Continuing the CBR legacy of outstanding
Chief Executive Officers

In September 2008, I established an
executive officer search task force with
the goal of finding the next CEO for the
Columbus Board of REALTORS®.
while attending college, and has served the
Board in a variety of positions, including MLS and accounting before being
promoted to assistant executive officer in
1986.
Replacing Larry Metzger, who will retire
in December after 25 years with the CBR,
would be no easy task, and I knew I would
need all the help I could get! The search
was started with the intention of finding
the person who could best continue the
outstanding real estate business-related
focus and strategy that the Board has been
known for in the last 100 years.
During this process we analyzed the
corporate goals, vision, financial objectives, priorities and long range strategy of
the Columbus Board of REALTORS®.
We learned that the position of CEO is
difficult, time consuming, and requires a
multitude of skills and knowledge.
The right candidate had to have an operational mindset to execute the business plan
that the Board of Directors have set for the
CBR. It is very important in an organization our size to have a financial acumen;
you have to be comfortable with staff and
members to effectively lead the team; and
one must have the ability to interact with
our governmental and elected leaders on
the vital real estate issues of the day.
Most importantly we were looking for
someone with the mindset and ability to
serve our 6,200 members and attract new
ones.
Early in the process the task force met
with Larry, who recommended we inter4

“I’ve had the distinct pleasure of working in partnership with Stan for 25 years,”
Larry told the task force, “And I can state,
without reservation, that there is not a
more qualified individual to run the Columbus Board of REALTORS®.”
After multiple interviews with Stan, the
task force recommended to the Board of
Directors that he be offered the position of
replacing Larry as the next Chief Executive Officer of the Columbus Board of
REALTORS®.
Thankfully, Stan accepted, and his appointment was unanimously approved by
the Board of Directors on April 24.

I am confident that Stan’s history with the
CBR as well as his knowledge of both the
organization and the industry will provide
the stability our organization needs, creating a seamless transition and maintaining the Board’s direction into 2010 and
beyond.
Columbus selected as a top place to live
and work for young professionals
Wisconsin-based Next Generation Consulting has listed Columbus among its list of best places to live and work for young
professionals. Ohio’s capital city is ranked No. 10 on the firms’
“Next Cities” rankings, which analyzed 45 different aspects of
cities with populations greater than 100,000, including learning
opportunities, commute times, cost of living, and social options.

CHP and Huntington Bank form $10 million Huntington Homeownership Alliance
The Columbus Housing Partnership and Huntington Bank in late
April announced an unprecedented homeownership stabilization
program for central Ohio. The Huntington Homeownership Alliance is a three year, $10-million partnership between the bank
and CHP, aimed at increasing foreclosure avoidance services,
affordable mortgages and housing counseling. Estimated to
help 9,000 households in central Ohio, the program will enable
at least 100 people to purchase homes. Huntington plans to
fund $10 million worth of 30-year, fixed-rate mortgages for
those purchasing CHP homes, with low closing costs and potentially below market interest rates. For more on the program, visit

Columbus housing increases in affordability, according to national market study
Columbus ranked in the top 25 percent of metropolitan area
markets for housing affordability, according to a new report from
the Center for Housing Policy, released in May. With a median
home price of $124,000, Columbus ranked as the 45th leastexpensive city in the nation, among more than 200 metro areas
studied. That rank is up from 59th place Columbus received last

Relocation.com’s ‘fresh start’ list
Columbus ranks No. 5 in the nation on Relocation.com’s list of “Best Places
for a Fresh Start.” Austin, TX led the list, based on factors including housing
affordability, popularity, economic outlook and the level of volunteerism among

John Galbreath’s Darby Dan farm to be
refurbished and open to the public
Columbus developer and CBR and NAR Past President John W.
Galbreath’s Darby Dan farm property, which is now owned by
Metro Parks, will undergo renovations and open to the public.
The parks district “soon will begin refurbishing the grandstand
and barn and convert the area into a museum of sorts, with
historic markers and photos telling some of the history of the
Galbreath family and reflecting prominent developer John W.
Galbreath’s love of horses,” a May article in The Columbus
Dispatch stated.
Galbreath served as CBR President in 1939 and NAR President
in 1944 and the Darby Dan property hosted heads of state,
royalty and helped produce top race horses during the 1960s
and 70s.

OHFA awarded $104 million in affordable housing
money
The Ohio Housing Finance Agency in May was awarded $104 million from the
U.S. Department of Housing and Urban Development and the Treasury Department, through the federal stimulus package.
The Columbus-based agency, which provides tax credits for housing developments, mortgages and down payment assistance to buyers, plans to use the
funding as grants to affordable housing developers who have clinched tax
credits but have been unable to secure an investor to buy the credit up front.

