Regarding Immochan, owing to the success of recent openings, the company has 600,000 sqm GLA in the pipeline that accounts for an investment of €1.7 billion gross investment. This ambitious pipeline will be carried out with and without partners, in accordance with Immochan’s development strategy. Groupe Auchan is maintaining the pace of its development IDENTIFIED PROJECTS pages 28 à 38 ABOUT IMMOCHAN page 39 With an ambition for profitable, sustainable and responsible growth, Groupe Auchan is continuing its development in priority areas in France, China, Central and Eastern Europe. Priority is given to organic development however the Group is willing to look into acquisitions to strengthen existing positions, like with the recent acquisition of Real hypermarkets in Ukraine, Russia, Romania and Poland. Within the next 3 years Groupe Auchan is forecasting the opening of: •319 hypermarkets, •159 supermarkets. PRESS RELEASE PRESS RELEASE L’ilo Galeria Bronowice 4 La Seyne s/Mer Successful openings and extensions for Immochan in 2013 Immochan is pursuing audacious and controlled development ... Immochan is re-affirming its vocation to develop leading regional retail and living projects by new constructions or extending existing sites, hand in hand with Auchan. … in France In France, 5 major extensions were completed along with the opening of L’ilo in the heart of the city of Épinay s/Seine. Of these centres, l’ilo and the Brétigny centre have been designated pilot sites for ”Happy Life”, Immochan’s new concept to reinvent the customer path. Extensions-renovations have also been completed in Spain and Italy, which is a sign that Immochan is investing sustainably in maintaining the attractiveness and extending the existing retail offering. Finally, following the opening of 12 centres at end of 2012, Immochan is continuing its sustainable consolidation and its rise with 9 openings in 2013. These new shopping centres have a total area of over 246,000 sqm (mall + hypermarket) and have an average of forty shops. Two exceptional centres were opened in Central and Eastern Europe... •The Aquarelle centre in Volgograd in Russia, with 92,000 sqm GLA. •Galeria Bronowice in Poland with 60,000 sqm GLA and a concept that combines shopping and affordable art for all. … while the takeover of 13 malls in Romania and Russia has strengthened its position. In 2013, Immochan made a gross investment of €600 million. The number of shopping centres managed has gone from 340 to 362, with a total of 2.2 million sqm in shopping malls, and the real estate is worth an estimated €7.3 billion. Immochan France, in particular, has a portfolio of 17 projects (almost 325,000 sqm by 2016). The commercial real estate company is conquering new territories and with new concepts, it is drawing on its high levels of expertise, particularly regarding urban planning and, at local level, with the Site Operations Departments. They thus bring real added value to satisfy, on the one hand the demands of the local area and on the other hand retailer demands. We can cite projects such as Seyne, Le Havre, Meaux, Donzère or Aubagne. With the presence of Auchan as anchor tenant and the company’s recognised historic know-how, these projects bear the seal of quality and sustainability, in both their design and operations. .… and at international level By accompanying Auchan and Simply, Immochan is also pursuing consolidation in 11 countries across larger, mixed sites that combine retail and leisure. The pipeline is ambitious with a forecast gross investment of €1.7 billion in the next 3 years, 60% of which is concentrated in 20 major projects. Development continues to be controlled and teams are rigorous with regard to various aspects, for instance: • Potential and positioning studies for each site to provide the most suitable project that is genuinely meeting a need for both local area and retailers. • Rigorous pre-commercialisation, which is possible thanks to the Auchan anchor tenant and Immochan’s retailer DNA. • Financial control as part of an independent group that does not have high levels of debt. A financial development strategy open to long-term partners 2014 will also be an opportunity to redefine the company’s real-estate strategy and to confirm its financial strategy. The principles of autonomy and ownership will remain fundamental. Immochan will largely continue to own its sites with 2.7 million sqm of shopping malls managed (excluding hypermarkets) including 1.7 million owned (+12%) in 2015. Regarding the financing of this development, it will take a variety of forms: own funds, but also through co-development and co-investment operations. Long term partnerships are also considered. In order to be part of this value creation chain, the impetus of Groupe Auchan and Immochan will be presented at stand R 29.39 at MIPIM 2014. Phase 1 of the Aquarelle shopping and leisure centre opened at the end of February. This includes the centre’s 3 anchor tenants: the 13,633 sqm Auchan hypermarket, Leroy Merlin and Decathlon, as well as fifteen or so retailers. The centre inaugurated phase 2 last June. This large-scale centre with GLA of 92,000 sqm is the largest shopping centre in the region of Volgograd. It has a completely new retail offering of 200 shops on 3 floors and extensive entertainment areas: a 500-seat atrium, bars, cafés, restaurants, an 11-screen Cineplex, and a 3,000 sqm indoor children’s play area, etc. The centre is already establishing itself as the region’s leading centre. It has a 20,000 sqm Auchan supermarket and 22 shops on an area of 1,000 sqm. Shopping centre creation Opening: November 2013 Galeria Bronowice has retail names that are well-known and that customers love. The largest Auchan hypermarket on a single floor, a Saturn home appliance store, the first H&M Home in Krakov and 160 shops on 60,000 sqm will delight customers. A service counter for the Krakow town hall has opened in the shopping centre along with a comfortable co-working space, a library with over 500 books, not to mention the video games, the piano and the live concerts by pianist from Krakov. For the children, the «iFootKids», interactive playing area, an interactive table with educational, fun events. The Kids Planet (”Kinderplaneta“) on almost 500 sqm will include a ball pool, slides, climbing frames and many other attractions. Galeria Bronowice has been awarded Breeam Very Good certification. L’ilo shopping centre opened for business on 27th November last. It is an example