Since 2005, CDS Holding has partnered with Multi Corporation, a leading European group in the development of major shopping centers and urban requalification projects, with whom CDS constituted a joint venture that operates in the Italian market. CDS also constructs multifunctional projects and urban infrastructure. In the area of environmental protection, CDS builds water purification plants, biogas recovery facilities and waste disposal sites. The aim as an investor is to maximize the value of each investment either via holding for the medium to long-term or by selling projects where the group believes it can no longer add value. Two buildings (one for shops, the other for a hypermarket) connected by a pedestrian road with a steel roof, raised with respect to the two buildings. This is one of the first centers in Italy to have an open exterior shopping gallery. The project also involved the parking facilities, adjoining areas and access roads. • Owner: Klepierre and Carrefour • Area: 22,000 square meters • Contract: turnkey • Completed in two years • Role of CDS: developer and general contractor 16 60 COMMERCIAL STRUCTURES: Shopping Centres Le Corti Venete, Iper, Verona (completed in 2005) The largest shopping center in the environs of Verona. Distinguished by a unique curved profile, it creates the impression of a colorful stage set. It hosts 37,000 square meters of commercial space. Covered parking facilities distributed over two semiunderground levels for a total of 69,000 square meters. • Owner: Klepierre and Finiper • Area: 37,000 square meters • Contract: turnkey • Completed in 26 months • Role of CDS: developer, investor, general contractor 17 60 COMMERCIAL STRUCTURES: Shopping Centres Carrefour, Siracusa (completed in 2005) One of the first modern shopping centers built in Sicily. It comprises sixty commercial units on two floors and a hypermarket. For this project, CDS operated as developer, investor and general contractor. • Owner: ING Real Estate and Carrefour • Area: 25,000 square meters • Contract: turnkey • Completed in 12 months • Role of CDS: developer, investor, general contractor 18 60 COMMERCIAL STRUCTURES: Shopping Centres Retail park, I Girasoli, Rozzano (Milan) (completed in 2006) Construction of three mediumsized structures (occupied by Decathlon, Leroy Merlin and Botanic), a Norauto facility and a Burger King restaurant. First park with facades in prefabricated panels and parking areas with industrial pavement in photocatalytic concrete that absorb the atmospheric pollutants generated by automobile exhaust. Another distinctive feature: the 5,000square-meters roof of the Botanic garden, realized entirely in plywood, which strengthens the visual impact and the „natural‟ image. The project also involved developing the entrance and exit ramps for the nearby ring road. • Owner: GCI (joint venture with Immoauchan and Simon Property) and Finiper • Area: 35,000 square meters • Contract: turnkey • Completed in 10 months • Role of CDS: general contractor 19 60 COMMERCIAL STRUCTURES: Shopping Centres Retail park, Collegno (Turin) (completed in 2006) Occupied by UniEuro (DSG Group), Kiabi and Burger King, this is part of a larger requalification and development project realized by CDS in Collegno over the past 10 years that also includes the Carrefour La Certosa shopping center, a mediumscale Castorama and an IKEA megastore of 33,000 square meters, which opened in 2009. • Owner: CDS • Area: 10,000 square meters • Contract: turnkey • Completed in 8 months • Role of CDS: developer, investor, general contractor 20 60 COMMERCIAL STRUCTURES: Shopping Centres Multi-functional center I Petali di Reggio, Reggio Emilia (completed in 2007) The first project realized by the joint venture with Multi Corporation, and the first development in Italy of a multi-functional center inside a stadium. To accomplish this, it was necessary to address problems of a static nature (interaction with the existing structure) and of public order (the stadium continued to host sporting events during construction). The center comprises a shopping gallery, an 11-theater cinema complex and two 4-story towers (one with a Virgin fitness club and the other for office use). • Owner: ING Real Estate • Area: 30,000 square meters • Contract: turnkey • Completed in 18 months • Role of CDS: developer, investor and general contractor 21 60 COMMERCIAL STRUCTURES: Shopping Centres Shopping center Carrefour, Pavia (completed in 2007) This is the third shopping center realized for Carrefour (after La Certosa in Collegno and Siracusa), and is the result not only of CDS‟s experience in building shopping centers but of the strong partnership that the CDS team has forged with Carrefour. • Owner: Union Investment and Carrefour • Area: 21,000 square meters • Contract: turnkey • Completed in 6 months • Role of CDS: general contractor 22 60 COMMERCIAL STRUCTURES: Shopping Centres Metro Cash & Carry, Baranzate (Milan) (completed in 2007) One of the 16 Metro Cash & Carry outlets built in Italy by CDS. The only store with an underground floor equipped with parking facilities. The completion of the project ahead of schedule was the result of the effective integration with Metro and the time-tested abilities of the subcontractors that CDS involves in projects of this type. • Owner: Metro Fim (Metro Group) • Area: 6,000 square meters • Contract: turnkey • Completed in 6 months (2 months ahead of schedule) • Role of CDS: general contractor 23 60 COMMERCIAL STRUCTURES: Shopping Centres Alle Valli shopping center, Seriate (Bergamo) (completed in 2008) First project requiring the total restructuring of the gallery and the roof, realized without interrupting the operation of the shopping center. The partnership with Iper, which began with the construction of the shopping center in Monza and Le Corti Venete in Verona, has continued with the restructuring and expansion of the Fiordaliso shopping center in Rozzano (Milan). • Owner: Klepierre and Finiper • Area: 32,000 square meters • Contract: turnkey • Completed in 6 months • Role of CDS: general contractor 24 60 COMMERCIAL STRUCTURES: Shopping Centres Forum shopping center, Palermo (completed 2009 phase1, April 2010 – phase 2) Second project of the partnership with Multi Corporation after I Petali in Reggio Emilia. The shopping and leisure center in Palermo is the largest within 150 kilometers of the capital, and serves as an economic and social driver for the territory.
