the Ringling Trust & Savings Bank
of Sarasota in 1925, and platted the 682-acre community that became known as
Whitfield Estates.
The Sara Bay Golf and
Country Club was constructed in the 1920s and was first
called the Whitfield Estates
Country Club, and also established the area as the
first residential golfing community.

has lived in Whitfield since
1978, and has sold real estate
in Whitfield Estates since
the 1970s.
Whitfield Estates was touted at the time to have an
18-hole golf course, a business district, a 200-room
hotel on the bay, and waterfront lots were for sale for
$3,000 to $7,000 each. Houses were to cost from $10,000
to $25,000 each. It was advertised as “the jewel of the
West Coast,” and golf pros
Tommy Armour and Bobby Jones held golf matches to promote the development to prospective buyers
at the time.
Although the community suffered a number of setbacks including a land bust
remains home to some of
the area’s most prominent
residents. Those who live
there love the ambience of
the close-knit neighborhood,
and the community’s proximity to Bradenton, Sarasota, the airport, shopping,
Sarasota Bay and the Gulf
of Mexico.

World War II and the United
States Air Force taking over

Depression, Whitfield Estates endured and eventually became what original
developer Whitfield envisioned. Over the years it became home to many prestigious residents such as Alfred
Ringling of Ringling Brothers circus fame, and Frank
Willard, creator of the popular Moon Mullins comic
strip, to name a few.

distance to anywhere.”
Many of the 1920s homes
still remain, but now Whitfield Estates is more of an
eclectic mix of homes, from
Spanish Mediterranean to
traditional ranch, to modern and Cape Cod.
Homes in the past year
have sold for as little as
$75,000, but prices these
days range from $189,900
for a two bedroom, one
bath, to as much as $4 million for a modern three story 10,000-sq. foot home on
the water.

Tips to keep your home in shape
(NAPS) – Every year, Americans make resolutions to get
in shape, save money and
get organized. While exercise can help shed pounds
and a list can keep you organized, a renewed commitment to the overall fitness of
your home is an essential key
to saving money and reducing stress.
Home improvement expert and TV host Amy Matthews shares her top five tips
on how routine home maintenance checks can help homeowners avoid home repair
emergencies and unexpected costs.
Safety Equipment: Matthews recommends homeowners confirm that
all smoke detectors, carbon
monoxide detectors and fire
extinguishers are in good
working order. This simple
step can ensure your home
is protected from the risk of
fire and your family is safe
from carbon monoxide. Be
certain to replace batteries in appropriate devices
as needed, or at least twice
each year.
Furnace Filters: Remember to clean or replace filters every one
to three months, or as needed. When installing new filters, do so correctly, as this
is a common mistake. Homeowners should also check
and clean the dryer vent,
air conditioner vents, stove
hood and room fans.
