HOTEL PROJECTS Morrison Design Ltd is a well-established chartered architects practice. Our wealth of experience allows clients’ aspirations to be translated into well designed spaces. Over the years Morrison Design Ltd has established a specialism within the hotel industry, with a portfolio of 70+ completed hotel projects; from new builds to refurbishments to rebrands, the practice has had considerable success designing and delivering hotel projects. The practice undertakes both architectural design and interior design. In the majority of projects we also fulfil the project management role. DOUBLETREE BY HILTON LONDON - WEST END REBRANDING | APPROXIMATE VALUE £6.5m This 212 bedroom former Park Inn Hotel has undergone a programme of refurbishment and reconfiguration. The re-branding to DoubleTree by Hilton brand standards was achieved whilst the hotel traded at 90% occupancy. The works included a new entrance canopy, refurbishment of all ground floor public spaces and a re-planned restaurant, lounge and lobby. All 212 bedrooms underwent a full refurbishment. DOUBLETREE BY HILTON LONDON - WEST END BASEMENT REBRANDING | APPROXIMATE VALUE £1.2m Following on from the successful re-branding, the basement underwent further renovation with the conversion of existing meeting rooms into 10 additional executive bedrooms. To achieve this, new light wells were formed in the existing vaults and a flat roofed area was removed. The rooms have gone on to trade as some of the most popular rooms within the hotel stock. KENSINGTON CLOSE HOTEL REFURBISHMENT | APPROXIMATE VALUE £25m The Kensington Close Hotel was built in 1937-9 as a “residential club” with restaurant, recreational rooms and garages. Planning approval was granted to increase the number of bedrooms by 172 from 550 to 722. The new accommodation was to be contained in four new bedroom wings from first floor upwards, plus an extension at eighth floor level. The erection of two glazed conservatories either side of the principal entrance and a new entrance canopy was introduced to give a greater sense of arrival. TOURNAMENT HOUSE EXTENSION TO HILTON LONDON PADDINGTON INTERIOR DESIGN | APPROXIMATE VALUE £5.4m Tournament House was a 1930’s listed office block. Morrison Design Limited have converted it into 56 luxury guestrooms to act as an annexe to the existing Hotel with a dedicated Executive Lounge and checking-in facilities. The building lies between the existing Hilton London Paddington Hotel and Paddington Station. The new room product has been designed to emphasise exclusivity. THE MENZIES WELCOMBE HOTEL & SPA REFURBISHMENT | APPROXIMATE VALUE £4.1m Sited within a Grade II listed stable block, the Menzies Welcombe Spa comprises a 15m deck pool, external vitality pool and jacuzzi. The existing stables have been converted into a thermal spa, treatment suite, gymnasium, dance studio and changing rooms, together with seven high quality apartments. HILTON LONDON EUSTON INTERIOR DESIGN | APPROXIMATE VALUE £5.5m This 150-bedroom, Grade II listed hotel is currently undergoing a major refurbishment programme of all floors with the ground floor being reconfigured to form six additional guestrooms. Morrison Design Limited have recently gained planning permission for Phase 2 which will see the construction of a single storey roof extension increasing the room count by a further 8No. guestrooms. Phase 3 will see the construction of 3No. duplex guestrooms forming an inner courtyard. This will take the room count to a total of 167. FOLLY REACH HOTEL - ISLE OF WIGHT NEW BUILD | APPROXIMATE VALUE £10m The Folly Reach, a naturally beautiful but redundant industrial site sitting on the eastern bank of the River Medina, is to be re-developed primarily for residential use. The secluded location within existing mature tree belts and with uninterrupted river views also provides an ideal site for a signature hotel. HILTON LONDON PADDINGTON, TOWER ROOMS REFURBISHMENT | APPROXIMATE VALUE £3m The unused space within the two corner towers of this grade 2 listed Hotel was identified as providing the opportunity to create two unique signature suites. HILTON LONDON PADDINGTON REBRANDING | APPROXIMATE VALUE £40m This refurbishment involved the complete hard strip of the original Great Western Royal hotel, retaining only specific areas of Listed panelling at ground floor lobby level, and upgrading the original facility from 2-Star to 4-Star Plus. GRAND CAYMAN - BEACH SUITES EXPANSION & BRITANNIA REDEVELOPMENT REBRANDING | APPROXIMATE VALUE $120million (US) The Grand Cayman Beach Suites is an existing 5-Star all suite luxury beach hotel on the world-renowned Seven Mile Beach. The proposals will see the hotel rebranded to Intercontinental and increase the hotel to 8ONo luxury suites. The Britannia Hotel project is the redevelopment of the inland hotel resort. Branded as a Crowne Plaza the hotel will comprise of 200 guestrooms, conference centre, restaurants, spa and fitness facilities. CROWNE PLAZA HOTEL, GATWICK: PHASES 1&2 REBRANDING | APPROXIMATE VALUE £8m As part of the refurbishment, extension and re-branding of this Clarion Hotel to a Crowne Plaza, a fundamental requirement was to create a sense of arrival. The 7-storey extension is located on a prominent part of the site. It provides 50 new high quality Club Bedrooms and Suites. DOUBLETREE BY HILTON - LONDON VICTORIA REBRANDING | APPROXIMATE VALUE £7.3m This 212 bedroom former Hesperia Hotel has undergone a thorough programme of refurbishment. Phase 1 was a fast paced re-branding to DoubleTree by Hilton brand standards including a full exterior facelift, refurbishment of all ground floor public spaces and re-planned restaurant, lounge and lobby. Phase 2 incorporated a full bedroom refurbishment including full bathroom replacements and a 17 room executive floor. Phase 3 comprised a roof extension providing an additional 6No executive rooms. ROYAL COURT APARTMENTS LONDON REFURBISHMENT | APPROXIMATE VALUE £15m The proposals were to enhance the quality and appeal of the property as a whole, and to increase the number of guest rooms in the Hotel from 78No. to 96No. MORLEY HAYES HOTEL DEVELOPMENT NEW BUILD | APPROXIMATE VALUE £2.3m A new build development within the green belt. This 32 bedroom hotel is designed to merge into the landscape and harmonise with the existing golf club buildings. QBIC HOTEL LONDON CONVERSION | VALUE N/A The client secured a long term lease specifically to convert Challenger House, the existing 4 storey office building and basement into a branded Hotel operation providing 187 limited service guest rooms. The conversion was implemented in two phases. Phase I was to generate 174 guest rooms from ground to fourth floors with staff/back of house facilities in the basement. Phase II was to create 13 guest rooms in the basement. KINGSWAY HALL HOTEL - LONDON NEW BUILD | VALUE N/A Originally designed by Morrison Design Ltd in the late 1990’s as a purpose built 170 room hotel. Design feasibility and planning permission was gained for a new two floor roof extension over the existing building element which forms the main façade. EXPRESS BY HOLIDAY INN NEW BUILD | APPROXIMATE VALUE £5-10m A new build six storey 3 star Express by Holiday Inn hotel for the Queensway Hospitality Group set in an urban regeneration site within Stevenage town centre. The hotel has 128 guestrooms arranged over six floors with the hotel reception, restaurant, bar and reception and a suite of 4 meeting rooms at ground floor level. In addition to this, Morrison Design Limited also worked on similar new builds for Express by Holiday Inn located in Slough and Croydon.
