FREE Circulation 30,000 ISSUE 7, 2015 Community News Success through difference Drummond Real Estate Sales Team ALBURY WODONGA MARKET UPDATE Record Results While it’s not booming like the capital cities, there are signs of improvement in the local real estate market, with the median house price moving up from about $265,000 in 2011 to about $280,000 in 2015 (RP Data). Peter Drummond, Managing Director of Drummond Real Estate says his company has had a record year with sales of $48,999,369 of property in the region. 25 individual sales have been negotiated in the past month alone. “The average price of properties we have sold in the last quarter across Albury and Wodonga is about $300,000” said Mr Drummond. Albury-Wodonga has recently received a lot of publicity about being a great place to invest and is also attracting attention as a “Tree Change” option for families and first home buyers who have been priced out of the city markets. Given the median price in Sydney is approaching $1,000,000 and Melbourne is up around $650,000 there is good reason that many see a move to regional centres such as Albury-Wodonga as common sense. Terry Ryder of “Hotspotting” promotes Albury–Wodonga as an emerging investment “boom town”. Many investors have followed his advice. He says there are lots of benefits of investing in Albury-Wodonga, including its highly strategic location, steady population growth and strong diverse economy including manufacturing, agriculture, tourism, education and medical services. There are two University and two TAFE campuses as well as a long established Department of Defence presence and a processing centre for the Australian Taxation Office. The region’s largest employer, Albury Wodonga Health has around 1,100 employees. With new technologies changing the current work environment, the potential is also there for small businesses to relocate to improve efficiency in a lower cost environment. “The diversity of economic elements, and the strength of multiple economic sectors, gives solidity to the Albury-Wodonga economy” said Terry Ryder. These are the same benefits that are attracting those “Tree Changers” wanting to live in an affordable home with an affordable mortgage and a lifestyle they struggle to achieve in the major cities. It’s the deterioration that occurs over time with the use of the premises even though the premises received reasonable care and maintenance. Such deterioration could be caused by exposure, time or just ordinary use. The tenant is only liable for negligent, irresponsible or intentional actions that cause damage to the premises. Some examples of this may help to explain the difference.
