SOUTHEASTERN BANK FINANCIAL CORPORATION 2014 SUMMARY ANNUAL REPORT Our Mission We are Southeastern Bank Financial Corporation a provider of high quality financial products and personalized service. We are committed to building lifelong profitable relationships with our customers, employees, shareholders, and the communities we serve, guided daily by our core values of integrity, excellence, and responsiveness — and always doing the right thing. At a Glance Founded in 1989 and based in Augusta, Georgia, Southeastern Bank Financial Corporation is a one-bank holding company. The Company’s subsidiary, Georgia Bank & Trust Company of Augusta (GB&T), operates as a community bank with five full-service branches in Augusta-Richmond County, Georgia, four in Columbia County, Georgia, and three in Aiken County, South Carolina. The Bank offers Wealth Management and Insurance products through retail investment advisors and operates a full service Trust Department in its markets. The Bank also operates mortgage origination offices in Augusta and Savannah, Georgia and Aiken and North Augusta, South Carolina. The corporate offices are located at 3530 Wheeler Road, Augusta, Georgia 30909, and its securities are listed on the OTC bulletin board exchange under the symbol SBFC. During the year ending December 31, 2014, the total assets of the Company were $1.7 billion and total deposits were $1.5 billion. Annual Meeting All shareholders are invited to attend the Southeastern Bank Financial Corporation Annual Meeting to be held on April, 22, 2015 at 4:00pm at the GB&T Cotton Exchange Office located at 32 8th Street, Augusta, GA 30901 A Letter to Our Shareholders Dear Fellow Shareholders, We are pleased to report that Southeastern Bank Financial Corporation achieved another year of record earnings. Net income of $16.6 million for 2014 represents very positive results for the Company. While we continue to be challenged by this extended, extraordinarily low interest rate environment, we are encouraged as we see the beginnings of some economic activity and resulting loan growth. The Company remains one of the top performers for institutions our size in both Georgia and the Southeast with a Return on Average Equity of 11.49 percent in 2014. The total assets of the Company grew $43.5 million, increasing to $1.73 billion. Loan growth improved in 2014 as total loans increased $68.4 million. Borrowers continue to remain cautious with the uncertainties in the current economic environment. Our record financial performance for 2014 was due primarily to lower expense in the provision for loan losses. While the gain on the sale of loans was down from 2013, this was primarily the result of placing some of our mortgage loans on our balance sheet which resulted in lower fee income. Our asset quality reflected continued improvement as non-performing assets declined to 1.26 percent of total assets, down from 1.58 percent at the end of 2013. Our loan portfolio is supported by strong loan loss reserves that represent 2.59 percent of total loans outstanding. Georgia Bank & Trust Company has grown to become the largest community bank in the Augusta market. Our community continues to recognize our unwavering commitment to provide the highest levels of products and customer service. The Bank was voted “Best Place for Friendly Banking” for the seventh year in a row by Columbia County Magazine, “Best Mortgage Lender” for the third year in a row by Augusta Magazine, and “Family Favorite Financial Institution” for the third year in a row by Augusta Family Magazine. We are also committed to serving our communities as our employees continued to donate thousands of hours of their time as volunteers for community organizations. In celebration of our 25th Anniversary, we conducted the “Give Back 25” campaign, awarding a total of $25,000 to ten worthy organizations. Last year we expanded our services to businesses with the introduction of Cash Flow Leasing, Business Manager, a Purchase Card Program, and Mobile Processing. We all recognize that successful businesses are the life blood of our community, and we are committed to continue to provide the latest in products and services that support their success. We also expanded services to our retail customers by upgrading six of our automated teller machines to provide “deposit taking” capability. Our planning continues with the development of an exciting new branch office in the rapidly growing Grovetown market. The milestone of celebrating our 25th Anniversary, achieving a position as one of the top 10 Banks chartered in Georgia, and becoming the largest community bank in Augusta, makes us keenly aware and appreciative of the support, confidence, and loyalty you have displayed as a shareholder of the Company. We are confident that our commitment to delivering value and outstanding service to our customers, shareholders, and the communities we serve will continue to generate profitable growth in the years ahead. We will continue to stand by our commitment to manage the Company for long-term shareholder value. ROBERT W. POLLARD, JR. RANDOLPH R. SMITH, M.D. R.
