EXECUTIVE SUMMARY
Ranchos Sierra del Nido is comprised of approximately 53,293 acres of high mountain
ranchland in central Chihuahua, Mexico. This is a place where mountain peaks reaching
close to 10,000 feet rise above the high undulating mesas of rangeland and steep
timbered valleys below. Numerous spring-fed creeks run through the canyon floors
and from the mesa tops where they create a few spectacular seasonal waterfalls. An
abundance of large game and timber resources combined with quality cattle production
all contribute to the uniqueness of the ranch. Above all else, the ranch’s mountain
beauty is unique and unexpected to most persons familiar with ranchland in Mexico.
While currently under-improved, the ranch possesses a scale of beauty and biological
diversity rarely found in such large acreage offerings. Rugged alpine peaks give way
to aspen groves and lush creek bottoms that contrast strikingly with the grama grass,
zacaton, and pinon-covered mesas below. Broad and well-grassed canyons continue in an
almost never-ending climb to the summits. Miles of well-developed internal ranch roads
provide accessibility to much of the ranch, while rustic and aged improvements sustain

LOCATION
The ranch is an easy 3.5 hour drive south
from El Paso, Texas or just over an hour’s
drive from Chihuahua City – both of which
are served by U.S and Mexican air carriers.
Specifically, the ranch is located roughly
7 miles north of the Mennonite farming
community of Santa Clara and accessed
off of Highway 27 south of the town of San
Lorenzo. Current and historic vehicular
access to the ranch is provided via a
permanent easement though the Preito
family’s Rancho del Manga consisting of
approximately 10 miles of graded road
via gated entrance at the highway. A
2,500-foot dirt landing strip located on
the ranch has historically provided quick
small aircraft or helicopter access from
Chihuahua City.

LOCALE
The ranch encompasses nearly the entire
southwestern slope of the El Nido and
Pajarito ranges of the Sierra Madre Oriental
formation in central Chihuahua, Mexico. The
ranch overlooks the great Mexican Plateau
to the west, most of which resembles the
highland ranches of west Texas. Neighboring
properties along the southern and western
borders of the property are large, privatelyheld cattle ranches of 3,000 or more
hectares (7,410± acres) with one small
“ejido” or communal farm to the north.
The eastern ranch boundary is in a more
natural state, generally reaching the summit

divide of the mountains where it runs south,
paralleling a large private ranch to the east. The surrounding communities are a unique blend
of Mennonite settlements (“campos”) and the small villages typical of northern Mexico. Passing
through the valley below the ranch one will note large, modern farms with familiar equipment
and methods typical of the midwestern United States. Indeed, the local English speaking
Mennonite community offers many excellent amenities and necessities such as restaurants,
farm and ranch supply stores, tire shops, mechanics, and groceries. More traditional Mexican
service providers and trades are located in nearby villages such as Santa Clara Namiquipa or
San Lorenzo. This is a place of rich lands and cultural diversity where the natural resources
safely reside in a beautiful setting and the seemingly stable and safe region of Chihuahua.

GENERAL DESCRIPTION
Legally consisting of two contiguous properties
-- Sierra del Nido and Rancho el Mesteno -Ranchos Sierra del Nido has been managed
historically as a high mountain cow/calf ranch
As such, one can expect a quiet and serene
environment, punctuated by the culture of
traditional agrarian Mexico. The ranch also
serves the owner who is interested in enhancing
the property’s many water, timber, wildlife, and
alpine resources. Abundant canyon streams
and springs are well situated to develop
reservoirs capitalizing on the above-average
precipitation of the area and could be further
leveraged to benefit both game and livestock
on the ranch. In estimating a possible 1,200
animal unit carrying capacity, further inquiry is
truly needed, but the assumption is that this
number is conservative and likely limited only
by management and infrastructure.
The ranch consists of a functional set of
residential improvements that sustain labor
and tenants.
For a new owner there are
literally dozens of stunning sites across the
ranch from which to choose to construct a
secluded residential compound. There are
ridgeline views that are immeasurable and
canyons so beautifully remote as to almost

The timber assets on Ranchos Sierra del Nido are
abundant and varied. While there have been some
estimations of this, the detailed quantities and
values should be updated for a new landowner.
Timber in Chihuahua is permitted through
licensing with Mexican authorities, and the ranch
has harvested timber in limited amounts in the
distant and recent past. The timber value alone
may nominally represent as much as 50% of the
offering price, which further amplifies the value
pricing in this offering.
When combined with opportunities for developing
the water resources of the ranch, the potential for
enhancing the ecological, wildlife, physical, and
agricultural features of the ranch will truly excite
and inspire any land steward.

