While it’s not booming like the capital cities, there are signs of improvement in the local real estate market, with the
median house price moving up from about $265,000 in 2011 to about $280,000 in 2015 (RP Data).
Peter Drummond, Managing Director of Drummond Real Estate says his company has had a record year with sales of
$48,999,369 of property in the region. 25 individual sales have been negotiated in the past month alone. “The average price
of properties we have sold in the last quarter across Albury and Wodonga is about $300,000” said Mr Drummond.
Albury-Wodonga has recently received a lot of publicity about being a great place to invest and is also attracting attention
as a “Tree Change” option for families and first home buyers who have been priced out of the city markets. Given the
median price in Sydney is approaching $1,000,000 and Melbourne is up around $650,000 there is good reason that many
see a move to regional centres such as Albury-Wodonga as common sense.
Terry Ryder of “Hotspotting” promotes Albury–Wodonga as an emerging investment “boom town”.
Many investors have followed his advice. He says there are lots of benefits of investing in Albury-Wodonga, including its
highly strategic location, steady population growth and strong diverse economy including manufacturing, agriculture,
tourism, education and medical services. There are two University and two TAFE campuses as well as a long established
Department of Defence presence and a processing centre for the Australian Taxation Office. The region’s largest employer,
Albury Wodonga Health has around 1,100 employees. With new technologies changing the current work environment, the
potential is also there for small businesses to relocate to improve efficiency in a lower cost environment.
“The diversity of economic elements, and the strength of multiple economic sectors, gives solidity to the Albury-Wodonga
economy” said Terry Ryder.
These are the same benefits that are attracting those “Tree Changers” wanting to live in an affordable home with an
affordable mortgage and a lifestyle they struggle to achieve in the major cities.

The children aged from birth to 18 years cannot live
with their families for all sorts of reasons. Some stay in
care for only a few nights, others a few weeks and some
can live with loving carers for months or years. Carers
can specify the type of care and age range that would fit
best with their lifestyle and commitments. Some of our

while others prefer to deal with emergency or short term

It’s nearly that time of year again and teams are
gathering momentum in preparation for the 2015
Border Relay for Life. With around 58 teams already
registered, now is the time to get your team together
and start raising much needed funds for the Cancer
Council’s research, prevention, information and
support services. This year’s event will be held over
the weekend of 24th – 25th October in a new venue,
Alexandra Park, East Albury. It will include events
such as the Survivors and Carers Lap of Honour, the
Candlelight Ceremony and the Half Marathon, as well
as live entertainment and activities.
Past Chairperson, Anne Hayward has had long time
involvement with the event and says “The Border
Relay for Life is the second biggest Relay in NSW
and I’m still passionate about the event as cancer is
something that touches every family.”
The official launch will be held on 25th July in front
of Terry White Pharmacy, opposite QEII Square in
Albury and Junction Place in Wodonga. The first
team information session will be held on Tuesday,
28 July at the Commercial Club, 618 Dean St, Albury.

very little understanding of the concept of fair wear and tear. This
lack of understanding can cause conflict and stress for everyone
including the tenant. Your tenant is not responsible for fair wear
and tear to the premises.

What exactly does fair wear and tear mean? It’s the deterioration that occurs over time with the use of the premises even
though the premises received reasonable care and maintenance. Such deterioration could be caused by exposure, time
or just ordinary use. The tenant is only liable for negligent, irresponsible or intentional actions that cause damage to the
premises.
Some examples of this may help to explain the difference.
DAMAGE
Faded curtains or frayed cords
Missing curtains or torn by the tenant’s cat
Furniture indentations and traffic marks on the carpet
Stains or burn marks on the carpet
Scuffed wooden floors
Badly scratched or gouged wooden floors
Faded, chipped or cracked paint
Unapproved or poor quality paint job
Worn kitchen bench tops
Burns or cuts in bench tops
Cracks in the walls from movement
Holes in walls left by tenant removing picture hooks or shelves
Water stain on carpet from leaking roof or bad plumbing

When outgoing inspections are being conducted, we are always very conscious of the concept of fair wear and tear. You
cannot expect a tenant to replace carpet in a room that has a minor stain and is over 25 years old. Yes, we have had this
argument in the past. There is such a thing as a use by date.