Care Day
Fifth Annual REALTOR® Care Day plants seeds of improvement
in North of Broad community, throughout central Ohio
Area Realty Associations set record level of participation
Nearly 500 local REALTORS®, Affiliates, friends, family and
community members painted, pruned and planted June 10 during
the Columbus Board of REALTORS®’ Fifth Annual REALTOR® Care Day, helping improve Columbus’ North of Broad
community and 17 surrounding areas in five counties!
The NoBo projects, combined with the area realty association
projects, had 464 volunteers working on 56 separate projects,
making more than $22,545 worth of improvements and repairs
possible in a single day!
The CBR again worked with the non-profit Columbus Housing Partnership in the same neighborhood chosen for the second
REALTOR® Care Day back in 2005.
The Board’s main project at NoBo in Columbus’ historic King
Lincoln District was the site of several projects, including the
transformation of a vacant lot into a community garden.
“Today we have worked side by side with the people of NoBo
and 17 other areas to plant the seeds of a strong, healthy and
vibrant central Ohio community,” said Gary Parsons, president of
the Columbus Board of REALTORS®.
“As REALTORS®, we don’t just sell central Ohio – we live,
work and raise families here too. REALTOR® Care Day is a time
to celebrate our commitment to making this a great place to own
a home and a community we can all take pride in.”
More than 100 volunteers worked at NoBo on projects including
home maintenance and repair, beautification and the planting of a
prairie garden at the neighborhood entrance area.
The homes of 14 of NoBo families in the areas of 20th, 21st and
22nd streets were touched by a REALTOR® planting flowers,
cleaning up the property, power washing or assisting the homeowner with painting and repairs.

NoBo homeowner and block watch captain Kristen Rose-Anderson said the hard work of REALTOR® Care Day was “truly a
blessing.”
“It may not be sunny out here,” Rose-Anderson said of the rain
clouds on June 10, “but you are shining a light on us.”
Rose-Anderson’s letter to the REALTOR® Care Day committee
earlier this year urged the Board to again choose the neighborhood for the 2009 event.
The work of volunteers was recognized during a press conference by civic leaders including Columbus City Council members
Hearcel Craig and Charleta Tavares, who called REALTOR®
Care Day a “resounding success,” which continues to grow each
year.
Tavares, who chairs council’s housing and human services committee, said improvements like the community vegetable garden
will impact the area long after REALTOR® Care Day is over.
“REALTOR® Care Day is building up a community that wants to
pull together,” Tavares said.
Started in 2004, REALTOR® Care Day is an annual day of service to the communities in which REALTORS® live, work and
raise families. In the last five years, REALTOR® Care Day has
donated tens of thousands of dollars in improvements and repairs

and hundreds of hours of service to local communities around
central Ohio.
Past REALTOR® Care Day communities have included Mwanza
Place, a 24-unit rental complex owned by CHP in South Linden; Indianola Homes, a CHP 12-unit rental community near the
University District; and American Addition, a CHP community
located at Joyce & Woodward Avenues.
This year also marked a record level of participation from area
realty associations. Seventeen associations made a difference in
communities in Delaware, Fairfield, Franklin, Licking and Madison counties, extending the reach of REALTOR® Care Day like
never before!
Homeowners and community organizations were impacted by
the 56 local projects completed on REALTOR® Care Day, and
the hundreds of REALTORS® who made a difference in their
neighborhoods.
Here is a summary of what our outstanding area associations accomplished on June 10.
Bexley-Eastmoor-Berwick Realty Association members gath-
ered to clean up litter and trash along area streets and landscape
at several neighborhood gateway areas.
Columbus Commercial Industrial Investment REALTORS®
(CCIIR) and the Institute of Real Estate Management (IREM)
teamed up to spend the day volunteering at the Heinzerling Foundation on Columbus’ west side, a non-profit organization which
serves clients with mental retardation.
Delaware County Board of REALTORS® cleaned up Dela-
ware’s city bike path; worked on the Hillside Drive home of a
senior citizen, and former REALTOR® and longtime Delaware
County Board member; and donated 50 tickets to the Mingo Pool
for under-privileged children.
Delaware-Knox-Licking-Morrow Suburban Realty Association assisted a Sunbury homeowner with landscaping, painting
and repairs.

