Sri Sri said, “Many people are suffering due to violence. We need to convey the message of peace and non-violence to every household by reinforcing the human values of compassion, friendliness and service.” Asked about enhancing security measures around him, Sri Sri said, “I am here for the people and am not in favor of any measures that will prevent this.” www.bhindi.com www.FijianaTimes .com The Gores said it was “a mutual and mutually supportive decision that we have made together following a process of long and careful consideration,” according to an e-mailed statement obtained by The Associated Press. Several media outlets, including New Zealand Herald Online, Islands Business Online, PACNEWS Online, and the Fiji Sun Online have run news items in the past few days, speculating on the relocation of the Pacific Islands Forum Secretariat from Fiji. Included in each of those media outlets’ news items is a claim that the Tongan Prime Minister, Dr. the Hon Feleti Vaka’uta Sevele, as Chair of the Forum Ministerial Contact Group on Fiji, had said during the media conference after the Group’s meeting in Auckland on Monday, 31 May, “... that the group had looked into shifting its base and it had proved too costly.” We wish to clarify that the Tongan Prime Minister, Dr. the Hon Feleti Vaka’uta Sevele, did not at any time during the media conference say or infer that the Ministerial Contact Group or the Forum had discussed the relocation of the Forum Secretariat from Fiji. According to the transcript of the media conference, the exchange between the Hon Prime Minister and the members of the media on the issue went like this: Question: Is there any move, Mr. Sevele, to move the (Forum) Secretariat offshore as things have got worse in Fiji? Prime Minister Sevele: No. We heard this morning, whilst the (Forum) Secretariat did experience some difficulties the past year or two, things have improved considerably since the appointment of Ratu Inoke Kubuabola and things have practically returned to normal in terms of the operations of the (Forum) Secretariat and there hasn’t been any discussion of that and I doubt that there would be a move. It’s going to cost a lot, and taken from all sides at the moment, no, there hasn’t been any discussion by the leaders of any move away from Fiji.” July, 2010 Samoan PM declines Fiji PM’s invitation Samoa: July2, 2010 Samoa’s PM, Tuilaepa Lupesoliai Sailele Malielegaoi says he will not attend the MSG meeting in Fiji later this year. Well, there are many ways of investing in real estate. One is to buy a house in need of repairs, fix it, and sell it. Another is to buy and then rent out to tenants. I have had many would-be investors ask me how they should analyze potential rental properties, so let me write about investing as a landlord. The ability to evaluate a deal correctly is of prime importance. Years ago, at the height of the real estate boom - or should we say madness - investors were willing to sustain a loss each month with a rental property, hoping to cash in big time when they eventually sell. Nowadays, investors are not willing to suffer negative cash flow and bank on future appreciation. How do you determine if your cash flow will be positive, and if positive, will the returns be better than alternative investments? In some parts of the San Francisco Bay Area, you can buy a 3 bedroom/1 bathroom house for $200,000, and rent this out for $1,500 a month. Let us presume you pay cash for this. Let’s look at the math: Purchase price - $200,000 Property tax - 1.25% of $200,000 or $2,500 annually, or $209 monthly Insurance - 0.35% of $200,000 or $700 annually or $59 monthly The property tax and insurance together is $268. Subtracting this from the $1,500 rent, the monthly income is $1,232, and annual income $14,784. Compared to the cash investment of $200,000, we are looking at 7.39% return on investment. Is this good enough? I should point out that this is a pretty simplified scenario. In reality, there will be maintenance, vacancy, and even property management costs. Let’s change this scenario a bit and throw in a mortgage, and let’s www.FijianaTimes .com Page 11 Please patronize our sponsors www.FijianaTimes .com Travel & Real Est July, 2010 Maharaj Travel and Tours www.maharajweb.com maharajtravel@yahoo.com President: Mr. Ramesh Maharaj V.President: Mr. Aveen Maharaj Chief Admin: Bill Chenoweth Sacramento Manager: ann prasad San Francisco 1799 Old Bayshore Hwy., Suite 125 Burlingame, CA 94010 Ph: 650-552-9330 Agents: Mr. Sealiimalietoa Sam Ripley Mrs. Orepa Feagiai Faoa Sacramento 9412 elk grove - florin road elk grove, ca 95624 PH: 916-714-2869 or 916-714-7701 CST#:2093472 6723)RUHFORVXUH'RD6KRUW6DOH ,V\R ,V\RXUKRPHZRUWKOHVVWKDQ\RXRZH" " $UH\RXODWHRQ\RXUPRUWJDJHSD\PHQWV" $ UH\R QWV"" ,,VWKHEDQNQRWZLOOLQJWRPRGLI\\RXUORDQ" VWK KHE RD DQ" ,VWKHEDQNWKUHDWHQLQJWRIRUHFORVH" ,V VW Ȁ ȋ͙͕͔Ȍ͙͙͛Ǧ͚͚͗͘ ͓͔͕͔͙͖͝͝͝ ,,IVRWKHQKHUH·VKRZD6+2576$/(FDQKHOS\RX IVVRWWKHQ OS\ \RX X 6HOO\RXUKRPHDW´0DUNHW9DOXHµ 66 6DYH\RXUFUHGLWIURPVKRZLQJ´)RUHFORVXUHµ 66DYH\ VXUH XUH UHµµ 3RVWSRQHWKHIRUHFORVXUHGDWHJHW\RXUVKRUWVDOHDSSURYHGLQGD\V 3RVWSRQH WKH IRUHFOR SSURY YHGLQG GD\V ´1R'HÀFLHQF\-XGJHPHQWµGRQRWSD\WKHDPRXQWGXHDIWHUVDOHRI\RXUKRXVH IWHU VDOH RII \RXU KRXVH 3ULPH3URSHUWLHVRI&DOLIRUQLD (QTGENQUWTGCPF5JQTV5CNG'ZRGTVU ͖͚͖͙͔ǤǡǤǡ͖͚ ǡ͙͙͘͘͝ )5((1R2EOLJDWLRQ6KRUW6DOH&RQVXOWDWLRQ Bhindi Jewelers Page 12 ENTERTAINMENT Film: “Once Upon a Jokes Time in Mumbai” Blood on bat Two bats were sitting in a cave.
