Resident Information Office Hours: Monday -- Thursday: 9 am to 6 pm Friday: 9 am to 5 pm Saturday: 10 am to 4 pm Sunday: Closed For emergencies, there are staff members available whenever the office is closed. An emergency would be anything that could not wait to be handled until office hours resume. Examples are air conditioning or heat problems, water leaks, lack of water, being locked out of your apartment, and noise concerns. For this type of after-hour emergency, please call 941-921-4909 to reach the on-call staff member. Call 911 for police, fire, or health emergencies. Buy a new car? Remember to update your contact and car information with the office. New Year Notes Whether your New Year’s resolution is to get fit, relax, or just have more fun, you can accomplish it right in your own community by taking advantage of these awesome amenities! Fitness Goals The fitness center has a variety of e q u i p m e n t available to help you meet your fitness goals. You can make use of the cardio equipment such as the treadmill and recumbent bike, or the multiuse weight machine. Spend a few minutes relaxing in the sun or taking a refreshing dip in the outdoor pool. The clubhouse pool is heated this time of year! The fitness center is open daily from 8 a.m. to 10 p.m. At Your Disposal The garbage disposal is a small appliance with a big job to do, and occasional breakdowns are possible. Most problems can be avoided with proper use. N Always run cold water before, during and after putting food into the disposal. N Never pour grease in the drain. N Large vegetable peels (such as potatoes), stems, lettuce, bones, rice and pasta noodles are not items that your disposal can handle. Please put this type of trash in the garbage. If you have problems with your disposal or any other drains, call the office right away. Movie Night Snuggle up inside on those cool days and nights and enjoy a movie at home. For your convenience, DVDs are available for checkout in the office! Choose from a variety of old favorites and new releases. A new selection is available every month, so stop by and check one out today! If there is a particular movie you would like the office to have, be sure to let the office know! Clubhouse Recreation For an easy change of pace right at home, take a walk over to the clubhouse, open daily during office hours. Reserve the theater room to watch your favorite movie, Test your skills in a game of billiards, or grab a good book from the library. You can also reserve the party room with its full kitchen for a private gathering. Call the Rental Office to ask about reservation and availability. Heat It Up This time of year it is often necessary to turn on your heat. If you are experiencing any problems with your heat, please contact the Rental Office right away. Make sure your lanai door and all windows are tightly closed for efficient use. It is always a good idea to turn your heat on every few months throughout the year to keep the furnace coils in good condition and free of dust accumulation. Filters are available free of charge in the Clubhouse and should be replaced every 30 days. One way to remember is to pick up a new filter when paying your rent each month. www.condormgt.com Have you set your browser to the Condor Corporation website, www.condormgt.com? Parking Lot Protocol Please remember for everyone’s safety that the speed limit in the parking lots is 10 mph. Use caution when coming around corners and near building entries to help prevent an accident from happening. Also when parking, take care to pull in between the parking space lines and not to hit other cars when opening your door. The staff tries to be diligent in replacing light bulbs as soon as they go out. However, if you notice a light out in the lots or anywhere on the property, please contact the office. Safe and Secure While there is no guarantee that you will never be the victim of theft or other crime, you can take some precautionary measures to deter thieves and protect yourself and your belongings: N N Don’t invite break-ins by leaving valuables in your car. Articles most frequently stolen include gym bags, briefcases, purses, radar detectors, GPS systems, checkbooks, and CD players. Take these items out of your car before you lock it. Always lock your apartment door, even when you are home or are leaving for a brief period of time. Place a dowel in bedroom windows and patio doors to prevent them from being opened from the outside. Cart Convenience One of the many nice things about living at Gulf Gate is the ability to walk to nearby stores. Please remember when bringing shopping carts home that they may not be left in the breezeways or other common areas of the building. Leaving them in these areas could be hazardous to others. Please take them to the northwest corner of the property and place them in the fenced parking space nearest to Mall Drive. Lovely Lanais Thank you to everyone who has decorated their lanais and contributed to the beauty of our community! Appropriate outdoor decorations are always encouraged throughout the year. Please periodically inspect your lanai screens and outside doors for any damage and report any needed repairs to the staff. Lanais must be maintained in an attractive condition at all times and may not be used for any kind of storage. Welcome to Gulf Gate! We’d like to say “welcome” to all of the new residents who have moved in during the last few months and a very big “thank you” to those of you who have continued your residency here. We sincerely appreciate you all and look forward to continue going Beyond the Expected for you and for all your housing needs! No Smoking Allowed N Make sure there is no identifying information on your keys. Report any lost keys to the office immediately. In accordance with the Florida Indoor Clean Air Act, smoking is prohibited in all common areas. This includes the clubhouse, storage areas, elevators, and laundry rooms. N Be a good neighbor and make yourself aware of who lives around you. Report suspicious activity to the Rental Office, or alert police if necessary. Please respect this policy and have consideration for your neighbors by limiting your smoking to your car, your apartment, or outdoors. Please remember to dispose of your cigarette butts properly. Rent Reminder Noise Annoys We appreciate the prompt manner in which our residents pay their rent. Remember, rent is due on the first of each month. Rent payments received on the 4th of the month or later will incur a late fee. While the walls of your home are quite soundproof, please be mindful of excess noise coming from your apartment. We ask that you not disturb your neighbors at any hours of the day, but especially between 10 p.m. and 8 a.m. Have you heard about the Early Bird Drawing? Paying your rent on or before the first of the month qualifies you for a monthly drawing to win a $25 rent credit! Rent payments may be made to the office with a check or money order. Please also be quiet and courteous in common areas such as hallways, garages, parking lots, storage areas, and laundry rooms. If you have a question about an appropriate noise level, contact the Rental Office. Be Our Guest The next time you have guests coming to visit for an overnight stay, consider reserving the guest suite for their accommodations! This fully-furnished apartment has everything your guests need for a comfortable stay, only steps from your own front door. The guest suite rents for only $75 - $95 a night. Call the Rental Office to ask about availability! Please Don’t Trash Your Community Keeping Gulf Gate a beautiful place to live is an effort that involves everybody. Help show your community pride by carefully disposing of your waste. Use sealed garbage bags that are not overloaded in the trash chutes. Always take all of your mail from the mail room, especially junk mail. Dumpsters are available in the garage for larger items, and recycling bins for paper, plastic, glass, and cardboard. We ask for your cooperation especially in properly disposing of electronics, furniture, or other large items. Leaving these or items in the garage, common areas, or by the dumpsters is a violation of community policy.