Gahanna Area Realty Association and the Northeast Westerville Area Realty Association teamed up to clean, landscape
and improve the Schrock Road home of an ill woman. Their efforts were profiled on a 6 p.m. report on NBC 4.
Greater Dublin Realty Association worked on four Dublin area
homes, landscaping, and performing maintenance and repairs. All
benefitting elderly owners.
Madison County Area Realty Association worked with the
HELP House, a London organization serving 22,000 needy
families annually, to organize, clean and assist the non-profit. The
association also presented the HELP House a $1,000 donation .
Midtown Area Real Estate Association worked at Columbus’
Ronald McDonald House, hanging new wallpaper and beautifying one of America’s largest Ronald McDonald House locations.
New Albany Realty Association spent the day landscaping and
making repairs at the home of a New Albany family who recently
lost their father/husband.
North Area Real Estate Association worked at the Whetstone
Park of Roses and Whetstone Library in Clintonville, landscaping, and repairing and repainting the gazebos and bleachers.
Northeast Suburban Realty Association helped three widowed homeowners in Johnstown and Utica with landscaping and
repairs to their homes.
Northwest Area Realty Association made repairs on the home
of an 84-year-old ill WWII veteran living in Upper Arlington,
including landscaping and a screened porch “makeover.”
Southern Delaware County Realty Association worked on
landscaping, clean up and repairs for the Powell/Liberty Historical Society; cleaned up Powell’s historic cemetery on North
Liberty Road; and treated the benches and trash cans in the downtown area with teak oil to help beautify and preserve them.
Southeast Area Realty Association members spent the day
Tri-County East Area Association worked side by side with
volunteering and working on a variety of projects at David’s Way
Senior Center in Canal Winchester.

West/Southwest Area Realty Association members landscaped and volunteered their time at the Evans Senior Center in
Grove City.
Greater Worthington Area Realty Association worked on
several projects at the United Methodist Children’s Home on
High Street in Worthington, including repairing cottages where
children stay; repairing volleyball courts; and working with the
residents.

Residential Education Committee
“Surviving and thriving in 2009 through
education and professional development”

Education Committee Chair
Our 2009 Residential Education Committee
is hard at work developing and presenting educational opportunities for our CBR
members. Our goals for the year include
the following:
1. Exploring the possibility of CBR
developing our own online courses to
better serve the members’ needs. A
task force, chaired by our vice-chair,
Dennis Swartz, has identified vendors
and offerings, as well as spoken to
other boards offering online education.
CBR currently co-sponsors some Hondros College online courses. A survey
to all CBR members is now online at
the Web site so that we can obtain our
Realtor® feedback. The task force
will compile the results in August and
give its report. Please participate in
the survey! Our recommendations will
depend on your support.
2. Evaluate all current courses offered for
cost efficiency and members’ responses, and continue to review new course
proposals.
3. Investigate the possibility of offering
appraisal classes (AP) due to the new
HUD regulation coming Oct. 1 requiring appraisers to be certified for FHA
financed transactions.
4. Investigate offering coursework for
home inspector candidates if home
inspector licensing legislation passes
for Ohio in 2009-2010.

proposal was ably drafted and returned to
NAR by Lucy Buzzee, our CBR director of
professional development. Thanks Lucy!

This seminar will be beneficial to Realtors® and our community/clients at
large. We will utilize a speaker from the
Columbus Housing Partnership, a lender
in loss/mitigation activity, a bankruptcy/
Foreclosure attorney, as well as a dynamic
Realtor®-Moderator. In tough economic times we are grateful to NAR for
stepping up and affording boards the opportunity so serve their communities through
information and education. Wish us luck!
We are here as a committee to serve the
membership. We encourage your ideas and
ask that you fill out the evaluations every

CI Committee providing members with
new and exciting programs

C/I Committee Chair
Now that the year is almost half over we
have accomplished having three–hour
CE courses in Ethics for the Commercial Agent; Commercial Civil Rights;
Negotiable Lease Terms; and Retail
Commercial Real Estate Update classes.
We have also had a C/I lunch where Jack
D’Aurora reviewed the changes to the
Commercial Contract.
Two of our “seasoned” members are
actively working on a program to have
more standardized class schedules. Bernie Caplin and Steve Heiser are working
to offer the same or similar classes at
the same time each year. This will make
yearly transitions, of team members,
much easier and will help commercial
members in planning their CE requirements.
The first annual Legends CI Luncheon
will have occurred by the time you are
reading this (June 19). Bob Weiler is
scheduled to speak on how he got where
he is and specifically what it took to
coordinate the Polaris Fashion Place.
This Legends Luncheon program will be
an annual event and will feature one of
our own “shining stars”. This will be a
luncheon and program that you will not
want to miss!
There will be additional CE classes that
will be fun and informing. Through the
combined efforts of Steve Heiser, Bernie
Caplin, John Chess, Sandi Crnko, Kristy

Benjamin Franklin famously said, “A penny saved is a penny earned.” So, in this challenging economy and real estate market, how are you saving your pennies? Have you renegotiated your lease or rent; or has the company you work for consolidated offices? If so, how has that impacted your business?

this issue from
both sides: generating more business and cutting expenses.
To generate more business, we’ve gone
back to basics by contacting past clients
by phone, handwritten notes, personal
e-mails and e-mail newsletters. So far that
contact has generated three listings and
five buyers!
To save money, we’ve cut all print advertising except for a personal newsletter every
two months and “just sold” cards, which
we mail through an online service.
We use REALTOR®.com and other sites
such as Agent2Agent and Craigslist to advertise listings. Facebook is also new for us
and we’ve befriended our clients and put
our listings/sales there. That is generating
lots of interest.
Our office is helping by negotiating better
prices for a variety of services and also has
Wi-Fi which is a huge help. We’ve looked
hard at our cell phone plans and taken advantage of the key fobs that Supra offers
for lockbox access.

our sales increase each of
the past three years, but
remain vigilant in cutting costs.
Thus far in 2009 we have reconfigured our
Website and selected a new hosting company, saves us about 90 percent over our
previous provider. We are also changing
our phone service in July to save about 40
percent over the previous provider. We just
purchased a used copier at fire sale prices
rather than a new one. And we constantly
review all vendor prices and get multiple
quotes. This has always been, and always
will be our mode of operation.

