We are honored to be a part of Plum Creek and excited to unveil our Craftsman style homes specifically for this amazing community. While designing the one and two story homes for Plum Creek, our designers and architects took into account the unique and exclusive atmosphere of this one of a kind community. These beautiful homes are like nothing KB Home has ever unveiled before in the Austin area. Homes will range from approximately 1,000 square feet up to 2,000 square feet, with 8 different floor plans to choose from. The homes will offer 2-4 bedrooms and convenient alley load garages. KB Home is delighted to offer these exceptional homes at affordable pricing starting in the mid $100’s. Homeowners at Plum Creek will enjoy KB Home’s Built-To-Order concept which allows buyers to pick and choose exactly what they would like in their home and nothing they don’t. Built-To-Order is about personalization and allowing KB homebuyers to customize a home that meets their specific style and budget. KB Home’s commitment to our homeowners is paralleled by our commitment to quality. KB Home’s Austin division is the only homebuilder in the area to currently be NHQ certified. Following a rigorous NAHB Research Center audit of the quality assurance systems, KB Home Austin has received this honor in 2006 and 2007. Designed to foster consistency and quality in building practices, NHQ certification is presented to home builders and trade contractors who have documented and implemented management systems that ensure quality throughout the building process. As part of the Company’s ongoing drive to take actions in its business that will help protect the natural environment, the Austin division of KB Home also builds every home exclusively 100% ENERGY STAR® certified and offers only ENERGY STAR® certified appliances. KB Home understands the sense of pride Plum Creek homeowners have in their community and we are delighted to be able to participate in the growth of this area. KB Home thanks you for the opportunity to be a part of the neighborhood, and we would love the opportunity to welcome you home to your very own KB Home. 3 Plum Creek Press Mother’s Day Shopping in the neighborhood Mother’s Day is May 10th this year and we have brought the stores to you! What is a Plant Swap? It is a great opportunity to obtain unique plants for your yard and meet fellow gardeners for free. Additionally, you’ll be able to pass on plants from your garden to your neighbors. This swap enables you to learn, teach, and share at the same time. How Does It Work? You may bring anything gardening related; seeds, seedlings, pots, magazines, birdhouses, plants, trees, tools, whatever. Please bring only plants that you would be pleased to bring home yourself. Please do not bring invasive plants that may be more of a nuisance to your fellow gardeners than a treat. Variety is great. Gardeners may bring houseplants, potted perennials, annuals, garden tools, clay and decorative pots, seeds, etc. and exchange them for “vouchers”, which can be traded for plants and supplies brought by other gardeners. Dig up rooted plants the morning of the plant swap. Immediately put them in moist soil in old coffee cans, plastic pots, styrofoam cups or even plastic bags with moist soil over the roots. Plants must be rooted. Planted cuttings will not be accepted. If you bring bulbs, make sure they are dried and cleaned of most garden soil. Seeds should be packaged in labeled envelopes. It would be helpful if you can include other information about the plant or flower on the envelope, such as – sun-loving, shade plant, bloom color, season of blooms, drought tolerant, etc. Before you give your plant away, make sure you have a plant marker that describes the name of the plant, what areas it does continued on pg.10 8 Saturday, April 5th from 9AM to 2PM Kyle Market Days and Farmers Market The event runs the first Saturday of the month from April through November. When you’re a kid, there is nothing more fun than speeding down an alleyway on your new bike. Even better if you have some The Haupt Alley Girls enjoy the spring weather. Negley Plant Swap continued from pg. 8 best in and any kind of instructions you think are necessary. We will have plant labels and markers at the swap when you drop off, so you can mark them in advance or mark them when you bring them. When marking your plants, you can use permanent ink on popsicle sticks or anything else you would like to be creative with. If you have special plants that you’re saving for someone or have swaps set up, please make sure these are clearly marked in some way so that no one walks off with them by accident. Please have all plants labeled ahead of time. We do have plenty of extra pots (plastic) if anyone needs them for potting up their plants for the sale. Let us know if you need any. It is not required, but the Negley Garden Club would love to accept donations of plants for our garden and wildlife habitat. Our garden supplies and plants are obtained through fundraising and donations. Thank you for your contribution. If you have any questions, please contact Darby Rodriguez at (512)923-9997 or rodriguezd@hayscisd.net See you at the swap!! It will be a blooming good time. . 