1.
Budget for landscaping the Rainbow street frontage? In order to provide a soft
ground level appearance the landscaping/streetscaping is crucial here. Natural
grasses would provide a natural barrier between the store front and the busy
street. Also, maybe large tree trunks could become benches, and boulders
could provide visual interest. The sidewalk is assumed to be concrete.

Potentially a natural stone knee wall. Can we specify real Kansas Limestone
here? Or will this have to be cultured? Also, limestone pavers would be great
to see at the entrance to the tenant spaces, would this be a possibility?
3.
Budget/rules for storefront glazing? As of now the glass is strategically on a
knee wall in order to prevent the large expense of tempered glass, as well as
providing protection from the harsh winter snow, ice, and salt. Is it possible
to do one large frameless glass entry door, instead of a double door? We have
been told we will need 12’ clear ceilings in the commercial space, can we bring
the glass all the way up to that 12’ datum?

A signage banner would be cantilevered (in order to keep the commercial
façade column free) and continuous across 12’- 15’ height datum. This could
potentially be made of anodized aluminum composite panels that would
match the storefront windows. The underside could be wood to add warmth to
the covered areas in front of the commercial space.

Wood siding ranging from 4” T&G to 6” lap to a panel of some sort. A composite panel (that had the look and feel of wood) would be interesting and maintenance free, but would be a rain screen detail and presumed cost prohibitive?

Logo and signage for the Woodside Village. Potentially white channel letters
that could be back lit at night, or stainless steel. Both would provide a nice
contrast on the wood back drop.

Glass at the end of the hallway to provide natural light to the circulation corridor. Assuming this could be storefront like the street level spaces. Would
commercial-type aluminum windows be acceptable or should they be more
residential-type windows?
8.
Can we do brick on this façade or will it need to be stucco? We can support a
continuous brick wall on the concrete plinth below. Window opening narrow
enough to be done with loose lintels and the narrow windows help the portions of the façade.
9.
Balcony construction is certainly something that would need to be studied/
scrutinized. Right now, our thoughts are that it would be a treated lumber
structure, with a concrete topping sloped to drain. The railing is an unknown.
If the windows were clear anodized aluminum, it would be nice to look at railing options to match in material. Do you think aluminum railing would fit into
the budget?

10. The structure below is thought to be a concrete plinth, but we have been told
that steel is currently cost competitive, if not less than concrete. If you add into
the cost of fireproofing the steel, then it becomes about a wash. Would there
be an advantage to doing a steel base since the building will be stepping down
the hill on Rainbow?
11. The load bearing walls are presumed to be running North/South along the circulation corridor and at the perimeter. The structure (presumably floor trusses)
would run East/West to allow space for mechanical runs and affordable wood
spans. Is our presumption correct?

12. Since we will have a lot of roof top condensing units and satellites from Youth
Front on the roof top, we are assuming that the roof construction will be flat
with a parapet. This could be done with flat TJI’s and tapered insulation, or
slightly tapered trusses, whichever is more cost effective. Currently we are
showing a 4’ parapet. Will this suffice? Is there any thought to add sky lights to
the upper level apartments for a higher rent rate? We assume no, but thought
we would ask.