I’ve done in this
regard is to be in
touch with past clients again and
again. When the news tells one
story, I want them to hear the
positive side of things. We also
focus on Craigslist advertising and
improving our Web presence. But,
without a doubt, constant contact
with past clients has been, and will
be best way to improve the proverbial bottom line.
Cutting excess costs from your budget will put
your bottom line in a much healthier position.
Large corporations often have teams of
people on the lookout for ways to save money
but small-business people—a category that
includes most real estate practitioners—have
to work cost cutting in among other duties that
demand their time and attention, such as sales,
marketing, customer service, and administration. To get you started down the right road,
here are a variety of ways to reduce business
expenses without sacrificing quality.
Incorporate – Many practitioners are unaware
of the potential benefits of incorporating their
businesses. Even if you know the right questions, you might be talking to the wrong person
– for example an accountant who prepares tax
returns for individuals might not be as familiar
with the potential advantages for corporations
as one specializing in corporate accounting.
Depending on the type of corporate entity,
potential tax advantages could include the
deductibility of health and life insurance premiums, as well as certain travel and entertainment expenses. Tax benefits are often subject
to specific requirements, so be sure to consult
a corporate accountant or other tax expert to
determine whether incorporation is the right
approach for your specific situation.
Hire your spouse – Under IRS regulations,
sole proprietors can’t give themselves tax-free
employee benefits, but they can give family benefits, such as health insurance, to all
employees. So if you hired your spouse to do
legitimate work for a fair wage, you may be
able to provide family health insurance, which
would also cover you and possibly receive a
larger tax deduction than if you took the insurance expenses (health insurance premiums and
most uninsured costs) as a personal deduction.
Visit www.irs.gov, and check with your tax
preparer to determine whether this strategy
would work for you.
Keep vendors in line – Review all your service providers and vendors regularly, and then
compare prices with competitors. Use this opportunity to discuss ways to lower your costs.
Plus, you might identify ways to get a better
deal by consolidating services with one vendor.
Recycle – This goes beyond saving aluminum
cans and newspapers. Try to get multiple uses
out of items before you discard them. For
example, print documents for internal use on
the backs of old documents. (Just be sure not
to use paper that contains confidential client
information.) Use old stationery or business
cards for internal notes or phone messages.
And refill your printer’s ink cartridges instead
of buying new ones.
Conduct an energy audit – As your parents
used to say, “We’re not paying to heat (or cool)
the outside.” Go through your office—or home
if that’s where you work—to identify ways
to improve energy efficiency. Make sure all
windows and doors are properly sealed, check
the filters on heating and air-conditioning units
to make sure they’re clean and functioning
properly, and install energy-saving light bulbs
and a programmable thermostat. The U.S.
Department of Energy Web site www.energy.
gov is loaded with energy-saving tips and
information. Also, check with your local utility
company to see what types of programs and
advice it offers.
Use e-mail instead of snail mail – Convert as
many of your regular direct mail campaigns as
possible to e-mail and other electronic forms of
communication, such as blogging.
Think twice before buying – To avoid impulse buys, analyze each purchase to determine
not only whether it’ll help you in your business
but also whether you’ll actually use it. Check
with colleagues to get their input on a potential
purchase, to find out if it’s worth your time and
money.
Don’t duplicate – Take advantage of products and services already available through
your broker or office and when buying a new
service or piece of equipment, such as a fax
machine, see whether it’s feasible to share the
cost with colleagues.

Average sales price jumps nearly 13 percent
Central Ohio’s May average also increases slightly year-to-date
Home sales increased for the fourth
straight month as central Ohio’s average
sales price climbed to its highest amount
this year, and increased slightly over May
2008, a sign that competitively-priced
homes are keeping our market healthy.
The average sales price inched up over
May 2008 to $168,576, but jumped 12.9
percent compared to April.
Homes on average sold for $231 more
than during May 2008, indicating
that competition among consumers,
particularly first-time buyers using the
$8,000 tax credit, is continuing to drive
the markets’ recovery.
CBR members have reported a busy
spring in central Ohio, and with only a
few months left to take advantage of the
tax credit, the summer is expected to
remain a busy selling season.
Inventory levels continue their dramatic
drop compared to last year as the local
market remains stable. There were 14,849
homes for sale in central Ohio in May,
down 17.1 percent from a year ago.
New listings were also down 24.6 percent
in May compared to last year.
A total of 1,809 homes sold in May,
marking the highest number of homes
sold in a single month since September,
but still down 12.4 percent compared to
May 2008.
There were more than 1,400 homes in
contract in May, an indication of future

sales and an increase of nearly 5 percent
over April.
2008 but rose from April to a seasonably
- adjusted rate of 4.77 million units.
Statewide, the Ohio Association of
REALTORS® reported 9,010 homes
were sold in May, a decrease of 18
percent compared to May 2008.
The national median home sales price
was $173,000 in May. The median
price for the entire Midwest region was
145,800.
Ohio’s average sales price in May was
$132,381.

