The Benjamin is a project of Gewerbesiedlungs-Gesellschaft (GSG Berlin). GSG
Berlin is a subsidiary of CPI Property Group.
GSG Berlin, with its approx. 850,000 m² citywide, belongs to the leading
providers of office and commercial space in Berlin. The portfolio stretches from
classical commercial complexes with brick façade to modern commercial parks.
The GSG spaces are variable in usage. Regardless of whether office, production
or storage, small and medium-sized businesses are able to find the right
premises from 20 to 20,000 m², growth included.
The group has already realized numerous exclusive landmark-projects in
Germany, amongst them the Sky Office, a first-class office tower in Duesseldorf,

The district of Charlottenburg-Wilmersdorf is one of the most popular and
most affluent neighbourhoods in Berlin. Established and newly opened hotels,
including Kempinski, Intercontinental, Swiss Hof, Waldorf Astoria and many
tourist attractions, such as the Memorial Church and Berlin Zoo make the
district an attractive tourist magnet and prestigious business location. With the
Kurfürstendamm and the Wilmersdorfer Straße, two of the busiest shopping
streets in Berlin are located here. Due to its proximity to Potsdamer Platz, the
embassy and government district around the central Tiergarten Park, to the
Grunewald and the river Spree Charlottenburg-Wilmersdorf is the perfect place
for culture, commerce, politics and solvent customers.

The Franklinstraße starts at
Marchstraße and is the topographic
extension of the Hardenbergstraße,
which runs parallel to the Kantstraße.
Three major science and research
centres of the city, the University of
the Arts, the Technical University and
the Fraunhofer Institute are located
here. The street, located between
the Spree and the Spree Canal, is
dominated by its proximity to water
and the historical ensemble of the
Gebauer Höfe with its typical clinker
industrial architecture of the late 19th
century. The renovated buildings of
the former textile and machine factory
have been carefully complemented by
modern buildings.

nearby FrischeParadies, Germany’s
largest specialty market for delicatessen, offers an extensive selection

Corporate architecture is one of those phrases that most likely come closest to
the notion of the architecture of Gnädinger Architekten. No forced style is
followed, but the hallmark of the Berlin office is characterized by an individual
form language developed for each project. With the Otto Bock Science Center
Medizintechnik at Potsdamer Platz and its organic- dynamic design, Rolf
Gnädinger and his team gave stony Berlin an easily accessible institution
with an innovative interaction character and media facade staging. The
architecture oriented itself with white – patterned on muscle fibres – facade
bands on the principles of nature and symbolizes the harmony of man and
technology in the Biotech age. Buildings like this are more than architectural
highlights. The internationally recognized representative office of the world
leader reflects in terms of a uniform corporate design also the modernity,
precision and dynamics of the products for prosthetics and orthotics. Thus
the architects let the genius loci, its economic possibilities and identity
giving thoughts flow in the respective designs. Gnädinger Architekten also
developed the Benjamin project in the strict context of these urban planning,
economic and individual conditions. The residential and commercial building
matches with its red clinker the materiality of the adjacent, spacious industrial
architecture of the 19th Century. Opening onto the river Spree, the diagonally
positioned frontage building complements the historical ensemble and offers
a contemporary lifestyle which unites living and working in the urban context.
