This 29 room Tamarindo Landmark Hotel is Strategically located on the main street
and walking distance to shopping, restaurants, nightlife and only a one minute walk
to the beach access for Playa Tamarindo and the main surfing break.
The beach resort community of Tamarindo, on the northwest Pacific coast of
Guanacaste, boasts the finest year round climate in the country. This community is
approximately a 45 minute drive, along paved roads, from the Liberia International
Airport. Shuttle and taxi services for tourists and residents are readily available to
and from the airport as required. The light sandy beaches of Tamarindo and Playa
Grande are easily accessible by a natural public entry trail located directly across
the street; with other nearby beaches and tourist attractions very close by. Village
restaurants, shops, services and night life, all within a short and easy walking
distance of the hotel, make this one of the best locations in Tamarindo.
The Pueblo Dorado was originally constructed in the late 1970´s including 28 rental
units, a pool, central landscaped courtyard, laundry room, reception desk, parking
area, office and related utilities. In 2005, the hotel was completely renovated by the
present owners, now with 29 rooms including an efficiency suite with two bedrooms
and 3 beds; management office; reception area including public internet service; a
separate laundry room facility; and upgraded infrastructure. Rental rooms have all
new furnishings & décor; air conditioning; Cable TV; telephone; closet and private
bathrooms, with hot showers. The pool area has been reconditioned with all new
outdoor furniture, ceramic tile surfaces, exterior shower, complimentary
landscaping and artistic wall murals; plus a common kitchen & breakfast area with
refrigerator, microwave oven, sink/counter and numerous tables and chairs. A
common lounge facility is also provided including a TV with sofa, comfortable
chairs and card table. In addition, a new utility bodega and a secure outdoor
surfboard storage facility has been included.
The hotel has an efficient septic system, or the option of utilizing the sewage
treatment plant at the neighboring El Tesoro Condominium, with a related fee, by
way of an established easement for the existing sewer lateral connection. Water is
provided by the Municipal system water connection; along with other utilities
including electricity, telephone, cable TV and internet. The potable water system is
heated by a number of electric water tanks. Many customers however, arrive by
shuttle so ample vehicle parking is always available. Storm drainage is properly
designed and managed on site. The entire hotel site is complimented by mature,
tropical landscaping and accent lighting.
As a result of renovations and some improved marketing measures and Tamarindo
getting more international exposure, the revenues have increased over the years.
A potential expansion area, with scenic beach views, is located at the upper rear
area of the hotel site, having access provided by the on-site driveway system along
the north edge of the property. A concept plan has been designed for this area of
the site including 18 efficiency-type units (with kitchenette) in a stacked, 2 story
format with each unit having a private patio or balcony and parking space. The
lower units with patios are 60 m2 (646 sq. ft.), while the upper units with balconies
are 40 m2 (430 sq ft) of floor area, providing excellent opportunities for customers
who prefer more spacious accommodations or perhaps longer rental periods. New
units in this area of the site may also utilize the sewage treatment facilities
provided by the neighboring El Tesoro condominium, if desired.
Bonus single family view home: In addition to the hotel and expantion property, a
165 m2 (1,775 sq ft) private, furnished three bedroom (or two bedroom with office)