Building relationships with congressional
leaders to preserve private property rights
and the dream of homeownership

Governmental Affairs Chair
The political efforts of our association
begin and end with the purpose of
protecting private property rights,
promoting the American Dream of home
ownership and the right of our members
to conduct their business with as little
government involvement as possible.
Countless hours have been spent lobbying
and building relationships with our
congressional state and local government
officials. The importance of building
relationships with those who write the laws
that affect our business cannot be overstated.
Our efforts and the people and issues that
are supported by CBR go way beyond
party lines.

The Columbus Board of REALTORS® was
well represented once again during the 2009
NAR Midyear Meetings in Washington
D.C., in May. I was fortunate to be a part
of the trip this year and was thrilled at how
much interaction there was between the
different boards from across the country
-- all of us working together to try to spread
our message to our lawmakers.
Doug McCloud is the Federal Political
Coordinator (FPC) for Mary Jo Kilroy and
Greg Hrabcak is the FPC for Pat Tiberi.
They were given talking points on issues
to be discussed when we made our hill
visits. It was amazing to see how it all
came together and to see that our voices
are being heard.

Among the issues that were discussed
were preserving the Mortgage Interest
Deduction; extending the $8000 tax credit
incentive past its current deadline; and
also having it include all homebuyers not
just first-time buyers. All of these issues
would greatly affect our business and
needed to be addressed right away. Feel
free to ask them about the other issues that
were discussed during our time there.

 Indexing of IDX Sites by
Search Engines – A motion to
authorize search engine indexing
of IDX sites was referred back to
the MLS committee for further
study. (There was quite a bit
of discussion on this topic and
I would expect that we’ll be
hearing a lot more about this in
the future)
As you can see, this was a whirlwind trip
but with much content.
I have been to many conventions
and meetings, including every OAR
convention since I have been licensed and
quite a few NAR conventions. This was
by far the most informative session I have
ever attended. If you get the opportunity
to go, I highly recommend it.
My final call to action to you, our
members, is to remember to support
CORPAC every chance you get. We have
the ever-popular Golf Outing this year at
Fox Fire golf club on Sept. 3.
Whether it is attending a CORPAC event,
contributing to CORPAC, joining the
Governmental Affairs Committee and/
or contacting your representative when
asked, your involvement is essential to the
continued success of our industry.

The CBR Scholarship Committee
conducted interviews of scholarship
applicants May 1 at CBR Headquarters. Each recipient demonstrated

The Columbus Board of REALTORS® and the CRB State
Chapter are co-sponsoring a CRB (Council of Real Estate,

The CRB Council has been providing real estate professionals

This course is designed to cover the Ohio Canons of Ethics and the National
Association of Realtors Code of Ethics and is geared more for the agent who
transacts residential real estate. Case studies for the Residential Realtor will be
used to identify ethical and unethical behavior and to determine which articles of the
state Canon of Ethics and the NAR Code of ethics are being violated. Discussion
will revolve around the grievance process and understanding how complaints are
evaluated. The process of arbitration and mediation, as well as, identifying the
possible penalties for ethics violations will be covered. Discussion will include steps
an agent might take when faced with an ethical dilemma.
29 Residential Real Estate Purchase Contract (A
comprehensive review)

The Residential Purchase Contract was introduced in March 2004. Since, then
there have been many revisions to the document and confusion as well. This course
is a comprehensive review of the residential purchase contract and how it relates to
doing business without problems. The focus is to review the common issues that
have surfaced and provide clarity. Designed to educate the membership in how to
use the purchase contract effectively in business, this class will be beneficial to all
agents – whether you’ve been in the business for a month or twenty years.

