Miss Fiji USA pageant night
at Chandini Restaurant in
Fremont, California. The venue
was all set for the seven contestants who all looked stunning
in their glamorous outfits.
The introduction round gave us
a glimpse of the talent, personalities and hope that all the contestants brought onto the stage.

USA Beauty Queen 2010.
Although there can be only one
Miss Fiji USA Beauty or Charity Queen, all seven contestants
won the hearts of the crowd.
Each had their own perception
on values, guidance and hope
as they answered questions in
the question & answer round.
Kristeen Prakash won the
vote and the crown for Beauty
Queen by just a few votes. It
was a close race, but those few
votes were all that mattered!

Shree Sanuja Devi was the youngest daughter of Late Mr. & Mrs. Shree Chand
of Navua, Fiji. Born on February 19th, 1971 and called to rest on April 25th,
2010. She is deeply missed by Loving husband, Arun Prasad and mom Mrs. Shree
Chand. She was the youngest of 4 sisters and 4 brothers.
Shree Devi was very kind and loving family member and will be missed by Daya
Shankar, Abhimanyu Shankar, John, Cindy, Sonika, Saras, Pt. Hari Maharaj,
Neeraj, Melvin, Shobna, Sharika, Shainal, Jai and family from Australia, Pritika,

The ability to evaluate a deal
correctly is of prime importance.
Years ago, at the height of the real
estate boom - or should we say
madness - investors were willing
to sustain a loss each month with
a rental property, hoping to cash in
big time when they eventually sell.
Nowadays, investors are not willing
to suffer negative cash flow and
bank on future appreciation. How
do you determine if your cash flow
will be positive, and if positive, will
the returns be better than alternative
investments?
In some parts of the San Francisco
Bay Area, you can buy a 3 bedroom/1
bathroom house for $200,000, and
rent this out for $1,500 a month. Let
us presume you pay cash for this.
Let’s look at the math:
Purchase price - $200,000
Property tax - 1.25% of $200,000 or
$2,500 annually, or $209 monthly
Insurance - 0.35% of $200,000
or $700 annually or $59 monthly
The property tax and insurance
together is $268. Subtracting this
from the $1,500 rent, the monthly
income is $1,232, and annual
income $14,784. Compared to the
cash investment of $200,000, we
are looking at 7.39% return on
investment. Is this good enough? I
should point out that this is a pretty
simplified scenario. In reality, there
will be maintenance, vacancy, and
even property management costs.

Akbar and Birbal a little History
There was a Mogul Emperor in
India, Akbar The Great (15421605). His full name was Jalaludden
Mohammed Akbar Padshah Ghazi
and he ruled India from 1560 to
1605. He himself was illiterate, but
he invited several learned people in
his court. Among these people, nine
were very famous and were called
Nav Ratna (nine jewels of the
Mogul Crown) of his court. Among
these nine jewels, five people were
more famous - Tansen, Todarmal,
Abul Fazal, Maan Singh and Birbal.

She sang thousands of songs for the

20 languages.
She is the sister of Asha Bhosle,
Usha and Meena Mangeshkar. Has
brother Hirdayanath Mangeshkar.
Lata Mangeshkar was born in
a Maharashtrian family in Sikh
Mohalla ,Indore, in the State of
Madhya Pradesh. At the age of five,
she started to work as an actress in
her father’s musical plays. In 1942,
when Lata was 13, her father died.
The 1960s thrust Lata Mangeshkar
