KANANTIK DEVELOPMENT FACTS
KANANTIK DEVELOPMENT FACTS As there is so many exciting (and sometimes overwhelming) elements that go into the ownership process as well as the development and building process, it is our intention to continue to provide you with as much comprehensive information as possible regarding your investment. We’ve compiled the below list of questions based on YOU and what you’ve asked us. We will continue to add to this list, as well as create an owners forum on the website so that you can refer to it at any time. We hope that you find this information helpful and if there are questions you would like to see featured in the future, please email them to info@kanantibelize.com 1.) What is the progress of roads in the development? The development of roads is dependent upon surveying and authentication from the lands board. Currently, there are some road sections that have been surveyed, and these roads have been “pushed”. The land has been cleared and is being leveled. Over the course of the next 6-9 months, this first section of roads will be constructed with an environmentally friendly enzyme based material called Natural-Crete which eliminates the need for rock thus being very cost effective. As surveying is completed section by section, the roads will continue to progress. 2.) When will utilities be available on my property? Utility corridors are put in place along the same time schedule that the roads are finished. Once your section of the development has finished roads, the utilities should also be in place. 3.) How/When will I receive title for my property? There are several steps that need to be completed prior THE KANANTIK CHRONICLE to receiving your title. First, your lot must be surveyed and then authenticated by the Lands’ Board. Second, the cost of the lot must be paid in full, including the GST. Finally, you will need to pay a 5% stamp duty and approximately 1% legal fees on the original purchase price of your lot. After all of these requirements are satisfied, you can then request tile to you property. 4.) When can I begin to build? Traditionally once water, power and roads have been delivered to your property and that obviously depends on the section of development which your lot is located. That being said we anticipate some of you not wanting to to wait and instead electing to build off grid before then. If you are interested in doing this you will need permission from the development and will need to have a serviceable access road to your property. 5.) What progress is being made by the developer? Structures completed by the developer include the resort and beach club, including a restaurant and bar, and our private airstrip. The development of the infrastructure such as roads, utility corridors and expansion of the airstrip are the current priority. The next structure to begin is the Welcome Center/Golf Clubhouse (temporary). The golf course is also currently under construction with the clearing of fairways. 6.) When will the golf course be completed? Our goal is to have Nine holes of the golf course completed in about 12-18 months. Once these 9 holes are completed, they will be available for play. So for those of you golfers, pencil in a winter get away! 2nd Quarter SUMMER 2016