HUD releases guidelines on monetizing the
$8,000 first-time homebuyer tax credit
FHA-approved lenders on May 29 received the go-ahead to develop bridgeloan products that enable first-time buyers to use the benefits of the federal
tax credit upfront. Under the guidance, FHA-approved lenders can develop
bridge loans that home buyers can use to help cover their closing costs, buy
down their interest rate, or put down more than the minimum 3.5 percent,
however the loans can’t be used to cover the minimum 3.5 percent down

The new 2009 NAR Member Profile, which was
released at the NAR Midyear meetings, breaks
down the economic, demographic, education,
tenure, agency relationship and compensation of
REALTORS®. In addition, this report takes an
in-depth look at office affiliation, type of firm,
as well as the use of the Internet and technology;
revealing some relatively new technologies that
are becoming more commonly used among real
estate professionals.
Profile highlights . . .
Type of License
The majority of REALTORS® – 60 percent – are
sales agents who typically specialize in residential brokerage. Three-fifths of REALTORS®
were licensed as sales agents, and 89 percent of
those licensed as sales agents also functioned as
sales agents. Forty-one percent of REALTORS®
surveyed were licensed as brokers or brokerassociates.
CBR’s Spotlight on Community Service award recognizes members
quarterly who are involved in their communities in a variety of ways. This
award was not designed for the outstanding contributor but to acknowledge
the average REALTOR® who donates their time and energy to improving
their community. Our second quarter 2009 awardees are spotlighted on page

A majority of REALTORS® regardless of license
held, specialize in residential brokerage. This
share is greater than last year. In 2009, 82 percent
reported specializing in residential brokerage
compared with 76 percent in 2008.

Sammie Carter passed away peacefully on
Friday May 29, 2009, surrounded by her daughters. She was a REALTOR® with Murray Realty
and, for more than 30 years, she enjoyed working
with first-time homebuyers and touched many
lives. Prior to joining Murray Realty, she coowned Properties Unlimited, REALTORS® for 18 years. She also
chaired and served on many committees for the Columbus Board
of REALTORS®. Sammie is survived by her daughters Carolyn
Carter of O’Fallon, Mo. and Ann (Jeff) Brennan of St. Joseph,
Mich.; grandchildren David and Stephen Brennan; brothers, James
T. Bradley (Betty) of Dallas, Texas. and Dennis H. Bradley (Mary)
of Arlington, Tex.; as well as several nieces, nephews and cousins.

Barbara Hathaway passed away on Saturday,
May 30, 2009, after a courageous battle with
cancer. She was a REALTOR® with Real Living
HER for more than 30 years; a graduate of South
High School, class of 1964, and she attended Ohio
State University. She is survived by her granddaughter, Brooke Lipshaw; daughter, Christina (Charles) Walters;
son, Charles L. Hathaway; mother, LaVern Coleman; beloved
grandchildren; and a host of other family and friends. Donations

Thomas F. Ketterer passed away on Sunday,
May 24, 2009 at Mt. Carmel East, surrounded by
his loving family after a valiant battle with cancer.

a U.S. Marine Corp Veteran and, after 33 years of
service, was a retiree of Sears Roebuck Company.
He was also a long time starter at Airport Golf Course and an avid

Lloyd F. “Pops” Simmons passed away on Saturday, May 16, 2009. Lloyd was a retired real estate
agent with HER, REALTORS® and, in 1981,
was named CBR’s REALTOR® of the Year. He
was a Navy veteran of WWII; a 60-year member
of the Westgate Masonic Lodge #623 F&AM; a
Charter member of the Hickory Hills Golf Club; and a member
of Cypress Wesleyan Church. His greatest treasure was his fishing house at Wills Creek. Lloyd is survived by daughters, Marty
(Nelson) Wooldridge and Susie Simmons; grandchildren, Chip
and Ryan Geiss, Sheri (Doug) West, Shanny Wooldridge (Scott),
granddaughter-in-law, Sara Wooldridge; eight great grandchildren;
four great great grandchildren; nephew who was like a son, Kenny

After 50+ years, MLS photography service ended June 30
As of June 30, the MLS stopped taking photos for listings and
no longer provides glossy prints.
For more than 50 years the MLS provided photography services for listings, however the introduction of digital cameras,
the increase in the number of photos displayed for each listing
and the continued decline in demand for the MLS photography service, have all contributed to this change.
While the need of the MLS photography service may have
decreased with the times to less than 2 percent of the listings
today, nevertheless, the perceived importance of displaying
a photo on your listings in MLS has increased to almost 100
percent.
Thus since May 1, all listings submitted to the MLS are required to have a primary photo of the property for sale within
15 days of entering them on the TEMPO system unless the
seller(s) signs the MLS Image (Photo) Waiver Form found
on CBR’s Web site at http://www.columbusrealtors.com/
Img/pdf/3334.pdf. The new MLS policy for the primary photo
requirement reads as follows and applies to all listings either
inside or outside the Franklin County area:

SECTION 1.26 No Primary Photo - $50 fine
A primary photo is required for all listings entered in MLS May
1, and thereafter except for property entered as Sold Non
MLS or unless the seller signs the MLS Image (Photo) Waiver
Form found on CBR’s web site. Primary image displayed in
MLS must be primarily of the property listed. Architectural
renderings, plat maps and auditor photos are acceptable to
use. Either a photo or copy of the MLS Image (Photo) Waiver
Form must be on file with MLS prior to the 15-day deadline
from the date the listing was entered. REALTOR® will be
fined immediately after the 15-day allowable time for either
not having a photo or the MLS Image (Photo) Waiver Form on
file in MLS.
(1) Auditor’s photo (where available)
(2) Previously taken CBR-MLS logo branded photo of the
property
(3) Standard camera photos can still be sent to MLS to load
for you at no charge
(4) Your virtual tour company or appraiser may also offer
this option
Important: Please do not use any photograph or image from
any source other than the auditor or those stamped with the
CBR MLS logo without written permission from the photographer who holds an implied copyright.
Other policies important to note about MLS photography
requirements:
SECTION 1.1 Unauthorized Use of MLS or Other Copyrighted Photos - $50 fine
Photos taken by MLS are copyrighted and are for the exclusive use by MLS REALTORS®. Other than the CBR-MLS
copyright photos, members cannot advertise, distribute,
display or in any way use any other person’s photos without
proper authorization from the photographer who supplied
them. REALTOR® will be fined immediately.
SECTION 1.2 Improper Display of Photos - $50 fine
Photos in MLS shall predominantly display only the property
that is for sale, lease or exchange. Display of floor plans,
renderings and photos identified as a facsimile are permitted.
REALTOR® will be fined immediately.
Although the options for ordering photos and glossy prints
for your listings through MLS end June 30, please note that
you will continue to have the ability to order printed black and
white or color fact sheets while entering each listing.
SECTION 1.3 Unallowable Data on Photos - $50 fine
No markings are permitted on photos except for the CBRMLS copyright logo or the word Facsimile for new construction in the same size or smaller letters as the CBR-MLS. No
marketing devices of any type (e.g., logos, readable for sale
signs, company names, phone numbers, Web sites, email
addresses including embedded, overlaid or digitally stamped
information, etc.) shall appear on or with the photo. REALTOR® will be notified and allowed 24 hours to correct the
identified violation before fine is assessed and there shall be
only one warning per licensee.
While the vast majority of the MLS listing inventory now
displays photos provided by the listing REALTOR®, we want
those still connected to the former photography service option
offered by MLS to be aware of the possible alternatives now
available for you to use starting July 1:

Reporting Solds
Current MLS policy requires that all
sales closed must be entered within
72 hours from the actual closing/funding date (except weekends and
federal holidays whereby the closing
info is to be entered the following
business day.) However, this policy
was amended with regard to HUD
listings which are to be updated within
72 hours of the LLB’s receipt of the
Step 10 Work Sheet. Receipt of the
Step 10 Work Sheet will be determined based on its e-mailed date
from the NHMS. Failure to comply will
result in an immediate $100 fine (i.e.
no warning.)
Land/Farm Data Field Changes
The Land/Farm MLS data fields have
been changed as follows:
1.“Acreage” has been changed from
an optional to mandatory entry
2.“Minimum Acreage” and “Maximum
Acreage” has been changed from
mandatory to options entry
3.“Gross Operating Income”, “Total
Operating Expenses” and “Net Operating Income” has been changed
from mandatory to optional entries.
Amenities Field Changes
• The Amenities field has been split
into two fields: Amenities-Interior
and Amenities-Exterior. All existing
fields will be moved into the new
fields.
• A new item, “Pool” has been added
to Amenities Interior field.

Affordable Housin
IRS First-Time Homebuyer Tax Credit
The first-time homebuyer credit is a new tax credit included in the recently
enacted Housing and Economic Recovery Act of 2008.
For homes purchased in 2008, the credit operates like an interest-free
loan that must be repaid over a 15-year period.
In 2009, the credit was expanded to include homes purchased this year;
increasing the amount of the credit and eliminating the requirement to
repay the credit, unless the home ceases to be your principal residence
within the 36-month period beginning on the purchase date.
The First-Time Homebuyers credit:
Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009.
Applies only to homes used as a taxpayer’s principal residence.
Reduces a taxpayer’s tax bill or increases his or her refund, dollar for dollar.
Is fully refundable, meaning the credit will be paid out to eligible taxpayers,
even if they owe no tax or the credit is more than the tax owed.

Home Purchases - 2008
For homes purchased in 2008, the credit can be worth up to $7,500 and must be
repaid in 15 equal, annual installments beginning with the 2010 income tax year.
Home Purchases - 2009
For home purchased in 2009, the credit has been increased to $8,000 for
purchases made before Dec. 1, 2009. The credit does not have to be paid back
unless the home ceases to be the taxpayer’s main residence within a three-year
period following the purchase.
IRS Form - 5405
The tax credit is claimed using Form 5405. First-time homebuyers who
purchase a home in 2009 can claim the credit on either a 2008 tax return, due
April 15, 2009, or a 2009 tax return, due April 15, 2010.
The credit may not be claimed before the closing date. But, if the closing occurs
after April 15, 2009, the claim can be made on the buyer’s 2008 tax return by
requesting an extension of time to file or by filing an amended return.
Participating Lenders
Any FHA-approved lender may participate. If the tax credit funds are to be used
as a borrower’s 3.5 percent minimum down payment on an FHA-insured loan,
the funds advanced at closing must come from a federal, state or local
jurisdiction, or a non-profit approved by HUD to administer secondary financing
programs.

