PEOPLE looking for properties in the real estate market
seem to have a sweet tooth for renting spaces around
the country.
And this phenomenon has not gone unnoticed by real
estate agents in Fiji, with people seeking advice from
real estate agents left, right and centre regarding affordable renting spaces.
If this is you, here are some tips from the Real Estate
Agents Licensing Board when considering a place to
rent:
1. Security: A lot of people we’ve come across are
very concerned about security in the area. This includes
crime rates as well, so for example we’ve noticed in particular Rifle Range, because it has a lot of good houses,
but they’re not fetching good rent because there’s a
history of crime in that area. Some common crimes include robberies and thefts, and sometimes violent ones,
so just be sure you understand the area first.
2. Transport routes: This is another important consideration to take into account. For example if you are
coming from a certain place and you do not have a car,
that could pose a problem. Also look into what kinds of
taxi services service those areas and whether there are
reliable bus services as well. Look at it in closeness to
important amenities as well.
3. Location: This plays one of the largest roles when
it comes to finding a suitable place.
Similar to transport routes, just be sure to take into
account the closeness and the proximity between the
place you’re considering and a shop, a pharmacy, a
medical centre, a supermarket and things like that.
These are all considerations to take into account when
trying to find a suitable place, especially in such a competitive renting market.

Land location vital

ELLING or renting a property is not an easy
task, and naturally anyone planning on doing
either will need to consider a few very important things in order to do this well.
Some things to consider, according to real estate’s
go-to man Ravinesh Murti, include location and price.
“Location is vital. A property in Ba may sell at the
maximum price of $150,000 yet that same property
in Suva can sell at up to $400,000,” the Real Estate
Agents Licencing Board (REALB) CEO said.
“All investment properties depend on the income
earned by the property itself.”
He said the importance of location should never be
undermined.
“Many fail to remember the slogan of the real estate
industry — ‘location, location, location’ — when trying to find the property that will lead to the greatest
investment performance.”
Interestingly, Mr Murti pointed out that the value
of the land, is in fact of particular importance when
contrasted against a property that may be built on the
land.
“The reality is that the physical structure actually
depreciates over time. It is the land underneath the
structure that appreciates in value.
“This is a significant distinction considering that the
purchase of a home is the single greatest investment
that most retail investors will make in their lifetimes.”
Failing to pay attention to this fact could end up
costing sellers in the long-run.
“Failing to look at one’s home as an investment and
understand the drivers of value, or concentrating on
functionality and accommodation can limit the property’s overall performance and opportunities to maximise wealth.
“Understanding how location and the future prospects of land values influence property returns allows
investors to make better choices between competing
assets.
“The reason that land is an appreciating asset is a
simple one. It is in limited supply, and no one is producing any more.”
So, hopefully this allows you to understand the absolute vitality of land itself and the attention you can
place on land in the future.