of an ambitious project, carried out in conjunction with the Épinay sur Seine Town Hall as part of the complete rehabilitation of the city-centre. L’ilo has been awarded BREEAM Excellent certification (design phase): Rigorous energy management, reinforced insulation, optimisation of natural light, efficient water management and waste treatment in particular were commended. Colourful and interactive, the customer path has the «Happy Life» hallmark, the Immochan concept that reinvents customers’ stay. Lighting effects, ambiance sounds, touch terminals, interactive posts... all the senses are awakened. The children rapidly took over the new play area. With 43 shops, 6 key tenants and a 10,000 sqm sales area Auchan hypermarket, residents are re-discovering city-centre shopping. Extension Opening: February 2013 The Auchan Perpignan shopping centre enjoys a strategic location on the Spanish border and has recently been renovated which has turned it into a real shopping destination at the gateway to the Pyrenees. Inside, relaxation and interactive game areas make the customer path more pleasant. The contemporary furniture combined with the extensive use of technology make this urban stop-off point more comfortable. This offering is in response to the real need of customers in an area that is undergoing major growth and is allowing the centre to establish itself as THE shopping destination in the Arcachon bay. It’s worth noting that 80% of the newly opened shops were not present in Saint-Omer city-centre. SPAIN | Sant Adria & la Dehesa 2 Extensions Two Spanish shopping centres have enhanced their retail offering and their attractiveness. • The Sant Adria shopping Mall in Barcelona, with an additional 4,000 sqm. • The Dehesa centre in Madrid (Alcalá de Henares), which was built in 1991, was re-designed to include a 6,000 sqm Conforama as well as an extension of the centre’s key tenant. 15 Russia & Romania | Acquisitions CHINA | 6 openings 13 new shopping centres 16 Following the opening of almost 10 shopping centres at end of 2012, Groupe Auchan is continuing its rise with no fewer than 8 openings in 2013 in the provinces of Shanghai, Zhejiang, Anhui, Guangdong, Sichuan and Zhenjiang. These new centres will have a total area of 31,034 sqm and will have an average of around forty shops. This development will continue during 2014 and will allow China to have a total of 68 centres. The site is located at the heart of the new mixed development area on 150,000 sqm GLA. It will include a hypermarket on 2 floors, over 150 shops and will have a catchment area with over 500,000 residents living within a 5km radius. From an architectural point of view, alternating metal and bamboo will give a decidedly contemporary feel to the whole centre, which will be supported by a majestic arch and will be in 10,000 sqm of green area setting it off superbly. On a 24 ha site, this essential destination will be a new living space, a modern, family destination. It will prioritise low-impact transport whilst also ensuring free-flowing access for car users. Generous, welcoming, CORESI will be an open, accessible centre that places great importance on transparency and natural light, thanks to its extensive use of glass panels. A new generation, hybrid centre that creates spaces for browsing around the retailers, the Retail Park, the shopping mall and the shopping street. A living space that combines à la carte services and retail, depending on customers’ needs and desires. To ensure the everyday convenience of its customers (easy access for pedestrians and cars) it has a single parking area for the entire site. Les Saisons de Meaux has a diverse retail offering in terms of delivery facilities, Drive Auchan, sports activities and natural areas. In addition to the 32,500 sqm GLA in the mall that comprises 150 shops, the centre has a 10-screen Cineplex - the only one in Eastern Ukraine, children’s play areas, roller-skating alley, restaurants, etc. and plenty of entertainment to suit all generations of visitors. The atmosphere and ambiance in the mall have been designed to ensure the best customer comfort and well-being. The name «Rose Park» captures on the one hand, the image of the city of Donetsk, (called «City of Roses») as well as the centre’s environmentally friendly approach that is committed to obtaining BREEAM certification. KEY FIGURES • 32,500 sqm GLA gallery • Hypermarket: 15,000 sqm • 150 shops • 2,500 parking spaces • Catchment area: 848,178 inhabitants 23 FRANCE | Grand Cap, Le Havre Shopping centre expansion Opening scheduled: mars 2014 24 Located in a catchment area with almost 300,000 inhabitants, around the 13th most populated city in France, the Grand Cap shopping centre has several objectives: • Revitalising and extending the restaurant area to increase the duration of customers visit. • Improving accessibility. • Multiplying the number of shops to become a shopping destination in its own right. • Attracting major well known national and international retailers as well as the city’s retailers, etc. The modernisation of the Auchan Grand Cap shopping centre is part of an incredible urban renewal. 100 shops including new 45 shops, 4 key tenants, 3 restaurants and 1 play area. All of this is accessible by tramway just 10 minutes from the city centre. After the extension, the centre will have 44,000 sqm, with a mall of 27,000 sqm GLA and a total of 135 shops. A real leisure destination, it will include cinema screens, fitness club, climbing walls and children’s areas and will be the ideal place to enjoy yourself, have new experiences and feel good. At the edge of the city, located in the largest business district where the main road accesses converge, Alegro will be «The Gateway to Setubal». The project includes plans for a 7,000 sqm Auchan hypermarket, a 35-shop shopping mall, 11 key tenants, a DIY superstore with 10,000 sqm SHON, a 2,800 sqm restaurant area and a car centre on 1,000 sqm GLA. There will be a 10-screen Cineplex adjacent to the shopping centre. The site includes two promenades with café terraces, fountains and restaurants. The site has been designed to fit into the landscape perfectly thanks to its greened roofs, its landscaped walkways for pedestrians and cyclists and its extensive use of plants. The shopping centre is aiming for energy self-sufficiency by using solar and wind energy installations and especially through the implementation of a «waste for biogas» exchange protocol with the nearby Sita-Mos landfill site.