10 friends to form a posse. For parents, its a great place to let them blow off all that steam. You’ll also see the little ones wandering after the big kids, hoping to ride someday like they do. It’s a great time of year and a good time to remember safety in our streets in alleys. We have no shortage of large vehicles in Texas and they can be scary and dangerous to kids. Watching your speed around corners, being extra slow in case a bike might come barreling towards you goes a long way to ensure our neighborhood is safe and sound for the little lives that are being nurtured in our neighborhood. E-mail Brandee Otto: PCPressAd@plumcreektxhoa.com April 2008 Plum Creek Professional Center The southeast corner of Kohler’s Crossing and FM 2770 will be the new home of a medical and professional office complex. Plum Creek Professional Center will comprise nearly 30,000 square feet of for-sale office suites. The corner lot will be reserved for a bank, credit union or single-tenant retailer. The office buildings will all be commercial quality and energy efficient and targeted to physicians, accountants, attorneys, dentists, mortgage/title companies, engineers and other business professionals looking to own their own office. Each will have separate utilities, A/C systems, signage and ample parking. The project is positioned to provide an alternative to leasing. Owning an office has become a common way for businesses to control expenditures and realize tax and equity benefits. Often times, with a 10 - 15% down payment, monthly costs are similar to leasing and the owner gets control over and realizes the appreciation of the improvements they make to their property. Our fast growing community will continue to require more medical and professional services. Having these services readily available in our neighborhood will only improve the quality of life in Plum Creek. If you or someone you know is looking for office space in this area, please contact Greg Porter at 512-971-9792 or Steve Scheffe at 512-328-1038. How long have you been working in the Plum Creek area? Resident, Real Estate Investor and workplace in Plum Creek since early 2003. 2. What made you choose Plum Creek as a place to do business? I chose Plum Creek for some of the same reasons I decided to live here great amenities, plentiful greenspace, safe neighborhood and most of all friendly neighbors! In addition, the growing neighborhood and surrounding Northern Hays County area provide a great launching pad to grow a real estate business. 3. Do you see business increasing in the future? Fueled in part by Kyle as the 5th fastest growing city in Texas and the strong Central Texas economy, the future is bright for area real estate! Couple this vibrant economy & pop- ulation with strong ethics, intimate knowledge of the neighborhood and a passion for helping people achieve their real estate dreams and I too look forward to a bright future ahead. 4. Share a good experience you had doing business in Plum Creek? In 2007, I had the good fortune of meeting an elderly Plum Creek homeowner needing to sell and relocate. Upon arrival, I noticed her beautiful flowerbed and walked over for a closer look. I admired for a couple of minutes and walked back to knock on the front door. While waiting a few seconds, I suddenly felt the unmistakable itchy and painful sensation of red Texas fire ants that I must have stepped in while admiring the flowers! I immediately began swatting and kicking off the ants just as the homeowner answered the door. Needless to say, the friendliest lady answered the door and I was more embarrassed about the situation at that point than I was pained and itchy. She insisted I come on in only to be more embarrassed by her insistence to remove my sock & shoe and use rubbing alcohol to soothe my foot! Ultimately, we had a happy ending with a sold home, and we continue to exchange greeting cards - only she never forgets to jokingly write, “stay out of those flowerbeds”! 5. Where do you see our neighborhood in terms of small businesses in 5 years? I believe that the # of small businesses in Plum Creek will steadily grow along with the increase in neighborhood residents, area population and arrival of big commerce. However, it’s important to help increase awareness and support local businesses and neighbors at every opportunity. After all, our business professionals compete and stack up against the very best! We have new builders, new sections, new commercial activity, new roads, new neighbors, and new parks and amenities coming to Plum Creek. To start, Plum Creek is very pleased to welcome two new homebuilders to the neighborhood. KB and Bowen Family Homes will be joining Legacy in the new section and new model park located off of Kohler’s Crossing. All three builders are bringing all new architecture to Plum Creek including brick, stone, and stucco homes to compliment the more traditional hardisiding houses that Plum Creek is known for. The new sections will feature a wider