John Francis, Real Living HER
John Francis is the Scout Master for Boy Scouts of America (BSA) Troop 117. For nearly a century, BSA has been one of the
nation’s largest and most prominent values-based youth development organizations, providing young people with programs
and training to help build character, citizenship and personal fitness.Troop 117 has been in existence for 12 years, has 75
Scout members, and is one of the largest Troops in Dublin. John has been with the troop for three years and has been Scoutmaster since January. The Scouts actually run the Troop -- planning everything from their camp outings to the training programs that earn them merit badges to community service activities, which includes volunteering once a month at the Dublin
Food Bank. As Scout Master, John is responsible for overseeing these activities and for making sure the boys are headed in
the right direction. John says, “Being a Scout Master can be a bit time consuming, but it’s also quite rewarding. And, I do
this because I really enjoy it. I have two young boys who are Scouts, our Troop has a good parent base, and I like camping
out. I also enjoy working with our next generation of people—helping them to become mature, responsible citizens.”
Patricia Nelson, Coldwell Banker King Thompson
Patricia Nelson is a member of the Vineyard Christian Fellowship Bridge Builders Ministry -- whose purpose is to bring hope
to the hidden homeless living on the streets of Columbus. According to the National Coalition for Homeless (NCH), there
are 3.5 million homeless Americans. Additionally, there are uncounted hidden homeless who do not stay in shelters. They
live in abandoned warehouses, vacant houses, cars, tents, and boxcars. Every Tuesday night, Patricia and her fellow Bridge
Builders visit eight homeless camps throughout central Ohio bringing a warm meal, tents, sleeping bags, propane, batteries,
some clothing, and toiletries as available. She is also involved in helping to find housing and social services for individuals
living in these camps and has even taken in to her home a homeless individual who is now free of drugs and has just recently graduated from college with an Associates degree in ministry from Ohio Christian College. Patricia has been working
with Bridge Builder a few short months, but she has already made a difference in the lives of individuals and families living
on central Ohio streets. Nelson says, “Many homeless individuals we meet are mentally ill or have suffered major losses
– death of a love one, loss of a job – and are just unable to cope. Through our ministry and friendship, we want them to
know that God loves them and He cares about their life and their needs.”
Joan Perez, Coldwell Banker King Thompson
Joan Perez trained for and ran in The Columbus Marathon in honor of Bev Spain – a colleague at Coldwell Banker King
Thompson who was battling leukemia. Her marathon run raised $2,500 for The Leukemia & Lymphoma Society. Last year,
it was estimated that 138,530 people in the United States would be diagnosed with leukemia, lymphoma or myeloma
and that new cases of leukemia, Hodgkin and non-Hodgkin lymphoma and myeloma will account for 9.6 percent of the
1,437,180* new cancer cases diagnosed in the United States this year. Joan has participated in three Marathons and begins
her training in late May for The Columbus Marathon in October. This 26.2-mile marathon has featured as many as 1,500
runners doing the full marathon and 6,000 running a half marathon. Joan says, “I first became aware of leukemia after a
family friend died of this blood disease 25 years ago. When I found out that Bev had leukemia and that a cure had not yet
been found, I wanted to do something to help. I asked Bev what I could do and decided to run The Columbus Marathon in
Bev’s honor. And, as much as I greatly appreciate this recognition, I really do not consider running a marathon an extraordinary feat. What’s extraordinary are the people and their families who battle this disease daily and those who generously
give financially to help fund research for a cure.”

Mary Troxel worked on turning a 100-year old home into a Rahab Hideaway for women victimized by human trafficking.
Mary along with her associates of the local Chapter of the Columbus International Association of Home Staging Professionals (IAHSP) installed stairway railings and closets, renovated the dining room area, painted and cleaned the house, donated
beds, furniture, mattresses, bedding, and helped the women get organized in the home. Residents of Rehab Hideaway
are offered educational training in anger & stress management; budgeting; conflict resolution; domestic violence prevention; employment; esteem therapy; financial literacy; and substance abuse. Additional services include well-developed
community-based referral services that provide maternal and pediatric health care, mental health services, child and youth
development programs, education, and job training. There is also a housing advocate available to assist residents in their
permanent housing search and individual meetings are held to ensure that residents are working constructively towards
their goals. Mary says, “I got involved in this project through our local Chapter of IAHSP. Each year to mark Worldwide Staging Day, IAHSP chapters around the world undertake worthwhile community service projects to commemorate the day. Our
chapter chose to help women victimized by human trafficking by providing them a safe place to rebuild their lives through
the renovation of Rehab Hideaway.”