IMPROVEMENTS
Current improvements are rustic but have
served the current cattle operation well. The
main headquarters includes two small, rustic
ranch houses suitable for ranch staff or as
a base camp for hunting future operations.
Directly across from these homes are a large
set of cattle corrals, complete with a scale,
squeeze chutes, horse pens, ranch hand
quarters and storage areas. Several smaller
corrals are located throughout the ranch. An
existing 2,500 foot dirt airstrip is located
near the headquarters. Though usable, the
airstrip would benefit from reconditioning.

CLIMATE
The ranch and Sierra del Nido range
reportedly receive nearly 25 inches of
precipitation per year, most of which
falls between the months of June and
September. Generally, the climate
will mirror that of most high desert
mountain ranges in the southwestern
United States. While lower elevations
will be more arid and significantly
warmer, the summertime temperatures
here will reach into the high 70s
and low 80s, with cool mornings and
evenings. Winters are relatively mild
in the lower elevations of the ranch.
However, it is not uncommon for the
ranch to receive significant snowfall
in the winter season, especially at
the higher elevations. While there
are significant micro-climates on the
ranch, the average annual temperature
is approximately 65°F.

GENERAL OPERATION
Ranchos Sierra del Nido have historically
been operated as working cattle ranches. The
properties are currently utilized for grazing by a
tenant and have seen some selective logging of
pine and oak. Though not utilized, the ranch’s
expansive size and diversity of wildlife and
terrain offer endless opportunities for those
interested in conservation or recreation. The
future development of the wildlife resources
and the management thereof is key for
long-term planning and offers a significant
income opportunity. Of particular focus are
Boone and Crocket Coue’s deer as well as
the Gould’s turkey. The diversity and habitat
of this large ranch offers a balance and
available range uncommon in North America,
supporting a wilderness character unlike
any other. The environment and terrain of
Ranchos Sierra del Nido is also conducive of
an exceptional mountain lion hunt, currently
allotting up to 20 tags per year, as well as
tremendous black bear which occur in a
number of color variations. The combination of
cattle, conservation, recreation, and hunting
offers a comprehensive operation that can
be leveraged and shaped with tremendous
impact. Ranchos Sierra del Nido is truly
unique across such a varied and beautiful
landscape.

WATER RESOURCES
Nearly a dozen creeks fed by both a huge seasonal
watershed and numerous undeveloped springs
provide water throughout the ranch. Though
there are two large stock ponds, the overall
water resources are relatively undeveloped
and could be significant augmented through
building additional earthen dams as well as
through the implementation of solar pumps
and gravity tanks. While accurate data is hard
to find in this region, the ranch catches an
above-average amount of precipitation with
the western front of the property engaging the
pacific moisture moving east, providing upwards
of 25 inches of precipitation annually. There is
a water well casing near the headquarters, but
further details are unknown at this time.

GRAZING RESOURCE
Ranchos Sierra Del Nido is divided into roughly 15 primary pastures, though not all currently
have sustainable livestock water. Additional quality grazing areas are available, but have not
been utilized or are underutilized as they are either in need of fencing or water development.
Strong native grama grass is complemented by bluestems, buffalo grass, galleta grass, and
several muhly grass species. Generally speaking, the majority of the range is in fair-to-excellent
condition. The fertile soils of the mesas, lower pastures, canyon floors, and cultivated fields
support the current cattle herd with little to no external inputs.
TIMBER RESOURCE
The largest and most valuable timber resource consists of ponderosa pine, accompanied by
pinyon pine, Chihuahuan pine, Mexican Douglas fir, Oyamel fir, Gambel’s oak, three additional
species of oak, white willow, aspen, cottonwood, and even Arizona madrone. While a current
timber valuation would be prudent for any buyer, the current owner believes that the timber
value alone may nominally represent as much as 50 percent of the offering price.

The size of Ranchos Sierra del Nido alone offers unique recreational opportunities while the
endless canyons, mountain tops, timber and wildlife set up the property to be a recreational

AESTHETIC CONSIDERATIONS

HISTORY
There are ancient pictographs located not far from
the headquarters compound, but most of the ranch’s
history is yet to be discovered. Ranchos Sierra del
Nido has been owned by a family from the US for
approximately 12 years.

BROKER’S COMMENT
This is likely the finest mountain ranch, in its
native state, that this broker has had the pleasure
of visiting. The sheer size of the property offering
is quite impressive, but it never seems to lack in
quality. The possibilities to develop Ranchos Sierra
del Nido are quite endless, whether agriculturally
or recreationally or some combination of both. The
mountain ecology, the abundant game, and the
pristine setting all contribute to making this ranch
exceptionally memorable.
It is also of notable comment, that while there
seems to be some apprehension about personal
safety in Mexico, this broker nor his travel
companions experienced any threat or concern in
our travels to the ranch. Reasonable caution is
warranted on highways and small cities, and one
should avoid known troubled areas. To the largest
degree of expression, the broker will have no
concern in returning again as opportunity allows.
Overall, Mexico is a country with great people and
fine ranches.