planting strip, upgraded landscaping design guidelines, and we have added decorative banners to our street-lamps to announce events. We are looking into a retro-fit for the decorative lights in the existing sections as well. We think the new model and plans will add to the diversity and charm people associate with Plum Creek. Streets will still be tree-lined and walkable, parks, and open space have been scattered through-out the new 18 sections and we are in the process of building the second phase of the Negley lake trail. Yes, we are working on completing the loop! In commercial development Kohler’s Crossing and FM 2770 a group is working on a 40,000 for-sale office condo development. This project will give people the opportunity to own their own office news, the first block of the new Uptown District is now underconstruction next door to the Hays performing arts center. The first block of Uptown will feature a 20,000 square foot Austin Regional Clinic and 20,000 square feet of forlease retail space. The 100 acre Uptown District is being designed as an urban town center with on-street parking, buildings that meet the street, and wide sidewalks for outdoor eating and strolling. Adjacent to the new model home park at the corner of right here in Plum Creek. Other commercial activity includes interest from financial institutions, a church, restaurant users, a drug store, medical office, multi-family, and several others. Adjacent to Plum Creek over 2,000,000 square feet of retail development is now underway. We estimate that the retail and Seton medical complex will provide in excess of 6,000 new jobs over the coming years. To their credit, the City of Kyle is working diligently to make sure that even more jobs are created here in Kyle, and Plum Creek Development is doing our part to attract major employment to Hays County. Stay tuned for more news and updates and please email with ideas and suggestions on how to make Plum Creek even better. April 2008 2008 Kyle United Methodist Washers Tournament @ Front Porch Days @ Fergus Park on Sunday, May 4, 2008 Forms and Entry Fee Due by 12PM on May 4th. Players Meeting Held at 12:40PM. Tournament Begins at 1PM. Entry Fees: $30 per 2-person team with completed registration form and waiver. Checks accepted until Monday, April 28th. Please make checks out to KUMC. After April 28th and on event day, Cash Only Please to allow for quick payment to winners . Half ($15) of each $30 entry fee is a donation to the Kyle United Methodist Church (KUMC) Building Fund. The remaining half of the $30 entry fee will be spilt among the top winners. The prize pool will award 35% to First Place and 15% to Second Place. Third Place will receive a non-monetary prize. (For example: If 10 teams register, the entry fees will equal $300. KUMC receives a donation of $150. First Place wins $105, and Second Place wins $45. ) Rules of Tournament Play The 2008 Kyle United Methodist Church Washers Tournament will be played with 2’ X 2’ washer boards with one, 3” hole . Each team of two will have 3 washers to toss per round, which are provided. The tournament is single elimination. Once you lose, you are eliminated from the tournament. Depending on the number of entries, a two to four bracket system will be used. To determine who makes the first toss, a game of Rock-Paper-Scissors will ensue. After the start, the team that scored on the last turn goes first or has honors. The Game: The team with honors will throw all 3 washers consecutively before offering the field to the opposing team. Only one team can score points per round. Points are determined by the proximity of the washer to the hole. Washers must stick on the board or in the hole to be eligible for scoring. A washer is scored where it sits at the end of ALL throwing for the round. Points are awarded as follows: 0 points for landing off the board, 1 point for landing on the board, 3 points for partially hanging over the hole (aka leaner or hanger), and 5 points for landing in the hole (aka cupper or ringer). If both teams get one washer in the hole, their points will cancel each other out. Then, points are determined by the other washers remaining in play. For example, if Team A lands two washers in the hole and Team B lands one washer in the hole, Team A would only score only 5 points., and Team B would score 0. In most cases, judges can visually determine which washer is closer to the hole, but a tape measure will remain on hand for close calls. In the RARE event that two washers are exactly the same distance apart, the earned points will cancel each other out, and points will be determined by the washers remaining in play. In the event of a dispute, the Tournament Director will make a final ruling. Such rulings are final at time of issuance. To Win: Whoever earns 21 points first wins the game. There are no skunk rules in this tournament. (Some tournaments award automatic wins if Team A reaches 11 points while Team B holds at 0. This tournament will not allow such wins.) In addition, you do NOT need to win by 2 points. To win, you must only reach 21 points FIRST. Questions?
