The external design is simple, elegant and easy to maintain. The external materials have been specified to minimise weathering and reduce maintenance down the years. These include natural clay roof tiles, proprietary render and natural timber cladding. State of the art manufacturing Each home is built using a closed panel timber system. By using an innovative, proven, off-site manufactured build system, Eskgrove easily surpass the quality and performance of current generation, traditional, on-site building methods. The system is structurally and thermally engineered to Eskgrove’s precise requirements and delivers outstanding thermal performance. These homes are delivered to site with all the panels that make up the walls, floors and roof complete. The windows and external doors are fitted and integrated with the external wall panels in the factory. It’s a highly engineered, extraordinarily precise process. Utilising a sustainable design philosophy Eskgrove has made decisions at the design and construction phase that will reduce negative impacts on the environment and the health of the home owners. It is an integrated, holistic approach without compromise and trade-offs. Eskgrove design homes to meet existing and future Building Regulations/Standards, while delivering an aesthetically pleasing home. The main level features a striking open concept with large dining area, sun area, kitchen and spacious living room. On the same level you will find the bedrooms, bathroom, ensuite and enough places to store your things. Internally it’s packed with nice energy-saving features all of which have been designed to make each home; warmer, quieter, cleaner and greener. EFFICIENCY & ENVIRONMENTAL CREDENTIALS Efficiency The combination of increased airtightness and a thermally efficient fabric mean that our homes emit lower levels of CO2. The reduced heat loss means that our homes will require a relatively smaller sized heating system thereby decreasing energy costs. Typically, owning an Eskgrove Home means that Annual heating, power and lighting costs could be reduced by more than 50%. Airtightness Exceptional air-tightness underpins the thermal performance of an Eskgrove Home. Generally new homes are designed to achieve air permeability of 8.00 m³/m²/hr with building regulations requiring not less than 5.00 m³/m²/hr. These homes have been designed to these building regulations standards but can perform to an air permeability of less than 3.00 m³/m²/hr which is obviously a massive improvement in performance. 10 The finishing touch (interior specification) External Materials Eskgrove actively promotes the use of timber products sourced from well-managed, sustainable sources and maximises the benefits of timber frame design to reduce raw materials’ waste during manufacture and construction. Timber Cladding Canjaere Classic is a prefinished, high performance timber cladding. The unique timber treatment gives softwoods the typical properties of hardwood enabling them to be used in typical hardwood applications by increasing water resistance and stability. And the colour you see today lasts with no immediate loss of colour typical of other softwood claddings. Roof Tiles Blue/black natural clay rather than precast concrete. Of the many advantages of clay tile roofing, this natural material avoids the high embedded energy costs associated with other cementitious materials. Proprietary Acrylic Render (PAR) Using proprietary render,, Eskgrove has made an enduring, environmentally responsible choice of material. This render has been used externally as a more modern alternative to traditional cement render which again is high in embedded energy during manufacture In addition this render has low vapour permeability, good weather resistance / waterproofing. qualities, improved resistance to freeze-thaw cycles, better bonding characteristics and improved flexibility than cement render. Heat Pump The air source heat pump generates totally free energy. Energy usage is reduced to the electricity required to run the compressor and circulation pumps inside the heat pump which can mean an energy saving of up to 70% compared to a traditional boilers or all electric heating. Air source heat pumps are rated by their coefficient of performance (cop) e.g 1- 4 – for every unit of electricity you purchase it gives you back 4 – reducing utility bills. SUSTAINABLE LIVING Acoustic Performance – A quieter home Acoustic performance is an important feature contributing to the overall living experience. Along with the superb fabric specification, the further on-site sealing reduces sound transmission, both from outside to inside the dwelling and between rooms. Eskgrove offers superb acoustic performance, easily surpassing the standards required by building regulations. Natural Light – A brighter home The use of natural light is an essential element of the design with expansive use of glazing to public areas in particular. Careful compensating detailing reduces energy costs and improves the appearance of our homes and also contributes positively to the physical and mental wellbeing of the inhabitants. Finishes selection All materials and other selections for which the Purchaser is entitled to make a selection are to be chosen from the Eskgrove standard range, and are as per the Ballenlochan specification.
